Developer&nbsp;<a href="/developers/rcorporation">R.Corporation</a>&nbsp;has launched the second and final tower in its mixed-use South&nbsp;Melbourne&nbsp;precinct.

The majority of the 456 apartments in the 31-level&nbsp;<a href="/buildings/r-iconic-south-melbourne-259-normanby-road-south-melbourne">R.Iconic</a>&nbsp;tower—designed by&nbsp;<a href="/architects/plus-architecture">Plus Architecture</a>— have sold, with just a handful of premium residences and townhouses remaining.

Tian An quickly sells 25% of apartments in North Village, Auburn, following successful launch

New apartments in Palm Beach have been in vogue for the past five years.

Developers have turned their attention to beachfront sites, with most creating full-floor luxury apartments that cater not only to the Gold Coast’s most affluent buyers, but also to prestige property seekers from Sydney and Melbourne.

One segment that’s been largely overlooked, however, is the modern townhouse market. These types of developments are generally harder to come by, as townhouses are built outwards rather than upwards—requiring double-width, deep blocks to accommodate multiple homes.

Boutique townhouse developer <a href="/developers/brique-projects">Brique Projects</a> has carved out a niche in this underrepresented space, having previously delivered successful projects in nearby Miami and the Sunshine Coast. In 2022, the developer secured an 840 sqm double block on Cypress Terrace, just 300 metres from the beach.

One Oval is a&nbsp;key component of the Subiaco East Masterplan by DevelopmentWA, the Western Australia State Government’s central land and development agency, which aims to rejuvenate 35 hectares of land surrounding Subiaco Oval, the former Princess Margaret Hospital, and Mueller Park.

The masterplan envisions creating a vibrant, inner-city village that respects the area's rich heritage while introducing new residential, commercial, and public spaces to meet the needs of a growing population.

One Oval will include two distinctive residential buildings with dynamic tiered heights of 36 and 26 levels on Lot 1, and 11 levels on Lot 2. The towers will home 342 one, two and three-bedroom apartments,&nbsp;400 sqm of retail at ground level, and a strong focus on wellness amenity and community connection.

Tian An LFD is one of Australia’s longest-standing listed property developers. Formerly known as Port Bouvard, it was listed on the ASX in 1985. Since then, it has grown into one of the country’s most successful residential developers, with projects across both the east and west coasts.

The company is backed by Hong Kong-listed Tian An China Investments Company, which has delivered over 1.7 million sqm of commercial and residential space in China since 2013.

It’s been 15 long years since the former Balmain Leagues Club was open to the public.

The large 7,330 sqm Victoria Road site has grown progressively more derelict since the doors to the former club shut back in 2010.

It’s been seven years since the first redevelopment was mooted, and following a recent change in ownership, the former club is now set to become the hub of Rozelle once again.

Sydney developer PERIFA has taken the development reins, securing the site from former landowner Heworth.

PERIFA is part of the Versatile Group of companies, which counts construction firm Versatile Construction among its businesses. They’re set to bring something completely different to what has come before on the Balmain Peninsula.

<a href="/new-apartments/rozelle-village-rozelle-152-victoria-road-rozelle-nsw-2039">Rozelle Village</a> is being delivered in partnership with Mitsubishi Estate Asia and will become the go-to destination in the area for both residents and locals. The mixed-use precinct will not only be home to around 150 one-, two-, and three-bedroom apartments, but also feature a fully activated ground plane with extensive hospitality venues and retail spaces.

A new club will replace the old Balmain Leagues Club. The public plaza will include a range of new food and hospitality venues, a community art studio, and a retail precinct anchored by a full-line supermarket — a first for the peninsula.

The apartments will be spread across three interconnected buildings designed by Studio SC, with interiors by SJB.

Fabrizio Perilli, Co-Founder and Managing Director of PERIFA and Versatile Group, says the project marks a pivotal moment for Rozelle and the Balmain Peninsula.

PERIFA to create new inner west hub as buyers get first chance to buy at Rozelle Village

Respected builder-developer DASCO has unveiled its highly anticipated Danks St District, set to become the largest and most design-focused residential and retail village in the heart of Waterloo.

DASCO, a family-run company founded over three decades ago by Daniel and Salim Nicolas as a construction and design firm, secured the large disused 1.7-hectare site on the corner of Bourke, Young, and McEvoy Streets in 2023.

They have now launched the first stage of the precinct. The precinct comprises the delivery of six new residential buildings, and later the restoration of two heritage-listed structures: the 1922 Pumping Station and the 1935 Valve House.

The new buildings, designed by Bates Smart, MHNDU, Fieldwork and Richards and Spence, vary in size and density—from a stepped 20-level tower with terraces adjacent to a new park, to a boutique six-level plaza building with just 23 apartments. The architecture pays homage to Waterloo’s industrial past through expressive brickwork and sculptural form.

The first release, Bourke Street Residences, features a mix of one, two, and three-bedroom apartments, designed by MHNDU in collaboration with Melbourne-based landscape architect Fieldwork.

The sculpted building draws inspiration from the site's natural environment and existing heritage structures, blending old and new in a refined, contemporary form.

Residents of Bourke Street Residences will also enjoy private amenities, including a rooftop garden with city views, a sheltered barbecue area, an outdoor gym, and a soundproofed music room.

DASCO CEO Michel Najjar said Danks St District presented an opportunity to deliver a landmark lifestyle community that benefits from the highly desirable Redfern and Surry Hills villages. He said the project will be extremely popular with owner-occupiers, investors, and tenants.

Danks St District will no doubt draw attention from the likes of Redfern and Surry Hills with its communal gardens and central plaza filled with retail and dining spaces.

DASCO, an iCIRT-rated builder-developer, has also secured the highly sought-after Latent Defects Insurance policy from Resilience Insurance. The insurance, which can only be taken out by the developer and not the property owner, protects homeowners from major structural or waterproofing faults for 10 years post-completion.

DASCO co-director Daniel Nicolas said Sydney’s housing crisis has highlighted the desperate need for a stronger pipeline of projects that will help alleviate rapidly increasing rents and provide a greater diversity of housing within the inner city. He noted that "research shows inner-city approvals have plummeted to record low levels in recent years and new project releases and completions have also stalled."

He added, "All the metrics indicate there is a dire problem with low vacancy rates and soaring rents. Net overseas migration figures have returned to pre-COVID levels and the demand for quality residential living, particularly in this location, remains as high as ever from students, singles, couples, and young families."
