Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

The project arrives as wellness continues to become a defining feature of new residential developments both in Australia and internationally.

"The easy option would have been to maximise the site's development potential with additional apartments. Instead, McNab has chosen to preserve the original tannery as a shared wellness retreat, ensuring this important piece of Brisbane's history remains at the heart of the community."

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

"We are seeing more buyers looking for homes in the sky that provide the space and functionality of a traditional home, while benefiting from the convenience and lifestyle that apartment living brings," Cottam said.

She said purchasers included both owner occupiers and investors, with demand coming from local buyers as well as interstate purchasers.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Compromise isn’t a word used to describe the apartments in AURA by Aqualand, the new $1 billion tower in North Sydney.

The lack of need to compromise is what’s driven a large number of local downsizers to the luxury development, given the combination of both size and design offered in the larger apartments towards the top of the 28-level building.

Roseville residents Henry and Sandra Rolley are downsizing from their family home for the last two decades to take up residency in a sub-penthouse on level 24 of the Walker Street tower.

While technological advancements and the internet have changed the way we market real estate, it was the trusted letterbox drop which alerted the couple to the project.

"We visited the display showroom and spoke to Domenic (AURA by Aqualand's Sales Consultant), and everything fell into place from there," Henry says.

Continuing their due diligence so they could get a true feel for what it would be like to live at AURA by Aqualand, Henry and Sandra visited the hotel behind the project and took in the views from the 11th level.

One of Sandra's highest priorities on her wish list was to overlook water.

"The extensive terracing in the sub penthouse, paired with 180 degree views from inside which take in the water, will create a very calming environment for us," Sandra says.

The location was a big tick for the couple, who wanted to remain north of the bridge so they could still keep in touch with their friends who live on the North Shore. They're planning to use the new metro, to be accessed by the future Victoria Cross Station next door, to get around the majority of the time, while the penthouse also offers two parking spaces.

"It's easy to get everywhere from the location," Henry says, adding that he's excited to see the extensive redevelopment of North Sydney when the government infrastructure projects kick off.

"The alfresco dining strips and the regenerated areas of North Sydney on our doorstep have a massive appeal for us.

"We get the best of both worlds with the exciting lifestyle precinct planned for the base of the building, but a calming oasis to come home to above it all."

Henry has been able to watch the project come out of the ground from the greens at Northbridge Golf Course.

"I've seen the cranes come and I can see the movement on site, which is great," Henry says.

"Soon enough we'll be able to see the level our apartment will sit on which will be an exciting milestone for us."

Coincidentally, a friend who knows one of Aqualand's internal construction team members, is part of Henry and Sandra's Saturday morning riding group, and he can't speak more highly of <a href="/developers/aqualand-australia">Aqualand</a> and their efficiency, which Henry says gives him confidence that the delivery timeframe will be achieved.

The Rolley's weren't the only local downsizers buying a premium apartment in the project.

A couple of empty nesters departing their Northern Beaches home of 45 years recently secured one of the four-bedroom apartments in AURA by Aqualand. They intend to turn one of the bedrooms into a home office.

It will be a big change for the retiring couple, who bought the house when they were 20. Out with the old and in with the new, as they intend to leave the house and sell their furniture and antiques. They'll be buying all new furniture to better match the space, as well as new art.

The couple will be splitting their time between the apartment, which will be their city base, and their two holiday houses.

They said the whole process of buying off the plan with Aqualand has been a great experience.

Aqualand celebrates tree-topping ceremony for Blue at Lavender Bay

The Chinese developer Aqualand has lifted its investment in the ASX listed McGrath estate agency from 15 per cent to 18.5 per cent.
The increase in its stake follows Aqualand’s acquisition of an <a href="/news/mcgrath-secure-10-7-million-strategic-investment-from-aqualand">initial 15 per cent in McGrath last year</a>. 
Aqualand will remain McGrath’s second largest shareholder, behind John McGrath's own 22 percent stake.
The acquisition of shares by Aqualand follows a strategic relationship being struck with McGrath last year to explore opportunities for both groups to work more closely together on future prestige project marketing opportunities.
McGrath CEO Geoff Lucas said Aqualand further committed to McGrath "with the belief that our transformation plan is gaining traction, while also looking to take advantage of any strategic opportunities.”
“AL Capital and the Aqualand Group have great confidence in McGrath," Wayne Mo, CEO of Aqualand Group’s investment arm AL Capital said.
There have not been any apartment projects being marketed by McGrath. McGrath shares closed yesterday at $0.215.
Aqualand bought its initial shares when the shares were trading at around $0.425 per share.
Recently Aqualand Australia finally sold its last apartment in Upper North Shore project The Heysen, Turramurra which had two apartments remaining for sale last November. 
Last month Aqualand <a href="/news/oxford-properties-sells-barangaroo-central-to-aqualand">secured the development stake</a> of Barangaroo Central from Oxford Properties.

Aqualand takes bigger stake in McGrath estate agency

Canadian development giant Oxford Properties is set to sell its development stake in Sydney's Barangaroo Central project to Aqualand.
According to the Australian Financial Review, Aqualand has closed a "provisional agreement" with Oxford Properties for an undisclosed sum.
Aqualand are also set to take over construction on the 5.2 hectare site.
Oxford had <a href="/news/canadas-oxford-properties-secures-grocons-barangaroo-central-project-equity">joined the consortium last year</a>, securing the right to Grocon's office development rights in the $2 billion project.
Oxford, led by US-based Hines Real Estate, paid around $100 million to secure the office development rights over which Grocon had control.
It was last November when Grocon was <a href="/news/grocon-aqualand-and-scentre-group-awarded-central-barangaroo-precinct">awarded the conjunctional development rights</a> to the $2 billion Barangaroo Central development.

Oxford Properties sells Barangaroo Central to Aqualand

Club owner Russell Crowe won't be able to enter, but the South Sydney Rabbitohs faithful are being encouraged to enter an infield obstacle course competition that could see them win a $1 million one bedroom Sydney harbourside apartment.
The Chinese property developer Aqualand, who are the home ground sponsors of the South Sydney Rabbitohs, has embarked on an unusual marketing campaign to get greater recognition across Sydney.
In the lead up to the Bunnies game against the Dragons next month, fans are being encouraged to follow Aqualand's social media channels for a chance to win the apartment.
It's a promotional push from Aqualand who have around 40 apartments left to sell in Blue, their 129 apartment tower at Milsons Point (below).
All four Burgess brothers are helping promote the competition.
Fans will need to follow the Aqualand social media accounts, currently obscure with just 1,550 followers on Instagram, and 650 on Twitter.

The contestants who sign up the most friends for Aqualand will secure the opportunity to participate in an on field obstacle course.
The winner will advance and face a game of chance where there is small possiblity they could win the apartment.
Expectant fans unfortunately won't get to see Rabbitohs owner Russell Crowe throwing his weight around given staff, players and their family members are not permitted to enter.
The competition went live yesterday with over 500 entries in the first 30 minutes.
It is not restricted to Rabbitohs fans.
The Lavender Street building was the 18 level Samsung office block before Aqualand bought it for $140 million in 2016.

When sales launched in 2017, the sub-penthouse sold for $8 million.

Blue was marketed as the last residential conversion development in the Milsons Point area with views to the city and Harbour Bridge.
