A landmark former orphanage site in Surrey Hills could be transformed into a new residential community under plans lodged by <a href="https://www.apartments.com.au/developers/antipodean-land-developments">Antipodean Land Developments</a> that would deliver 76 apartments and townhouses while restoring some of the suburb's most significant heritage buildings.

The burgeoninng Melbourne-based developer has submitted plans for the 9,158 sqm site at 1 Kent Road and 24 Durham Road, home to the former St Joseph's Home for Destitute Children, a historic institutional complex dating back to the late 19th century. The proposal seeks to adaptively reuse several heritage buildings while introducing two new four-storey residential buildings set within extensive landscaped grounds.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> and Kerstin Thompson Architects, the project has been conceived as a contemporary residential village embedded within a restored heritage precinct. The development team describes the design approach as "The Village in the Garden," with new buildings positioned among mature landscaping by OCULUS and significant heritage structures.

The proposal would deliver 76 dwellings comprising a mix of apartments and duplex-style residences, significantly increasing housing supply on one of the largest privately held residential landholdings in Surrey Hills. The development includes 127 car spaces, 24 bicycle spaces and more than 1,000 sqm of communal amenity, with the existing chapel building earmarked for conversion into resident facilities.

According to the planning submission, the project centres on the restoration and adaptive reuse of the site's most significant heritage assets, including the original c.1889 St Joseph's building, the chapel designed by architect Augustus Andrew Fritsch, and the historic brick perimeter walls and entry gates. The proposal also incorporates the retention of other contributory buildings including the former infirmary and school building.

Tract Consultants, in the planning report accompanying the application, said the scheme had been shaped through extensive heritage analysis and design development.

"The shared vision for the Site by the project team has culminated in a scheme which successfully breathes life back into a historic site while delivering upon the objectives of Victoria's Housing Statement in a carefully curated and contextually responsive manner."

The proposal is being assessed under Victoria's Significant Residential Development with Affordable Housing pathway. As part of the application, three per cent of the project's residential development cost would be contributed to the Social Housing Growth Fund. The development would also provide a diverse mix of one, two and three-bedroom residences targeting a broader range of buyers than typically found in Surrey Hills' detached housing market.

Sustainability initiatives include an anticipated 66 per cent BESS score, natural cross-ventilation to 80 per cent of apartments, 28 per cent deep soil landscaping and a canopy cover outcome exceeding local planning requirements. The proposal also sets aside more than 1,083 sqm for communal indoor and outdoor resident amenity spaces.

Planning documents describe the property as one of the largest underutilised residential sites in Surrey Hills, arguing it presents a rare opportunity to introduce "missing middle" housing in an established inner-eastern suburb while preserving and revitalising a significant heritage precinct.

Antipodean Land Developments has built a reputation for design-focused residential projects across Melbourne, particularly in the medium-density sector. Previous developments include Neighbourhood in Brunswick East, delivered with Breathe Architecture, and Balfe Park Lane, designed by Kerstin Thompson Architects.

They've been very active in site acquisition as they build out their future development pipeline. Developer <a href="https://www.apartments.com.au/developers/auyin-property-development">Auyin</a> is the latest to turn to the Victorian Government's Development Facilitation Program in an effort to secure approval for its long-planned, mixed-use project in Elsternwick.

In 2018, Auyin lodged plans with Glen Eira City Council for a 14-storey building, however Council approved a reduced eight-storey scheme. A subsequent VCAT appeal in 2019 upheld the eight-storey height limit.

The project was later amended to nine storeys, but Auyin is now seeking to revive something closer to its original vision. The developer argues that the planning context has evolved significantly over the past decade, particularly within the Elsternwick Activity Centre, where higher-density development has increasingly been encouraged along Glen Huntly Road.

The proposal would transform the 1,239 sqm site at <a href="https://www.apartments.com.au/new-apartments/7-12-horne-street-elsternwick-vic-3185">7-15 Horne Street</a>, opposite Elsternwick Railway Station, into a 13-storey residential and retail development designed by CBG Architects, with 40 apartments

The site currently comprises three commercial properties.

A publicly accessible 135 sqm plaza would be created on the north-east corner of the site, providing seating, landscaping, and a new gathering space adjoining Horne Street.

The design adopts a four-storey podium that references the finer-grain character of the surrounding streetscape, with the upper tower recessed behind generous setbacks on all boundaries.

Architecturally, the building draws inspiration from the established character of Elsternwick Village. The façade combines dark charcoal brickwork, textured concrete, bronze-toned metal detailing, and extensive planting integrated into podium and tower levels. The design also incorporates a chamfered corner treatment and publicly accessible plaza intended to strengthen pedestrian activity around the station precinct.

The GWS Giants star forward Jonathon Patton is now happily settled in Sydney, and has bought his first home.
The big man, and former No.1 draft pick, has spent $1.6 million on a designer terrace in Alexandria.
He declared his love for Sydney, in particular the east, in a recent interview with Players Voice.
"If someone asks me where home is, Sydney is definitely the answer now," the Noble Park, Melbourne-born forward said.
"If I was asked to describe Sydney now, I’d say it’s an energetic place.
"I live in the east, and there’s so many happy people.
"If you’re on the beaches, you don’t see any trouble. You can hang out and meet South Americans, Europeans, and without even trying you find out more about the world."
Patton bought a $1.24 million investment Edwardian cottage in Melbourne's Richmond in 2016 which briefly contributed to speculation he could return to Melbourne. 
He's been based in Sydney's east in a three bedroom Kensington penthouse for the last couple of years, having moved out of Breakfast Point when he was turning 21.
Patton, who was dropped from the team for last weekend's game against the West Coast, had spent his first couple of years in Sydney living with his team mates nearer the Giants base at Blacktown.
Upon moving to the east, Patton, who turns 25 later this month, said that was when he "really saw what Sydney had to offer".
He said the when the Giants drafted him when he was 18, the only taste of Sydney he had was a national under 16 football championships two years earlier, when he was based at Blacktown for the week.
"That tiny taste of the outer west was about all I knew of Australia’s biggest city."
He said he was expecting to move to Sydney and it would be nowhere near as good as Melbourne.
"I was so wrong," he said.
He says he's at the beach pretty much every day.
His new purchase is closer to the city than the beach, and a commute to the Giants base out west.
He has been spotted out buying furniture at Canvas Home Interiors in Paddington.
The Alexandria property has been reinvented since it last traded for $665,000 in 2008.
Spanning three levels, the three bedroom home features a master retreat sits on the top level, complete with its own walk in wardrobe and ensuite. 
The two middle level bedrooms open to their own balconies, while an entertainers courtyard flows off the open plan kitchen, living and dining room space.
The Agency's Brad Gillespie sold the 1998 built home pre-auction after having a guide of $1.45 million.

After the Southern Highlands sale, Lockett had hinted it was time for a sea change as their four daughters were almost all grown up. 

They signalled they didn't intend leaving the Highlands all together however as in another property move, the Lockett's have secured a 750 square metres land parcel in Braemar, a northern village of the Southern Highlands near Mittagong for $820,000. 

The rejigging of their property has included the sale of a two bedroom investment apartment at Mollymook on the NSW south coast.

The apartment in the beachfront Mariners block of six had a $799,000 guide and was snapped up in 23 days through LJ Hooker Ulladulla agent Gary Cox.

Lockett, who scored 1,360 goals in a career of 281 games, starting in 1983 with St Kilda and ending in 2002 with the Swans, sits at less than his playing days weights as a recent strict diet see him go from from 125 kilograms to 97.

He can when tempted use the internal lift at the opulent five-level home at Cabarita Beach.

Plugger won't be up and down the stairs, with an internal lift servicing each level.

Tony 'Plugger' Lockett buys in Cabarita Beach

Heath Shaw, the GWS AFL player, has humourously assumed the title of “Lord”.
It came after Lord Heath Shaw purchased a small plot of land in the Scottish Highlands area of Glencoe, which all come with the title Lord.
He paid A$60 for one square foot.
Lots are priced up to $1000 for 1000 sq foot.
The aim of the investment scheme is to return the once lush Highland landscape, ravaged by commercial forestry and overgrazing over the years, back to its former glory.
"The Lord is on the way to training along Parramatta Road this morning in a horse and cart," he told the 3MMM Hot Breakfast team.
He posted about his new status and property purchase on Twitter yesterday, where he's changed his handle to reflect his new status.
The documentation saw the AFL footballer "entirely renounce, relinquish and abandon the use of my former name of Heath Shaw and assume, adopt and determine to take and use from the date hereof the name and title of Lord Heath Shaw in substitution for my former name of Heath Shaw,” the first clause of the deed reads.
Heath has bought into the first Highland Titles Nature Reserve, which opened in 2007.

Located close to the historical Glencoe, the reserve is one of two Highland Titles reserves.

GWS star Lord Heath Shaw purchases small plot of land in the Scottish Highlands

Late last week the State Government and the AFL announced a $225m allocation in the 2018/19 budget that will facilitate a major redevelopment of the Etihad Stadium Sporting and Entertainment Precinct.

This forms part of a $500m package to retain the AFL Grand Final at the MCG for the next 40 years, support grassroots football and the growing women's competitions through upgrades to local community grounds and suburban stadiums.

The Etihad Stadium upgrade will deliver upgrades for rectangular sports like soccer and rugby, improve women's change facilities and guarantees access for other codes and major events. Developed over the last two-years, the redevelopment will see AFL House demolished and replaced with a multi-storey building with improved connections to the waterfront and surrounding precinct.

The plans will be further developed and refined over the next 12-18 months, according to the AFL with works not likely to commence until 2020.

Originally breaking the story on the Footy Show, host and Collingwood President Eddie McGuire spoke about the desire to better integrate the stadium with the Docklands precinct and improve connections for visitors arriving from Southern Cross Station, with the possibility that not only would the works encapsulate AFL House but also Channel 7's digital studios.

The details of this have yet to be confirmed.

Unlike most stadiums around the world, Etihad Stadium (originally Colonial Stadium) was always envisaged as an urban stadium acting as a catalyst for the redevelopment of the former docks, with its four 'corners' eventually developing over time to fill out and assist in achieving the vision for a 24/7 precinct. 

It can be argued that the Stadium Precinct hasn't quite reached its true potential with opportunity for the stadium itself to offer more on non-event days and contribute to the activity and liveliness of the area.

Development of the remaining two parcels will go some way to improving and contributing to the area, with developments by AZX Group and Salta Properties injecting further residential and hotel program into the precinct at their 685 and 695 LaTrobe Street sites.

Etihad Stadium's redevelopment to improve links to CBD and Victoria Harbour

The former Essendon captain Jobe Watson has secured a buy for a client in his new role as a Melbourne real estate buyer’s advocate.
The Infolio Property Advisors director nabbed a two-bedroom Kensington house for interstate clients at $1.03 million.
He told the Sunday Herald Sun that <a href="https://www.realestate.com.au/sold/property-house-vic-kensington-127751274" target="_blank">34 The Ridgeway</a> (pictured above) was the first property he’d bought in his new role.
Watson said he was initially a client of Infolio.
He then did some work experience for the agency.
He purchased equity in the company in 2016.
He began as a buyer’s advocate after his 220-game AFL career came to an end last season.
“I really love property. It’s been my transition for after footy,” he said.
“It’s a good balanced market — there are really good opportunities for buyers. There’s also some real competition for good properties.”
Watson’s clients paid $80,000 above reserve for the dated Victorian on 201 square metres.
It last changed hands for just $175,500 in 1998.

The former club captain paid $2.7 million for the home in 2007 when he was the assistant coach at Hawthorn.

He is the player personnel manager but is set to take on more fitness, coaching and recruiting responsibilities this year.
