<p>When boutique developer Prime Edition was researching where to create their next apartment project, it was important to focus on some key fundamentals that would allow future residents to live an elevated lifestyle.</p>

<p>Prime Edition, known for its boutique developments in areas like Toorak and South Yarra, aimed to bring that level of quality and craftsmanship to a larger scale. For that, they needed a larger site befitting of their vision.</p>

<p>That led them to <a href="/developments/clifton-hill-vic-3068">Clifton Hill</a>, the small suburb tucked away between Fitzroy and Collingwood.</p>

<p>Very little new development has occurred in recent years in the area, which benefits from being close to the Melbourne CBD.</p>

<p>Prime Edition snapped up a 1,540 sqm site on Queens Parade, near the intersection of Queens Parade and Smith Street, regarded as a prime location.</p>

<p>They recently launched the development, dubbed <a href="/new-apartments/33-queens-parade-clifton-hill-33-queens-parade-clifton-hill">33 Queens Parade</a>, a collection of 40 apartments, penthouses, and townhouses that will allow future residents to benefit from a myriad of local amenities while also being well-connected to wider Melbourne.</p>

<p>The development is strategically located across the road from the Smith Street and Queens Parade tram stop, which will benefit city workers as well as families with children in higher education. The tram on Route 86 takes just 20 minutes to get into the city, passing through Fitzroy and Collingwood, and also heads north through Northcote and Preston to the RMIT Bundoora campus. Clifton Hill Station is also just 700 metres away.</p>

<p>There are educational opportunities aplenty on the doorstep. Just 500 metres up the road is the recently opened Wurun Senior Campus, an innovative new facility for Collingwood College and Fitzroy High School’s Year 11 and 12 students. For a younger family, the address is a short walk to Clifton Hill Primary School.</p>

<p>33 Queens Parade residents will also be spoilt for choice when it comes to parks. 500 metres north is Edinburgh Gardens, one of Yarra's largest parks. <p>33 Queens Parade fills a gap in the suburb, where the median house price is over $1.7 million, and less than a quarter of dwellings are apartments.</p>
