Builder-developer Urban Property Group (UPG) is continuing to expand into new markets. UPG is heading to the Hills District, where it is planning a 40-storey mixed use building near Castle Hill Metro Station.

They've gone down the favoured developer route of a State Significant Development Application, which should see developments approved within the space of nine months.

The tower will comprise 371 apartments, 42 of which will be affordable housing, above a ground-floor retail precinct at 16-20 Old Castle Hill Road, on the corner of Garthowen Crescent and within walking distance of Castle Hill Metro Station, an area identified for higher density under both local and state strategic planning frameworks.

Designed by <a href="https://www.apartments.com.au/architects/studiosc">Studio SC</a>, the tower would rise from a brick podium base, accommodating one retail tenancy and communal open space, before transitioning to a slender glazed residential form above. Six basement levels are proposed beneath the building to house parking and services.

“Castle Hill is undergoing a significant transformation, evolving from a traditionally low-rise suburban centre into a true metropolitan destination anchored by the Sydney Metro Northwest," the Architectural Design Report prepared by Studio SC noted.

The majority of apartments (194) will be two-bedrooms. 90 one-bedroom apartments are planned, 83 three-beds, and four four-bedroom apartments.

Studio SC’s design adopts a podium-and-tower composition, with warm-toned masonry at the lower levels intended to anchor the building within its streetscape context.

"At the podium, the architecture is anchored through solid brickwork in warm, earthy tones, reflecting the local sandstone formations and the natural colour palette of the surrounding hills," Studio SC added.

Above, the tower transitions to a lighter glass expression, articulated with fins and tonal variation to reduce visual bulk and respond to changing light conditions.

Urban Property Group is one of Sydney's most active developers. They have projects currently under construction in Little Bay, Penrith, and Macquarie Park, with future projects earmarked for Wollongong.

Castle Hill has been one of the most popular suburbs for development across Sydney in the last five years, as developers scramble for land around the newly extended Sydney Metro.&nbsp;

Kassis Homes kicked it all off with Grand Reve, along with Deicorp who has delivered over 1,000 apartments in the area and continues to develop. Ellipse launches Lily Lane, stage two of Carrington Place

<a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a>, a Sydney-based global property development and investment firm, is set to transform a 1.4-hectare site in Five Dock into a $1.5 billion mixed-use precinct.

He adds that the Five Dock is emerging into a "really solid suburb", with the growth in&nbsp;the area continuing to be supported by rising residential values across the Canada Bay and Leichhardt local government areas, driven by major infrastructure investment and enhanced transport connectivity.&nbsp;

The new precinct will benefit from close proximity to a key transport network, including the Five Dock Metro Station, located approximately 1.1 kilometres from the site. The new Burwood Metro stop will be just 800m.

Time spent visiting her sister-in-law, who owns in Arrowtown, along with regular stays at Millbrook Resort, had already shaped a strong personal connection to the region.&nbsp;

“We were more thinking about ourselves and where we could stay, and then the rental aspect was second.”

GURNER submits plans for $1 billion city-shaping Adelaide CBD project

Renewal SA has secured Adelaide's&nbsp;West End Brewery with the intention to create a $1 billion, mixed-use community with over 1,000 new homes.&nbsp;

The West End Brewery, which closed in June 2021 after 135 years of brewing operations at the site, is located on Port Road in Thebarton,&nbsp;an inner-western suburb of Adelaide.

The planned precinct will also present significant opportunities for commercial, hospitality, retail and government tenancies, which along with greenspace activations, will create a bustling new economy on the city’s fringe.

Renewal SA will act as master developer of the 8.4-hectare community and work in partnership with industry to deliver the project after being selected by Lion Beer Wine &amp; Spirits as its preferred proponent during a market expression of interest process.

Adoption of a government-led delivery model will provide widespread opportunities for private sector participation in planning, design, civil works, development, building and construction activities while ensuring best-for-state community outcomes.

Renewal SA has begun active discussions with the National Housing Finance and Investment Corporation (NHFIC) on funding opportunities specific to the ground-breaking Thebarton development in a bid to assist South Australians in their pursuit of home ownership.

This includes talks to form a bilateral agreement that would cut red tape for Community Housing Providers, identify areas of social and affordable housing need, unlock government land to assist delivery and expedite planning approvals.

Part of the development will likely be the adaptive&nbsp;reuse of the high-profile heritage buildings such as the Walkerville Brewhouse, and activation of the area around Colonial William Light’s first Adelaide home, as well as recognition of Kaurna culture.

Detailed master planning will inform the final land use mix and configuration of the new community, along with feedback from stakeholder and community consultation. It will be people-focused in its intent and aim to exemplify the seven Elements of Great Places–equity, identity, greenery, urbanity, mobility, wellness and resilience–as defined by the United Nations.

As part of its presale preparations, Lion lodged an application for a Code Amendment to rezone the land to a combination of Urban Corridor (Boulevard) and Open Space, which would allow for a myriad of future uses. The site is currently predominantly zoned for Strategic Employment.

Much of the site has already been cleared and remediated by Lion, meaning development can occur quickly. Renewal SA will commence detailed master planning early next year with civil works to follow that process. It will also begin gauging interest from private sector developers and investors, along with CHPs looking to partner with it on affordable rental projects in 2024.

Indicative timelines have construction and property sales starting in 2025, with the first residents moving in by 2027. Key civic spaces and public amenity will also be prioritised within the first stages of development.

Housing and Urban Development Minister Nick Champion said the strategic acquisition of the Brewery site solved a number of state government requirements while providing major scope to rigorously pursue its agenda to increase housing supply along key corridors.

“It is almost unheard of to get an infill site of this scale in any capital city, so we seized the opportunity,” Minister Champion said.

“It is our intention to create a world-class precinct – one which is a catalyst for further local investment and drives housing affordability. We will draw inspiration from other high-quality urban infill projects like Bowden.”

Renewal SA Chief Executive Chris Menz said extensive opportunities for development and construction industry partners to bring their specialist knowledge and innovative solutions to the project would be announced in the coming months.

Renewal SA has recently announced its plans to purchase the former Adelaide Bus Station site on Franklin Street, which will be developed into a mixed-use site called Tapangka.

Tapangka, which is a Kaurna word that translates to journey, will aim to provide a new approach to city living, inspired by the journey of reconciliation, home ownership, sustainability, and collaboration between the city and the state.

The Adelaide City Council chose Renewal SA as the successful proponent of the 6,850 sqm site, with the group aiming to position the project as one of the most vibrant and inclusive residential developments and precincts in the state.

The project is set to deliver an unprecedented level of affordable housing in Adelaide's CBD, including a blend of long- and short-term housing options, contemporary commercial, civic, and retail spaces.

Renewal SA’s Manager of Reconciliation and Cultural Heritage, Kiran Dixon said Tapangka sits on the land of the Tarndanyungga, the place of the red kangaroo dreaming.&nbsp;

“This link to heritage will be celebrated in every aspect of Tapangka's development, from it’s planning and design, to it’s ongoing cultural life,” Dixon said.

Woods Bagot were engaged to design the precinct, which will consist of two mixed-use towers with around 392 apartments, accommodating more than 1,000 residents. At least 137 of the apartments (35%) will be affordable, including 51 affordable sale apartments and 86 affordable rental apartments.

With the Tapangka precinct the first CBD location to feature the emerging build-to-rent apartment model, the development will also include a 208-key hotel.

In addition to the apartments and hotel, the precinct will feature a central civic building that will be a place of entertainment, culture, and community. The building will showcase the best of sustainable construction and target carbon neutrality precinct-wide.

Woods Bagot’s Alex Hall said Adelaide is ready for a bold new approach to city living.

“The main attraction of Tapangka will be a signature carbon-neutral civic building. This building will be a place of entertainment, culture and community, and will nourish surrounding business,” Hall said.&nbsp;

Tree-lined laneways or "eat streets" will spill out onto the footpaths between Franklin and Grote streets, offering a combination of casual eateries and sit-down restaurant options both day and night. These streets will be surrounded by a backdrop of living green walls that will provide shade and cooling and mitigate the impacts of the heat-island effect.

Renewal SA Chief Executive, Chris Menz said the site represents a significant economic opportunity for Adelaide and a chance to set a new benchmark for inner-city living.

“We have a target to deliver Adelaide’s first carbon neutral precinct, that will be focussed on connection, lifestyle, culture and growth for our city,” he said

“Tapangka will feature a diverse mix of long and short-term housing options. The precinct will also be a new place to do business, featuring a range of flexible commercial spaces, and crucially it will extend and compliment the Adelaide’s central market experience, and increase visitation to the city.”

The development will also feature extensive public art throughout Tapangka, celebrating the Kaurna culture, and a public open space owned by the City of Adelaide along Grote and Bowen streets will undergo a $1.2 million upgrade by the state as part of the development.

The multi-million-dollar development will become a significant jobs driver for South Australia, with more than 1,300 jobs expected to be generated during the construction period alone. The project will also contribute more than $161 million of Gross Value Add to the state.

Renewal SA has a proven track record of shaping cities and precincts, including urban infill redevelopment at Bowden and the adaptive reuse of the former Mitsubishi car plant in Adelaide's south to create Tonsley Innovation District.

Construction of the Tapangka precinct will be staged and is expected to commence in early 2026 with opportunities for designers, developers and builders to participate in the project. Project completion is anticipated by 2029.

Sydney developers JWDT Land are set to make a name for themselves in Adelaide in a ground-breaking fashion.

Future Urban, on behalf of the east-coast locals, has lodged plans for a mammoth 55-storey mixed-use development in the heart of the city, with the plans for 207-209 Pulteney Street on track to be Adelaide’s tallest tower.

The joint venture between developers, Jinwei and Datong, will eclipse&nbsp;the city’s current tallest building – The Crowne Plaza on Frome Street – by 18 levels, with the proposed 180 metre tall tower to deliver a collection of residential apartments, along with ground floor lobby and public dining space, small office/home office (SOHO) apartments, conference facilities, hotel accommodation, and a range of shared-use amenity space.&nbsp;

The tower would eclipse the city’s current tallest building – The Crowne Plaza on Frome Street – by 18 levels, with the proposed 180 metre tall tower to deliver a collection of residential apartments, along with ground floor lobby and public dining space, small office/home office (SOHO) apartments, conference facilities, hotel accommodation, and a range of shared-use amenity space.&nbsp;

Located on the southwest corner of Pulteney and Flinders Streets, the project will include a podium and sheer glazed tower, with two large recesses articulating the tower’s form, activated by shared amenity spaces.&nbsp;

The ground floor west facade is set back to provide a covered porte cochere for hotel drop-off and access to the above-ground car parking, with the porte cochere featuring landscaping, seating, and lighting that visually connect the space to the hotel entry foyer and lounge.

The podium will be approximately 37 metres tall, with the view to referencing existing buildings of this scale within the precinct.

Level one of the podium comprises car parking, hotel/residential loading areas as well as apartment storage and bike parking with change room facilities.&nbsp;

Levels two to seven will accommodate car parking and double height SOHO apartments that extend along the full Pulteney Street frontage and part of the Flinders Street frontage.&nbsp;

Adelaide is the best story in Australian real estate that never gets told. It&rsquo;s our most under-rated market and one that is delivering big time to those smart enough to see its potential.

For any investor who likes great value for money, high rental yields driven by ultra-low vacancy rates and great potential for growth underpinned by a rising economy, then Adelaide needs to be on their list of prime considerations.

My latest quarterly survey of sales activity and prices confirms that Adelaide is the big improver among the city markets. The previous quarterly survey found a record number of rising markets, but this new survey has topped that by a big margin.

Two-thirds of suburbs across the Adelaide metropolitan area now have rising sales activity. The number of rising markets identified in my five most recent quarterly surveys have been 52 62 93 104 125.

The continued rise of the Adelaide market has been led by several municipalities which increased the number of rising suburbs in this survey: Charles Sturt, Campbelltown, Tea Tree Gully, Marion, Onkaparinga, Mitcham, Holdfast Bay and Playford.

But the leading LGA continues to be Port Adelaide Enfield, which has 14 suburbs with rising sales activity, including Blair Athol, Broadview, Croydon Park, Greenacres, Klemzig, North Haven, Windsor Gardens and Royal Park.

Close behind is the City of Marion, where the number of rising suburbs has increased from 8 to 13 in this latest survey. Growth markets include Park Holme, Plympton Park, Glengowrie, Dover Gardens, Mitchell Park and Morphettville.

Another big improver is Charles Sturt, where the number of upwardly-mobile suburbs has jumped from 6 to 12.&nbsp; Tea Tree Gully has almost matched that, with 11 rising suburbs, compared to 6 three months ago.

The LGA of Onkaparinga in the far south of Adelaide continues to feature, with 10 suburbs with improving sales activity, led by Happy Valley with quarterly sales of 38 54 60 79.

There is growing demand in the affordable regions in Adelaide&rsquo;s north: the Playford LGA has rising sales activity in 12 of its 13 suburbs, while nearby Salisbury has 9 rising suburbs.

In the Playford LGA, quarterly sales in Andrews Farm have been 42 54 63 88 while Blakeview has recorded 38 46 49 48 54 67. In the Salisbury LGA, Mawson Lakes has recorded 67 80 87 115 122 and Paralowie has done 41 72 62 80 101.

Other improvers include the LGAs of Campbelltown (7 growth suburbs), Burnside (5), Holdfast Bay (5) and Mitcham (7). In the suburb of Campbelltown, quarterly sales have been 56 60 66 66 86 80 97, while in Somerton Park in Holdfast Bay sales have been 31 40 41 45 59.

Overall, there are 12 municipalities across the Adelaide metro area with at least five growth suburbs.

Prices in Adelaide have responded to the steady uplift in the number of rising suburbs, with 90% of locations across the city recording increases in their median house prices over the past 12 months. A similar number have risen in the most recent quarter.

The most prolific municipality for price growth is the Onkaparinga LGA, noted earlier as an area with growth in the number of suburbs with rising activity: 12 suburbs in this LGA have delivered double-digit growth in their median house prices, led by Seaford (up 19% to $420,000) and Huntfield Heights (up 17% to $335,000). Most of these growth markets have median house prices below $450,000.

The Port Adelaide-Enfield, the leading LGA for the number of rising suburbs based on sales activity, is also seeing strong growth in median prices. Dernancourt ($530,000) and Largs Bay ($655,000) have both increased 18%, while Largs North ($515,000) has grown 17% and Kilburn ($475,000) 16%.

Charles Sturt, noted earlier as an LGA where the number of rising markets has doubled, has good price growth, headed by Henley Beach South (up 20% to $1,060,000), Brompton (up 18% to $595,000) and Grange (up 16% to $830,000).

Suburbs with strong price uplift are distributed right across the Adelaide metropolitan area. Notable performance has occurred in Seacliff (Holdfast Bay), up 25% to $865,000; Toorak Gardens (Burnside), up 23% to $1,600,000; Craigburn Farm (Mitcham), up 22% to $860,000; Lockleys (West Torrens), up 24% to $810,000; and Fullarton (Unley), up 21% to $1,105,000).

In the cheaper areas of the city, Salisbury Downs ($355,000), Salisbury Heights ($455,000), Elizabeth Downs ($210,000) and Munno Para ($295,000) have all risen 16-17%.

But the No.1 suburb for annual growth in median house prices is Walkerville, which has increased 31% to $1,490,000.

The $250 million redevelopment on the former Le Cornu site at North Adelaide has been given planning approval.

The State Commission Assessment Panel (SCAP) approved construction of three apartment towers set above two levels of retail, hospitality and commercial space at 88 O&rsquo;Connell St.

The tallest tower will be 15 storeys, the highest building outside of the Adelaide CBD.

The other two buildings will be 13 levels.

The 7560sq m site is set to be developed by Commercial &amp; General in a joint venture with Adelaide City Council, which paid $34 million for the site in 2017.

Each of the towers will have four penthouse apartments with rooftop pools above another 180 apartments.&nbsp;

They will comprise 28 one-bedroom, 125 two-bedroom and 19 three-bedroom apartments across the three towers.

The Adelaide Advertiser reported site works have started for a display apartment which is expected to open in September.
