The current residential market within the outer east of Melbourne is very strong and rising, according to Herron Todd White’s latest May report.
The property valuation firm says that Nunawading, Mitcham, Glen Waverley, Ringwood and Mount Waverley are among the strongest suburbs for the residential market.
“In particular the strong market is evident in suburbs such as Nunawading, Mitcham, Glen Waverley and Mount Waverley.
“Within the outer eastern suburbs the market is also strong in Ringwood, Ringwood East and Croydon.
"Within both areas family homes of 3- to 4-bedrooms are in high demand.
“The rising prices are caused by the lack of supply and high demand with buyers looking for more affordable family housing,” the report stated.
High demand in suburbs such as Mount Waverley and Glen Waverley are driving the prices up according to Herron Todd White.
“The high demand has also caused the market to continue to rise in price.
“At this point in time we do not forecast the market to decline as the demand is too strong.
“However, if a major change in the economic climate was to occur it is possible the market would decrease."
HTW gave an example of the rising prices within the outer eastern suburbs as the sale at 30 Caroline Street, Ringwood. (above)
It sold on the 4 March 2017 for $950,000.
The last sale of the property occurred in December 2013 for $572,500.
“This sale illustrates the high price increase that has occurred within the past four years,” the report advised.

Outer East Melbourne residential market strong and rising: HTW

Properties in Hobart takes slightly more time to sell than properties in Sydney or Melbourne, according to CoreLogic’s latest report.
The property data firm says that homes in Hobart takes 38 days to be sold while units can expect to stay on the market for 35 days.
This is slightly higher than Sydney or Melbourne where it takes only a month for properties to be sold.

Hobart properties take 35 to 38 days to sell: CoreLogic

The first stage of a $180 million master-planned residential village in the rapidly growing Ripley Valley region in the Ipswich growth corridor of South East Queensland has attracted strong demand, with more than 50 percent of lots already under contract.
Monterea Ripley residential village is the newest land release and will feature 900 home sites on a land area of approximately 146 acres within the picturesque Ripley Valley.
Ray White Land Marketing Director Jamie Martin said significant sales have been achieved in the first stage of the project, with particularly strong interest from local buyers.
“The enthusiasm for Monterea Ripley has been very pleasing and we have already sold more than 50 per cent of the 53 lots available,” Mr Martin said.
“The land prices start from $166,000 and lots range in size from 300 sqm to 523 sqm. We have had keen interest from local buyers, especially first home buyers wanting to secure the $20,000 first home buyers grant before the June 30 deadline.
“Buyers were asking for a value proposition and Monterea Ripley has answered by giving buyers a good range of lot sizes and affordability in the Ripley Valley.”
Mr Martin said stage two of the development is about to commence construction of another 53 lots, while a new five-acre parkland is nearing completion.
The park will be known as John Michels Reserve and will feature lush corridors of over 30,000 new plantings.
“Monterea Ripley's Green Space Master Plan will dedicate more than 22 acres to green open space,” he said.
“The market appetite for affordable lots in a high-quality master-planned village which features large areas of parklands, close to recreational and retail amenities including sporting ovals, supermarket, cafes and retail specialities has been a major attraction for buyers.”
Latest data from the Queensland Statisticians Office for the year to September 2016 has identified the Ipswich City region as having a record 1,813 vacant lot sales.
“Values achieved have shown considerable uplift growing 5.50 per cent over this last year on a per sqm basis although keeping an affordable median of $195,000,” Mr Martin said.
“The region also boasts its highest lot registrations on record over this 12-month period with a total of 2,504 standard lots, which highlights the ongoing demand in this location.
There is a strong pipeline of supply which will assist in keeping affordability in check with this annual period (to September 2016) recording an additional 3,188 lots approved across 96 projects, bringing the total closing stock level for Ipswich City at 15,270 lots.”
Monterea Ripley forms an integral part of the Monterea Neighbourhood Village and will be located directly next door to a proposed 8,000 sqm shopping centre including a major supermarket, speciality retail shops and commercial precinct with a total of 636 car parks.
About 120,000 people are expected to call the Ripley Valley home over the next 20 years and construction is underway on the $1.5 billion Ripley Town Centre.

Strong demand for Monterea Ripley

Proposed reforms to changes in stamp duty, first home-owners grants, shared equity and clamping down on underquoting by the Victorian government will be compared to the current rules and regulations in the New South Wales jurisdiction according to TressCox lawyers.
In a research note, TressCox said with the Victorian election just over a year away and housing affordability becoming a nation-wide issue of interest, it is of no surprise that the Victorian government is looking to implement major reforms to improve access to the housing market for first home-buyers.
"The proposed changes in Victoria will now be compared to the current rules and regulations in the New South Wales jurisdiction," it said.
"The Victorian government has proposed to completely abolish stamp duty for new and existing properties that are up to $600,000.
"Properties that are between $600,000 and $750,000 will have their stamp duty discounted.
"The current regulations also allow for concessions for pensioners for properties valued at up to $750,000 and for those individuals using the property as the Principal place of Residence for properties valued at up to $550,000.
"The Victorian proposal is subtly, yet critically different to stamp duty exemptions in New South Wales.
"The NSW exemption under the First Home – New Home Scheme only applies to homes which are of a value of up to $550,000.
"Similar to the Victorian proposal, the NSW rules do provide concessions in stamp duty for homes valued between $550,000 and $650,000.
"An exemption also exists for the purchase of a vacant block of land valued at up to $300,000 where the purchaser wishes to build their home.
"Concessions are available for vacant land valued between $300,000 and $450,000.
"It is important to note that unlike the proposed Victorian reforms, the stamp duty exemption and concession for first home buyers in New South Wales only apply to brand new homes and not existing properties.
"Currently, the Victorian rules provide a $10,000 grant for first home owners on new homes valued at up to $750,000.
"The Victorian proposals seek to incentivise purchases of property in regional areas by doubling the First Home Owner Grant to $20,000 from 1 July 2017.
"Prior to 2012 In NSW, the First Home Owner Grant provided a $7,000 grant for eligible transactions. However, for all contracts entered into after 1 October 2012, the grant applies only to new homes which do not exceed a value of $750,000.
"The transaction date of the sale of land is particularly important in NSW as it defines the grant amount a purchaser may be eligible for.
"For instance, transactions for new homes under the NSW scheme dated between 1 October 2012 to 31 December 2015 could be offered a grant of $15,000.
"Transactions from 1 January 2016 may be eligible for a grant of $10,000.
"Changes to Victorian laws provide that the concession will now only be applicable to home buyers who intend for the property to be their principal place of residence and will no longer be available for residential investment or commercial properties.
"NSW provides a $5,000 grant for purchasers of new homes which are either new homes or off the plan which are valued at up to $450,000.
"In a bid to combat vacant properties held by investors, the VRPT will be applied to properties which remain unoccupied for over six months in a calendar year.
"The tax will include some exemptions for properties used as holiday homes, for work purposes, deceased estates and for Victorian owners who are temporarily overseas.
"The tax is slated for implementation on 1 January 2018 and the current rate proposed will be 1 percent of the capital improved value of the property.
"At this stage, the new tax in Victoria does not have an equal counterpart in NSW."

The Southern Tablelands residential market continues to remain at a consistent pace, according to Herron Todd White’s April report.
The property valuation firm says that the average price remaining at as a result of new land releases coming onto the market year to date.
“New land releases are trading for $220,000 to $250,000, with house and land packages ranging from $500,000 to $550,000.
"Likewise some of the villages between Sutton Forest and Goulburn, such as Marulan have seen an uptick in first home owner activity, with new land releases being quickly absorbed by the market in the $160,000 to $190,000 range for 1,000 square metre blocks,” the report stated.
Herron Todd White says that part of the attraction here aside from lower entry price is ease of access to freeway.
“As with the Southern Highlands market, the only real slowdown foreseen in the market would be as a result of a lender change in credit policy or increases in interest rates,” the report commented.

Southern Tablelands residential land sees increase in first home buyer activity

The local residential market in Bundaberg is stable, which is a term frequently used to describe the area, according to Herron Todd White’s latest May report.
The property valuation firm says that sales volumes have slowed slightly with median values dropping slightly by around 5 percent.
“The median vacant land price is $150,000 for the postcode.
“The median house and unit prices are $295,000 and $225,000 respectively for the last quarter.
“Affordability is the big draw card to the area along with the proximity to the southern end of the Great Barrier Reef and the relaxed lifestyle.
“The key to getting the market to move upwards is attracting more people to the area with flights to other major centres apart from just Brisbane.
“This would then attract more investment and that would require more infrastructure spending.
“Another way would be for the government to include existing property in the First Home Owner’s Grant which would also stimulate the economy,” the report stated.

Coastal areas continue to be the most in demand locations in Ballina and Byron Bay, according to Herron Todd White’s latest report.
However, the property valuation firm says locations which have traditionally been less sought after remain strong, with prospective buyers operating in a heated market prepared to overlook negative attributes.
“With significant increases in values over the past 24 months any increase in stock or reduction in demand will likely see a reduction in value,” the report stated.
“The increases in value would not appear to be sustainable.”
Mullumbimby appears to be the most desired location at present, while demand for lower priced units in the Ballina area is strong, whilst the $1 million plus market in coastal areas such as Lennox Head and East Ballina continues to perform well.
The report advised the demand in Mullumbimby was being fuelled by interstate buyers looking to find alternatives to the more expensive resort towns of Brunswick Heads and Byron Bay.
“The average house price point for the particular suburb of Mullumbimby ranges between $750,000 and $1 million,” the report advised.
“The product at this price point is varied between either an older style dwelling or newer product.
“The older dwellings comprise single level houses built about the 1950s located in the flat part of Mullumbimby close to the local township,”

Mullumbimby in demand with interstate buyers: HTW

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
