Melbourne's retail core has seen a notable resurgence of late, with the significant redevelopments of Myer, David Jones, The Emporium, The Strand and GPO. The currently under construction St. Collins Lane project will see additional shoppers returning to the CBD area in a big way.

While the big brands provide incentive enough for shoppers to swarm the CBD, shoppers and people are also drawn in by the experience gained by visiting Melbourne's laneway and coffee culture which provides an altogether different vibe compared to the traditional mall. What is so great about shopping in Melbourne heart is that shortly enough any individual could will be able to walk from Flinders Street through to Lonsdale Street on this 'retail/social/cultural highway' of sorts.

Think of it as another north-south aligned Elizabeth Street or Russell Street, the major difference being of course that it's a pedestrian thoroughfare full of character - of what makes Melbourne great!

The following photo tour sees me exploring Melbourne's laneways within the retail core of the city, beginning at Degraves Street, walking through Centre Place whilst the Block Arcade and Royal Arcade follow. Exploring Melbourne's retail and laneway spine

I ventured down to Bridge Road recently with the intention of wandering through the area, capturing the sights of the popular inner city strip. Passing through some neighbouring streets, I was confronted with some interesting street art.
Street art in addition to the rich existing streetscape makes for a great urban environment, although Bridge Road and its surrounds - like so many areas - is under transformation with increased apartment development.

Melbourne’s Chinatown district is set to see its most dramatic transformation in decades if <a href="http://www.axfgroup.com.au/">AXF Property Group</a> gain approval for their latest project, having recently submitting plans for yet another controversial residential tower.

Following approval for Melbourne's tallest suburban apartment tower located in Box Hill, AXF Group have this time acted upon the Total Car Park site at 180 Russell Street. Pushing forward with their CBD plans which were first mooted during late 2012, the development asks to demolish he well known Total Car Park and replace it with a 70 level, 271m mixed-use building which would dramatically alter the city skyline and become a stand out development amongst the relatively low-rise Chinatown district.

Drawing upon inspiration from the Chinese cultural tradition of landscape painting and imagery for the building’s design, architects <a href="http://buchan.com.au/">Buchan Group</a> have taken full advantage of the high profile location by implementing a highly activated 5 level podium. Included within the podium are food and restaurant spaces, a multi-purpose hall, Chinese gallery plus extensive bar and entertainment spaces.

At ground level the design has been carefully crafted to allow for the addition of a new civic space for the Chinatown precinct, creating a new 24/7 meeting point for the area. Included within this new space will be a “stoop” which will be placed at the intersection of Little Bourke and Russell Streets to allow for the public to sit and watch the activity of the street and public place as well as a landscaped copse and tea house.

Image © Buchan Group</figcaption></figure>The inclusions of pavilions which act as entries for the hotel and residential components of the building, and canopies within the podium also allow for increased activation with the public realm. Rising above the podium will be the main body of the tower, holding the majority of the projects apartments which will be situated on levels 6-49. Level 29 of the building sees resident’s facilities which includes an obligatory pool.

A 5-Star hotel is also proposed with suites carried within the “crown” of the building which has been designed to change external appearance throughout the day and night, seeking in part to act as a beacon and become the landmark structure within the Chinatown district.

It is not all smooth sailing for the AXF Group however with demolition of the Total Car Park likely to face tough opposition after being recommended for heritage protection. Completed in 1965, the car park has been slated for heritage protection since the 1980’s with it said to encompass influences from the Japanese avante garde architecture of the 1950’s and 60’s as well as bringing to Melbourne its first taste of brutalist architecture. Incidentally the style was recently described by Planning Minister Matthew Guy as a style that “legitimises ugly buildings”.

In the situation where the building does find itself on the heritage register, the application states that demolition will be sought on the basis of economic grounds, mostly due to the fact that the very low ceiling heights stop it from being used outside of a low tier car park. The application further suggests that significant changes have been made to Total House (atop the car park) in addition to painting of the once exposed bare concrete and replacing old shop fronts with new shop fronts.

With the site also subject to a 60m height limit, the application seemingly faces a challenging journey on its way to approval. Although should the building go ahead, has the potential to change Melbourne's skyline in an indelible fashion.

Nonetheless it could be a case of Big Trouble in Little China.

Planning Application > 180 Russell Street, Melbourne

St. Kilda Road has gone about transforming itself from a commercial hub into a haven for upmarket apartments for some time now, morphing from a dead after hours office precinct into an affluent residential boulevard.
A new proposal for the Fawkner Centre at 499 St. Kilda Road continues this trend, with intentions to convert the dated commercial tower into a rejuvenated 19 level residential complex.  Currently the Fawkner Centre stands at 18 levels and ulilises approximately half the 6,050 square metre site with 20,000sqm of office space and five retail tenancies the headline figures.

After purchasing the site during 2012, local developer <a href="http://www.lasgroup.com.au/" target="_blank">LAS Group</a> now aims to transform the complex into 19 levels of apartments whilst also expanding the smaller podium building toward St. Kilda Road. Within this new scheme, residential facilities are principally located atop the podium building, whilst double storey dwellings will be included amongst the anticipated 245 apartments available.
Level 19 will house outdoor facilities for the associated penthouses below while the aforementioned residents facilities include a lounge, communal garden, sauna and steam room, yoga facilities, gym as well as an indoor pool and external sundeck. A total of 245 apartments with a variety of layouts will be developed in the project in conjunction with 293 car parks, 19 tandem car parks and 270 bike spaces.
3020.5 square metres of new area will be built, complementing the refurbishment however there are no plans to include retail space into the reincarnated structure. Along the St. Kilda Road frontage the proposal aims to develop a new identity for the building with the lanning application stating that the construction of an additional 7 levels to that side of the building will help change the “face” of the structure from its current bland office exterior to that of a dymanic residential building.
In addition to augmenting the original structure, the St. Kilda Road interface will be revamped via a new drop off zone in conjunction with a new mirrored canopy which will greet residents as they enter the building, creating a distinctive entrance for the revamped tower.  Reconnecting the building with its surrounds is one of the key areas project architect <a href="http://elenbergfraser.com/" target="_blank">Elenberg Fraser</a> and landscape design firm <a href="http://www.oculus.info/">Oculus</a> have focused on, with high attention to detail given to revitalising the connections between building adjoining enviorns.

At present, the Fawkner Park interface includes a large at grade car park against the boundary.  Through the introduction of initiatives such as soft articulated fencing and landscaping, a stepped landscaped façade to the ground and first floor of the building and planter boxes at ground level with vertical batten fencing, the design team have aimed to “soften” the building.  By creating a visual link more in keeping with the qualities of the park, the designers intent to “reactivate and reinstate the visual relationship between the building and Fawkner Park.”
In keeping with the “greening” of the site, the vehicular access way between St. Kilda Road and Fawkner Park will be eliminated, transforming it into a pedestrian link with a green edge being planted along the passageway.
Through the courtyards at ground level, pergola like structures are incorporated which are designed to provide privacy from level 1 as well as promote the landscaping to flourish and spread in a natural fashion.  Enhanced connections with Fawkner Park and private access for residents aims to promote use to the park.

As a refurbishment rather than new build, certain constraints were considered by Elenberg Fraser to ensure the new design would not affect the structural integrity of the existing building, in particular the existing structural spandrels which constitute the façade.
By remodelling and recladding the spandrels in a way that gradually transitions vertically and horizontally along the building’s elevation, they have been able to develop an appealing solution to the dated concrete façade which exists at present.  By having the spandrels transition horizontally, the appearance of the building is altered dramatically without stripping the existing original form.
Furthermore, a secondary level of articulation has been introduced to the façade, with a shifting pattern developed that is able to further enhance the elevation by the creation of a three-dimensional like illusion. The carved spandrels are planned to be reclad in a silver metal, with surrounding aspects painted a dark colour to allow the spandrels to highlight the architectural statement across the façade.
Either side of the main facades will be given a dark curtain wall combined with metallic trims as a way to “provide an anchor to the building’s form and complement the rest of the building”.
Having been with state planning body DTPLI for a number of months, 499 St Kilda Road's future will become clear soon enough with a decision on approval likely in the short to medium term.

Rebirthed > 499 St. Kilda Road finds new life

Following on from Monday's article which provided an overview of Melbourne's 200 metre-plus residential projects, today we look at 127-141 A'Beckett Street; a project we've dubbed the Fahrenheit Tower for reasons that will soon become apparent.

The rapid transformation of Melbourne's northern CBD shows no sign of slowing down with <a href="/developers/icd-property">ICD Property</a>'s proposal for A'Beckett Street one of a growing list of high-rise, high density residential projects in the precinct that are either approved or under assessment. Located between Elizabeth Street and Queen Street, the site currently stands as a double storey warehouse with no heritage significance. Sold off earlier this year by the Welsh Church to help raise funds, ICD Property now hopes the existing structure will make way for 632 new apartments in a landmark 63 level tower reaching a maximum height of 202 metres.

Image © Elenberg Fraser</figcaption></figure><a href="http://elenbergfraser.com/">Elenberg Fraser</a> have yet again used their architectural nouse to develop an elegant, curvaceous structure which is shown to resemble the shape of a bottle, with Dior's Fahrenheit in mind. Consisting of three distinct segments – low-rise, transitional and high-rise sections, the building’s floor plate subtly changes as the building increases in height from the larger low rise levels to the more slender high rise levels. Concave over lower levels, the gradual floor plate inverts itself into a convex shape over higher levels; simple and visually stunning.

As seen above options such as dual towers or a single tower shorter in stature but with a much larger footprint were reviewed early on in the design process, though ultimately a tall, slender tower was preferred due to overall residential amenity, enhanced urban design features and microclimatic considerations. Through the slimmer, curvy design, the architects have been able to increase setbacks to neighbouring buildings to between 7.33m-10.55m over low-rise levels and between 9.06m-12.45m for the high-rise levels, although any setback considerations terminate at approximately 140 metres; height of the adjoining Argus Centre.

At ground level facing A'Beckett Street, the addition of a 4.5m setback from podium to tower helps to alleviate a canyon effect felt by pedestrians within the immediate area, while winds are minimised through the tower's curved corners which encourages air to flow horizontally around the tower, rather than drafting downwards. 127-141 A'Beckett Street's podium will reach a maximum height of 24m over seven levels, of which five of those will be dedicated to 212 resident car parks with activation to A’Beckett Street occurring through the inclusion of an apartment wrap. The remaining two levels consist of a mezzanine on the ground floor and a resident’s amenities area on level seven.

One basement level will also be included in the development, holding the building’s 212 bicycle spaces - total separation of vehicle and bicycles. Another interesting feature of the building will see a new retail arcade, creating a new thoroughfare between A'Beckett Street and La Trobe Street, consisting of 8 new retail tenancies for a total of 720 m². Rounding out the tower's highlights is a LED lighting feature where multiple recessed cavities along the high-rise levels will feature strip lighting, illuminating the 4 star energy rated building at night.

Image © Elenberg Fraser</figcaption></figure>At the southern elevation, the podium will receive a ‘green wall treatment’ in order to soften the appearance due to the heritage presence of the Welsh Church as well as accounting for pedestrian sight lines from La Trobe Street. The proposed green wall will consist of externally positioned moulded plastic planters integrated through aluminium fascia panels which are consistent with the façade treatment and will extend down to ground level. Atop the podium the amenities level will include a communal recreational and health space as well as an outdoor pool and gym area. All low-rise apartments will terminate at level 33 where further residential amenities are available, whilst high-rise apartments commence thereafter with balconies replaced by wintergardens.

1 bedroom apartments are most common, closely followed by 2 bed/1 bath layouts; combined they account for 64% of total dwellings. Also available are 1 bed/study, 2 bed/2 bath and 16 penthouses apartments claiming the top four floors which will feature 3 bed/2 bath layouts.

All going to plan the development will mark ICD Property's first foray into the Melbourne CBD property scene, having focused on apartment buildings within Melbourne’s inner ring including the ‘<a href="http://www.youandi.net.au/">You and I</a>’ project in Collingwood and ‘<a href="http://www.icdproperty.com.au/#/the-independent/">The Independent</a>’ project in Hawthorn.

The Fahrenheit Tower? A closer look at 127-141 A'Beckett Street

With <a href="/news">MY80</a> currently steaming ahead through construction, Malaysian-based property developer <a href="http://www.meh.com.my/flash">Mammoth Empire Holdings</a> has wasted no time in capitalising on the success of their first foray into the Melbourne property market. Following their purchase of an adjoining site late last year, a planning application was recently submitted for a new residential tower at 398 Elizabeth Street, adding to a burgeoning list of residential developments over the northern stretch of Melbourne's CBD.

Located directly opposite MY80, early reports noted Mammoth Empire's director Sean Ng as stating the idea of a sister tower on the site was appealing, a notion that has been borne out through the planning application which sees a tower that while seemingly different, hold many complementary features to MY80.

398 Elizabeth Street's site below is seen within the anticipated urban context, although the rate of change through the area can render any image essentially obsolete within a short period of time. It was revealed last week for instance that ICD Property have submitted plans for a 196m residential tower at <a href="/news">127-141 A'Beckett Street</a>; this tower along with a number of others do not appear in the graphic below.

<figcaption>398 Elizabeth within the areas of urban context.</figcaption></figure>At 55 levels and reaching a height of 177m, 398 Elizabeth Street is slightly taller than its counterpart, incorporating 465 apartments and 418sqm of commercial space. 1004sqm of retail space will also be available within the building, monopolising the first two levels of the complex. Car parking is quite limited, totalling only 96 spaces through podium levels 2-8, while 194 bicycle spaces catered for.

As per MY80, architecture practice <a href="http://www.hayball.com.au/">Hayball</a> have once again offered their design expertise on the project, creating a visually stimulating tower which plays on the horizontal design features of MY80 by incorporating a contrasting vertical facade. Large vertical fins will adorn the building and much like the changing form of MY80, Hayball have designed 398 Elizabeth Street in a way which follows three separate elements, those being the ‘base’, ‘middle’ and ‘upper’ sections of the tower.

The ‘base’ includes two levels of retail incorporated within the nine level podium while the ‘middle’ includes mid-rise apartments spanning levels 10-24 while ‘upper’ levels involve apartments from level 26 to 55. Over these three elements, a transition in building form takes place with the most noticeable change at level nine, where the building shifts steps in to create a 5 metre setback while simultaneously protruding over a new laneway which will be located at the east of the site, creating a cantilevered effect.

The buildings facade will include flush vision glazing, solid panels and a rhythm of pre-cast fins which are designed to provide shading, while allowing for solar benefit during the winter months. At the north-west corner of the building, the fins are broken up in a bid to reduce the mass of the building, as well as helping to provide additional visual interest where the fins peel back to reveal more of the building behind. Much likeMY80, pre-cast concrete and dark glass is externally dominant, with extensive glazing given to the lower retail floors with frameless doors apparent.

Located around the perimeter of levels 3-7, the pods help to activate the towers lower levels by hiding the car parking areas behind while also providing space for start-up businesses or design studios.

A major feature for future residents will be an amenities area accessible on level 25 and comprising two function rooms, a gymnasium, pool, change/bath rooms as well as outdoor terraces which will face both east and west. As mentioned above, a new laneway will also be developed within the project, which will be used to provide access to the already established Literature Lane from A’Beckett Street.

The new lane is said to provide a dramatic experience for those passing through, with the building cantilevered over the street creating an interesting spectacle in conjunction with vertical and horizontal landscaping which will contribute to the experience. The area will be further enhanced by activation from the first level retail store which will help provide passive surveillance over the area. In addition to the new laneway, footpath widening and public realm improvements for both Elizabeth Street and A’Beckett Streets will take place, including an elevated wooden plinth fronting A'Beckett Street.

Rutledge Lane, one of Melbourne's premier graffiti art laneways branching off the more well known Hosier Lane was transformed last weekend, when Adrian Doyle of <a href="http://www.darkhorseexperiment.com/" target="_blank">Darkhorse Experiment</a> fame boldly replaced the Lane's striking graffiti with a simple baby blue covering, entitled Empty Nursery Blue. With the backing of Melbourne City Council everything from the walls, garbage bins and even the asphalt was covered in blue paint, with the past artworks adorning the Lane consigned to history.
Earlier this week the Sydney Morning Herald ran a <a href="http://www.smh.com.au/entertainment/art-and-design/out-of-the-blue-street-artists-bold-statement-cops-a-spray-20130826-2smck" target="_blank">piece</a> which detailed Adrian Doyle's rationale behind the paint job, his expectations and the backlash from other artists.
While much artwork was lost, it created a blank canvas for Melburnians to work with, and like moths to a flame it didn't take long for street artwork to make a reappearance. Walking through this week, the laneway was full of graffiti artists, locals and tourists exploring the 'new' Rutledge Lane.

Another week, another proposal unveiled for Fishermans Bend with a new wedge of development divulged within the precinct. Following the success of earlier projects Coromandel Place and Habitat <a href="/new-apartments/southbank-vic-3006">Southbank</a>, developer Maxvic Group's submitted plans for a new four tower development situated at <a href="/new-apartments/60-82-johnson-street-south-melbourne">60-82 Johnson Street</a> have gone public.  Once more architecture firm <a href="/architects/rothelowman" target="_blank">Rothelowman</a> have delivered the scheme following their unique design for Habitat Southbank highlighted by its punctured facade.

Maxvic is a joint venture between developer Vicland Corporation and expanding Melbourne builder <a href="/builders/maxcon" target="_blank">Maxcon</a>.  In a piece written for Fairfax by Marc Pallsico earlier this year, Vicland director Bill McNee said the group planned to start marketing and building the complex this year.  This is almost impossible as State Planning Minister Matthew Guy has essentially placed a freeze on Fishermans Bend approvals until a State Government structure plan for the area is released.

Regardless it's encouraging to see genuine developer intent to deliver a project rather than the growing perception that a number of planning applications in the area are merely intending to sell upon approval.

60-82 Johnson Street will include twin 53 level towers which will be divided by two smaller towers of 27 and 21 levels respectively.  At 53 levels each the two almost brooding towers may well nudge 175m, tipping out another Rothelowman proposal nearby at <a href="/buildings/134-142-ferrars-street-south-melbourne">132-143 Ferrars Street </a>(49L @ 165m) to most likely become Fishermans Bend's tallest proposed towers.  A total of 1600 apartments are set to be built over different stages, with offices, activated podium, ground floor retail and a supermarket prominent.

Fishermans Bend's tallest proposal unveiled

As some readers would know, a revised planning application was recently submitted for the old Queensbridge Hotel site at 1-23 Queensbridge Street, Southbank. Joint partners Schiavello Group and PDG Corporation intend to expand upon already approved plans for their previous Queensbridge Tower project.

Originally proposing the demolition of two buildings at 1-7 and 9-15 Queensbridge Street and the erection of a slim 276m residential tower, the developers have now decided to demolish a third site at 17-23 Queensbridge Street, which will be merged into the development allowing for much larger floor-plates than its predecessor.

While the height remains unchanged, the new tower will now be mixed use in nature. An initial 10 level podium will be followed by 17 levels of hotel accommodation, with the balance consisting of high-end apartments and residential facilities interspersed with five plant levels, for a total floor area of 138,859sqm. Taking inspiration from their earlier proposal and surrounding buildings, architects Bates Smart have evolved the elegant design to now show a bundle of three linked asymmetrical cylindrical towers creating a structure that, with the use of soft undulating forms and platinum/silver glass, is sure to become an iconic tower for Melbourne's Southbank precinct.

The make-up of the tower will see a single level of underground car parking (owing to unfavourable underground conditions), along with 10 levels of above ground car parking catering for 630 car spaces and 186 bicycle bays. A wrap of apartments over the podium and hotel recreational facilities have been included to activate the Queensbridge Street frontage. Directly above the podium will sit 408 hotel rooms, varying in size between 41sqm and 60sqm.

Upper levels contain 604 apartments, boasting 3.5 metre ceilings. 31 levels of mid-rise apartments and 10 levels of high-rise apartments will be split by a recreational level incorporating a pool abutting the northern facade allowing panoramic city views. Typical apartments will range from 61sqm to 137sqm.

Queensbridge Tower incorporates an intended setback of 10 metres to the existing Freshwater Place apartment tower and the approved 25 Queensbridge Street highrise circa approximately 240m, however a variety of initiatives have been undertaken by Bates Smart to help alleviate any perceived intimacy issues. These include a screen-like façade, whilst also employing vertical privacy screening which allow for expansive views, without peering into neighbouring buildings.

Bates Smart have already used this method to great effect on Proximity Apartments which overlook Albert Park Lake, allowing for a stylist and efficient outcome. Further, balconies will be treated as winter gardens with the area protected by awning sashes which can be opened by occupants at their discretion, allowing for additional enclosed living space where desired.

A range of amenities will be located with the building, allowing residents the added benefit of hotel services within the one complex. These amenities include a recreational area on level 10 involving a pool, gym and spa as well as a bar for residents and hotel guests. Level 28 will also include similar recreational amenities, however will be exclusive to hotel members and residents of the upper levels of the building. One notion the planning application focuses on however, is the idea that this development will finally complete Queensbridge Square, in particular opening up the square to the southern end of Queensbridge Street. Bates Smart have designed all three buildings fronting the area allows for continuity of design.

The podium has been designed to keep uniformity with the current built environment along Queensbridge Street, drawing inspiration from the geometry of the Freshwater Place podium, with horizontal and vertical lines prevalent in the design. At ground level the development will include a large Schiavello showroom space, which is designed to be an “important visitor attraction in Southbank”. At street level, blue stone paving and greenery will be incorporated, an initiative which will definitely improve the area which is devoid of any vegetation at present.

Currently sections of Queensbridge Square are not pedestrian friendly, which was originally implemented to protect the area from party goers at the then QBH nightclub. The subsequent closure of the club and intended development of the site will allow for greater accessibility in and out of the square with the removal of the elevated wall separating Freshwater Place and Queensbridge Square.

The lack of smaller retail tenancies to help activate the area is noteworthy, although there are a great variety of outlets in the adjoining Freshwater Place precinct. Further the architects have emphasized the showroom component which they along with Schiavello believe will become a destination in itself. Based upon the plans there's no doubt Queensbridge Tower is one of the highest quality proposals in Melbourne at the moment and will definitely enhance Southbank. If approved, eventual construction will likely to be a joint venture between developers Schiavello and PDG, following the success of other recent developments undertaken by the pair including <a href="/buildings/prima-tower-31-queensbridge-street-southbank">Prima Pearl</a> in Southbank and <a href="/buildings/abode-318-318-russell-street-melbourne" target="_blank">Abode Apartments</a> on Russell Street.

Brisbane-based <a href="https://www.apartments.com.au/developers/red-co">Red &amp; Co Developments</a> has officially launched its $250million COMO apartment development in Varsity Lakes, while simultaneously commencing construction.&nbsp;

Building work is now underway at COMO following the appointment of <a href="https://www.apartments.com.au/builders/5point-projects">5Point Projects</a> as contractor to deliver the boutique development which will rise on a 2857 sqm site overlooking Lake Orr at 22 Lake Street.

Red & Co to launch debut Gold Coast development Como Varsity Lakes as construction commences

Longstanding Gold Coast developer Raptis has acquired a prime development site on Surf Parade for its next Broadbeach apartment project.

Progressing towards completion of <a href="https://www.apartments.com.au/new-apartments/the-sterling-broadbeach-6-8-george-avenue-broadbeach-qld-4218">The Sterling Broadbeach</a>, 90 apartments on nearby George Avenue, <a href="https://www.apartments.com.au/developers/raptis">Raptis</a>, led by second-generation family man Evan Raptis, has picked up a block on the corner of Surf Parade and First Avenue.

The site had been earmarked for a luxury apartment project with 33 full-floor apartments across a 37-storey tower. Raptis will go back to the drawing board and create a building more appropriate for the site. The development application will be lodged later this month.

Evan Raptis told Apartments.com.au the site ticks all the boxes.

"Broadbeach is a suburb we've developed several buildings over the years. Surf Parade ticks all the boxes for the type of apartment development we want to deliver."

Raptis had several pre-lodgement meetings with council to ensure they are aligned in the development.

Surf Parade has emerged in recent years as one of the most popular streets in Broadbeach for development.

South East Queensland developer Mosaic Property Group kicked it off with Marella by Mosaic. Bassar Group sold out Infinity on the street, while for its&nbsp;first Gold Coast development, Polycell grabbed a Surf Parade site for <a href="https://www.apartments.com.au/new-apartments/the-rochester-broadbeach-143-surf-parade-broadbeach-qld-4218">The Rochester</a>, which is nearly sold out.

Melbourne-based developer Hirsch &amp; Faigen recently launched its fourth Gold Coast project on the exclusive strip. The Eveleigh Broadbeach will have 100 apartments across a 31-storey building designed by Rothelowman.

GV Property Group site development specialists Antonio Mercuri and Luke Reaby, who both amalgamate sites and sell shovel-ready sites to developers up and down the Gold Coast, sold Surf Parade to Raptis.

Hirsch & Faigen unveils The Eveleigh in Broadbeach

Two years after securing development approval for the final stage of its award-winning Thornton Precinct on the doorstep of Penrith Station, Urban Property Group is set to launch <a href="https://www.apartments.com.au/new-apartments/mayfair-on-penrith-172-lord-sheffield-circuit-penrith-nsw-2750">Mayfair on Penrith</a>, around 400 apartments designed to reflect two of Sydney’s most iconic structures.

The builder-developer has continued refining the design plans for the two-building development on a significant 8,280 sqm site on Sheffield Circuit, recognising the importance of the prime parcel as one of the closest developable sites to the station.

UPG enlisted architecture firm SJB to design the project. The team said they drew inspiration from both the General Post Office in Martin Place and East Circular Quay to help shape the design. The two-level colonnade, in particular, reflects the famous GPO building, which dates back to the 1860s.

There will be one-, two-, and three-bedroom apartments on offer, with interiors by Cox Architecture. Residences will sit above a retail podium featuring hospitality and lifestyle operators such as One Playground and Volcano’s Steakhouse, contributing to an activated ground plane within the broader Thornton precinct.

A communal rooftop with a pool and views towards the Blue Mountains will provide shared open space for residents. The development is positioned between Ron Mulock Oval and Westfield Penrith, with the Nepean River and Great River Walk also nearby, placing daily amenity and green space within walking distance.

Mayfair is being delivered by Urban Property Group, a family-owned developer and builder with nearly 40 years’ experience across Sydney. The project will be the first in Penrith to be offered with Resilience Insurance’s 10-year Latent Defects Insurance (LDI) policy, which Urban Property Group has adopted across a number of its recent developments. The developer also has a 4.5-star iCIRT rating, one of the best ratings in market providing further confidence to buyers.

Urban Property Group CEO Patrick Elias said providing additional assurance to off-the-plan buyers has become increasingly important.

“Anything we can do to give confidence in our product is a plus,” Elias told Apartments.com.au.

“Consumers are a lot more weary and a lot more concerned in buying off the plan than they ever have been. They’re making their single large investment, which is their home, and providing confidence is something that we feel is paramount.”

The LDI policy provides a 10-year warranty covering structural defects, with independent inspections carried out during construction and protection for owners if defects arise post-completion.

Mayfair represents Urban Property Group’s sixth and final development within Thornton, consolidating the masterplanned precinct immediately east of the station.

The developer, which builds its own projects, has already commenced construction. SRM Residential is handling the sales campaign.
