The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 52-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Its scale places it alongside the trio of towers at Jewel, arguably the last truly significant addition to the central Gold Coast skyline when they were completed around six years ago.

While there are several developments underway around a similar height to Chevron One, they are more concentrated within clusters of the highest towers in the city. The fact Chevron One sits within a developing precinct, looking back at the other high-rise developments in Surfers Paradise and Broadbeach, makes it a different proposition altogether. Developer Bensons Property Group is behind the 52-storey tower, which has just shy of 250 apartments, along with an exhaustive list of resident amenity spread across what is the largest development site ever assembled on Chevron Island.

The tower has been the talk of the town for years, says Ray White Projects Gold Coast agent Caitlin Rosenboom, who is selling the remaining apartments.

"People have been watching Chevron One go up for years," Rosenboom says, adding that many prospective buyers have been surprised by the scale of the views once they step inside.

"It's only when they walk through a completed apartment that they truly understand the position of the building," Rosenboom says.

"The views are jaw-dropping. Whether you're looking east over the ocean, across Surfers Paradise, along the river systems or out to the hinterland, every level offers something different but equally impressive."

While new apartment developments continue to emerge across the Gold Coast, Rosenboom says opportunities to secure a completed apartment with this level of outlook are becoming increasingly rare.

"The size of the site is something that would be incredibly difficult to replicate today," she says.

"That's allowed Chevron One to deliver the sort of amenity, open space and resident facilities that very few projects can offer. There are not many completed apartment buildings on the Gold Coast right now that can compete with the combination of scale, quality and amenity."

There's around 2,000 sqm of amenity solely for the use of residents of Chevron One. Club One features a uniquely shaped swimming pool that mirrors the footprint of the building itself, set within a extensively landscaped gardens. Having spent significant time in the region, Brandon pointed to its global reputation and consistent visitation as key fundamentals.

“Queenstown is a known destination from people all over the world. The place is land locked and there are issues building there. It’s also busy all year round.”

“Their developments have always finished on time, the quality has been high, and I didn't feel that my investment may be at risk,” she said. “Knowledge of the developer and our two existing Safari apartments gave us the confidence to proceed with this one.”

Gurner, who paid $2.25 million for the 99 Fitzroy Street building, has had the Sydney HQ'd Warren and Mahoney Architects draw up plans for the first concept hotel, with 25 rooms across six levels. There will be hotel facilities such as a swimming pool and outdoor dining space.

Sunshine Coast developer Cube Developments has achieved a near-sellout success across three of its projects totalling $132 million.

Of the three projects, <a href="/buildings/beach-life-alex-118-120-alexandra-parade-alexandra-headland">Beach Life Alex</a> (pictured) - a $70 million project opposite Alexandra Headland Beach - has seen 30 per cent of its stock snapped up by Melbourne and Sydney purchasers who are looking for a permanent sea change.

Some units are still available including three-bedroom, two bathroom units priced at $1.465 million.

Another development, Allura Coolum which comprises 43 residences, is now a sell-out success after Covid sped up sales in the past six months, while <a href="/buildings/one-prosperity-1-prosperity-drive-birtinya">One Prosperity</a> also has no residences remaining across its 50 residences.

Brisbane-based developer Pikos Group is planning a $200 million luxury apartment project on a Kangaroo Point site&nbsp;that will feature a floating 1,000 sqm Sky Deck.&nbsp;With a design inspired by the famous Marina Bay Sands development in Singapore, Pikos will deliver a boutique collection of 68 luxury apartments over three towers, topped by a&nbsp;rooftop bar and restaurant to accompany a private residents&rsquo; pool deck overlooking the city skyline.

The 2,330 sqm landmark site located atop the Kangaroo Point cliffs on the corner of River Terrace and Main Street, was acquired by Pikos Group from international hotels group Banyan Tree. The Singapore-based company, which paid $16.8 million for the site in 2014, had planned a major apartment project on the holding. Pikos has amended Banyan Tree&rsquo;s original single-tower design with plans for three boutique towers of up to 13 storeys on the site.

Developer Paul Gedoun of S&amp;S Projects has lodged a development application with the Gold Coast Council for a luxury Coolangatta apartment complex, just a block away from his Flow triumph at the top of Point Danger.

The project is set for the site currently home to Café Dbar. 

The 506 sqm site at 275 Boundary Street provides three-street frontage on one of the highest elevations on the city’s coastline.

It has a 38-metre building height limit, facilitating a development of up to 12 storeys.

S&amp;S Projects is expected to bring the new project to the market in April, pending council approvals.

The site was successfully negotiated by Antonio Mercuri, of GV Property Group, after more than six parties lodged bids. 

“We think it’s one of the best sites on the eastern seaboard,” says Mr Gedoun, whose love of surfing infused Flow Residences with an inspired beach-house design.

The recent sell-out success of the $74 million Flow Residences at Coolangatta led the Brisbane developer to set about his second boutique luxury project in the sought-after southern beachfront suburb on the Gold Coast.

Paul Gedoun S&S Projects set for another Coolangatta apartment complex

KTQ Group, the owners of the award-winning Elements of Byron resort, are set to launch the $200 million first stage of the&nbsp;$380 million multi-staged re-development of the Kirra Beach Hotel site.

The first of these luxury residences are being showcased for the first time via a display apartment ahead of the <a href="/buildings/miles-kirra-beach-hotel-101-musgrave-street-coolangatta">project&rsquo;s official launch</a> just after Christmas.

Tim Keenan, of Keenan and Co which is marketing the project, said almost 1000 inquiries had been received since the project was publicly announced close to&nbsp;two months ago.

More than a quarter have been&nbsp;from interstate prospects who have not been able to get to Queensland until now due to the COVID border restrictions.

&ldquo;The interest prior to launch has been unbelievable. In all my years in the industry I have never seen such strong enquiry levels in one project,&rdquo; said Mr Keenan.

&ldquo;Early indications suggest we will be oversubscribed in terms of sales sometime in January, such is the strong level of interest.&quot;

The initial stage will offer over 100 luxury residences, predominantly targeting the strong owner occupier market hitting the coast.

The residences will offer a mix of one, two, three&nbsp;and four bedrooms, most of which will include a separate multi-purpose room.

Below the luxury apartments will be a new pub and pavilion.

The family-owned KTQ&#39;s&nbsp;Elements of Byron won&nbsp;multiple tourism and design awards, including the Urban Development Institute of Australia&rsquo;s 2017 and 2018 Awards for Excellence in retail and regional development.

The Kirra Beach first stage is expected to take two and a half years to deliver and will&nbsp;create hundreds of initial construction jobs and then a number of hospitality jobs upon completion.
