Mosman heads top 100 list, with Kew, Paddington and Castle Hill climbing the ranks and Hope Island and Vaucluse tumbling

Mosman retains its status as the nation’s mega-suburb for sales, despite the merchant banking industry yet to return to its boom-time buying habits.

Some 622 sales in Mosman on Sydney’s lower north shore last year grossed
$951 million, easily beating off Melbourne’s Brighton, where 421 vendors grossed $639 million, according to RP Data.

Toorak in Melbourne was in third spot, with $520 million in sales from 287
sales.

The RP Data list (below) outlines the top 100 suburbs across the country
based on the gross value of combined house and unit sales.

In Mosman, which includes the very pricey Balmoral precinct, houses had a $2.49 million median, Brighton at $1.76 million, and Toorak’s house median was $2.83 million.

Point Piper’s $6.7 million median topped the list, followed by Bellevue Hill
and Vaucluse, both at $3.4 million.

Point Piper also topped the list for apartments, with a $1.56 million median.

Tim Lawless from RP Data notes more than half of the suburbs on the 2011
list show a median house value higher than $1 million.

Over the past five years suburbs such as Kew (Melbourne), Castle Hill
(Sydney) and Paddington (Sydney) have moved into the top 10. Paddington
has shifted the most; five years ago the suburb was ranked 27th based on the gross value of sales.

At 10th spot, Surfers Paradise remains in the top 10 but has slipped from the number two position five years ago.

The other two Gold Coast suburbs have also slipped down the rankings due to falls in both value and volumes, including Hope Island, which slipped to 70th place having been ranked ninth nationally five years ago. Southport is now ranked 86th after previously being the seventh highest grossing suburb five years ago. Buderim on the Sunshine Coast has slipped from 20th place five years ago to 92nd place.

Outside of the capital cities and Gold Coast, Port Macquarie recorded the
highest gross value of sales last year to be ranked 21st (which was no change over last year and five years ago).

Port Macquarie had the highest number of sales on the list totalling 967 sales. Point Piper’s 33 sales were the fewest.

The suburb of Orange has shown a surge upwards in the rankings, moving
from 137th nationally five years ago to 54th last year.
