Reform Projects has successfully delivered a boutique collection of oceanfront residences in one of the last development sites along the Manly beachfront.

The project of just six three and four-bedroom apartments is located at 138-139 North Steyne, at the quiet northern end of Manly Beach.

They were designed by Rob Mills Architecture and Interiors to take in as much of the ocean as possible, with a focus on indoor-outdoor living.

When the opportunity to purchase a prime site on Golden Four Drive was presented to burgeoning Gold Coast apartment developer Siera Property Group, their founder and managing director Brent Thompson knew it was an opportunity they couldn't pass on.

Thompson says the prime beachfront site offered the chance to create something which combined contemporary elements of luxury residential living with the nostalgia of visiting the beach as a child.

"When the opportunity to purchase&nbsp;<a href="/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">303 Golden Four Drive</a> was presented to us, we couldn't miss the opportunity to take such a special piece of land and design truly unique residences," Thompson says.

"It's quite unusual in the length of the site, so it's allowed us to create two per floor unique residences and because of that length it's given us the ability to open up each of the apartments to the views to the breeze," Cowle says.

"We're really taking a lot of elements if you like from residential design house design but bringing those into a unique apartment product."

The apartments in Pipis start from a generous 279 sqm and they each feature three bedrooms, three and a half bathrooms, and two car spaces.&nbsp;

From the direct lift access, the three bedrooms are located toward the western side of the apartment. The three bedrooms each have an ensuite, while the master has a walk-in wardrobe. Completing the western side of the apartment is a multi-purpose room, which is expected to be utilised as a cinema room or a home office.

The clever positioning of the bedrooms means as soon as residents enter the apartment from the lift and turn east, the apartment opens up to the kitchen, living and dining space. The living is the last point of internal space, which allows for uninterrupted beach views. The whole of the open plan space is wrapped in a balcony with a built-in barbecue kitchen.

"The design intent met the needs of our future occupants we wanted to understand who those occupants were likely to be and what was going to be important to them and you'll see that that really translates to the team that we've chosen to work with as well for the project being Ellivo," Thompson added.

As well as the beachfront, the proximity to some of the Gold Coast's most emerging neighbourhoods was a driving factor in Siera Property Group's purchase of the site.

"What we've seen over the last few years is this real emergence of cultural precincts and lifestyle amenity and that's what we're seeing on the southern end of the Gold Coast in particular Kirra which is only located five minutes south of Bilinga. There's all of these restaurants and hotels and cafes that are currently under construction."

Thompson also noted the walkway which connects all the way down from the Coolangatta border. That's now getting connected all the way through to Surfers Paradise in the north.

National developer&nbsp;GURNER™ has continued its push into luxury home builds, unveiling five ultra-luxury mega mansions inspired by mansions found in Los Angeles.

GURNER™, headed by Tim Gurner, is working with a select group of buyers to fully customise their homes.

The $35 million Huntingtower Place – located on Aramdale's dress circle Huntingtower Road, is the next evolution of&nbsp;GURNER™, which initially created some of the country's most striking apartment developments, and has expanded into luxury hotels, wellness clubs, the build to rent market, and now high-end, freestanding houses.

Huntingtower Place has been designed in collaboration between&nbsp;GURNER™ Design House and Wolveridge Architects. They feature&nbsp;softer tones, natural colours and an abundance of natural light, with seamless links between indoor and outdoor.

The crown jewel of the soon-to-launch boutique project is The Mansion, a four-bedroom, 4.5-bathroom, no-expenses-spared 1000 sqm plus residence, with an asking price around $14.5 million to $15.5 million, a price range dependent on inclusions.

It features six metre-high windows and ceilings, north-facing, which&nbsp;open up the views of the wraparound Los Angeles-inspired greenery and outdoor entertainment area.

The Mansion will feature a glass-encased sunken pool which will be viewable from the private wellness gym designed by the team behind GURNER's Collingwood wellness centre, Saint Haven. Outside will also feature a private chipping and putting green.

Inside there's a private bar and library area, executive study and retreat, and a 150 sqm master bedroom with a&nbsp;private living space with fireplace, large custom wardrobe,&nbsp;a double shower and bath, and an outdoor private spa and shower.

GURNER™ Design House is led by design director Simon Brugaletta, who brings nearly two decades of experience to the team, and who has worked internationally for practices in Milan, Malta and Hangzhou, China.

The custom builds began as a passion project for founder and CEO Tim Gurner, who&nbsp;retains a hands on engagement in the design and delivery of each boutique home.

“The Mansion at Huntingtower Place has been a dream of mine for a long time – the inspiration struck when I saw an incredible home in Los Angeles many years ago, and wanted to take it even further," Gurner says.

“It’s a very unique opportunity for buyers – they can be involved with the enjoyable part, designing their home, then leave the delivery to us. Anyone who has built their own home knows how difficult the process is, so our buyers get to do all the fun parts then leave the rest to our team.

“We have then used that inspiration to take these homes to another level, with five north-facing residences that capture the essence of a mansion at a slightly smaller scale."

Gurner says&nbsp;The Mansion has been designed to be Melbourne’s best custom home, offering everything a mega mansion would offer but in a more useable and realistic size and price point for the market.

GURNER™ releases $35 million LA-inspired Armadale mansion collection, Huntingtower Place

South East Queensland developer Spyre Group has amalgamated the two final apartments in their record-breaking Glasshouse Burleigh Heads project.

Glasshouse already holds the off the plan apartment record in Queensland, secured when the penthouse sold for $20 million in March last year. Now the <a href="/developments/brisbane-qld">Brisbane-based</a> developer, who also hold the off the plan apartment record in the <a href="/developments/brisbane-qld">Queensland capital</a>, have put together what were the bottom two apartments in the formerly boutique complex of just three units.

The amalgamated residence will span three levels and have five bedrooms, two living spaces, an additional media room, a full guest suite, a wine room, home office, and a private pool, as well as garaging for six cars.

The master retreat is one of the most striking features, with an 11-metre frontage offering direct ocean views from the private balcony.

Spyre Managing Director Daniel Laruccia said they recognised a gap in the market for an ultra-luxury product in <a href="/new-apartments/burleigh-heads-qld-4220">Burleigh Heads</a>.

“The amalgamated residence will provide the functionality of a very large home within a location that is essentially reserved for multi-residential living on Burleigh’s beachfront,’’ he said.

Laruccia said Glasshouse is capable of outshining prestigious large-scale homes in areas such as Hedges Avenue at <a href="/new-apartments/mermaid-beach-qld-4218">Mermaid Beach</a>, Noosa on the Sunshine Coast and Byron Bay.

“Glasshouse will stand as an iconic coastal expression, respectful to its origins while boundless in its pursuit of excellence."

Construction started on the project in August 2022, and is expected to be complete in the first quarter of 2024.

The development features glass on its eastern and western sides to capture the panorama of the&nbsp;Gold Coast sands and the Coral Sea.

Designed by architects bureau^proberts with landscaping by CUSP, the residence flows seamlessly from the outdoor courtyard and pool to internal stairs which lead to the living and dining area and kitchen on level one.

Living spaces are designed to establish an immersive ocean-front experience with fluted glass walls creating windbreaks while maintaining unobstructed view lines to the ocean and sky.

The new amalgamated residence has high ceilings, a continuous indoor-outdoor floor finish, and full perimeter layered sheer curtains to provide privacy when necessary.
