Sydney’s apartment market is entering a new era of design ambition and buyer confidence. With construction pipelines stabilising and population pressures intensifying, 2026 is shaping up as a year defined by carefully curated, design-led projects that respond to both market demand and evolving lifestyle expectations.
From harbourside precincts to revitalised urban centres, the next wave of development reflects how Sydney is reimagining density—prioritising liveability, sustainability, and long-term quality. Many of these projects are backed by developers with proven track records and strong financial credentials, signalling a more mature and resilient off-the-plan landscape.
Here are ten of the best developments to watch in 2026.
What: Kings Bay Village

Deicorp’s $1.8 billion Kings Bay Village will be one of Sydney’s largest mixed-use precincts to commence construction in 2026, marking a defining moment in the transformation of the Parramatta Road corridor. The three-hectare State Significant Development will deliver 1,185 new homes, including 218 affordable dwellings for essential workers, along with 6,500 sqm of public open space and 14,700 sqm of retail and commercial areas.
Deicorp recently broke ground alongside joint venture partner Metrics Credit, with an estimated three-and-a-half-year construction program. Positioned minutes from the future Five Dock Metro Station, Kings Bay Village aligns with the NSW Government’s housing and infrastructure priorities, contributing more than 23 per cent of Canada Bay Council’s 2029 housing target of 5,000 homes.

Time & Place’s redevelopment of The Chimes is one of the most notable renewal projects in Sydney’s inner east. Expected to launch in 2026, the project will replace the ageing existing building with a $100 million SJB-designed apartment development comprising 34 residences across 12 levels, above new ground-floor retail on Macleay Street.
SJB’s design responds to Potts Point’s layered architectural character, balancing contextual integration with a strong sustainability focus. The project will replace 80 former studio apartments with larger dwellings, predominantly three-bedroom layouts, to meet rising demand for quality owner-occupier housing.
Resident amenities will include two lap pools, an outdoor gym, and shared communal spaces. Bridge Housing Limited will manage the affordable housing component for at least 15 years under a planning uplift provision.

Longstanding developer Ceerose has revealed its upcoming harbourside development, Belgravia Potts Point, a rare new development on the tree-lined Victoria Street.
Ceerose, founded by Edward Doueihi in 1998, snapped up the Victoria Street site in 2022, near the famous restaurant The Butler. They commissioned Koichi Takada Architects to design the striking building that will home a mix of two-, three-, and four-bedroom apartments.
In the design statement submitted to the City of Sydney Council, Takada said the architecture is taking inspiration from the existing streetscape, while providing something refined and contemporary to the area.
"This proposal takes cues from neighbouring properties on historic Victoria Street and sits modestly within the streetscape context," the submission said.
"The attractive, modern design employs a simple material palette and clean, unassuming forms to create a building that enhances and highlights the site."
SRM Residential will launch the project in the new year.
Where: St Leonards

Developer-builder DASCO has acquired a prime 5,874 sqm site within the emerging St Leonards South precinct, where it plans to deliver three 14-storey towers comprising 231 dwellings, including apartments, double-storey townhomes, and penthouses.
DASCO is already active in the area, currently building The Newlands by Eterno and Elation by New Golden.
“This milestone reflects our continued commitment to shaping vibrant communities and delivering enduring places to call home,” DASCO said, confirming it will again partner with Metrics Credit.
The company is also progressing two major developments: Senso in Epping and Danks Street District in Waterloo.

Who: Billbergia
Billbergia will launch the first stage of Concord Central, a major precinct comprising 1,400 dwellings across eight buildings, delivered with joint venture partner Metrics Credit Partners.
The State Significant Development Application for the 3.14-hectare site at 1 King Street, adjacent to Concord West Station, includes plans for a new civic plaza with retail and commercial spaces. The proposal, lodged in October, has evolved from an earlier 2024 scheme for 700 apartments across 10 towers. Building heights now range from six to 37 storeys.
According to the Scoping Report by Ethos Urban, the project aims to integrate commercial, retail, and residential uses while improving connectivity and public access to transport.
GroupGSA has led urban design and masterplanning, with input from Fitzpatrick Partners, Lachlan Seegers, and Carter Williamson. The indicative masterplan prioritises open space, view corridors, pedestrian permeability, and more than 5,000 sqm of public realm.
What: Cascade, Rhodes Central

Who: Billbergia
In 2026, Billbergia will progress the final stage of its $3 billion Rhodes Central masterplan, bringing the new town centre close to completion.
The final tower, Cascade, located at 23–25 Marquet Street, will deliver 361 new dwellings, including affordable housing and multi-generational apartments. The final stage will also deliver vibrant retail, activated public spaces, an upscale food and beverage offering, and an alfresco dining plaza.
Stage one of the masterplan delivered 568 apartments and the national award-winning Rhodes Central shopping centre. Stage two added 673 apartments above the new $85 million Rhodes Recreation Centre.
Where: Roseville

Aqualand will launch its new Roseville development under the Aqualand Prestige banner in late 2026.
The Larkin Street project will introduce 111 dwellings, including affordable housing, across two connected buildings of nine and ten storeys, above shared basement parking.
Wayne Xiong, Executive Director at Aqualand Prestige, said the Roseville projects “embody a broader social responsibility, creating a diverse, resilient, and connected community,” adding that the developments aim to provide high-quality, integrated housing that supports essential workers and local residents while addressing Ku-ring-gai’s housing pressures.
Where: Mosman

Abadeen will bring the most expensive residential development ever released in Mosman to market in 2026.
The project comprises three whole-floor residences positioned on a dress-circle site on Burran Avenue, just 50 metres from Balmoral Beach within Mosman’s Golden Triangle. Price expectations approaching $30 million would set new local apartment records.
Set on an elevated 550 sqm corner site at Burran Avenue and Stanton Road, the building has been designed to sit within Balmoral’s natural slope. A mix of stone and metal cladding, angular forms, oversized terraces, and full-height sliding doors strengthens the connection between indoor living and outdoor entertaining.
The team behind Abadeen’s Hampden Mosman project, including Reform Projects and Mathieson, has been retained to deliver the same level of craftsmanship. Construction will commence in early 2026.
Where: Chatswood
Who: Hyecorp
Hyecorp will launch its new Chatswood apartment tower in early 2026, introducing 125 residences on Archer Street near Westfield Chatswood.
The mix of one-, two-, three-, and four-bedroom apartments is designed to appeal to a wide range of residents, from singles and couples to families and investors.
Fuse Architects won the design competition, with jurors commending the proposal for its strong response to context, originality, and sensitivity to the broader Chatswood setting. Fuse noted that the area is shaped by its diverse community and its cultural significance as the home of the Gamaragal people.

Later in 2026, Hyecorp will launch its second Roseville project.
On a 9,370 sqm site fronting Roseville Avenue and Lord Street, the developer is planning 259 apartments designed by FK. The mix includes 117 two-bedroom (45%), 104 three-bedroom (40%), plus 28 one-bedroom and 10 four-bedroom residences.
Amenities for the nine-level building will include a wellness centre with a 15-metre pool and gym, a kids’ club, cinema, games rooms, and a residents’ lounge.
FK described the project as “a unique opportunity to create a new residential offering in Roseville, with its own sense of identity,” noting its emphasis on landscape integration, boutique apartment typologies, and high-quality communal amenity that fosters a village-like atmosphere in a predominantly low-density suburb.
What: Amalfi by ALAND

Who: ALAND
ALAND will launch its next major Gosford project, Amalfi by ALAND, in early 2026 as the developer continues to expand beyond its Western Sydney roots.
Following the successful sell-out of Archibald by ALAND, Amalfi will introduce more than 500 apartments and nearly 10,000 sqm of retail at 50–70 Mann Street, the former Frogys roller-skating site demolished in 2017. The development will deliver a “vibrant Mediterranean-inspired precinct” for the Gosford CBD.
The project includes three oval-shaped glass towers offering one-, two-, and three-bedroom residences, as well as a limited collection of four-bedroom Sky Homes. Above a commercial podium containing a supermarket, café, and destination restaurant, each tower will feature a residents-only rooftop pool.
Where: Castle Hill

Dubai-based developer Arada will make its official entry into the Sydney apartment market in 2026, beginning with a major project in Castle Hill.
With a $4 billion Australian project pipeline and its recent acquisition of tier-one construction firm Roberts Co, Arada will launch three residential buildings in the Hills Showground Station Precinct. The 1.1-hectare site fronts Fishburn Crescent, Carrington Road, and Middleton Avenue and will deliver 431 apartments.
Designed by Turner Studio with landscaping by Arcadia, the buildings are arranged around podium courtyards and shared communal spaces, ranging from eight to 20 storeys.
Turner Studio’s design report describes the project as a “highly liveable, connected, and inclusive residential community,” featuring rooftop terraces, shared indoor amenities, and new pedestrian links.
Where: Castle Hill
Who: The One Collection
Following significant progress on its Hurstville tower, Horizon Hurstville, which is due for completion in mid-2026, The One Collection is preparing to launch a new Castle Hill project next year.
Pending final approvals from the NSW Government, the developer is proposing 360 apartments near Castle Towers. While approval already exists for 280 apartments across eight six-storey buildings, The One Collection is seeking additional yield to accommodate more affordable housing in line with the NSW Housing SEPP, with 48 units designated as affordable.
The 15,697 sqm amalgamated site, spanning Dawes Avenue, Hughes Avenue, and Camdan Crescent, sits 550 metres from Hills Showground Metro Station.
According to Place Studio, “the existing context is rapidly transitioning from detached houses to residential flat buildings consistent with the Hills Showground Precinct planning framework.”
What: Gladesville Village

Diversified developer Third.i is targeting a 2026 launch for Gladesville Village, subject to planning approvals.
The precinct will transform an overlooked pocket of Sydney into a vibrant urban village with around 500 new one-, two-, and three-bedroom apartments. Located within Hunters Hill Council’s renewed Gladesville Village Masterplan, the project will deliver a much-needed revitalisation of a key town-centre site.
At its heart is 4,500 sqm of public open space, designed by Arcadia, featuring terraced gardens, play areas, and shaded seating to support community activity day and night.
What: Marlborough House

Time & Place is set for a busy 2026, as they also look to launch Marlborough House, pending approval of its State Significant Development Application, soon to be exhibited by the NSW Government.
The proposal seeks to adaptively reuse the historic David Jones warehouse and factory complex on Marlborough Street, built between 1914 and 1934, to create 150 New York warehouse-style apartments, including 26 affordable units.
The redevelopment aims to preserve the landmark building’s industrial character while introducing high-quality residential living to the heart of Surry Hills.
