On the back of Broadbeach's <a href="/buildings/infinity-33-surf-parade-broadbeach">33 Surf Parade</a> which was <a href="/news/bassar-group-to-test-broadbeachs-luxury-apartment-market-depth">profiled during September</a> as one of Gold Coast's elite apartment towers in waiting, two further apartment developments have been lodged with City of Gold Coast in recent days. The applications cover sites in Surfers Paradise and Broadbeach.

In addition to affirming BDA Architecture's dominant position as the architect of choice on the Gold Coast, the latest applications are also a tick of confidence in resilience of the Gold Coast apartment market.

For Shintaku Australia Pty Ltd, the corner 2,075 square metre site is expected to include apartments and a mini restaurant hub.

360 square metres of ground floor space is spread across three separate restaurant spaces, each of which is framed by distinctive ribbed timber internal spaces.

56 apartments veiled by a distinctive facade sit above the active ground floor. The mix consists of 9 single, 27 double and 20 triple bedroom apartments are supplemented by a gym and yoga space.

In adjoining Surfers Paradise BDA Architecture is responsible for the design of 4 Holborow Close. For Advance Development and Investment Pty Ltd, the mid-rise apartment building has absolute frontage to Nerang River, and this is reflected in the apartment mix. 

Sitting within the Gold Coast Light Rail Urban Renewal Area, the site is earmarked for 27 two bedroom apartments sit beneath a four bedroom penthouse. 324 square metres of communal open space facilities are included, taking advantage of the its riverfront location.

The building features a traditional architectural treatment of a ‘base’, a ‘middle’ and a ‘top’: Tower Base The tower is suspended over two dramatic angled frames at the entry/recreation deck level; so that the tower itself appears suspended or ‘floating’ above ground.

Whilst not an absolute count, the 28 current projects are reflective of BDA Architecture's strength on the Gold Coast apartment design market. This equates to almost one in every four projects on the Gold Coast being design by the practice.

Of the active projects on the Gold Coast, Mermaid Beach's <a href="/buildings/mali-residences-4-6-alexandra-avenue-mermaid-beach">Mali Residences</a> is a stand out design, as are <a href="/new-apartments/florian-surfers-paradise-42-monaco-street-surfers-paradise">Edge Monaco</a> and <a href="/buildings/magnoli-apartments-7-nineteenth-avenue-palm-beach">Magnolia Apartments</a>.

BDA Architecture strengthens its Project Database presence with new residential applications

The latest apartment building within Williamstown's Waterline Place development has reached structural completion.

Gem is a 10 storey Elenebrg Fraser-designed complex which has been entrusted to head contractor Buildcorp Commercial. Architect, builder and developer AV Jennings' personnel marked the occasion earlier this week with a ceremonial ribbon cutting.

The <a href="/buildings/gem-25-windsor-terrace-williamstown">undulating building</a> form now fronts Kanowna Street and enjoys unfettered view of Port Phillip Bay and Melbourne's CBD.

AV Jennings' Victorian General Manager Angus Johnson noted Waterline Place's overall importance to both the developer and wider Williamstown community. Heavily vested in house and land projects, Waterline Place marks the developer's first foray into the Melbourne apartment market.

As internal fitouts progress on Gem, AV Jennings will turn its eye toward the next stages of development which constitute Waterline Place's $450 million end value.

Overall the development is earmarked for 510 dwellings; a mix of 100 townhouses and 410 apartments. Gem and the completed Rosny apartment building amount to 175 of the total 410 apartments.

Elenberg Fraser has also designed an eight storey, 62 apartment building at 3-39 Nelson Place, although that building has yet to come to fruition as part of the overall development.

Waterline Place in its entirety has a nominal completion date of 2022.

Waterline Place sees another apartment building make its mark

The doyen of dated furniture will chance his hand at apartment development.

Franco Cozzo, who will have an upcoming film made about his life and times, has applied to transform one of his two furniture outlets into an apartment complex. In the gun is Brunswick's <a href="/developments/brunswick-vic-3056">466-474 Sydney Road</a> which Cozzo hopes will become the strip's latest modern incarnation.

Intersecting with Victoria Street, the site will see minor demolition and full restoration of the existing building's exterior, plus the reconstruction of previously demolished heritage elements.

Sitting behind under plans devised by <a href="/architects/fk-australia">Fender Katsalidis</a> is a mid-rise building containing 32 apartments. Fittingly the project has been dubbed Franco Apartments.

Intertwining the landscape elements with the architecture from the onset, the façade proposes a series of dynamic layers through the creating of a hierarchy of features that are able to be altered by the occupants. These layers vary between hanging vegetation on trellises, suspended planter boxes and operable shutters to balconies.

Franco Apartments is set to be an exceptional design that is committed to creating a vibrant community and landmark on Sydney Road.

Having owned the Hopkins Street site for 50 years, Cozzo secured a buyer mid this year. Local developer <a href="/developers/pelligra-group">Pelligra Group</a> was <a href="http://www.starweekly.com.au/news/end-of-an-era-for-footscray-as-franco-cozzo-site-sold/">reported</a> as taking over the site, adding to its expanding portfolio of suburban renewal developments.

54-58 Hopkins Street has been identified as capable of handling 10 levels and is opposite the former Binks Ford site at 34 Cowper Street, which will be reborn as <a href="/buildings/cowper-residences-footscray-34-cowper-street-footscray">Cowper Residences</a>. the tallest of its buildings is 10 levels.

No capisce; Franco Cozzo to develop his Brunswick corner site

The sustained urban renewal of the combined St Leonards and Crows Nest corridor continues with TWT Property Group looking to rezone a substantial site.

At 55-89 Chandos Street and 58-64 Atchison Street, a trio of towers are envisaged under plans conceived by Architectus. The fresh bid for rezoning is TWT's second tilt for the St Leonards land parcel after Allen Jack + Cottier spearheaded an initial rezoning scheme during August 2014.

At that time approval for building envelopes as tall as 172 metres were sought.

In the interim development expectations for the St Lenoards and Crows Nest corridor have heightened primarily due to the Crows Nest New Metro Station. Acting as a catalyst for urban renewal, a number of rezoning applications are in progress seeking substantial skyscrapers.

The 3,010 square metre plot addressed 395-419 Pacific Highway is considered a southern gateway location for both Crown Nest and St Leonards.

Conceived by Sydney Design Studio, the development sees a mixed-use programme inclusive residential, commercial and hotel aspects above a predominantly retail podium.

More recently <a href="/news/stockland-plans-to-supersize-its-st-leonards-renewal-opportunity">Stockland revealed intentions for a similar sized twin-towered scheme</a> reaching 63 levels and 45 levels at 601 Pacific Highway. 500 plus apartments monopolise Stockland's intentions across both towers, with a highly activated mixed-use 7 level common podium below.

TWT Property Group's latest rezoning bid is comparatively more modest. The site now contains thirteen commercial buildings, with three towers slated to take their place.

Architectus note "The architectural design scheme presents a mixed-use precinct which provides for a series of building heights that visually define the St Leonards Centre/CBD. The sites B4 zoning allows for a range of land use options. The site lends itself to being located in an existing Creative Arts Precinct in which the site currently accommodates a range of art studios, creative retail, gallery and community uses."

It along with a publicly accessible 700 square metre plaza and a new through site link form the backbone of the proposal's public uses.

Additionally 438 apartments, 1,650 square metres of retail and 3,258 square metres of commercial space is included. 

Whilst North Sydney Council considers the merits of TWT's St Leonards proposal, the developer has a number of additional residential projects in motion. <a href="/buildings/newlife-bondi-junction-59-oxford-street-bondi-junction">New Life Bondi Junction</a> and <a href="/buildings/newlife-darling-harbour-495-harris-street-ultimo">New Life Darling Harbour</a> are both at construction with a combined yield of some 260 apartments, whilst a Candalepas Associates-designed is earmarked for Sydney's CBD.

The developer also holds approval for a maiden Melbourne apartment project at <a href="/new-apartments/180-albert-road-south-melbourne">180 Albert road, south Melbourne</a>.

TWT sees a new purpose for a rezoned St Leonards site

It hasn't materialised yet, but there's more than enough evidence to show that the eastern reaches of Richmond's Swan Street will become one of Melbourne's premier suburban development pockets.

The notion has been reinforced by two fresh commercial development applications that not only underpin Swan Street's looming development credentials, but those of City of Yarra's in general. The flight of developers to the municipality seeking to create 'new experience' commercial developments had been well documented of late.

Swan street though has yet to see any tangible construction activity, save for Olor Apartments. At 306 Swan Street, Olor with its 31 new apartments over 7 levels is the first salvo in a development push that will likely change the fundamental complexion of Swan Street east of Bridge Road.

Characterised by small retail and commercial premises along its flanks, Swan Street has a <a href="https://www.yarracity.vic.gov.au/the-area/planning-for-yarras-future/adopted-strategies-and-plans/structure-plans-and-local-area-plans">structure plan in place</a> that will allow for the transition away from an intimate small-scale streetscape to a medium and high-rise outcome, particularly so when heading east toward Burnley Station and surrounds.

439-443 Swan Street is a Bruce Henderson Architects-designed complex for Swan Street Property Pty Ltd. 10 levels is sought for the 603 square metre corner site, with a Net Leasable Area of 3,467 square metres.

A rooftop terrace and provisions for 54 vehicles and 43 bicycles are rolled into the design. Another 'pocket' development claiming a small development site is 389-393 Swan Street; t-a square architects have conceived a 9 level office complex incorporating 1,548 square metres of Net Leasable Area.

Both these projects join 345 Swan Street as being ideal smaller tenants or strata uses based upon site size and floorplate limitations.

Builder Minicon has taken Farmer, Cutter and Swan's 53 apartments to construction whilst Mitpit Constructions has signage up over 314-320 Swan Street. The Ewert Leaf-designed project will add private apartments, commercial office space and a sizeable serviced apartment component to the area.

Also looking to add serviced apartments is 291-295 Swan Street which went to planning during June. 

Next to launch publicly is TWO51. Backed by Blueprint Projects the pending sales campaign will launch 28 luxury apartments in to the marketplace at 251 Swan Street.

A permit is in place for the Bruce Henderson Architects-designed 370-374 Swan Street whilst 484-486 Swan Street is still at planning. Both commercial developments could add a combined 28,400 square metres of commercial office space to what is essentially a virgin area in terms of catering for major tenants with new commercial builds.

The closest precinct to see such large sized tenants drawn to the area is the Botanicca corporate park in adjacent Burnely.

Last cab off the Swan Street rank is 462-482 Swan Street with Bamfa Properties hoping to realise 200 plus apartments within dual buildings designed by Elenberg Fraser. Earlier designs for the site reached 17 levels although the current bid reaches 10 and 12 levels respectively.

Future intent - profiling the impending rise of Swan Street

A new skyscraper in Gold Coast's <a href="/new-apartments/broadbeach-qld-4218">Broadbeach</a> is expecting 61 apartments within a sleek 41 storey form.

Developer <a href="/developers/bassar-group">Bassar Group</a> is backing the high end, low density residential project at 22 George Avenue and 33 Surf Parade. Dubbed Infinity Tower, the development will in time be pitted against a host of similarly placed apartment projects in the area that are chasing luxury buyers.

A sample of Broadbeach projects from the Apartments.com.au Project Database reflects the low density configurations of a number of apartment towers that are exclusively chasing well heeled purchasers.

Earlier this year an application for 2 Charles Avenue emerged which seeks to push the envelope for luxury living in Broadbeach.

Christened <a href="/new-apartments/luxe-broadbeach-2-charles-avenue-broadbeach">Class Broadbeach</a> the Charles Avenue location is slated for a 54 storey tower holding only 46 apartments, including 34 full floor three bedroom apartments, five two storey sky homes and a three storey penthouse.

Conversely Infinity Tower is expecting a mix of two, three, four and six bedroom dwellings.

Bassar Group took the application to planning in recent days, hoping to convert the 1,012 square metre corner site into a skyscraper of distinction. Currently the property includes two villas and three units.

Image: BDA Architecture</figcaption></figure>The building's form has led to the moniker Infinity Tower, with BDA Architecture employing a curvilinear form above a podium and describing it as an "exciting fluid tower that will be an iconic defining development to energise this precinct of Broadbeach.

The proposed project name is ‘Infinity’ and essentially the tower’s plan shape acknowledges the symbol for infinity – integrating the symbol twice to achieve the tower form. Spatially this curvilinear shape wraps the rectangular apartment structure."

Oversized apartments aside, prospective future residents can expect a full podium level devoted to amenities, as is a section of the skyscraper's roof level.

A point of difference over the tower is an external lighting system that will illuminate the podium and backlight the coloured horizontal fins on the south side of the tower, "ensuring the towers presence in the skyline at night."

Bassar Group to test Broadbeach's luxury apartment market depth

Milton-based Pointcorp has added another residential development in waiting to its portfolio, this time in Burleigh Heads.

41 apartments are spread over the 15 level Cottee Parker-designed high-rise at&nbsp;1827 Gold Coast Highway. Reflective of another high-end planning application for Broadbeach&nbsp;<a href="/news/bassar-group-to-test-broadbeachs-luxury-apartment-market-depth">first outlined by Urban.com.au last week</a>, the Burleigh Heads developments consists of oversized apartments aimed at owner-occupiers.

Pointcorp's newest project consists of purely three bedroom apartments. What is effectively a repetitive floorplate sees apartments sizes in three options;&nbsp;172, 205 and 207 square metres.

The prominent 1,271 corner site is currently a service station, with nearby towers having already created a comparable height precedent.

1827 Gold Coast Highway represents Pointcorp's first major apartment development outside of the Brisbane market. The&nbsp;Burleigh Heads application is also another notch in Pointcorp's growing development pipeline.

In another step toward diversification Pointcorp is also at the helm of Brisbane's 458 Brunswick Street which will be branded&nbsp;Hotel Indigo&nbsp;Brisbane&nbsp;Fortitude Valley.

Alongside 30 high-end apartments and 1,000 plus square metres of commercial space, the project has also signed on&nbsp;IHG to operate 146 hotel rooms. It has a nominal completion date of 2020.

Pointcorp's bread and butter to date has been residential projects across Brisbane.

Construction continues on&nbsp;Teneriffe's Fabric Apartments which includes 73 dwellings within a golden-clad Cottee Parker-designed mid-rise. Construction recently wrapped up on The Maxwell at New Farm's&nbsp;40 Maxwell Street, and Pointcorp has in its keep a luxury Elenberg Fraser-designed project next door.

44 Maxwell Street is a&nbsp;riverfront block that has approval for&nbsp;14 three bedroom apartments capped by a single penthouse. A sizeable rooftop terrace and pool would maintain&nbsp;sight lines over Story Bridge.

Pointcorp adds a luxury Burleigh Heads project to its boom portfolio

City of Monash already boasts the biggest mixed-use development under construction outside of Melbourne's CBD in Clayton's M-City, and now another can be added to the list.

Oakleigh's OROS has been awarded to builder ABD Group, with site works already underway. Located across 807-811 Warrigal Road, OROS is developer Viapac Group's largest project to date and makes good on the initial development application which reached Council during 2016.

ABD Group is charged with delivering the development which has a construction value just shy of $130 million.

The 9,605 square metre site is set to accommodate three buildings with the tallest rising 14 levels. Hundreds of apartments are to be supplemented by 106 serviced apartments, split between 27 studio, 74 single bedroom and 5 double bedroom layouts.

Prior to the build emerging above ground, basement works will be undertaken in order to create hundreds of new car parking spaces.

OROS will also include a bevvy of amenities for residents and visitors. A rooftop communal space and cinema, swimming pool and yoga studio are present, as is a communal vegetable patch and a high level of external greenery.

Rothelowman designed OROS's overall form with landscape architect duties falling to Rush Wright Associates.

West Melbourne's Rosslyn Street will play host to <a href="/new-townhouses/townhaus-222-rosslyn-street-west-melbourne">Townhaus</a> which is the work of architecture firm Genton. The 37 high end townhouses will mirror what Viapac Group have in store for South Yarra's 72 River Street, which was offered for sale as a permitted development site during 2016.

At the time the project was billed as containing "22 high quality owner-occupier styled apartments" by selling agent CBRE, although Viapac Group has chosen to chase the ultra-luxury market with a reconfigured building. Now seven apartments are expected within the building which has a 400 square metre footprint; each apartment includes three bedrooms and three bathrooms.

Construction begins on Monash's second major mixed-use development

Adelaide's CBD is set to welcome the arrival of two new developments; one the city's first Indigo Hotel and the other a sizeable new student accommodation complex.

It was revealed yesterday that Hotel Indigo will gain access to the Adelaide market via 23-29 Market Street which will host a 17 level purpose-built hotel. Adjacent to Adelaide's Central Market, Indigo Hotel Adelaide Markets is backed by Primefield Property who will develop the tower for InterContinental Hotels Group who will assume management rights.

137 rooms are included, supplemented by meeting spaces, a gym, pool and sun deck, café and rooftop bar.

Construction on the Market Street site will begin shortly, ushering in what will be the sixth Hotel Indigo in Australasia, adding to existing Brisbane, Sydney, Auckland and dual Melbourne locations. Another Melbourne presence has been mooted in South Yarra.

The City of Churches highest profile hotel in waiting is the proposed six-star Riverbank hotel which would cost up to $300 million and span 27 levels.

In line with Wee Hur's rapid expansion into the Australian student accommodation market the Waymouth Street site is earmarked for a new $90 million build. Spanning 1,836 square metres, as many as 721 student beds are expected onsite by late 2021. Design's for Waymouth Street have yet to be revealed.

124 Waymouth Street was purchased for $9.275 million and follows on from 89-109 Gray Street. Currently under construction, the Grey Street site is Wee Hur's initial Adelaide project and will see 772 beds created over 17 levels.

Wee Hur's latest Adelaide play comes on the tail end of a rash of additional student accommodation projects being built across the city. More recent applications have become taller and more sophisticated, as evidenced by GSA Australia's <a href="/buildings/269-north-terrace-adelaide">approved North Terrace Tower</a>; the project involves 680 student beds over 34 levels.

In a sign of the underlying strength of demand for student accommodation within Adelaide, an application submitted during August for 29 Twin Street is seeking to go even higher, providing accommodation for 510 students over 36 levels.

Adelaide primed for two telling new developments

The State Government yesterday pledged another $562 million toward greater Melbourne's already hefty multibillion-dollar hospital development pipeline.

Contingent upon the incumbent government being re-elected, funds will flow toward an expansion of Frankston Hospital. Initial plans would realise an 11-storey dual-winged hospital next to existing Frankston Hospital facilities that would provide an all-encompassing health services complex.

The expansion includes 120 new beds, two new operating theatres, a maternity ward, obstetrics ward, women’s clinic, children’s ward and special care nursery. Two floors are dedicated to mental health services, with an integrated cancer ward and day clinic set to treat patients who would otherwise travel to Melbourne for care.

Billed by Premier Andrews as "the biggest upgrade to an outer suburban hospital in the state’s history," construction is earmarked to begin in 2020 and would span four years, creating 1700 jobs over the life of the build.

Approximately a dozen major hospital projects are at various stages of development across greater Melbourne, with a quartet currently under construction. Headlining the build list is the $200 million <a href="/developments/st-albans-vic-3021">Joan Kirner Women's and Children's Hospital</a> located adjacent to Sunshine Hospital; designed by Lyons, Lendlease has taken to project to structural completion with lengthy fit outs to come.

Kane Constructions are overseeing <a href="/developments/malvern-vic-3144">Cabrini's Gandel Wing</a> expansion, Built are working on an <a href="/developments/east-melbourne-vic-3002">expanded Epworth Freemasons Hospital</a> in East Melbourne whilst Watpac are overseeing a $135 million expansion of Casey Hospital on Melbourne's fringe.

The projects with approval that are yet to begin construction are also sizeable developments.

Epworth have a <a href="/news/epworth-eastern-rises-to-match-box-hills-booming-populations-needs">60 metre hospital tower</a> planned for Box Hill, and future expansion in mind along Erin Street at Epworth Richmond. Also John Holland has been installed as the head contractor for the new Melbourne Heart Hospital at Clayton; the $543 million project has a completion date of mid 2022 in mind.

Soon to become the medical epicentre of Melbourne's northern suburbs, Epping may play host to as many as three new large-scale hospitals. Northern Hospital is about to <a href="https://www.nh.org.au/northern-hospital-tower-stage-2/">see a new wing come to fruition</a>, Generation Healthcare REIT and Healthe Care Australia are poised to bring a new <a href="https://www.afr.com/real-estate/generation-healthcare-builds-big-at-epping-20170911-gyev2a">$320 million hospital</a> to the suburb whilst Prime Medical Property Group and Riverlee also have hospital development intentions in the area.

Western Health's Footscray Hospital has also been rumoured to be on the more to a new home adjacent to the Victoria University Footscray campus.

The most recent hospital to reach completion was Werribee Mercy Hospital; Multiplex undertook construction works on the Architectus-designed project with a construction value of $66.5 million.

Big ticket health projects keep pace with a ballooning Melbourne population

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

The broader masterplan also includes very significant traffic and transport improvements, wide pedestrian walkways, upgraded pedestrian and cycle connections, and enhanced public areas designed to create a more connected and walkable community environment.&nbsp;

Centre owner Patrick Lu said the milestone reflected months of detailed planning, technical assessment and ongoing communication with local residents, businesses, schools and stakeholders.

Lu said the proposal had evolved significantly through consultation and technical review, particularly around traffic, pedestrian and student safety and neighbourhood connectivity.&nbsp;

Melissa Griffin, Director at Urbis, said the recommendation recognised the strategic importance of delivering more housing and services within established urban areas already supported by infrastructure.

“This proposal represents the type of thoughtful, integrated growth that planning frameworks across South-East Queensland are encouraging,” Ms Griffin said.

“The project seeks to place housing, retail, healthcare and employment opportunities together in a highly accessible location close to schools, transport and existing services.

“Importantly, the process has involved significant technical assessment and community engagement to ensure local issues and feedback were properly considered throughout the planning pathway.”

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.
