Luxury Melbourne developer Soliana™ has paid $5.85 million for a premium South Yarra site with approved plans for a luxury apartment development.

There had been plans for six large-scale apartments at 39 Darling Street, near the Yarra River and just off Domain Road. Dubbed Riviera, the five-level development had been designed by Selwyn Blackstone and had been marketed before Soliana bought the site.

Its elevated position offers views over South Yarra, with proximity to&nbsp;the Royal Botanic Gardens, Fawkner Park, and Chapel Street.

The site currently houses a three-level apartment complex with 10 studio apartments. It was sold by a local syndicate through an expressions of interest campaign.

The deal reflects a land rate of $8,705 per square metre and a unit rate of $975,000, underscoring the strength of Melbourne’s premium residential market.

Hamish Burgess, Joe Kairouz, and Jeffery Ha of Cushman &amp; Wakefield handled the transaction. Burgess said the sale highlighted the fierce competition among developers to secure opportunities in South Yarra and surrounding Stonnington suburbs.

“The Stonnington development site market has been hotly sought after throughout 2024," Burgess said.

"Developers are competing to enter a precinct that continues to re-rate the market in terms of achievable residential revenues, and 39 Darling Street was no exception.”

The sale adds to Soliana™’s growing portfolio of high-end residential and commercial projects. They have two in Brighton, Pearl Brighton which will compete in the coming months, and another one on Martin Street which will launch later this year.

Soliana picks up luxury South Yarra apartment development site

ICD Property has a penchant for grand-scale, mixed-use developments, with a focus in recent years in its native Melbourne, Adelaide, and most recently Sydney.

The latest play by the Matt Khoo-led developer is in Brisbane, its first foray into the Queensland market. They've picked up a prime&nbsp;<a href="/developments/west-end-qld-4101">West End</a>&nbsp;site from R&amp;F Property, spending just under $50 million on the 1.68-hectare riverfront plot which cost R&amp;F $82.5 million in 2014.

Currently home to Riverside Corporate Park, the site, which borders Donkin and Buchanan Street, is currently occupied by&nbsp;three low-rise commercial buildings.&nbsp;

ICD has yet to reveal its own plans for the A-grade block of land, but previous approvals have been for seven buildings with around 1,000 apartments, a retail plaza, and a riverside walkway.

ICD has already established a joint venture to work on the project, much like their upcoming Sydney CBD development, Sydney House. They're working with&nbsp;Singapore-listed&nbsp;<a href="/developers/first-sponsor">First Sponsor</a>&nbsp;on the redevelopment of&nbsp;the landmark City Tattersall building on Pitt Street in the Sydney CBD.

<a href="/builders/richard-crookes-constructions">Richard Crookes Constructions</a>&nbsp;has already started the build of the striking new tower that will emerge above the heritage-listed former club that will be restored and converted into heritage hospitality venues.

Sales are expected to commence soon for the 241 one, two and three-bedroom apartments that will be spread across a new 50-level tower.

ICD is also working with the Adelaide City Council on Market Square, a $400 million mixed-use project with apartments, a hotel, offices, and a childcare centre, as well as a significant retail precinct and a park.

Completion for Market Square is slated for 2026.

ICD's latest project joins the ranks as yet another planned for the Brisbane River, which is going under somewhat of a precinct boom.

Across the road from ICD's recently acquired site, Heidelberg Materials is <a href="/news/qld/multi-tower-precinct-planned-for-south-brisbane-riverfront">proposing three 50-level towers</a> with 620 apartments, above&nbsp;a food and beverage plaza and a 5,400 sqm public park.

Apartments are still under construction at Queens Wharf, Brisbane's landmark riverside development, while <a href="/new-apartments/teneriffe-banks-17-27-skyring-terrace-teneriffe">Tenneriffe Banks</a> by Kokoda Property has been a hit with buyers since it launched to market.

Busy apartment developer Mosaic Property Group is going through its site acquisition phase, securing yet another development site on the Gold Coast.

Fresh off the back of buying prime sites in Broadbeach and Palm Beach, the <a href="/developers/mosaic-property-group">Brook Monahan-led developer</a> has purchased again, in an area they know all too well.

The site, at 166 The Esplanade, Burleigh Heads, will be their fifth project in the sought-after suburb. They've previously completed&nbsp;<a href="/buildings/grace-by-mosaic-4-second-avenue-burleigh-heads">Grace by Mosaic</a>&nbsp;(January 2023),&nbsp;Augusta by Mosaic,&nbsp;(August 2024), and&nbsp;<a href="/buildings/florence-by-mosaic-42-the-esplanade-burleigh-heads" target="_blank">Florence by Mosaic&nbsp;</a>(completed September 2024). Their fourth Burleigh Heads apartment development,&nbsp;<a href="https://mosaicproperty.com.au/buying/isabel-by-mosaic/" target="_blank">Isabel by Mosaic</a>, is due&nbsp;for completion mid-2026.

The new development will form part of Mosaic's Masterpiece Series, a collection of developments aimed at the premium end of the market.

EMK Architects has drawn up the plans for 28 half and full-floor apartments and skyhomes across a 17-level building,

The building will replace a 1970s block of 10 apartment on 1,012 sqm. GV Property Group's Antonio Mercuri amalgamted the site that has 20 metres of frontage to The Esplanade.

Last month Mosaic <a href="/news/qld/first-look-exclusive-mosaic-file-plans-for-fifth-broadbeach-apartment-development">filed plans for their fifth apartment development</a> in Broadbeach. The site, on Mary Avenue, also put together by GV Property Group, sits opposite the Broadbeach State School.

They're planning 59 apartments across a 38-level tower designed by Fraser &amp; Partners.

Mosaic is&nbsp;currently delivering sister towers&nbsp;<a href="/new-apartments/lily-by-mosaic-4-rosewood-avenue-broadbeach">Lily by Mosaic</a>&nbsp;and&nbsp;<a href="/buildings/marella-146-surf-parade-broadbeach">Marella&nbsp;by Mosaic</a>&nbsp;in the area, after previously completing Bela and Dawn nearby.

Mosaic's next Gold Coast development to hit the market will be <a href="/new-apartments/sophia-by-mosaic-1357-gold-coast-highway-palm-beach">Sophia by Mosaic</a>&nbsp;at 1357 Gold Coast Highway, Palm Beach. That will have 32 apartments designed by bureau^proberts.

The developer is also busy in Brisbane, preparing to launch <a href="/new-apartments/the-bedford-by-mosaic-16-30-prospect-street-kangaroo-point">The Bedford by Mosaic</a>, a site bought from Woolworths' development arm Fabcot, who had secured approval for 128 apartments.

Mosaic tweaked the plans, dropping the one-bedroom apartments and increasing the number three and four-bedroom apartments which is more akin to their development ethos. They're keeping the full-line Woolworths at street level.

On the site purchase, Monahan emphasised the long-term significance of the acquisition.

"This iconic site has been on our radar since 2016, known to many as a dormant opportunity burdened by years of challenges," Monahan said.

"After a thorough 12-month process, we are honoured to have been entrusted by Woolworths to bring this landmark site to life. It is a truly special location."&nbsp;

John Camilleri, the famous breeder of the legendary mare Winx, has continued his spending spree in the new development market on the Gold Coast.

Earlier this year, the Sydney-based breeder paid just over $30 million for Pacific Point, a 10-level apartment block, and a three-level duplex, from fellow racing identity, Aquis billionaire Tony Fung.

The 1,682 sqm site at 3464-3468 Main Beach Parade, <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a>, had been earmarked for a 48-level hotel with 580 rooms. Camilleri has already reworked the plans, now proposing a 40-level tower with 93 apartments.

He's emerged again on property records, swooping on another project.

He's spent $53.65 million on Garfield Terrace, the 1,500 sqm site that was pitched for AALTO, a luxury tower with 75 apartments.

<a href="/new-apartments/aalto-75-79-garfield-terrace-surfers-paradise">AALTO</a>, at 75-79 Garfield Terrace, was being developed by Sydney-based Weiya Holdings, the developer behind De-Luxe, the redevelopment of the Old Burleigh Theatre Arcade in Burleigh Heads.

AALTO launched in late 2022, and reportedly secured a flurry of sales including a $15 million penthouse that was bought by a local who works in the property industry.

The penthouse had been slated to have&nbsp;five bedrooms, its own cinema room, a gym, an indoor and outdoor kitchen, and a 15-metre swimming pool.

Locals had driven the majority of enquiry, selling agent Patrick Pancur said.

A series of setbacks however has meant there's been no site activity, with a builder never appointed.

The site sale is just shy of the <a href="/news/qld/first-look-ktq-sell-garfield-terrace-site-for-56-million-as-demand-soars-for-gold-coast-beachfront-sites">$56 million secured by Peggy Glannery's KTQ</a> for its 2,025 sqm site just down the street at 27 Garfield Terrace.

Camilleri has emerged yet again on property records, swooping on another failed project.

Developers are continuing to spend considerable money on prime beachfront development sites in the Gold Coast.

The biggest settled site sales so far this year have been on the Surfers Paradise dress circle, where KTQ received approval for Seren, a mixed-use, luxury hotel and branded residence building at 27 Garfield Terrace.

They sold that 2,025 sqm site, with plans for 60 hotel rooms and 60 luxury apartments above, starting at 350 sqm, for $56 million to a company linked to Hong Kong interests.

Sydney developer Luxcon also has offloaded the building Seabreeze, on a 1,011 sqm at 63 Garfield Terrace where they were planning Escape, a 35-level tower with 31 whole-floor apartments. Winx breeder John Camilieri paid $37 million for the site.

Sydney billionaire Sam Arnaout's Iris Capital still holds 900 sqm and has <a href="/news/qld/iris-capital-secure-garfield-terrace-apartment-approval">approved plans</a> for a 38-level, 51-unit tower.

Colliers Gold Coast notes there has been no sign of a decline in site values, underlining the strength and confidence in this sector.

The appetite for luxury, owner-occupied properties in sought-after beachside locations continues to underpin the region’s market activity, demonstrating that the allure of the Gold Coast remains undiminished.

Leading Australian development and construction group ALAND has taken over another development site from Jean Nassif's disgraced Toplace.

A few weeks after announcing it would be <a href="/news/nsw/aland-to-deliver-final-three-buildings-in-toplaces-skyview-apartment-development-in-castle-hill">developing the final three towers</a> in Toplace's five-tower Castle Hill development Skyview, Andrew Hrsto's <a href="/developers/aland">ALAND</a> has swooped on 189 Macquarie Street in the heart of <a href="/developments/parramatta-nsw">Parramatta</a>.

The $100 million deal for the 5,213 sqm site is ALAND's&nbsp;largest individual property acquisition since the company was founded in 2002.

Plans had been for two 54 and 41-level towers, however ALAND is now scaling back those plans, instead opting for two 30-level towers with 425 apartments, 1,550 sqm of communal open space, 317 sqm of retail floor space, and 715 public and 389 resident parking spaces

Woolworths development arm, Fabcot, had secured approval for an impressive shoptop housing development at <a href="/new-apartments/the-bedford-by-mosaic-16-30-prospect-street-kangaroo-point">25 Ferry Street</a>, with 128 two and three-bedroom apartments located above a full-line Woolworths, BWS, and a cafe.

The apartments, across a 16-level building, will have city and river views.

<a href="/developers/mosaic-property-group">Mosaic</a> Founder and Managing Director, Brook Monahan, emphasised the long-term significance of the acquisition.

Troy Linnane, Residential Development Sites Director, noted that development-approved sites of this scale are very rare, particularly in Kangaroo Point, one of Brisbane's most sought-after riverside suburbs, which led to strong interest in the site from local developers.

True to Mosaic's unique end-to-end business model, the company will oversee the entire development process—from detailed design and construction to long-term asset management.&nbsp;

Since 2012, Mosaic has completed over 65 developments valued at well over $2 billion, with an additional $2 billion currently in its pipeline.

Mosaic secures landmark Kangaroo Point development site from Woolworths

Development giant ALAND has stepped in to complete the construction of the final three buildings in Toplace's besieged Castle Hill apartment development, Skyview.

Two buildings in the five-building development at 51-53 Old Castle Road have been completed. The third is around 80 per cent complete, while buildings four and five are yet to come out of the ground, but the basement levels have been dug. <a href="/developers/aland">ALAND</a> will be rectifying any potential defects in the existing shared basement.

ALAND has been appointed following a comprehensive process by receivers KordaMentha to determine the pathway for the completion of the development. ALAND will now work closely with the Building Commission NSW to complete the construction of the Castle Hill complex.

Sekisui House Australia has expanded its development pipeline with the acquisition of a two-hectare site in North Kellyville.

They've spent $17 million on 167 Foxall Road, a site not far from Woolworths Kellyville and North Kellyville Public School. The expectation is they'll be producing another community-focused, multi-residential development.

The final stage will add three new Rothelowman-designed buildings, two residential buildings with 209 apartments, and a third for communal facilities.

<a href="/developers/sekisui-house-australia">Sekisui House Australia</a> has also committed $5 billion to the redevelopment of <a href="/new-apartments/melrose-central-melrose-park-33-hope-street-melrose-park-nsw-2114">Melrose Park</a>. This year, plans for stages five and six of this masterplan were submitted, with the project expected to ultimately deliver 5,500 homes.&nbsp;

The company recently celebrated 15 years in Australia.

Sekisui's pipeline also includes a <a href="/news/nsw/sekisui-buy-st-leonards-development-site-for-waterstone-apartments">significant site in St Leonards</a>, which was acquired for over $110 million and includes approved plans for 230 apartments across five four to eight-level buildings, as well as a central north-south 'green spine' which will feature a swimming pool area.

Adelaide’s most expensive-ever single-home parcel is part of a $50 million-plus sale of a North Adelaide mega-site that will become a new multi-residential development.&nbsp;

The 1.9-hectare site, which comprises 12 separate allotments across multiple titles with frontages to Ward, Jeffcott and Archer Streets and Wellington Square, was bought by a syndicate of four buyers, the most notable being Genworth Group, well known for&nbsp;custom-built homes in North Adelaide.

The buyers plan a mix of single-home developments, low-rise apartment towers, and potentially some townhouses and build-to-rent apartments.

The site was offered with vacant possession. It comprises the Lutheran Church in Australia’s national headquarters and includes a residential college, apartments, hostel rooms and townhouses, an office building, refectory, library, vacant development sites, and the State Heritage-listed Hebart Hall on Jeffcott Street, punctuated by its striking clock tower.&nbsp;

“This was a once-in-a-century opportunity for the Adelaide market,” James Juers of McGees Property, who sold the site,&nbsp;said.&nbsp;

Genworth Group acquired multiple parcels.&nbsp;

“We're working on plans and working through our feasibilities now,” Genworth Group's Chris Diamantis said.

Diamantis said they're&nbsp;probably looking at four different projects in a way that they cater for a variety of demographics.

"We’ll be doing a very large private super high-end residence, as well as build-to-rent - probably two smaller towers with 25 to 30 apartments - we also might do some townhouses for downsizers, and possibly retirement living.”&nbsp;

“I've done lots of business in North Adelaide, and I know it intimately. I also know quite a lot of the residents of North Adelaide who dealt with over the last 36 years. &nbsp;I've got a very good idea of what North Adelaide needs, and that's what we're trying to cater for.&nbsp;

“We're really looking forward to developing the land and coming up with something &nbsp;that I think North Adelaide is screaming for, really.”&nbsp;

The site has been associated with education uses since 1854 and the early days of &nbsp;South Australia. The United Evangelical Lutheran Church in Australia purchased the site in 1922 and established it as Immanuel College. The college moved to Novar &nbsp;Gardens in 1957, and the North Adelaide site over time became the church’s main tertiary education institution, providing education and accommodation to pastors, &nbsp;teachers, church workers and volunteers through the Australian Lutheran College.&nbsp;
