Mosaic Property Group has sold more than $180 million worth of apartments at its ultra-luxury Burleigh Heads beachfront apartment development, Josephine.

Mosaic has brought construction, through its in-house construction team, forward, after the significant uptake in the building of just 30 half- and full-floor apartments which are priced from $4.5 million up to $13 million.

Josephine, designed in partnership with EMK Architects from Waterloo in Sydney, is Mosaic’s fourth luxury beachfront address along Burleigh’s coveted Esplanade and its fifth in the suburb, reinforcing a proven pattern of accelerated sales and sustained strength built on trust in the Mosaic brand to continue delivering exceptional quality in one of Australia’s most tightly held coastal locations.

Mosaic’s Founder & Managing Director, Brook Monahan, said Josephine represents the most evolved expression of Mosaic’s coastal philosophy, shaped by years of consistent delivery and a refined understanding of what people truly seek in an ultra-luxury home by the ocean.

Released off‑market in late 2025, Josephine was quickly taken up by buyers who already understand and value Mosaic’s track record, long‑standing locals, many of them returning residents, alongside a measured cohort of investors drawn to Burleigh’s inherent scarcity.

Monahan said the early momentum reflects a pursuit of certainty that has always defined Mosaic’s model.

Mosaic’s first address on The Esplanade, Florence by Mosaic, was named 2025 UDIA Queensland Project of the Year, while Isabel by Mosaic, now sold out, is scheduled for completion later this year.

Josephine’s build start continues a sustained period of construction momentum for Mosaic, which delivered six luxury projects across Brisbane, the Gold Coast and the Sunshine Coast in 2025, collectively valued at $850 million and comprising 536 new homes.

Including Josephine, Mosaic now has six major projects under construction across Brisbane and the Gold Coast, representing nearly $2 billion in value and introducing more than 620 new homes to the market.

On the Gold Coast, Mosaic’s pipeline remains exceptionally strong, with Sophia by Mosaic in Palm Beach, Isabel by Mosaic in Burleigh Heads, and Madeline by Mosaic in Broadbeach both progressing toward full sell‑out as construction advances and demand for design‑led coastal residences continues to deepen.

Remaining residences at Josephine are priced from $4.5 million, with completion expected in mid‑2028.
