Sydney-based developer <a href="/developers/iris-capital">Iris Capital</a>, the developer behind the billion-dollar Victoria &amp; Albert in Broadbeach, was determined not to miss the opportunity to be part of the area's transformation.

In 2021, they acquired The Premiere, a block of just six apartments within an eight-level building built in the late 1980s. The true value of the site lay in its 865 sqm footprint, boasting 20 meters of beach frontage.

The apartments at 71 Garfield will sit privately above part of the 30-kilometre Jubilee Walkway, which was completed in 2022. The scenic path connects Philip Park at Main Beach (named after Prince Philip) to Queen Elizabeth Park in Coolangatta. Along the walkway are 70 bronze markers, each representing one of Queen Elizabeth's years as monarch.

While South Bank generally refers to the collection of suburbs south of a river that dissects the city (think Brisbane or London), Melbourne's Southbank is a suburb in its own right, and it's arguably the most connected suburb in the whole of Melbourne.

Given its proximity to the city and the river, it's no surprise that the near-12,000 apartments make up over 98 per cent of dwellings in the 3006 postcode, the 2021 ABS Census showed.

Private investment from the commercial, retail, and hospitality sectors has matched the increase in density and population, turning Southbank into one of the city's most vibrant residential and cultural hubs, right on the Yarra River. The focal point of <a href="/new-apartments/southbank-vic-3006">Southbank</a> is the casino Crown Melbourne, having stood just off the river for the best part of two decades, while the Melbourne Arts Centre and the National Gallery of Victoria are also key destinations.

It wasn't until the 1990s when the suburb began its development, having predominantly been a commercial and industrial area. Now skyscrapers line the skyline.

A wellness precinct, located on an entire podium level in&nbsp;<a href="/new-apartments/sth-bnk-by-beulah-southbank-60-southbank-boulevard-southbank">STH BNK by Beulah</a>, is designed to be the city's world-class, all-in-one health and wellness destination backed by science's leading practices.

Enquiry for apartments in Southbank on Apartments.com.au has been dominated by&nbsp;first home buyers since the start of 2024.

They represent 46 per cent of enquiry in Southbank this year, followed by those buying their next home (34 per cent), and then investors (20 per cent).

Project searches in Southbank spiked by nearly 60 per cent from September to October, with enquiry also jumping by 75 per cent.

The market has been buoyed by a mix of record sales, low supply, and new transport connections thanks to the recent opening of the NSW Government's $21 billion Metro line that dissects the likes of North Sydney, Crows Nest, and Chatswood.

With only a few months left of 2024, we've looked ahead to 2025 as to what's set to come to the market in the North Shore.

The towers, designed by&nbsp;<a href="/architects/rothelowman" target="">Rothelowman</a>, will home 258 one, two, three and four-bedroom apartments on the prime 3,950 sqm site across&nbsp;173-179 Walker Street and 11-17 Hampden Street.

The tallest building will rise 30 levels and home 161 apartments, while the smaller building will have the remaining 67.

There is a third building proposed on the large site, a small five-level building connected to Hampden House. That will have a handful of apartments and a rooftop lap pool.

The most recent application, lodged earlier this year, represents the latest iteration in the site's development, which has undergone two previous concept designs.&nbsp;

Local architecture and design firm fjmtstudio designed the 2022 plans, after SJB had had a crack on behalf of Avenor, who sold the site to CBUS and Galileo for around $150 million in 2021.

Iwan Sunito is lining up the first launch of his newly named development company,&nbsp;<a href="/developers/one-global-capital">One Global Capital</a>.

Sunito, who founded Crown Group, is taking what he knows to <a href="/developments/macquarie-park-nsw-2113">Macquarie Park</a>&nbsp;where he'll be launching a three-tower project at some point next year.

The buildings, across 7-11 Lachlan Avenue and 157-159 Herring Road, will home just over 300 apartments, as well as an activated street level with retail and hospitality venues.&nbsp;

There will be 35 studio apartments, which take up just over 10 per cent of the building. The majority of apartments will be two-bed (149 apartments, 49 per cent), while there will be 60 one-bed and 60 three-bed dwellings (20 per cent).

There will be a handful of 'Plus' apartments, which will feature a dedicated study space, responding to the rising trend of working from home.

One of the towers will feature a range of amenities, including indoor and outdoor recreation spaces and a swimming pool, set in landscaping and rooftop gardens. There will be play areas for children and barbecue areas.

Dubbed <a href="/new-apartments/falcon-alexander-8-alexander-street-crows-nest">Fiveways</a>, the 16-level building will home 129 apartments designed by <a href="/architects/turner-studio">Turner Studio</a>.

The Avidan family is back at it, this time debuting in Sydney's Lower North Shore.

<a href="/developers/dare-property-group">DARE</a> Property Group, led by developer Danny Avidan, is set to bring in a new era of shoptop housing to the Lower North Shore's most affluent suburb.

Earlier this year DARE secured a prime 1,286 sqm, triple site at 696, 700 and 706 Military Road, in the heart of Mosman.

The site will soon be home to a fresh new building designed by <a href="/news/dko-architecture-on-the-changing-face-of-hotel-design" target="">DKO Architecture</a>&nbsp;who says the proposal considers Mosman’s eclectic character, materiality and colour along Military Road and heritage surrounds.

They have approval for a five-level,&nbsp;$100 million development with 24 apartments at 35-43 Belgrave Street, near&nbsp;<a href="/developments/manly-nsw-2095">Manly</a>&nbsp;Beach.

Luxury Melbourne developer,&nbsp;<a href="/developers/pb-co">PB &amp; Co</a>, will also make its Sydney debut next year, on arguably one of the best development sites in the North Shore.

In 2021 they secured a prime waterfront site at 184b-190 Kurraba Road,&nbsp;<a href="/developments/kurraba-point-nsw-2089">Kurraba Point</a>,&nbsp;before engaging&nbsp;renowned architect Koichi Takada put plans together for just 10 residences across the 4,200 sqm block which slopes down to the water.

There will be just six luxury apartments, four three-bed and two four-bed apartments, on the street side of the block. They've been tiered to overlook Shell Cove. Then closer to the water will be four dual occupancy residences.&nbsp;

A conscious effort has gone in for the project to be highly sustainable. Not only has the project been designed carbon neutral, but it will operate carbon-neutral too.&nbsp;

"This project will lead the way in the luxury housing market and support the New South Wales state government objective to achieve carbon neutrality by 2050," Michael Pesochinsky, co-founder of PB &amp; Co., told Urban.

Prominent Australian builder-developer,&nbsp;<a href="/news/coronation-property-launches-its-first-release-in-merrylands-development-mason-main" target="">Coronation Property</a>, is expected to launch its new $200 million&nbsp;mixed-use development in Chatswood next year.

Located at 57-61 Archer Street, the site sits in the centre of the suburb and across the road from key amenities including Westfield Chatswood and Chatswood Chase.

On the site acquisition back in 2022,&nbsp;Coronation's&nbsp;Head of Urban Transformations,&nbsp;Aras Labutis, said the purchase represented an important milestone for the company as they continue to focus on mixed-use sites around Sydney.

“The Chatswood site presented a unique opportunity for Corontion Property to contribute to what we see as one of Sydney’s fastest-growing precincts,"&nbsp;Labutis said.

The top seven new North Shore apartments expected to launch in 2025

Brisbane’s Indooroopilly and the Gold Coast’s Coolangatta have appeared in the top 10 list for unit sales across Queensland for the very first time, according to research from InfoTrack.

Indooroopilly, in Brisbane’s western suburbs, has appeared for the first time, coming in at number eight for unit sales, while Coolangatta debuted in ninth.

InfoTrack’s Head of Property, Australia, Lee Bailie, said the established area is just eight kilometres from the Brisbane CBD and offers great buyer appeal. &nbsp;

“Indooroopilly has seen a jump in medium-density apartments in recent years as buyers flock to this convenient location or downsize from the many large houses in the area,” Bailie said. &nbsp;

“It’s also home to the largest shopping centre in Brisbane’s western suburbs, Indooroopilly Shopping &nbsp;Centre, which offers access to a great array of retail stores, cafes, restaurants, and cinemas.”&nbsp;

Also to make the top 10 list for unit sales for the first time was the Gold Coast suburb of <a href="/developments/coolangatta-qld-4225">Coolangatta</a>. After last appearing in the top 10 list a year ago (in Q3 2023), <a href="/developments/broadbeach-qld-4218">Broadbeach</a> made its first appearance for 2024, at number 10 in Q3.&nbsp;

The result confirms the strong attraction of the Gold Coast, with <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a> number one on the list for unit sales once again, a position it’s held for more than two years. &nbsp;

Also to rank highly for unit sales was Brisbane City in second place, followed by Maroochydore in third, with the booming Sunshine Coast suburb up from sixth place last quarter.&nbsp;

InfoTrack’s report showed for house sales, the Gold Coast suburb of Pimpama topped the list, coming in at number one for the very first time. &nbsp;

“Pimpama has been steadily growing in popularity over the past 12 months and is up from fourth spot last quarter, to now be sitting in top spot,” Bailie said. &nbsp;

“Its equal distance to the heart of the Gold Coast and the Brisbane CBD makes it a very attractive &nbsp;commuter suburb, and a new train station is also under construction, boosting accessibility.”&nbsp;

Nearby Upper Coomera came in at number seven on the list.

The InfoTrack figures show houses have retained their position as the most popular property type in Queensland with a share of just over 60 per cent. Strata units had a 27.43 per cent share.&nbsp;

Indooroopilly and Coolangatta grow in popularity as sales surge

Designed for over 4500 residents, providing much-needed housing in the region, the $1.5-billion masterplan by <a href="/developers/lewis-land-group">Lewis Land Group</a>, Harbour Shores, is set to rise on one of the last large-scale greenfield waterfront development sites on the <a href="/new-apartments/gold-coast-qld">Gold Coast</a>.

<a href="/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters">Harbour Shores</a> is located along Oxley Drive in Biggera Waters, in between Biggera Creek and the Harbour Town Premium Outlets shopping mall developed by Lewis Land in 1999.

From bare to burgeoning: How Lewis Land has overseen the transformation of Biggera Waters

Sydney's ongoing transformation into a metro-driven city is having a significant impact on the real estate market.

The expansion of the Sydney Metro network, which will eventually include four lines, 46 stations, and 113 kilometres of rail by 2030, is not just changing how people move around the city, but also driving price growth and altering the demographics of the suburbs along its routes.

Suburbs near metro stations have experienced a population surge of 23 per cent over the past decade, almost double the growth seen in suburbs further away from the metro lines.

The increased density has been accompanied by a shift towards apartment living, with nearly half of the residents in these areas now living in apartments.

The demand for apartments is particularly strong in regions like the Hills District, Lower North Shore, CBD, and Canterbury Bankstown, where there is a need for about 9,000 new units annually.

Data from CBRE and PropTrack found that over the past decade, suburbs along the metro line have seen a 49 per cent increase in capital value, outperforming suburbs further out by five per cent.

They cited that the value of property in Castle Hill has grown by 72 per cent, compared to 49 per cent in the neighbouring Baulkham Hills.&nbsp; It was the same story in Crows Nest, which had 79 per cent compared to Camerray's 62 per cent.

"Enhanced accessibility provided by the metro, potential for additional infrastructure development, increased demand, and possibilities for re-zoning, have all contrinued to an overall increase in dwelling values," the report noted.

The substantial reductions in travel time, in many cases over an hour, has made the&nbsp;metro-line suburbs increasingly attractive to younger residents, particularly Gen Z and Gen Y, who now make up 45 per cent of the population in these areas.

There are several suburbs which are already benefitting extensively from having the Sydney Metro dissecting them.

<h2>Crows Nest</h2>

Residents of <a href="/developments/crows-nest-nsw-2065">Crows Nest</a> both current and future, are among those who are likely t o benefit the most from the new metro, with no train station previously in the small, village-led suburb.

Now it's just seven minutes to Martin Place for commuters. Between Victoria Cross and Chatswood, the Crows Nest Station is perfectly located on the border of Crows Nest and St Leonards.

Developer&nbsp;<a href="/developers/twt-property-group">TWT Property Group</a>&nbsp;is perfectly positioned to take advantage of the new connectivity to the city. They've recently launched the first stage of their suburb-defining masterlpan,&nbsp;<a href="/new-apartments/the-collective-crows-nest-23-35-atchison-st-crows-nest">The Collective</a>.

The first building in the large 1.3-hectare precinct will home 93 one, two, three and four-bedroom apartments with interiors by DBI. West Bourne Construction has already started excavation on the Atchison Street site that will also home several food and beverage offerings on the ground floor.

<h2>North Sydney</h2>

The Victoria Cross Station has been one of the most talked about stations as part of the new Metro. It's the first stop under the water from Barangaroo, just three minutes from station to station.

It was the proposed location of the station, just a pipedream back in 2014, that lured luxury Sydney developer Aqualand to North Sydney. Ballina has long been known as the southern neighbour of the popular tourist hotspot, Byron Bay.

But the coastal enclave just south Byron is starting to have its time in the sun, much like Byron had during the pandemic.
