New apartments in PALM BEACH have been in vogue for the past five years.

Developers have turned their attention to beachfront sites, with most creating full-floor luxury apartments that cater not only to the Gold Coast’s most affluent buyers, but also to prestige property seekers from Sydney and Melbourne.

One segment that’s been largely overlooked, however, is the modern townhouse market. These types of developments are generally harder to come by, as townhouses are built outwards rather than upwards—requiring double-width, deep blocks to accommodate multiple homes.

Boutique townhouse developer Brique Projects has carved out a niche in this underrepresented space, having previously delivered successful projects in nearby Miami and the Sunshine Coast. In 2022, the developer secured an 840 sqm double block on Cypress Terrace, just 300 metres from the beach.

Following a comprehensive design phase in collaboration with Studio Workshop, Brique has recently demolished the original home and rear studio and officially launched Cypress Terrace—a collection of just five three-level townhouses.

The Design

Studio Workshop says the architectural form of Cypress Terrace draws inspiration from the natural beauty of the Gold Coast environment.

“Subtle timber cladding, reminiscent of the paperbarks and eucalypts of coastal bushland, is punctuated by bold geologic projections that echo the volcanic forms of Elephant Rock and Purling Brook Falls.”

They say the façade provides a thoughtful yet creative addition to the local streetscape. “The folded angular language on the street-facing elevation is a gesture to the mature gum tree on site that inspired the conceptual design, and this language repeats across each townhouse to provide a rich play of shadows, spatial variation and individuality for each dwelling.”

The founder of Brique Projects plans to retain one of the residences for herself, personally selecting the finishes and fixtures to create a home not only for future buyers—but one she could genuinely see herself living in.

The Homes

The homes have been designed with liveability front of mind, suiting both owner-occupiers seeking low-maintenance living and buyers looking for a lock-up-and-leave weekender.

Each of the five villas features three bedrooms, all located on the second level, along with a retreat-style secondary living area. The first level is dedicated entirely to the main living space, which includes an open-plan kitchen with a walk-in pantry, honed stone benchtops, and Miele appliances. This flows into a dedicated indoor dining area and a limestone-tiled alfresco courtyard for seamless indoor-outdoor living.

The ground floor offers parking for two vehicles, an additional courtyard, and internal lift access servicing all three levels.

The Location

Cypress Terrace is positioned in northern PALM BEACH, within walking distance of a number of lifestyle destinations including Burleigh Head National Park, Tallebudgera Creek, and the expanding PALM BEACH café and dining precinct.

The location also offers excellent connectivity, with easy access to major road links servicing both Coolangatta and the northern Gold Coast. Connectivity will be further enhanced by the upcoming G:LINK light rail extension, with the nearest proposed stop just 600 metres away on Nineteenth Avenue.

Future residents will also benefit from the nearby Villea PALM BEACH development by Abadeen, located on Mawarra Street. Alongside 69 apartments, the project will deliver a curated ground-floor retail precinct, likely to include a providore, café, and other boutique retailers.

The Developer

Brique Projects is a family-owned development company established in 2020. It is part of The Barclay Group, a family business that has contributed to the South East Queensland landscape since the 1950s.

With over a decade of experience in residential property development, Brique Projects is focused on delivering architecturally considered homes in lifestyle-rich, coastal locations. The company is committed to supporting local businesses, working with local consultants and trades to bring each project to life. Its first two developments are both just a short stroll from the beach.
