Grants for first home buyers keen to buy off-the-plan in South Australia could total around $40,000 of incentives.
According to South Australia Treasurer Tom Koutsantonis a number of property developments had not sold enough apartments off-the-plan to begin construction and a $10,000 pre-construction grant will be given to buyers of off-the-plan apartments who sign a contract before September 30, 2017.
On top of the grant, off-the-plan buyers incentives include stamp duty concessions of up to $15,500, and a first-home owner grant of $15,000 for buyers of new residential property.
Previously home owners will be eligible to receive the stamp duty concession and new grants of up to $25,000.
State Treasurer Tom Koutsantonis said the $10,000 pre-construction grant, combined with the Adelaide City Council’s scheme to give owner-occupiers a “five-year holiday from council rates” was a great incentive to buy off-the-plan.
“It’s our responsibility as a state to make sure people can buy an apartment where they grew up,” he said.

The middle to outer eastern Melbourne suburbs are becoming unaffordable, according to Herron Todd White’s latest July report.
The property data firm says that there are some areas where $500,000 can get you a two bedroom apartment or unit.
“Within the middle to outer eastern suburbs, $500,000 will not enable purchase of a dwelling, however there are some areas where 2-bedroom units or apartments are affordable.
“In Boronia the median unit sale price in March 2017 was $496,944 (RP Data) which is expected to achieve a rental return of $333 per week reflecting a yield of approximately 3.48%.
“Similarly, the median unit sale price in Bayswater in March 2017 was $467,000 (RP Data) which is expected to achieve a rental return of $330 per week reflecting a yield of approximately 3.67%.
“If buyers desire to be closer to the Melbourne CBD, apartments provide a more affordable option in suburbs such as Mitcham, Forest Hill and Blackburn.
“For example, <a href="https://www.realestate.com.au/sold/property-apartment-vic-blackburn-124547918">410/394-398 Middleborough Road</a>, Blackburn sold on 27 April 2017 for $492,000.
“It last sold in 2013 for $528,000.
“The apartment comprises 2-bedrooms, 2-bathrooms and two basement car parking spaces.
“If the market keeps firming, soon buyers with a budget of $500,000 might be priced out of the 2-bedroom unit or apartment market, however 1-bedroom apartments would still provide an alternative.
“Last year, 2-bedroom dwellings were under $500,000 in Boronia and Mooroolbark, however currently the median price for a 2-bedroom house in Boronia is $572,750 (realestate.com) and $526,000 in Mooroolbark (realestate.com), so buyers with a budget of $500,000 can no longer afford these properties.

Middle to outer east Melbourne becoming unaffordable for sub-$500,000: HTW

Adelaide remains the most affordable capital cities despite increasing median prices, according to Herron Todd White’s latest July report.
The property data firm says that properties are still available under $500,000.
“Whilst Adelaide remains the most affordable mainland capital city in Australia, the current median price of $432,000 (current as at 31 May 2017 according to Corelogic Hedonic Home Value Index) has increased from a median price of $410,400 (as at 30 April 2016).
“Although there are still countless properties available around $500,000, there is an increasing scarcity of detached dwellings in this price range within proximity of the CBD,” the report stated.
The market for older units and townhouses remains flat Herron Todd White advises.
“The market for older units and townhouses regardless of location remains relatively flat.
“We have focused on detached housing for investors.
“It is reasonable to expect detached housing at $500,000 or below within 20 kilometres of the city but as noted, the closer one moves towards the city, the more the quality and size of detached housing decreases at this price level.
“Demand for older units and townhouses in locations further from the city may begin to increase should prices for detached housing continue to increase,” the report advised.
New apartments in Adelaide’s CBD are attracting investors, Herron Todd White reports.
“There is an increasing supply of new apartments in the Adelaide CBD which are tending to attract investors.
“It is viewed as a more attractive option than older style inner city units and townhouses due to stamp duty rebates and potential tax reduction strategies.
“The market for properties in proximity of the CBD at this price level continues to be extremely buoyant,” the report commented.
Areas with increased in-fill development are finding driving demand from investors and developers Herron Todd White warns.
“In areas with increased in-fill development, investors and developers have been driving demand and competing with first home buyers attempting entry into the market.
“In an area such as Flinders Park situated six kilometres west of the CBD, buyers seeking properties for $500,000 a couple of years ago have now been priced out of the market as the market has improved in that area within a short period of time.
“The suburb is situated adjacent to the linear park and in between the city and the sea and has become an increasingly popular suburb as a result.
“Popular areas that offer properties around $500,000 include suburbs such as Pasadena, Hope Valley and Croydon Park.
“Pasadena is situated to the south of the Adelaide CBD and is well serviced by the popular Pasadena Foodland and shopping centre.
“Whilst sections of the suburb are undergoing some in-fill development, this suburb offers older style dwellings reasonably close to the city at an affordable price level.
“Hope Valley is situated further from the city, approximately 13 kilometres to the north-east.
“This suburb is well serviced by a number of shopping centres including Tea Tree Plaza and is also situated in proximity to the Tea Tree Plaza interchange which provides easy access to the Adelaide CBD via the O-Bahn busway.
“Croydon Park is situated to the north-west of the city adjacent to the popular suburbs of Croydon and West Croydon.
“It provides a more affordable alternative to these areas and is also adjacent the Torrens to Torrens roadway which is currently under construction.
“This will further improve access to the north and south of the city,” the report warned.

Many Tasmanian properties are available around the $500,000 range, according to Herron Todd White’s latest July report.
The property investment firm says that however this is more concentrated in the northern parts of Tasmania.
“Properties for sale with asking prices of around $500,000 in the greater Hobart region are less concentrated in particular suburbs relative to Northern Tasmania.
“Being a capital city with a significantly larger population, capital entry requirements tend to be higher, suburbs are spread over a larger geographic area and contain greater diversity of property types.
“Sandy Bay, Kingston and Lindisfarne are Hobart suburbs where the greatest number of sales have occurred within the half a million dollar price point.
“Sandy Bay has an air of exclusivity and is popular due to its position immediately south of the city with the Derwent River its southern border.
“Contained within the suburb are the University of Tasmania campus, casino, local shops and recreational facilities.
“Due to Sandy Bay’s exclusivity and nearness to the city, units are the predominant type of residential property that can be purchased within this price range although some smaller homes are still within reach.
“To purchase a house in Sandy Bay you would need capital reserves in excess of half a million dollars as approximately 20% of the suburb’s recent sales were in excess of $1 million with a top sale of $6.5 million.

“Recent sales data show that the greatest numbers of sales within the $500,000 price range have occurred in the suburbs of Grindelwald, Trevallyn, Newstead and Launceston,” the report commented.
Grindelwald attracts purchasers who prefer large homes Herron Todd White states.
“Grindelwald is a commuter suburb (approximately a 25 minute drive from downtown Launceston) developed around the theme of a Swiss village in the 1980s.
“Grindelwald is attractive to purchasers who prefer larger homes on larger parcels of land in a rural residential setting.
“Homes that have recently sold in Grindelwald range in size from 200 to 260 square metres of living area on parcels of land ranging between 800 and 2,600 square metres.
“The majority of these homes were built in the 1980s to 1990s and have achieved sale prices between $480,000 and $528,000,” the report stated.

Choice aplenty in Tasmania for $500,000: HTW

House prices rose in 27 out of the 45 world's housing markets to publish housing statistics for the first quarter of 2017, according to the Global Property Guide.
The Global Property Guide noted European house price rises continue unabated.
Six of the ten strongest housing markets in the global survey are in Europe.
House prices have risen in 17 of the 23 European housing markets for which figures were available during the year to Q1 2017.
Iceland remains the strongest housing market in Europe and second best performer in our global survey, amidst spectacular economic growth.
Nationwide house prices surged 16.01% y-o-y in Q1 2017, the highest increase since Q1 2006.
This surge is attributable to strong demand, coupled with limited housing supply, especially in the capital city of Reykjavik.

Japan, Vietnam, and Taiwan posted more modest house price rises.
Hong Kong's housing market is now accelerating, despite the higher stamp duties for non-first time homebuyers introduced in November 2016.
Residential property prices surged by 17.27% during the year to Q1 2017.
House prices rose 3.93% during the latest quarter.
China continues to experience double-digit house price rises.
In Shanghai the price index of second-hand houses rose by 13.16% during the year to Q1 2017, after y-o-y rises of 21.68% in Q4 2016, 24.86% in Q3 2016, 20.73% in Q2 2016, and 16.99% in Q1 2016.
However, house prices in Shanghai fell by 0.95% during the latest quarter.
Japan's housing market is slowing again, despite a weak economy.
In Tokyo, the average price of existing condominiums rose by 2.93% during the year to Q1 2017.
Quarter on quarter, residential property prices in Tokyo fell 0.81% during the latest quarter.
Vietnam's housing market remains sluggish, despite a booming economy and the recent introduction of the housing laws that allow foreigners and overseas Vietnamese to legally own, sell and transfer real properties.
House prices rose by just 1.13% y-o-y in Q1 2017.
Quarter-on-quarter, house prices fell 1.06% during the latest quarter.
Taiwan's nationwide house prices rose by 0.69% during the year to Q1 2017, in contrast with a y-o-y decline of 7.65% a year earlier.
Quarter-on-quarter, house prices increased 1.65% during the latest quarter.
Other Asian housing markets have lost steam.
House prices fell in four of the ten Asian markets for which figures were available during the year to Q1 2017.
Singapore's housing market is still weak.
House prices fell by 3.45% during the year to Q1 2017, after a 2.35% y-o-y decline during the same period last year. House prices fell by 0.56% q-o-q during the latest quarter.
Thailand's property market continues to lose steam.
Nationwide house prices fell 1.37% during the year to Q1 2017, the second consecutive quarter of y-o-y decline.
Quarter-on-quarter, house prices increased by 0.1% during the latest quarter.
In South Korea the nationwide housing purchase price index fell by 1.35% y-o-y in Q1 2017, in contrast to the rise of 1.81% a year earlier.
House prices fell by 1.1% q-o-q during the latest quarter.
In Indonesia, residential prices in the country's 14 largest cities fell by 0.98% during the year to Q1 2017, the ninth consecutive quarter of y-o-y declines.
House prices fell 0.33% q-o-q during the latest quarter.
The pace of price-rises in the U.S. housing market is slowing gradually, though homebuilder sentiment remains bullish.
Canada meanwhile is in the middle of a house price boom.
The S&amp;P/Case-Shiller seasonally-adjusted national home price index rose by 3.29% during the year to Q1 2017 (inflation-adjusted), the slowest pace since Q3 2014.
House prices increased by only 0.17% during the latest quarter.
The impression of a slowing pace of price rises was supported by Federal Housing Finance Agency's seasonally-adjusted purchase-only U.S. house price index, which rose by 3.37% y-o-y in Q1 2017 (inflation-adjusted), down from 4.87% a year earlier.
The index rose 0.6% q-o-q in Q1 2017.
Canada's house prices are rising strongly, despite repeated market-cooling measures.
House prices in the country's eleven major cities surged by 11.7% during the year to Q1 2017, sharply up from a y-o-y rise of 5.67% the previous year, and the biggest annual increase since Q3 2006.

Mexico's nationwide house price index rose by a meagre 0.17% during the year to Q1 2017, a sharp slowdown from the y-o-y rise of 5.26% the previous year.
On a quarterly basis, house prices fell 2.24% in Q1 2017.
New Zealand's house price rises have sharply accelerated, amid post-earthquake rebuilding.
The nationwide median house prices rose by 7.26% during the year to Q1 2017, up from 3.63% the previous year.

The house dubbed “Brisbane’s most beautiful Queenslander” has been sold by Dr John Fenwick, a radiologist, and his interior designer wife Christin Fenwick.
There has been no price reveal for 26 Mayfield Street, Ascot which Matt Lancashire of Ray White New Farm listed for sale by expressions of interest in the range of $7.5 million to $8.5 million.
The seven-bedroom, five-bathroom home was under contract.
Ascot's record holder is 27 Sutherland Avenue, Ascot, which sold for $8,615,000 last year by Maxine Horne, and her Fone Zone co-founder and husband David McMahon, sold their stunning Hamptons-style Ascot estate at Sutherland Avenue..
There was a $8.3 million at 24 Palm Avenue, Ascot which sold off-market in February.

House dubbed Brisbane’s most beautiful Queenslander sold

A four bedroom house designed in neo-Renaissance style at Fitzroy, Victoria has been listed with price expectations between $3.5 million to $3.8 million.

The Reserve Bank of Australia says it estimates the neutral nominal cash rate would be around 200 basis points above its current level.
The comments were contained in minutes of the RBA’s July 4 policy meeting.
The RBA’s estimate suggests the cash rate target will need to rise from 1.50 per cent currently to 3.5 per cent over an unspecified time.
The neutral rate would be consistent with the economy operating at full capacity with inflation stable.
Capital Economics’ chief economist Paul Dales said the discussion of “neutral” rates “could be interpreted as a sign that the bank is starting to think” about raising interest rates from the current record low of 1.5 per cent.

A Melbourne real estate agent has lost her licence but avoided jail after being convicted of fraud.
Stephanie Joyce Brown, 43, forged the signatures of tenants on bond claim forms and then directed payments of more than $33,000 to her own bank accounts.
Brown’s offending took place between February and June 2016, when she was working as a property manager at Wilson Agents in Melbourne.
The alarm was first raised by the Residential Tenancies Bond Authority, who alerted police.
Ms Brown pleaded guilty to 23 charges of obtaining property by deception and was placed on a two-year good behaviour bond.
Her estate agent’s licence was cancelled following the conviction.
“Under Victorian estate agent laws, certain offences that carry possible jail terms of three months or more disqualify a person from working as an estate agent,” Consumer Affairs Victoria said in a statement.
“Fraud is a disqualifying offence.”
Ms Brown, formerly Stephanie Naylor, had previously worked for several established real estate agencies in Melbourne.

Commercial property sales in eastern Sydney increased in the past three months, according to analytics firm CoreLogic's latest Eastern Sydney Cityscope.
The property data firm said sales recorded in the quarter to July 2017 totalled $155.3 million, up from the $141 million in the quarter to April 2017 but a decrease from the $381.6 million in the quarter to January 2017.
The 12-month total was $797 million, a significant increase from the $459.5 million recorded the same time last year.

Eastern Sydney commercial property sales rose in 3 months to July: CoreLogic

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts.
