Sydney continues to have the highest home value increases over the last 12 months, according to CoreLogic’s latest report.
The property data firm says that over the past 12 months Sydney’s home value has increased by 18.9 percent.

This is helped by a monthly 2.2% increase in home values although Melbourne has the highest with a monthly increase of 3.7%.
Melbourne is ranked second with a home value increase of 14.7% over last 12 months while Perth is the lowest with its home value decreasing by 3.4%.

Sydney surges to 18.9 percent annual price growth: CoreLogic

Preliminary clearance rate along with auction volumes shows an increase across the combined capital cities, according to CoreLogic’s latest report.
The property data firm says that the capital city clearance rate increased this week, with preliminary results showing that 76.2 percent of reported auctions across the combined capital cities were successful.
This is compared to 75.1 percent last week and 68.8 percent one year ago.
Auction activity increased over the week with 2,844 homes taken to auction, up from 1,473 last week; however this time last year, volumes were higher with 3,540 properties taken to auction.

Each individual capital city market has seen a rise in auction volumes over the week, while clearance rates have been somewhat varied.
The highest preliminary clearance rate was in Sydney where 83.9 per cent of auctions cleared over the week, followed by Canberra at 76.6 per cent.

National auction clearance rate at 76 percent: CoreLogic

Ryde, Baulkham Hills and Hawkesbury had the highest auction clearance rate in Sydney over the weekend, according to CoreLogic’s latest report.
The property data firm says that the three Sydney regions had an auction clearance rate of 92.9 percent.
This was followed by the Eastern Suburbs with 92.7 percent and the City and Inner South with 91.2 percent.

The property data firm says that out of the 74 auctions known to CoreLogic in the North West 89.2 percent were sold successfully.
This is followed by the North East with 83.9 percent and the Inner South with 76.6 percent.

Melbourne's North West secures 89 percent auction clearance rate: CoreLogic

A majestic Malvern East mansion, once-owned by Little River Band guitarist Beeb Birtles, sold for more than $6 million at auction – a whopping discount of about $2 million from its initial price.
The vendors of the circa 1905 five-bedroom, four-bathroom house at <a href="https://www.domain.com.au/10-manning-road-malvern-east-vic-3145-2013403328">10 Manning Road</a> originally asked for more than $8 million through an expressions of interest campaign last November.
The mansion was one of about 1200 properties listed for auction on Saturday. By Saturday evening, Domain Group had collected 971 auction results and put the clearance rate at 78 percent. 
“Melbourne returns from a holiday break with a robust clearance rate from higher listings, although down a little on recent results,” Domain Group chief economist Andrew Wilson said.
On Saturday, just one local family – represented by buyer’s advocate David Morrell – made a bid for the keys to the 1410-square-metre property.
Bidding opened at $5.95 million and Jellis Craig auctioneer Ian Carmichael was forced to put in a vendor bid of $5,975,000 because prospective buyers kept their cards close to their chest.
The circa-1905 house originally asked for more than $8 million last November. 
After knocking back several attempts by the sole buyer to offer $10,000 more, Mr Carmichael finally accepted $5,985,000 and passed the home in.
The property, sold in conjunction with Kay and Burton, fetched an undisclosed sale price of more than $6 million price, Mr Carmichael said.
During the preamble, Mr Carmichael described the house as rich with history: from a grand house, to a rooming house, back to a home where songwriter and guitarist Birtles practised his chords in the 1980s.

There was a relatively large number of cane farm sales in 2016 at central Queensland due to improved market sentiment caused by higher sugar prices, according to a Herron Todd White’s recent report.
The property valuation firm says that values remained generally firm.
Prospects for value growth through 2017 appeared likely up until milling reliability prevented the 2016-17 crop from being fully harvested.
It has been reported that approximately $20 million of crop has been left to stand over after one of the longest crushing seasons in history.
Growers who had hoped to expand in 2017 will now be reconsidering because of lower returns from the 2016–17 crop and expected lower yields from the 2017–18 crop due to follow on effects from the most recent crushing season.
Milling reliability is a now a major concern to cane farmers and will be a critical issue to farm values in the years ahead.

Central Queensland cane farms selling fast due to high sugar prices: HTW

The Gold Coast house market has outperformed almost every region in Queensland over the past 12 months, according to REIQ's latest report.
The area has had its annual median house price grow by 5.8 percent to $575,000.
Only the Sunshine Coast outstripped this market for annual growth.
The Gold Coast market also had a strong quarter, growing 2.6 percent to reach a quarterly median of $590,000.   
The Gold Coast unit market bucked the state-wide trend of falling unit prices, adding 1 per cent over the quarter and 5.5 per cent over the past 12 months.
The continued massive infrastructure and construction programs have attracted workers and been a significant driver of population growth.

Gold Coast house market outperforming all others: REIQ

With developers usually cramming in as many apartments into a block as possible, ONE20 on Queens, the seven-storey mixed use project at Hurstville, will feature only three apartments per floor.
It will come with a total of 17 apartments, the smallest of which is 75 square metres, according to Ray White Projects director Eddie Mansour.
“Three apartments per floor is very rare anywhere in Sydney. They could easily have created five apartments per floor but they went with only three,” he said.
He also added that he would like to see more of this type of development in the market.
“There is a huge demand for larger apartments yet it is very rare to find boutique developments in Hurstville that cater for open space like this.
He expects they will sell quickly to the owner occupier market who are prepared to pay a premium for them.
Due for completion in late 2018, each apartment in the block designed by Kennedy &amp; Associates features a secure car space and access to a communal rooftop terrace with barbeque area.

Hurstville development sets standard for larger apartments

A survey from mortgage broker iSelect has found more than 34 percent of Australian households with a mortgage have never had refinance.
The survey, from Galaxy Research, found 56 percent of respondents who have not refinanced their home loan in the last ten years (or never) haven't done it because of a to perceived cost, lack of knowledge or hassle.
Laura Crowden, iSelect spokesperson, said research shows of those who refinanced in the last 10 years, 55 percent said the main benefit was lower repayments, 21 percent valued better features (such as an offset account or lower fees) and just 2 percent experienced no benefit whatsoever.
“Many home owners underestimate the savings that could be gained by switching to a new loan with a lower interest rate,” Laura said.
“Switching to an interest rate even just a few basis points lower can not only reduce repayments but potentially shave years off the length of the loan as well.
"For example, for a home owner with a $300,000 mortgage currently paying 5.25 percent, moving to a lower interest rate of 3.75 percent could save up to $267 in interest every month and more than $96,000 over the lifetime of the loan.
“Homeowners should act now to take advantage of the increased competition amongst banks and financial intuitions who are competing heavily for new customers with generous introductory rates.
“Whenever there is an RBA rate change, this should be a reminder to review your options and consult a home loan adviser to discuss your options.
"They will be able to talk you through all the financial jargon and find out whether a loan may offer a rate or features better suited to your lifestyle and budget."

Hyecorp completes Audrey, first project to welcome residents in St Leonards South Precinct

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."
