Sydney developer ALAND has sold the last of its 289 apartments at Carson on the Park in St Marys, just as the project reaches completion.

The $170 million masterplanned community, the first of its kind in St Marys, sits on a one-hectare site in the heart of the town centre and contains a mix of one, two and three-bedroom apartments across four eight-storey buildings.&nbsp;

With prices ranging from $495,000 for a one-bedroom apartment to $722,500 for a three-bedroom apartment, the project has attracted interest from buyers across Greater Sydney with over 50 per cent sold to first-home buyers and 41 per cent sold to investors.&nbsp;

ALAND Chief Executive Officer George Tadrosse says the positive response to Carson on the Park vindicated ALAND’s commitment to build affordable, quality housing in areas of high growth and comes at a time when Australia faces an acute shortage of new housing.&nbsp;

“When we announced the project in July 2022, we quickly sold over 100 apartments off-market and continued to see strong demand right up until completion. To see that amount of interest, particularly from first home buyers, is proof that we’re delivering homes that people want,” he said.&nbsp;

Ophira <a href="/new-apartments/palm-beach-qld-4221">Palm Beac</a>h comprises just seven full-floor apartments and a sprawling two-level penthouse.

Each full-floor residence will span between 290 sqm to 317 sqm, including balconies with uninterrupted ocean views. They will have three ensuited bedrooms, display wine storage, and a scullery off the kitchen.

Luxury Palm Beach apartment development Ophira races to 50% sold

<a href="/developers/aniko-group">Aniko Group</a>’s debut Chevron Island apartment development Orama has generated over $100 million worth of sales, prompting the builder developer's own construction arm to kick off the build.

The $135 million development with 102 apartments on Weemala Street has proven popular with local owner-occupiers and downsizers.

The remaining two-bedroom apartments at Orama range from $995,000 to $1.45 million while the three-bedroom skyhomes, which start from $1,995,000, offer panoramic views over the central <a href="/new-apartments/gold-coast-qld">Gold Coast</a> skyline.&nbsp;

Sales Director of Aniko Group, Peter Malady says that Orama is a rare and incredibly attractive proposition for buyers in today’s off-the-plan property market, and its significant interest is a testament to this.&nbsp;

“Market demand in the prestigious precinct continues to be bolstered by local downsizers seeking a more maintenance-free lifestyle in a village community, with the majority of the purchases coming from locals from <a href="/new-apartments/chevron-island-qld-4217">Chevron Island</a>, or within a five-kilometre radius," Malady says.

Aniko secure over $100m in sales at Orama Chevron Island apartment development as construction kicks off

Hirsch &amp; Faigen are fast approaching sell out of their third Gold Coast apartment development, <a href="/new-apartments/yves-mermaid-beach-7-9-mermaid-avenue-mermaid-beach">Yves Mermaid Beach</a>.

Just two two-bedroom apartments remain in the <a href="/new-apartments/mermaid-beach-qld-4218">Mermaid Avenue development</a>, after the penthouse and sub penthouse sold for $6 million and $5 million a piece over the Christmas period.

Both were snapped up by locals, Hirsch &amp; Faigen's Sales Director Matt George says. Local demand has been a consistent theme over the last 12 months, according to George.

Completion of the 146 Rothelowman-designed apartments is slated for later this year, with tier one builder Hutchies handling the construction.

The final four-bedroom sub-penthouse which fetched $5 million features open-plan living areas and spacious balconies overlooking the Pacific Ocean. A Melbourne investor purchased the other sub-penthouse last year.

The $6 million penthouse has its own private terrace and 335 sqm of interior living space. It has four bedrooms, a study, four and a half baths, and three car spaces. It offers a sought-after northeast view of the Pacific Ocean and the Gold Coast city skyline.&nbsp;

The resident amenity in Yves include a&nbsp;state-of-the-art gym with a sauna, and a pool.

The two remaining apartments at Yves, both with two bedrooms, start from $1.25 million.

Matt George says there's been more enquiry in 2023 than there was in 2022, which is a promising sign for the Gold Coast apartment market.

George still has the final piece of the puzzle at Hirsch &amp; Faigen's <a href="/buildings/emerson-kirra-100-musgrave-street-coolangatta">Emerson Kirra</a> development, the $10 million penthouse, to sell before calling that a sell out. There's a few interstate parties interested.

The Melbourne developer's first <a href="/new-apartments/gold-coast-qld">Gold Coast apartment development</a>, Hemingway at <a href="/new-apartments/palm-beach-qld-4221">Palm Beach</a>, recently settled with a 100% settlement rate.
