Sydney developer Deicorp is set to officially open its <a href="https://www.apartments.com.au/new-apartments/hills-showground-village-castle-hill-2-mandala-parade-castle-hill-nsw-2154">Showground Village</a> precinct in Castle Hill.

NSW Premier Chris Minns will attend the opening on Sunday August 31, alongside&nbsp;Minister for Planning and Public Spaces Paul Scully, The Hills Shire Council Mayor Dr Michelle Byrne, Landcom CEO Alex Wendler, and Deicorp Founder Fouad Deiri.

ASX-listed developer Cedar Woods is progressing its plans for its Southbank arts precinct site.&nbsp;

The developer has filed plans, which are now with the&nbsp;Department of Transport and Planning, for a new 20-level tower at&nbsp;<a href="https://www.apartments.com.au/new-apartments/141-151-sturt-street-southbank-vic-3006">141–151 Sturt Street</a>, a 2,718 sqm block opposite the Habitat Filter sculpture.

The proposal seeks to demolish the two-level&nbsp;commercial building, including a small supermarket and medical tenancies, and create a new building with 180 apartments and a focus on an&nbsp;active public realm and arts integration.

There will be a full mix of apartment configurations, including 28 studio apartments, 16 one-bedroom, 104 two-bedroom, and 32 three-bedroom units.

Retail, creative arts, and residential amenity functions are integrated across the lower levels. A food and drink tenancy is planned to front Dodds Street, while a retail tenancy fronting Sturt Street will be accessed via an elevated walkway. The first floor includes a substantial 734 sqm creative arts space, envisioned to support Melbourne’s growing cultural and digital industries.

Architecture firm <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has put together the plans. In their&nbsp;Urban Design Report they highlighted the project’s ambition to embed itself within Southbank’s evolving cultural fabric.

A central feature of the design is a through-block link connecting Sturt and Dodds Streets, landscaped with native plantings and embedded with universal access ramps.

“The ramp has been thoughtfully integrated as the primary access point, ensuring universal accessibility for all users,” the report noted, with the link offering “a direct response to the urban planning scheme of creating more green spaces within our communities”.

The building’s podium form responds to the mandatory height limits along Dodds Street and maintains a fine-grain interface to adjoining developments. Above the podium, the tower is articulated with recessed balconies and a focus on views toward the CBD and surrounding arts institutions. A communal rooftop recreation deck and indoor lounge are positioned on level four, adjoining seven apartments and providing over 900 sqm of resident amenity space.

Vehicle access and loading will be provided via Dodds Street, with 155 resident car spaces located across two basement levels and the first three above-ground floors. Bicycle storage is more generous, with 226 spaces distributed across resident, staff and visitor needs.

Rothelowman describes the architecture as “humanist,” with ground-level interfaces designed to encourage social interaction and provide a dignified entry for both residents and passers-by. “All street interfaces are crafted to invite and nurture human connections,” the design report states. “The façade transitions to a human scale, providing an approachable and engaging streetscape”.

Cedar Woods, while well-known for its large communities it develops outside of Australia's capital cities, they have recently developed in Melbourne's inner-ring before. Brisbane developers Core Property Partners and Vector Property Australia has teamed up for Brisbane's newest apartment development.

The duo identified <a href="https://www.apartments.com.au/developments/east-brisbane-qld-4169">East Brisbane</a> as their preferred suburb, on the fringe of the Gabba Precinct, where they've just revealed BANKSII, 72 apartments opposite Raymond Park.

The building’s flowing geometry and natural tones are complemented by large balconies and floor-to-ceiling glazing, maximising cross-breezes, daylight and views over the city, parklands and river.

“Having a strong narrative for a building helps us architecturally,” MAS noted. "We can choose colours that come off that species of flowers. The trunk and the trees and the flower elements all are now visible in our joinery on the inside and in our architectural finishes on the outside."

Apartments will feature timber floors, soft porcelain tiles, brushed bronze fittings, and stone benchtops with warm veining.&nbsp;

BANKSII sales launch in booming East Brisbane apartment market

The Minns Labor Government will deliver Sydney’s first new heavy rail station in more than a decade – enabling up to 10,000 new homes by rezoning land around Woollahra and Edgecliff stations, right next to the CBD, to tackle the housing crisis and rebalance growth across the city.

Recent reports by the NSW Productivity Commission have warned that Sydney is losing twice as many young people as it is gaining, while also finding that Woollahra is the most feasible Local Government Area (LGA) in New South Wales to build new housing.

Despite this, housing approvals in Woollahra consistently lag well behind other LGAs, and the population has declined by 11 per cent over the past 50 years while Greater Sydney as a whole has grown by 74 per cent.

The new station that will be an eight-minute trip from Sydney CBD, will be located on the Eastern Suburbs train line in Woollahra, where a station build was started in the 1970s but never completed.

To enable the delivery of new homes the NSW Government will lead a rezoning of Woollahra and Edgecliff stations similar to other state led rezonings to allow additional homes to be built around the stations.

Affordable housing will also make up a proportion of development on the site with the final amount of affordable housing required, to be determined as part of the rezoning process.

The area surrounding the new station is within walking distance of major green and recreational space including Cooper, Trumper, Rushcutters Bay and Centennial Parks.

The Eastern Suburbs train line between Bondi Junction and Sydney CBD also has the lowest passenger usage rates during the AM peak of any line on the Sydney network, with only 43 per cent of operating capacity during the AM peak currently being utilised by passengers.

Sydney Water and Infrastructure NSW have confirmed there is capacity in the water and wastewater systems to accommodate the proposed 10,000 dwellings without major upgrades.

The rezoning is expected to take around two years and will further support the Government’s housing targets that rebalance the delivery of new homes around existing infrastructure.

It only took a soft launch for reputable Gold Coast developer Aniko Group to secure almost 50 per cent of their new Chevron Island apartment tower, Orama.

Aniko, led by George Mastrocostas, is only just putting the finishing touches to their onsite display suite at 12-16 Weemala Street, a large site which they acquired in 2021 through GV Property Group.

They were inundated with enquiry from locals, who have made up the bulk of the purchasers in the 102-apartment project since Aniko started its coming soon phase over the summer, Aniko Sales Director Peter Malady says.

Malady said their second largest buying demographic are lock up and leave holidaymakers from Sydney and Melbourne.

Buyers following the journey of developer Aniko Group are set to be offered something different in the prominent developer's portfolio.

Aniko, who have been responsible of the extensive residential development on Hope Island over the last few years, are branching out, but sticking with island life.

Their latest project to launch is Orama, on the in-demand Chevron Island, which has seen a boom in development in the last few years since the establishment of the Home of the Arts (HOTA) precinct.

Orama will rise 21 levels from 12-16 Weemala Street, conveniently located just off Thomas Drive, the retail, food and cafe which dissects the island. The site, put together by GV Property Group, is also located on the sought-after eastern side of Chevron Island, which makes it just a short 950 metre walk over the bridge to the heart of Surfers Paradise.

They got the green light from the Gold Coast City Council in October, and are expecting to start construction in the first half of next year.

Aniko launch Orama apartments on Chevron Island

Plans have been submitted by the local Gold Coast apartment developer Aniko Group for their massive $1.5 billion landmark project in Mermaid Beach.

The four-tower development on over 1.1 hectares on the corner of Gold Coast Highway and Seaside Avenue, will see 973 apartments delivered, as well as a luxury hotel, offices, and a good, beverage and retail precinct.

The four towers, which are designed by award-winning firm Plus Architecture, will rise 25, 30, 40 and 53 levels, with a mix of&nbsp;one, two and three-bedroom apartments, as well as an exclusive collection of three-bedroom-plus-study sky homes, sub-penthouses and penthouses.

The apartments will range in size from 60 sqm for the one-bed units to over 500 sqm for the penthouses. Plus have designed the apartments&nbsp;to appeal to a broad range of buyers from sea changers, owner-occupier lifestyle seekers, downsizers, investors, and lock-and-leave holiday homeowners.

Residents will have access to&nbsp;extensive amenity on an expansive recreation podium. The podium will service all four towers, offering a central resort-style lagoon pool, separate lap pool, sauna, steam room and a large gym.

The recreation podium will also provide extensive recreational amenities for residents and hotel guests including a bowling alley, a teen arcade, a Treasure Island kids’ play area with a Lazy River kids’ lagoon, and a multi-use court that will accommodate half-court basketball, volleyball and pickleball.

A residents’ lounge, with work-from-home facilities, will be complemented by breakout seating areas throughout, including a dedicated firepit.

The ground floor will offer fine dining that utilises more than 100 metres&nbsp;of waterfront presence to the west of the property facing Pacific Fair.

Aniko Group Managing Director George Mastrocostas said they're hoping to launch the first stage of the project in late 2023, pending approvals, with the first residents to be welcomed by 2025.

The project will be delivered in four stages over the next six years. The first stage will comprise the 30-level tower with 175 one, two and three-bedroom units on offer.

“We believe the proposed plan will provide a unique and highly curated experience for both residents and workers of the development and the local community beyond,"&nbsp;Mastrocostas said.

“With the support of GCCC, we intend to reinvigorate the existing Pacific Fair Drive with retail, food and beverage tenancies which will invite and encourage pedestrian movement along our site and towards the canal edge.

“With these lifestyle and connectivity considerations key components of the master plan, this project will certainly be a game-changer for Mermaid Beach as residents and visitors can live, work, eat and play all within the same vicinity."

The mixed-use development will also include more than 10,000sqm of commercial A-grade office space, leveraging off the site’s prime position along the Gold Coast light rail while bolstering supply in a tightening Gold Coast office market.

“The inclusion of a commercial component to the project will create a local hub for a range of businesses and services located within walking distance to accessible public transport,” Mastrocostas added.

The Gold Coast apartment developer, Aniko Group, is the latest to lodge plans for an apartment project on the sought-after Chevron Island.

Aniko, who have predominantly been developing on&nbsp;Hope Island for the last few years, have submitted a development application to the Gold Coast City Council for a 21-level tower at 12-16 Weemala Street, a site they bought last year through GV Property Group.

There will be over 100 apartments across the 18 residential levels. The first two levels will be podium for elevated parking, set above an activated ground plane with a large lobby. There will be a further two levels of basement parking.

Plus Architecture has designed the tower, noting in their submission that they&nbsp;always design with the intent to produce buildings that are not only beautiful, but considered, functional and lasting.

Level 21 homes the rooftop recreational facilities, which includes a lap pool and spa with 180 degree views across the ocean, a gym with a sauna and a yoga space, and a business lounge with private offices, booths, and a boardroom.

Gold Coast developer Aniko Group, the company behind the transformation of Hope Island,&nbsp;is headed to&nbsp;Chevron Island for its latest project.

Aniko has acquired a development site at Chevron Island on which it is planning a Plus Architecture-designed tower.

The 1,518 sqm site&nbsp;at 12-16 Weemala Street, sold by GV Property Group&#39;s Luke Reaby, is positioned in the south-west pocket of Chevron Island, within easy access to the island suburb&rsquo;s retail strip and the city&rsquo;s emerging cultural precinct at HOTA.

Aniko managing director George Mastrocostas said he is currently reviewing his options for the Chevron Island site with a view to building on the success the company has achieved at Hope Island.

The company&rsquo;s latest development, No. 35 Grant Avenue, will bring to market 48 townhouses and 10 waterfront duplex villas to Hope Island. The development has been designed around an expansive park precinct with meandering walkways and gardens to create an urban oasis for residents.

The company&rsquo;s debut foray into the residential enclave saw it sell out stages 1 and 2 of its No. 1 Grant Avenue development in just five months.

Overflow demand quickly flooded its successive development, the $125 million Athena, located just across the road which spent just three months on the market.

Aniko Group secure Chevron Island apartment development site

The prominent Hope Island developer, Aniko Group, has laid out further residential apartment plans for the ever-growing island precinct.

Aniko, led by George&nbsp;Mastrocostas, has sought approval for a further 185 apartments on the&nbsp;9,279 sqm site at 10-12 Sickle Avenue that was acquired earlier this year.

The two-building development will adjoin their Athena Residences apartment development at 6-8 Sickle, which recently secured approval from the Gold Coast City Council.

Aniko has had their go-to architecture firm, the local Archidiom, created plans for the two mid-rise buildings, focused around a central recreation area feature a pool, gym, theatre, residents lounge and outdoor seating and lawns.

Tower A will have 98 apartments, a mix of 86 two-bedroom units and 16 three-bedroom apartments.&nbsp;Tower B will home 87 two-bedroom apartments.

Town planner&nbsp;Zone Planning Group said the&nbsp;proposal is expected to act as a catalyst for the establishment of further higher density development within Hope Island and will assist in ensuring that a portion of the planned density lost to the nearby lower density developments is achieved.

At the time of purchase, Mastrocostas said the site would be suited to a high-density apartment precinct, comparing it&nbsp;to their nearby $140 million 1 Grant Avenue project, which is all sold out.

&ldquo;We&rsquo;re delighted to have put a foothold on another premium waterfront site in Hope Island and we are looking forward to adding a spectacular project to support the demand for apartment living in the area,&rdquo;&nbsp;Mastrocostas said.

&ldquo;The site is very large and offers unfettered access to the Hope Island Canal and The Broadwater and we believe it would be suited to a luxury apartment project to complement what we have already created at Hope Island.&quot;

The development is Aniko&#39;s fifth on Hope Island.

Aniko push on with further Hope Island apartment development

The developer Aniko Group has continued to see huge success on Hope Island on the Gold Coast.

Since launching Athena Residences three weeks ago, Aniko has secured over 60 per cent, some $55 million, of sales at the $125 million Sickle Avenue&nbsp;development, with local owner-occupiers making up most of the purchasers.

Investors are continuing to creep back in to the market. They made up a third of sales.

The quick sales come following their sell-out of its&nbsp;$140 million development, No. 1 Grant Avenue, located across the road.

They will be anchored by a new ground-level retail and dining plaza at the street level&nbsp;Ferny Avenue. The 1.15 hectare site will be bounded by&nbsp;Ferny Ave, one of Surfers main streets, as well as&nbsp;Surfers Paradise Boulevard, Pandanus Avenue and Ocean Avenue near the Surfers Paradise North light rail station.

The Gold Coast developer Marquee Development Partners has nearly sold out their $85 million One Cannes apartment development between Broadbeach and Surfers Paradise.

One Cannes had wrapped up 65 per cent of sales in just 10 days after its launch in May.&nbsp;
