Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Construction has started at Canberra’s first zero emission office building.
The 13,200 square metre ACT Government Office building will source its heating, cooling and ventilation needs from 100% renewable electricity.
The building, being constructed by Doma, is part of the DKSN precinct in Dickson and is scheduled to be completed in 2020.
Doma Development General Manager, Gavin Edgar said the Dickson office building will be the first in the ACT to use an all-electric system for its heating and cooling.
“The ACT Government’s commitment to climate change leadership will see 100 per cent of the ACT’s electricity sourced from renewable electricity from 2020,” Edgar said.
“We have worked with the ACT Government, as the anchor tenant for 20 years, and our consulting engineers, Rudds, to design the building with an all-electric heating, cooling and ventilation system rather than a gas fired system.
“Traditionally, chillers have only been capable of providing chilled water which helps cool the building and then a gas boiler is required to provide heating.
“The solution being adopted for Dickson provides both heating and cooling for the building using a combination of water cooled and air cooled heat pump chillers which have the capability to reverse their mode of operation and provide either chilled water of heating hot water.”
Edgar said while all electric technology has been implemented in other countries, it has not been substantially tested in climates similar to Canberra’s.
“Temperatures in the ACT vary significantly over the year from season to season, so we have had to cater for this,” Edgar said.
“The chiller arrangements have been optimised to manage the peak heating loads in winter and cooling in summer, as well as handle the shoulder seasons where simultaneous heating and cooling is required.
“To help improve thermal comfort, radiant slab heating has been adopted in the ground level entrance lobby and atrium which will improve the amenity of members of the public visiting access Canberra. 
“Additionally, a large array of solar roof panels are being installed to generate power and help keep electricity bills down.
“The building’s innovations will not only produce an environmentally friendly, zero emissions building in line with ACT Government policy of having 100 per cent of the Territory’s electricity sourced from renewable electricity, it will demonstrate the feasibility of this technology to industry in Canberra and to the wider community.”

Auction clearance rates have declined to around 40%, well below year-ago levels, while growth of housing finance commitments in the ACT has been trending lower, suggesting demand is cooling.
The report authors said, the ACT economy moderated in the September quarter, with growth of state final demand slowing to 0.9% quarter over quarter, down from 2.4% in the June quarter, as household consumption was flat and government consumption fell.

In 2020 however a slowdown is forecast with house price growth slated for 4.8%.
Unit values are forecast to rise 3.3% in 2019 off the back of 2.9% growth in 2018.
Growth in unit values is set to increase in 2020 however reaching 4.6%.

You might think that being a state (or territory) treasurer is a boring job. The federal treasurer gets all the media attention and controls many of the big economic levers, including income and company tax, massive Australia-wide spending and trade and competition policy.
But you would be wrong.
Grattan Institute’s <a href="https://grattan.edu.au/report/state-orange-book-2018/" target="_blank">State Orange Book 2018</a> shows that if state treasurers relied less on taxes that hurt the economy and more on the ones that are the very best they could provide a huge boost to their economies.
The big prize
Almost every tax hurts economic growth, but some hurt more than others.
Our state treasurers know this, yet they continue to make poor choices.
Taxes on transactions, such as stamp duties on real estate purchases, are particularly inefficient.
They make it more expensive to move home to take a new job across town or in a different town, encouraging people to stay put. They make it more expensive to move into bigger or smaller homes, encouraging people to renovate instead.
With the typical stamp duty bill now above $40,000 in Sydney and Melbourne, this is more than just an idle theory.
In contrast, taxes on land are <a href="https://grattan.edu.au/report/property-taxes/" target="_blank">extraordinarily efficient</a>, and council rates equally so.

ACT is showing the way
The Australian Capital Territory has Australia’s most efficient tax base – every dollar of revenue raised costs the economy just 21.9 cents.
New South Wales has the least efficient – every dollar of revenue raised costs the economy 29.7 cents.

Unfortunately, in most states taxes have became less efficient over the past five years.

They should copy the ACT
All state treasurers should <a href="https://grattan.edu.au/news/following-the-act-land-tax-approach-boosts-growth-and-state-budgets/" target="_blank">follow the lead</a> of the ACT and replace stamp duties with broad-based property taxes.
Our calculations suggest that doing so could make Australians up to $17 billion a year better off, while also <a href="https://grattan.edu.au/news/housing-tax-reform-what-difference-will-it-make/" target="_blank">making housing more affordable</a>.
And stamp duties are unfair. They make some families pay more tax than others simply because they move home more often.
An annual flat tax <a href="https://grattan.edu.au/wp-content/uploads/2017/10/SA-Federalism-and-Tax-Future-Directions-for-Property-Tax-Reform-for-web-28-August-2017.pdf" target="_blank">set at between A$5 and A$7</a> for every A$1,000 of unimproved land value would be enough to fund the abolition of property stamp duties.
Which won’t be easy
Proposals to make the switch have stalled <a href="https://grattan.edu.au/wp-content/uploads/2017/10/SA-Federalism-and-Tax-Future-Directions-for-Property-Tax-Reform-for-web-28-August-2017.pdf" target="_blank">because the politics is hard</a>.
Recent purchasers would be reluctant to pay an annual tax so soon after paying stamp duty. A property tax would pose difficulties for people who are asset-rich but income-poor, especially retirees.
And property taxes cause angst: quarterly property tax bills remind people that they are taxpayers more often than does a one-off stamp duty with each purchase.
So state treasurers should make the switch gradually, <a href="https://grattan.edu.au/news/following-the-act-land-tax-approach-boosts-growth-and-state-budgets/" target="_blank">as in the ACT</a>: slowly wind back stamp duty and ramp up broad-based property tax over time.
It would provide the states with an increasingly stable revenue stream while reducing the disparity between those who bought a home just before the change and just afterwards.
To ensure that asset-rich but income-poor households could stay in their homes, state treasurers would have to allow them to defer paying the levy (with interest) until they sell their properties.
And they should axe insurance tax
State treasurers should also replace state taxes on property, life, health and motor vehicle insurance with a broad-based property levy. Most states have already abolished insurance levies to fund fire and emergency services.
Insurance taxes <a href="http://taxreview.treasury.gov.au/content/FinalReport.aspx?doc=html/Publications/Papers/Final_Report_Part_2/chapter_e8.htm" target="_blank">deter</a> people and businesses from buying adequate insurance, leaving them <a href="https://theconversation.com/properties-under-fire-why-so-many-australians-are-inadequately-insured-against-disaster-50588" target="_blank">exposed to risks</a> such as flood or fire damage to their home, or motor vehicle theft.
And charge for rezoning
And state treasurers should <a href="http://www.planning.act.gov.au/topics/design-and-build/fees/change_of_use_charge_-_lease_variation_charge" target="_blank">follow another ACT lead</a> and introduce explicit “betterment taxes” to capture some of the windfall gains from rezoning of land.
Government permission to build higher-density housing, or convert farmland into greenfield housing land, generates large unearned windfall gains for landowners.
Taxing these windfall gains would be a particularly efficient form of taxation, would reduce the opportunities for <a href="https://www.smh.com.au/business/the-economy/in-the-zone-insider-trading-rife-in-land-rezoning-racket-20150929-gjx8nh" target="_blank">corruption</a> in the planning system, and would enable state treasurers to reduce other more economically harmful and regressive taxes.
And apply payroll tax widely
Finally, state payroll taxes should be broadened by abolishing carve-outs for small businesses.
This would enable state treasurers to cut payroll tax rates across the board.
Generous thresholds and exemptions have weakened states’ payroll tax bases and <a href="https://www.murphyeconomics.com.au/Information/tax/ATF_Vol.33-1_2018_Murphy.pdf" target="_blank">increased</a> the economic costs of the tax.
Astoundingly, around 90% of NSW businesses <a href="http://taxreview.treasury.gov.au/content/FinalReport.aspx?doc=html/publications/Papers/Final_Report_Part_2/chapter_d3-2.htm" target="_blank">are exempt</a> from payroll tax.
We believe that, taken together, this set of reforms would make a big difference to economic growth.

Abolish stamp duty: The ACT shows the rest of us how to tax property

Australian home prices have risen 60% in the past five years. That’s great news for the seven million households who own one.
But at the same time three million Australian households pay a total of A$50 billion per year in rent. The more prices rise, the further away their dreams of home ownership drift.
But what if there was a way, right now, to offer a form of secure long-term home ownership to renters while saving them about half their housing costs?
Wouldn’t it be something we should talk about?
<a href="https://www.prosper.org.au/wp-content/uploads/2018/09/Unspoken-Alternatives-final_web.pdf" target="_blank">A new report I have written</a> for The Australia Institute and Prosper Australia to be <a href="https://www.prosper.org.au/2018/07/31/our-127th-annual-dinner/" target="_blank">launched on Tuesday night in Melbourne</a> shows that not only is it entirely possible, but it has been happening quietly in our nation’s capital for a decade, saving Canberra residents millions per year.
About 1,000 Canberra households are currently saving $9 million per year. Over a 10-year period, compared to renting, the typical family will save 37% of its housing costs.
How is it done?
Since 2008 Canberra households who do not own property have been able to use land for free instead of buying it.
All they pay is a small annual rent to the government of 2% of the market price.
As long as they pay the rent, they can occupy it for life.
The downside, for them, is that they forgo the increase in the value of the land.
The upside is that it costs them 2% per year instead of the 5% interest rate they would pay if they had a mortgage.
When they sell their home they built on the land they pay out the land value to the government.
For the government, it works out pretty much even. What it loses by renting cheaply, it gains as the value of the land goes up.
What makes the scheme in the Australian Capital Territory so radical is that it has been almost entirely ignored in the mainstream policy debate about housing affordability.
Instead, it centres around difficult and expensive policies that have only tiny effects on prices or rents.
For example, building an extra 50,000 houses per year for a decade is estimated to cut prices by just 10% at the decade’s end. It would be a massive task, requiring more than 200,000 workers — or nearly the total workforce of Canberra.
The billions we spend each year on ineffective housing subsidies like tax breaks to investors and first home owner grants, and <a href="https://www.smh.com.au/business/the-economy/want-to-stop-land-corruption-take-away-the-honeypot-20170428-gvub4h" target="_blank">on giving away valuable rezoning decisions to developers</a>, achieve even less.
We do it in the hope that land owners will voluntarily build enough homes to push prices down.
Importantly, the report shows that governments don’t need to be lose revenue to unleash the cost savings — they can merely redirect their existing housing subsidies.
Or they can allow the creation of privately run community land trusts along the lines of those in the United States and Britain to achieve the same effect.

Canberra's highest architecture honour, the Canberra Medallion, has been awarded to Constitution Avenue by NCA, JILA, Hill Thalis, SMEC and AECOM at the Australian Institute of Architects’ 2017 ACT Architecture Awards.
Constitution Avenue, which also received the Sir John Overall Award for Urban Design, has realised Griffin’s vision with a project that ‘negotiates the macro and micro scale with consistency, clarity and vision’.
The jury noted its character is responsive to its particular location and adjacency, with subtle changes in scale and detail - from civic to boulevard, bushland to ceremonial, yet it successfully conveys integrated design aspirations.
"The NCA in its wisdom gathered a team of collaborators to achieve an outcome of immense public worth, and in doing so, have given us an exemplar to plan, design and deliver public domain works," it said.
Fender Katsalidis Architects won the Sydney Ancher Award for Residential Architecture - Multiple Housing and an Award for Commercial Architecture for their NewActon Nishi development receiving 
"In an era where housing needs to be denser, more compact, of high quality, and closer to civic centres, Nishi NewActon provides a compelling exemplar," the jury stated. 
"A remarkable example of how seemingly impossible constraints can be deftly handled in the hands of a skilled architect,’ saw MD House by Ben Walker Architects take home the Gene Willsford Award for Residential Architecture – Houses (Alterations and Additions). 
"The result clearly speaks of the fruitful engagement between architect and clients in delivering a well-considered outcome sensitive to their needs and aspirations."
ACT Chapter President, Rob Henry, praised the entrants and winners for their clear commitment to designing places for people. 
‘Continued population growth in our small territory, with its limited boundaries, must be managed with a commitment to urban renewal and densification," he said.
"It is the ‘voids’ that will provide the ACT with sustainable opportunities for future growth. Underpinning any successful densification will be the inclusion of places for people that enrich sociocultural environments.

"Regardless of the scale of project, our work should be developed on a premise that architecture is simply the backdrop for living, and we should also acknowledge that to achieve exemplary outcomes we must continue to engage with people in the process of making,’ Henry said.

Places for people dominate 2017 ACT Architecture Awards

Government infrastructure projects are popping up everywhere at the moment.
So what happens when one of those projects affects your land? In short, not much can be done to prevent the government taking your land (called compulsory acquisition).
But there's is a lot you can do to make sure you don’t get short-changed.   All Australian governments have the power to acquire any privately owned land, or an interest in privately owned land (such as an easement) for government use or projects.
In the ACT, that power is provided by the Lands Acquisition Act 1994 (“the Act”).
The Act sets out the process the ACT Government must follow to acquire your land, the compensation you're able to recover for your land and the steps you need to take to claim your compensation.   How does the Government take your land? If the Government has earmarked your land for a government project, it can acquire your land by either:
<ol>
<li>Coming to an agreement with you about what bit of your land (whole or part) it will take and the amount of compensation it will pay (ie acquisition by agreement); or </li>
<li>Taking your land by force, with the amount of compensation to be determined after your land has been acquired (ie compulsory acquisition). </li>
</ol>
If your land is compulsorily acquired, you'll be compelled by law to vacate your land regardless of whether you're willing to part with it.    While you'll be dispossessed of your land, you'll be entitled to compensation for your loss.   What's the process?   You’ll be notified   If the Government is considering acquiring your land, it's required to give you written notice of its intention to do so by way of a Pre-Acquisition Declaration.  The Pre-Acquisition Declaration will set out the details of the land the Government is considering acquiring and the purpose for acquiring the land.    You can try negotiating  Once you receive a Pre-Acquisition Declaration, you can start negotiating with the relevant Government authority facilitating the acquisition of your land to reach an agreement about the terms of the acquisition and the amount of compensations payable to you.   If negotiations fail, they’ll take it anyway  If an agreement can't be reached between you and the relevant Government authority, the Government must make a Compulsory Acquisition Declaration that your land is to be compulsorily acquired.  Once the Compulsory Acquisition Declaration is notified in the Legislative Assembly and published in a newspaper, the Government will own your land free from any other encumbrances such as a mortgage. Why bother negotiating?  The advantage of negotiating an agreement with the Government is you'll have certainty about the amount of compensation without having to go through a claim process along with quick payment. The disadvantage is you may not be compensated for all you’re entitled to.   How are you compensated? You, and every other person who has an interest in your land (eg tenants or holders of a license over your land) are entitled to an amount of money that will justly compensate for the Government’s acquisition of your land.  Put another way, the Government’s acquisition of your land must be on “just terms”.   The amount of compensation payable to you can be negotiated with the Government, as discussed above.  However, if you believe the offers being put to you by the Government don't accurately reflect your loss, you can make like Darryl Kerrigan and “tell him he’s dreaming’”.   The Government will then compulsorily acquire your property and you'll be required to put together your own claim for compensation. This will involve determining the amount of compensation you believe you're entitled to receive and obtaining evidence (including experts' reports) to support that view.    The Act sets out what matters are taken into account when assessing your claim for compensation.  They include the market value of your property, any special value that you derived from your property, any loss that you suffer as a result of the acquisition and any reasonable expenses you incur.   Sound costly? You’re right, it does, but we can help.  Depending on what was acquired, there may be considerable cost and time involved in briefing the relevant experts to obtain the evidence required to properly support your claim.  The Act says you'll receive compensation for any legal or other professional costs reasonably incurred by you in relation to the acquisition of your land.  In the matters that we've been involved in, we've been able to negotiate with the Government for an advance payment of compensation to cover our clients’ legal fees and professional costs so their cash flow isn’t greatly impacted by the acquisition process.   What you should do?  Don’t panic; get advice about your legal rights.   The process involved in compulsory acquisition of land can be complex.  For this reason, it's important the process is properly managed from the outset by or for you to ensure you get compensation for the loss of your land as quickly as possible, and for the full amount you're entitled to receive.   Meyer Vandenberg is working on claims for landowners whose land has been acquired by the ACT Government for a range of projects, including the light rail project. Bruce takes the spot as ACT's slowest selling suburb, according to Investar's latest report.
The property advisory firm says that a one bedroom unit in Bruce can take up to 337 days to sell with a median price of $299,000.
An example would be a one bedroom unit at <a href="https://www.realestate.com.au/sold/property-apartment-act-bruce-120057033" target="_blank">87/8 Baudinette Circuit </a>(above) that was recently sold for $322,000.

Queensland Reds player Stephen Moore lists in Canberra

Belconnen ranks amongst the ACT suburbs with the biggest gap between the top and bottom quarter sales, according to Investar.
It says that the difference between the bottom and top quarter is 149 percent with a gap difference of $127,000 when it comes to studio and one bedroom apartments.
Property Observer found examples at either end of the spectrum, ie at around $258,000 and at $385,000.

There is also a big gap at Belconnen when it comes to two bedroom units. One was sold in August at <a href="https://www.realestate.com.au/property-apartment-act-belconnen-122476118" target="_blank">22/1 Buik Place</a> (below)for $273,000.

Another one was sold in April at <a href="https://www.realestate.com.au/property-apartment-act-belconnen-122139082" target="_blank">333/80 Chandler Street</a> (below) for $460,000.

Bonner takes the top spot with a gap difference of $347,000 which translates to 191 percent between $380,000 and $727,000 for four bedroom houses.
The list was produced using live on the market rental and sales listing data.
It identified listings with one or more keywords that would indicate an large gap between the top and bottom quarter based on the price during those time periods.
This data is designed to identify suburbs with the highest percentage of price difference based on the descriptions used by agents and vendors.
