The Greater Sydney Commission’s draft plan and strategy for Greater Sydney, which is expected to grow by another 1.7 million people in the next two decades, has been applauded by the Planning Institute Australia.
Earlier, the GSC launched the draft ‘Our Greater Sydney 2056’. The release includes the draft 20-year Greater Sydney Regional Plan and a 40-year vision. The GSC took note of the feedback from PIA for its draft.
The plan is accompanied by the state government’s draft Future Transport Strategy 2056. 
PIA NSW president Jenny Rudolph said it is a blueprint for a city that is well networked, green and focussed around the needs of its people and businesses.
The structure plan expands on the theme of better connecting the Western, Central and Eastern Cities with their ’30-minute’ catchments. It creates the radial structure that Sydney needs to grow sustainably.
Rudolph added that the GSC had addressed the feedback from PIA and the planning industry, to focus on ensuring growth can be supported by creating great places to live and work.
PIA NSW has argued for the management of growth with local and state infrastructure in all submissions on the District Plans, Regional Plans and the EP&amp;A planning reforms. 
In particular, it supports:
<ul>
<li>Realignment of infrastructure investment to support the critical roles of Sydney’s Central and Western cities – especially passenger transit and freight links;</li>
<li>Engagement with community and councils in the preparation of Growth Infrastructure Compacts;</li>
<li>Funding the ‘Green Grid’ open space network and green infrastructure systems - and measures for a socially resilient and environmentally sustainable Greater Sydney</li>
<li>Affordable rental housing targets alongside initiatives improving housing diversity and targets for housing growth – via local housing strategies;</li>
<li>A focus on the productivity and networked connection of our strategic centres, business and freight hubs – especially supporting industrial lands for urban services and sustaining the economy of our key commercial cores;</li>
<li>Vision for stronger and faster connections with NSW regions; and</li>
<li>Recognition of the Metropolitan Rural Area for its landscape and rural productivity – not as urban land in waiting.</li>
</ul>
Rudolph said the PIA expected improvements in living conditions to accompany sustainable growth, which would be the yardstick for the success of the plan.
The plan will be on exhibition until 15 December 2017.

Blueprint for a Greater Sydney unveiled

The most active segment of construction in the June 2017 quarter was civil engineering, with 1,020 projects entering construction at a value of $8.9 billion over the period. 
This also reflects government owned projects, particularly in transport infrastructure, the latest Market Movement report by Cordell noted.
In the private sector, renewable energy project applications and commencements have also led in the civil engineering space.

Cordell charts civil engineering as highly active

A tourist icon of north east Victoria, the five-star resort Villa Gusto, has been listed for private sale with a price tag of $3.85 million as a going concern.
The freehold at <a href="https://dickensrealestate.com.au/3922011/" target="_blank">630 Buckland Valley Road</a> offers a slice of Italy, having been built by Italophile Colin McLaren who took inspiration from the grand lakeside villas and hilltop homes and resorts of northern Italy to create a unique and indulgent country property. 
McLaren was an ex-Victoria Police detective-turned-author.

The ban will trigger higher interest in Australian property by wealthy buyers from China, the USA and Europe.

The rise in New Zealand house prices over recent years has been fuelled by strong immigration, low interest rates and limited housing supplies.
“We have agreed on banning the purchase of existing homes by foreign buyers,” she said, specifying that the new rules only applied to non-residents.
They also have plans around farmland and other critical infrastructure, she added.
Anti-immigration campaigner Winston Peters, whose support was crucial for Ardern to form a ruling coalition, said it sent a message that New Zealand was “no longer for sale”.
A recent survey by property consultants Knight Frank found annual house price growth in New Zealand was 10.4 percent. 
The median price for residential property in Auckland is $845,000, according to data from the Real Estate Institute of New Zealand.

New Zealand ban on foreigners buying homes will increase Australian acquisitions

Consumer expectations for house prices have softened slightly in recent months.
The Westpac Melbourne Institute Consumer House Price Expectations Index has fallen about 2.5% between July and Oct, allowing for seasonal fluctuations.
At just over 140, the index still shows price expectations in firmly positive territory, well comfortably above its long run avg of 127.
Of those with a view, nearly 60% expect prices to rise over the next year, 26% expect no change and 15% expect price falls – a net proportion expecting prices to rise of 43%.
Our analysis suggests Oct is a slight seasonal low for expectations (markets tend to cool heading into year end as sellers look to transact before the off season and buyers dry up).
The state breakdown shows a sharper pull back in price expectations in NSW, where the market slowdown has been more pronounced. The shift in expectations suggests the moderation will carry into year end and early 2017.
In contrast, price expectations have continue to rally strongly in WA.
Despite ongoing price slippage in the Perth market, consumer price expectations have swung from clear pessimism to what now looks to be reasonably robust optimism.
While the state market clearly still faces significant headwinds – not least of all a large overhang of vacant dwellings – the sentiment preconditions for a recovery look to be coming into place.

Consumer house price expectations soften: Westpac's Matthew Hassan

The “great Australian dream” of owning your own home is rapidly proving to be an illusion for many in the early 21st century.
In an environment of exceedingly high house prices, groups who don’t have secure, long-term employment are at risk of homelessness, particularly as they age. Single, older women are one such group at increasing risk of being homeless.
While housing policy has neglected this area of concern, recent work is beginning to highlight this gap. Most research has been done in metropolitan areas, but women living in regional Australia merit attention too.
In our study of 47 older women who do not own homes in regional New South Wales nearly all were living on low incomes. Their housing ranged from dingy hotel rooms and makeshift sheds or shacks to rundown flats or housing in regional towns. Only a few lived in reasonable circumstances, including community housing.
We discovered that the women had clear ideas about what sort of housing would suit them as they age. For all of them, stability and security of tenure were priorities. Other aspects of what these women wanted were perhaps more surprising and differed from research findings on older women living in cities.
Why is housing a problem for these women?
In a recent article, we argued that women’s work and family roles in the last century left them economically disadvantaged. Most had interrupted employment histories, lower status and lower-paid jobs than men.
Research shows that women who don’t have a partner generally suffer greater insecurity when they can no longer work, particularly if they don’t own their own homes.
Many single women now have to contend with a rental market in Australia in which the laws tend to be skewed in favour of landlords. Leases are typically short-term and tenants have little security of tenure. An overheated housing market, which encourages speculative investment, makes this insecurity worse.
To make matters worse, the availability of public housing has fallen.
What are their housing priorities?
Our study of older women in the Northern Rivers region of NSW found that only two participants had never had a partner. All but four had borne children.
Their shared desire for stability and security of tenure is understandable, given most had very disrupted housing histories.
Many worried about what would happen to them. Elizabeth said: "It would be just lovely to be somewhere where I know I could stay until I died."
Agnes thought she might end up “in an old school bus on somebody’s property”.
The women also expressed a strong desire for privacy and independence, which many of them called their “own space”. They wanted to come and go as they please. For instance, Anne just wants her “own little space to be private”.
Many women linked their desire for security, privacy and independence to their age and their gender. Jane, for example, associated wanting her own kitchen space with being a woman.
In contrast to some research on this group in cities, our participants insisted they did not wish to share housing with other women. They spoke quite vehemently at times – Susan would rather live in a tent than share housing.
What was surprising was that nearly all the women wanted some sort of garden, even if it was a tiny space. This was almost as important as their need for security and independence.
Finally, the women wanted to have space to accommodate their grandchildren and pets. They saw their role as being able to provide a base for their family and to nurture their grandchildren. This seems to reflect more traditional notions of women’s caring responsibilities, which were more widespread last century when these women were young.
We know that pets play a significant role in fostering mental and emotional health in older people. We also know that describing pets as family members is part of a broader trend in Australia. In our study, one participant minded the “grand-dogs” when her daughter was away.
A few women even said they would rather be homeless that give up their pet, such was their attachment. But, for many, lack of secure tenure and independence meant they were denied this source of emotional security.
The Victorian government has recently announced changes to tenancy laws that will allow renters to keep pets, as well as improve security of tenure. This is a welcome development for Victorians. It must be hoped it spreads to other states.
Preferences have policy implications
Our study emphasises the housing preferences of a regional cohort. Though the desire for secure tenure may be widespread, some preferences such as the expressed need for a garden may reflect regional values.

What single older women want with the great Australian dream

On Monday night Four Corners asked Australia to consider “What’s wrong with the NBN?”.
Prior to the episode airing, a lot of the debate focused on the NBN’s business model, and that it may not be profitable.
I, however, am not sure if the financial returns need be our biggest concern when referring to public service and critical infrastructure. My answer to the question “what’s wrong with the NBN?” is quite simple: the NBN is inequitable.
A “train wreck”
This week started with a fiery speech delivered by the Prime Minister, Malcolm Turnbull. He said the NBN was a mistake, blamed the former Labor government for the set up, and described the NBN’s business model as a “calamitous train wreck”.
Turnbull’s remarks triggered a number of responses, including one from former Labor Prime Minister, Kevin Rudd. He attached responsibility of NBN’s failure to the current government, as they “changed the model completely” compared to the original design.
More broadly, the Four Corners program itself created mixed reactions on social media. It was criticised for being “weak”, and not “challenging enough”, but also praised as “exceptional”.
I find it incredibly frustrating to see a national critical infrastructure project diminished to political ping pong. In my opinion, bipartisan commitment is required in order to deliver an equitable NBN for all Australians.
Inequity from the start
Introduced by Labor, the original NBN was announced in April 2009. The plan was to provide terrestrial fibre network coverage for 93% of Australian premises by the end of 2020, with the remaining 7% served by fixed wireless and satellite coverage. In other words, Labor’s NBN was mainly equitable in terms of the advanced technology adopted across the board.
However, research on the early NBN rollout pointed out the issue of timing. Even under the most optimistic estimations, it was going to take over a decade to build the nation-wide infrastructure. So, there were always questions about who was going to get the infrastructure first, and who had to wait over a decade for a similar service.
The results of the 2013 Federal election changed the fate of the NBN. The elected Coalition government decided the NBN rollout should transition from a primarily fibre-to-premises model to a mixed-technology model.

This added to the complexity of the NBN, and created new layers in the inequality concerns around the NBN. In the Coalition’s NBN, many could be waiting quite some years and yet still only receive a lower quality level of access to the service.
Now we’re past the halfway point of NBN delivery, and inequality of the service is clear at two levels.
Large scale
Recent research shows there is a clear digital divide between urban versus regional Australia in terms of access to the NBN. Regional Australia is missing out, both in terms of pace and quality of delivery in the mixed-technology model. This pretty much means that WA and NT are the worst off parts of the nation, because of the spread and dominance of regional and remote communities within them.
“Fine grain” scale
As described on Four Corners, mixed-technology NBN within local government areas and neighbourhoods means some people are better off than others.
Some receive fibre-to-premises service while others have fibre-to-node. The quality of the service also depends on how far someone lives and works from a node, which basically suggests even people on the same fibre-to-nodes service could have varied level of (dis)satisfaction with their internet and phone services.
Research published in 2015 captured some of the frustrations on the ground at the local government level. Differing qualities of internet services available were perceived to have direct implications for local economic development, productivity, and sense of community at the local level.
The two layers of NBN inequality mean that while some customers may be happy with their NBN, many experience a frustrating downgrade of service after moving to the NBN. This may help explain the increase in the number of NBN complaints across the nation.
Let’s start moving forwards
Politicising the NBN and blaming one party over another has been part of the national misfortune around the NBN. But, I believe, the inequality of the NBN is part of a bigger trend in infrastructure decision making in Australia that fails to fully account for the socioeconomic implications. Other examples of this trend are seen in major (controversial) transport projects around the nation (e.g. East West Link in Melbourne, WestConnex in Sydney).
Current and future Australian governments must accept responsibility, and find a way forward for the NBN that is built on the notion of equitable service.
We can start with questions such as who needs the service the most, and who can do the most with it. These two questions refer to the social inclusion and productivity implications of the NBN.

Landmark Fender Katsalidis South Melbourne development site listed

The Babington-Lees family, seeking to capitalise on strong market conditions, have listed a block of 11 units in Edgelicff that they have owned for nearly 80 years.
The art deco building cost £29,000 in 1938, three years after it was built.
The property is expected to fetch about $20 million when expressions of interest close November 30 through CBRE and Ray White.
Eynesbury, at 22 Albert Street, Edgecliff, has a rental return of $690,000 a year.
It includes 10 three-bedroom units each of about 164 square metres each.
There is one 400-square-metre penthouse, with harbour views.
The neighbouring house sold this week when investment banker Scott Malcolm and his wife Jane Taylor secured<a href="https://www.domain.com.au/news/investment-banker-scott-malcolm-sells-edgecliff-trophy-home-for-15-million-20171023-gz65uo/?benref=smh" target="_blank"> $15 million for their trophy home Carmel</a>.

A $120,000 sale has been achieved by mortgagees in Queensland's Moranbah.
<a href="https://www.realestate.com.au/sold/property-unit-qld-moranbah-126447502" target="_blank">The 26/15 Bacon Street offering</a> was in the Monterey Apartments complex, in the coal district town 804 kilometres north-west of Brisbane.
It last sold at $461,000 in 2011, according to CoreLogic.
The two bedroom, two bathroom modern apartment came with a modern furniture package.
The unit iincludes floor tiles throughout the living areas, carpeted bedrooms, modern window coverings, fully air conditioned, neat and tidy bathrooms.
The body corp fees are $2092.77 per six months including administrative fund, sinking fund and insurance fund.

$120,000 Moranbah mining town mortgagee sale

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year. The developer also plans to redevelop the 13,088 sqm WIN Grand megasite into a new $500 million precinct with nearly 600 apartments and has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada as one of the most influential developers shaping Campsie's future urban form.

Arada entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

The inflation result the property market was waiting for

Commercial property group FiveX is doubling down on its move into the residential space.

The group, founded by Joshua and Marko Berger more than five decades ago, has followed up its plans for a 39-storey tower on North Sydney's Alfred Street with a proposed 61-storey tower in Chatswood.

The new tower at <a href="https://www.apartments.com.au/new-apartments/815-pacific-highway-chatswood-nsw-2067">815 Pacific Highway</a>, which would be one of the tallest proposed in Chatswood in recent years, will comprise 490 apartments, 76 of which will be dedicated affordable housing and managed by Evolve Housing for a minimum of 15 years.

The project will replace the long-standing Panorama Building, originally known as the BMA Tower, a 14-storey office building completed in 1972 and designed by Hungarian-born architect Hugo Stossel. At the time of its completion, the building was the tallest structure in Chatswood and became a local landmark due to its distinctive curved form and external glass lift.

fjcstudio is behind the designs. Its Architectural Design Report argues the ageing commercial building no longer reflects Chatswood's role as one of Sydney's key strategic centres and that the site is ideally positioned to support significantly higher residential density.

"The site is located at the heart of Chatswood, within the TOD accelerated rezoning area that supports higher density development around the new Metro station," the report states.

"The site's role within a walkable 400-metre radius catchment is where housing, employment, retail and community uses are encouraged to cluster in support of transit-oriented living."

The proposal has undergone two rounds of review by the NSW State Design Review Panel, with the design evolving through an extensive assessment process focused on design excellence, public realm outcomes, residential amenity and the integration of affordable housing.

fjcstudio says the residential component provides a diverse mix of apartment typologies, supporting a broad demographic and contributing to housing supply in a highly accessible location close to major transport, employment and retail infrastructure.

The application follows FiveX's plans for a 39-storey tower at <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">275 Alfred Street</a>, which it <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">submitted through the same NSW Government pathway</a> in December. That's for 184 apartments.

Recent activity in Chatswood includes Hyecorp launching its Archer Street project, Celine, and Develotek securing approval for a 34-storey tower.
