National developer Kokoda Property has secured two resident-friendly tenancies at its new Milton apartment development, The Ambrose.

They've leased the two retail tenancies at the base of the Cottee Parker-designed McDoguall Street tower to Ardo’s, City Winery’s innovative small-format wine bar concept, and Club Pilates, a fast-paced, 40 minute science-based workout destination.

They'll open in the 90 sqm and 100 sqm spaces later this year, with fitouts currently underway.

Colliers Queensland Senior Executive Retail Leasing Ishbel Jones said the tenancies will be a great retail boost for the area.

“The emergence of Milton as a popular precinct owes to it being a natural extension of the CBD and close to transport and entertainment, in immediate proximity to Suncorp Stadium," Jones said.

“Nationally, we are seeing a real scarcity for quality retail locations, with demand and enquiry from both local and interstate operators at a high."

The Ambrose was Kokoda's first development in Milton following their successful Chester & Ella project in nearby Newstead. Recently completed, The Ambrose comprises 175 apartments, a health and wellness centre, private dining spaces, and a rooftop with an infinity pool with views of the Brisbane CBD, Mt Cootha, and the Brisbane River.

Earlier this year Kokoda released the penthouses atop The Ambrose, the only apartments left for sale.

Colliers Queensland Executive Retail Leasing Chloe Lonergan said The Ambrose presented a great opportunity for retailers to be home part of the well-connected and densely populated suburb of Milton.

“Milton’s riverside is one of the highest density employment areas in Brisbane, benefiting from its close proximity to the CBD and accessibility, Milton is emerging as one of Brisbane’s fastest growing suburbs,” Lonergan said.

“The local community will be able to enjoy the popular Ardo’s winery, which has already established it’s success in the suburbs of Newstead, Hawthorne and Graceville.

“We look forward to seeing the ground floor come to life with the synergy of these tenants and watch the uplift of activity on McDougall Street unfold."

Kokoda are preparing to launch their next Milton apartment development, Ruby Ruby, less than metres away on Crombie Street. That will home 145 apartments across a 21-level tower, also designed by Cottee Parker.
