Developer Kervale has seen a strong uptake in both of their off the plan, under construction apartment developments in Bayside Brighton.

They've achieved the milestone 50 per cent sold status at their ESSENCE project, the $25 million worth of sales primarily driven by rightsizers, and their more affordable project Mode de Vie.

Both projects are currently under construction, with neither requiring a set amount of pre-sales due to Kervale being a privately-funded developer.

Kervale Managing Director Rob Moolman says the ability to see the project out of the ground and that it isn’t a waiting game has been a key deciding factor for some buyers.

“Confidence is everything in this market and buyers are hesitant to buy off the plan if they don’t know who is building their future home, or what the timeline looks like," Moolman says.

"Buyers want the confidence that their home will be delivered as promised and this is becoming more evident in the current economic climate.”

Mode de Vie,&nbsp;located in and around Brighton's bustling community and shopping streets,&nbsp;offers a more affordable entry into the Brighton market compared to both ESSENCE and other competing Brighton apartment developments.

There's extensive customisation opportunity at Mode de Vie, something which Moolan says is very rare.

“We believe that it is very rare to find an apartment where you can customise a residence to such an extent, at such an attainable price point, with such a strong environmental focus,” Moolan says.

There are a number of energy efficient features at Mode de Vie, including&nbsp;electric vehicle chargers, solar panels and a battery backup pack, which will lead to significant savings for the purchaser in the long term, and allow owners to charge their EV vehicles from solar power.

On the other end of the spectrum, the penthouse within ESSENCE is one of the suburb’s most expensive apartment sales to date, selling for $10.2 million to someone currently living in Hawthorn.

“Even with the increased price tag, the people buying in ESSENCE are also looking for a connection to a thriving shopping strip, communal amenities that enhance their apartment living, and spaces that enable them to express themselves," Moolman added.

"We have two very unique projects on either end of the price scale and both are doing exceptionally well in the current market."

ESSENCE is due for completion in late 2023 and Mode De Vie is due for completion in the second half of 2024.

The final penthouse at Beach House by Andrews Projects has sold to an interstate buyer for $6 million after just three weeks on the market.

Herron Todd White Director Luke Nichols believes the sale is the highest price per sqm rate achieved for an apartment in Broadbeach. The sale of the 261 sqm apartment represented a price per sqm of nearly $23,000.

Nichols says the luxury residential sector is the strongest of any Gold Coast market, with the first half of 2023 continuing to see robust activity in in coastal suburbs like Broadbeach, Main Beach, and Mermaid Beach, indicating that the demand for prime positioned, avant-garde properties remains resilient, and is in fact growing.

“The main drivers in the prestige market continues to be lack of supply, particularly for unique properties such as Beach House, as well as buyer impatience with regards to building a home or buying an apartment ‘off the plan’ that won't be finished for some time - often years,” Nichols said.

“In many instances buyers have shown that they will pay a noticeable premium for luxury residences that are ready to occupy now. The Beach House apartment sale reflects this - it is available to move into straight away.”

The sale of the final Beach House residence marks the completion of the project that focused on prioritising space and offering high-quality amenities and finishes.

“Our vision for Beach House was to bring house-sized proportions into an apartment space; floorplans are functional and provide similarities to purchasers’ current homes, making the transition into sky living seamless,” said Andrews Projects Marketing Manager Sarah Andrews.

“We want every resident to say ‘I wish we did this sooner,’ and we’ve absolutely achieved this.”

Architects bureau^proberts handled the design of Beach House, incorporating the Andrews Projects signature traits of floor-to-ceiling glass and elegant curves.

The exterior sets the tone for the interior which optimises each apartment’s surrounding ocean views, assimilating a natural and&nbsp;organic aesthetic gained through liberal use of curved travertine that when paired back with soft timber accents, echoes the exterior form.

“The typical buyer in this prestige market is not as influenced by the 'ebb and flow' of the economic cycle or rising interest rates,” Nichols added.

“They are typically downsizing from a large family home with considerable equity, and don’t want a residence or holiday home that looks like most other properties, they are not interested in ‘cookie-cutter’ living.”

Andrews Projects set Broadbeach apartment record for Beach House penthouse

Lendlease and Mitsubishi Estate Asia’s luxury residential tower, One Circular Quay, has reached a new milestone, surpassing $1 billion worth of sales as construction powers ahead.

Since its exclusive off-market launch in late-2022, more than 50 per cent of residences have sold.

And as part of One Circular Quay’s off-market sales campaign, a state-of-the-art display suite has now been unveiled to prospective purchasers by invitation only.

Leading Sunshine Coast developer Cube Developments has achieved a near $75 million sell-out across its Bokarina Beach project Oasis.

Positioned with ocean views on the last remaining beachfront location on Bokarina Beach, Oasis makes up a collection of 56&nbsp;apartments with amenities including a lap pool, open air resident dining, a gym, an outdoor beach shower and lush gardens.

The boutique project sold 70 per cent of residences prior to officially hitting the market, totalling close to $50 million within a week of its soft launch.

Sunshine Coast apartment demand boom sees Cube approach $75 million Oasis, Bokarina sellout

Trackside House at Moonee Valley Park, the first track-fronting residential offering at the $2 billion redevelopment of Moonee Valley Racecourse, has generated around $100 million worth of sales within 11 weeks of its launch.

Developer Hamton, who is developing&nbsp;Moonee Valley Park in a joint venture along with superannuation fund Hostplus and in partnership with Moonee Valley Racing Club (MVRC), had a VIP waitlist of buyers who received early access to Trackside House in October last year.

The early success of Trackside House follows its neighbour and previous stage, Stonepine House, which is now over&nbsp;80 percent sold.

The two buildings, which share the same basement, have a combined end value of around $320 million and will be built together as part of a single contract. Icon has been appointed as builder, and construction will commence in May.

Trackside House was designed by architect Rothelowman and interior design studio Carr and continues with the biophilic theme of Moonee Valley Park.

The project is designed to be a neighbourhood within a park, with around half of the masterplan dedicated to botanical green parklands and open space, that prioritises the lifestyle benefits of living amongst nature.

“Melbournians are very loyal to the areas and communities in which they have grown up and raised families," Hameister said.

"There are very few premium offerings for downsizers in Melbourne’s inner north-west and we have sought to address that with Moonee Valley Park."

Hameister says the typical buyer in Trackside House has been an affluent local rightsizer.

"They are unaffected by the prospect of higher interest rates as they are cash buyers, selling a large home with little or no mortgage and after purchasing one of our homes, they have cash set aside to invest for retirement.

“All of our buyers at Moonee Valley Park have been drawn by the appeal of living within an extensive new parkland, just 6km from the CBD.

“Many of those buyers in Trackside House also have a connection to Moonee Valley Racing Club, which has been such an integral part of this local community for 140 years."

“The runaway success of Trackside House reiterates the importance of a unique point-of-difference that sets a project apart from commodity-style apartment projects, particularly in this current stage of the market cycle."

Some investors are coming back into the market,&nbsp;Hameister added, although noted that they are looking at the market differently, suggesting they are&nbsp;wanting to buy homes where there is a strong exit strategy to owner-occupiers

Moonee Valley Park launched to the market in August 2019, and has since delivered two completed residential stages as well as amenities including Tote Park and TOTE Bar &amp; Dining – with the first residents moving into their new homes in 2022.

A further stage will complete construction later this year.
