WINIM is set to launch its Parnell House Penthouses in Newcastle this month, atop a new 46-room luxury hotel.

Designed by SDA Architects and MXM Design in collaboration, the twin penthouses, priced at $10 million and $14 million, occupy the entire rooftop of the boutique hotel, Parnell House.

Parnell House will reside within a celebrated heritage building at 21 Parnell Place, the former Newcastle Beach Hotel, artfully re-imagined. Alongside the luxury accommodation is a café, bar, restaurant and wellness spa.

The $10 million, three-bedroom penthouse will have 191 sqm of internal living space and 78 sqm of terraces, while the adjoining four-bedroom penthouse will have 245 sqm internally and 123 sqm of terraces.

Leading hospitality and management company EVT, which&nbsp;currently manages 80 hotels and 12,000 rooms across Asia Pacific with brands such as QT, Rydges, will operate the hotel.

According to a March report by CoreLogic, high-end home prices have been on the rise in Newcastle since the pandemic. There's been a string of multimillion-dollar sales over the past 12 months, including a city penthouse apartment for $8.5 million in The Royal Apartments building on King Street.

$30 million penthouse listed atop Greenland Centre on Hyde Park 

Renowned Sunshine Coast developer Cube Developments is down to its last remaining penthouse at its under-construction Bokarina Beach apartment development, Oasis.

The two-level penthouse, priced at $5.6 million, spans 242 sqm internally and more than doubles in size given the generous amount of terracing and a private rooftop which takes the total space to well over 500 sqm.

Cube Developments' interior designer Sarah Busch spoke of the subtle yet elegant design choices within the penthouse, featuring soft and neutral tones that complement the expansive views.

The penthouse extends onto a private landscaped rooftop terrace complete with a pool, custom joinery with BBQ, kitchen garden and zoned entertainment seating spaces. 
 
The penthouse includes a large glass surround fireplace, with meticulously considered joinery designed to appear closer to an art piece addition. The kitchen features an integrated fridge, Smeg appliances, and a full suite of laundry appliances tucked away in a dedicated laundry space.

An elevated and private home office ensures future residents will be able to work from home with ease.

Buyers of the penthouse also have the option to add a window covering package, adding to the convenience and comfort of their new home.

At the time of the purchase of the Kombi Street site, Cube Director Scott Juniper said the 3,215 sqm block, located between Caloundra and Mooloolaba and adjacent to <a href="/buildings/the-terraces-at-bokarina-beach-corner-lake-kawana-boulevard-birtinya-boulevard-birtinya">Bokarina Beach</a>, was earmarked for a six-level apartment building of up to 75 apartments.

But Juniper wanted to go the other way, planning something more boutique which would offer a point of difference to the other developments in the masterplan.

“Four of the six sites nearby are under construction and are quite large scale, large built form projects, some with over 100 units,” Juniper said, adding that those developments will have ground floor activation.

“We’re looking to go boutique, with larger format units, and really build to the strength of what Bokarina Beach has become,” Juniper said.

The other five two-level penthouses have been snapped up, with buyers ranging from locals to those from Brisbane, Sydney and even Singapore.

One last penthouse remains available in developer <a href="/developers/mirvac">Mirvac</a>'s popular Newstead apartment development,&nbsp;<a href="/new-apartments/isle-waterfront-newstead-by-mirvac-57-skyring-terrace-newstead">Isle</a>, located within the ASX-listed developer's $1 billion Waterfront Newstead community.

Spanning an expansive 245 sqm, Pavilion 2203 boasts four bedrooms and three bathrooms, accompanied by three car parking spaces.

The apartment features an open-plan living area connected to a spacious balcony, offering residents views of the surrounding area from its position on the 20th floor.

Isle is the third apartment building Mirvac has underway at its $1 billion Waterfront Newstead community, joining the 25-level <a href="/new-apartments/quay-waterfront-newstead-57-skyring-terrace-newstead">Quay</a> and the build-to-rent development LIV Anura, which is being delivered in partnership with the Queensland Government.

The development comprises a total of 135 residences across 25 levels, including one, two and three-bedroom apartments, expansive three and four-bedroom pavilions and four-bedroom penthouses, which sit across half a level.

The increasing buyer demand for apartments offering a connection to nature and emphasis on wellness has influenced the design of Isle.

"We are seeing a rise in demand for premium, well-located, larger and higher specification apartments from owner-occupiers, which is what Isle will respond to - with everything from one-bedroom apartments to four-bedroom penthouses,” Mirvac's Head of Residential, Stuart Penklis said.

Michael Wiener, <a href="/architects/mirvac-design">Mirvac Design</a> Director, expressed that the design inspiration for Isle was to create a "resort in the sky."&nbsp;

Upon completion, residents will have access to a range of amenities, including the rooftop Isle Resort, which features a heated infinity-edge pool, sauna, magnesium spas, wellness rooms, yoga lawn, BBQ areas, and a private dining room.

Additionally, the Isle Lounge on Level 2 will serve as a communal space for meetings and work, while a resident-only fitness centre will be fully equipped for cardio and training.

The $212 million Isle Waterfront Newstead, which will create a lush new green heart of more than 10,000 plants and additional public parkland in the riverside suburb, has commenced construction.

A two-level penthouse apartment at Chapter Two Group's Holm Rainbow Bay development has sold for $4.5 &nbsp;million, setting what is believed to be a new record for a non-beachfront development.&nbsp;

The penthouse at <a href="/new-apartments/holm-rainbow-bay-44-50-eden-avenue-coolangatta">Holm</a> on Eden Avenue was bought by a <a href="/new-apartments/sydney-nsw">Sydney</a> buyer amid strong interest in the project, which has recently topped enquiry and sales for the southern Gold Coast region.&nbsp;

The penthouse will feature three bedrooms, two decks, and a rooftop&nbsp;terrace with outdoor dining and spa.&nbsp;

<a href="/developers/chapter-two">Chapter Two</a>&nbsp;Director Jon Quayle said the sale was believed to be the highest square metre rate achieved for a non-waterfront or front row apartment in the sought-after enclave. The 246 sqm apartment represented an internal price per sqm of $24,590.&nbsp;

“Taking opulent living to new heights, Holm has already beaten sale records and is attracting great interest from both local and interstate buyers,” Quayle said.&nbsp;

“The southern <a href="/new-apartments/gold-coast-qld">Gold Coast</a> is a highly sought-after location, and our Sydney buyer recognised the outstanding opportunity to purchase a new, luxury penthouse off the plan in a superb location at Rainbow Bay."

Holm has recently been ranked by Urbis as the number one selling project south of Burleigh.

Rainbow Bay penthouse sold for record price per sqm

Renowned Perth developer Edge Visionary Living&nbsp;is witnessing an unprecedented surge in penthouse sales across its luxury waterfront apartment portfolio in Western Australia.&nbsp;

Within the past quarter alone, <a href="/developers/edge-visionary-living">Edge</a>&nbsp;has seen remarkable traction with the sale of two sub-penthouses and three penthouses, collectively valued at $36 million.

The highest sale came from their&nbsp;<a href="/developments/scarborough-wa-6019">Scarborough</a>&nbsp;apartment development&nbsp;<a href="/new-apartments/the-dunes-beachfront-residences-scarborough-1-reserve-street-scarborough-wa-6019">The Dunes Beachfront Residences</a>, where they secured a $12.5 million buyer for the 809 sqm penthouse crowning one of the two beachfront buildings, setting a new residential price record in the process.

The Dunes Beachfront Residences was the first of the award-winning company’s oceanfront developments launched last year.

The project is a collection of 223 two and three-bedroom luxury apartments, sub-penthouses, and penthouses. The project will comprise two boutique buildings, each with around 115 residences.

Edge has Tier 1 builder Roberts Co engaged to construct The Dunes, with completion slated for October 2025.

Edge also saw success at&nbsp;<a href="/new-apartments/broadway-on-the-bay-crawley-168-broadway-crawley-wa-6009">Broadway on the Bay</a> in <a href="/developments/crawley-wa-6009">Crawley</a>, where they sold the 337 sqm riverfront penthouse for $8.22 million. Broadway on the Bay, another project which is expected to complete in late 2025, has just 21 apartments across eight levels on a prime 1,413 sqm block at 168 Broadway.

Not to be left out of the penthouse surge, their Mindarie beachfront project <a href="/new-apartments/claytons-mindarie-beachfront-mindarie-50-alexandria-view-mindarie-wa-6030">Claytons</a> also saw a record breaking sale. The 274 sqm penthouse sold for $3.052 million.

The recent North Sydney Council approval to add another level to Central Element's Neutral Bay apartment development, Pienza, has made way for the release of seven more apartments at the in-demand development

Dubbed the Palazzo Collection, the limited collection introduces two new levels of seven two and three-bedroom penthouse-proportioned residences.

Retail and dining options have also been incorporated into Pienza, with the ground plane reactivated with two levels of commercial space, housing five retail spaces.

The construction of Pienza is currently underway with the renowned builder, <a href="/builders/richard-crookes-constructions">Richard Crookes Constructions</a>, with expected completion in early 2025.
