"We are also seeing good activity to upgraders locally, however the empty nesters and downsizers are very quiet due to these purchasers typically leaving town to be close to family, making way for new entrants."
In the first home buyers category HTW typically see activity up to around $500,000 with a broad range of property from older style units to renovation projects or new larger homes.
"More recently we have seen a trend more towards newer property, particularly with the emergence of the newest suburb in Alice Springs, Kilgariff.
A three-bedroom house at <a href="https://www.realestate.com.au/sold/property-house-nt-kilgariff-123652386" target="_blank">Lot 7305/3 Cramer Street, Kilgariff</a> (picture above) sold for $526,500. The selling agent was Gail Tuxworth of LJ Hooker.
"This is largely as a result of the first home buyers grant available for builds or newly constructed dwellings," the HTW report noted.
There had also been an increase in the range of property available to first home buyers such as newly renovated bedsit units, not previously available in the local market.

Alice Springs first home buyers heading to Kilgariff

Many council areas within Adelaide have undergone zoning changes in recent times, the valuation firm, Herron Todd White recently noted.
"This is encouraging higher density in-fill development in many areas, it noted.
"Smaller projects involve the demolition of an older style dwelling and construction of at least two courtyard style dwellings on the site.
"There is increasing developer activity in areas where higher density developments are being approved."
The report pinpointed suburbs such as Magill, Tranmere and Prospect as experiencing good demand from developers as a result.
"There are increasing numbers of dwellings being constructed on smaller allotments which will eventually change how many residents live in these areas."
A two-bedroom unit at <a href="https://www.realestate.com.au/sold/property-unit-sa-tranmere-125364838" target="_blank">2/2A Camroc Avenue, Tranmere</a> sold for $322,500. The selling agents were Tom Hector and Jarred Stamoulis of Harris.

But HTW noted the majority of larger households in Adelaide are still not very accepting of unit living. 
"It is typically still the domain of smaller households and renters.
"Given the increased developer activity in many suburbs around Adelaide, this may one day begin to change, but it is not something that will occur in the short term," the HTW report noted.
In Adelaide, many householders constructing on smaller allotments are still building substantial dwellings. 
They are seeking lower maintenance allotments but still want large living areas and space to entertain. 
The average allotment size in Adelaide continues to decrease to counteract the already far reaching urban sprawl. 
"Although there will be smaller properties built by investors for rental accommodation, households with families will continue to seek larger accommodation.
"This will be a continual balancing act for local councils and developers in the market place," it advised.

This inner Darwin city belt is popular with both owner-occupiers and renters alike, being ideally positioned close to shopping facilities and the Darwin CBD, according to valuation firm Herron Todd White.
Dwellings of this type in this segment start from $700,000 and generally have large allotment sizes starting from 800 square metres. 
Substantial land values are the main value component in this area, HTW noted.
 Most of these dwellings were constructed in the 1960s, which is noted for Darwin’s rebuild and subsequent expansion in a post-World War 2 era. This type of property is distinguished by being built on stilts (masonry or metal), cross-ventilation cooling, banks of louvred windows and usually a large balcony.
Tropical living is a desired aspect of the living in the Territory and elevated properties facilitate this quite effectively, the report noted.

"When mentioning classic dwellings in Darwin, we have to include the large scale ex-government housing from the late 1970s and early 1980s which are predominantly found in the northern suburbs. 
"This type of dwelling is generally a detached, ground level, 3-bedroom, 1-bathroom dwelling of brick construction or an elevated, 3-bedroom, 1-bathroom metal clad dwelling on an 800 square metre block. 
"They make up a significant proportion of the second hand stock which is majority owner-occupied. 
"On average, an ex-Government house in this area will range from the low $400,000s to mid $500,000s depending on renovations."
Inner city locations closer to the CBD and the CBD itself have seen a significant change over the years following Cyclone Tracy, mainly in terms of higher density living. 
Driven by the booming Darwin economy on the back of large gas projects, 2006 brought with it a substantial increase in units and townhouses offering a lower price point for those trying to enter the property market. 
A 2-bedroom, 1-bathroom attached unit in this area can range from $250,000 to $300,000 and a 3-bedroom unit from as low as $300,000. Currently this segment is experiencing a noticeable downturn, with a large over-supply for inner city units on the back of substantial unit construction in 2012 to 2014 flooding the market.
HTW noted investors have some reason to remain positive, with rental yields remaining relatively stable at 4% for units and 4.7% for dwellings.

Changes outside the inner city area can be identified predominantly in the newer master planned subdivisions of Muirhead, Lyons and further afield in the satellite city of Palmerston. 
These newer areas feature rendered dwellings on smaller allotments, with covenants in place to increase the overall amenity and homogeneity of the suburb. 
These types of dwellings are considered to have a higher energy efficiency rating, with superior insulation and are comparably cheaper to build than more traditional style dwellings.
The Muirhead development is in its final stages of land release, with 490 square metre allotments currently starting from $295,000.
Recently, a three-bedroom house at <a href="https://www.realestate.com.au/sold/property-house-nt-muirhead-125551010" target="_blank">42 Blackburn Street, Muirhead</a> sold for $585,000. The selling agents were Jennifer Wardell and Robert Higgins from LJ Hooker.

A <a href="https://www.realestate.com.au/sold/property-house-nt-muirhead-122453726" target="_blank">four-bedroom house in Muirhead</a> (picture above) sold in July 2016 for $695,000. It had a Defence Housing Australia lease in place with a rent of $470 per week. The other major land release in the Palmerston region is the suburb of Zuccoli. Allotments can be purchased from $100,000 for 300 square metres and all dwellings built must abide by the covenants set out by the developer. This segment is popular with rst home owners looking to enter the market, taking advantage of government incentives in the form of stamp duty concessions.
New shopping developments including the Gateway Shopping Centre in Palmerston and Coolalinga Shopping Centre provide this area with adequate shopping facilities.

HTW noted the latest land release announced in 2017 is the Northcrest subdivision, located 13 kilometres from the Darwin CBD in what was originally the Berrimah Farm site. 
"This new suburb is currently in the civil works phase, with an expected life of the project ranging from 13 to 15 years based on demand. 
"Allotments on 405 square metre can be purchased from $225,000, ranging to allotments in the high 700 square metre range for almost $400,000.

Darwin Defence Housing rental yields of 6 percent attractive for investors

Paris is a top-tier world city that offers value on a global stage.
The Savills combined world city ranking for connectedness, competitiveness, power and performance often places Paris third, after London and New York.
But several years of more muted performance have left residential costs significantly lower than its rivals.
However, with a new political regime, historically low interest rates and building consumer confidence, the residential market has now possibly turned.
Prices in the prime Paris residential market rose by 4.3% in 2016 and the pace of price growth has picked up in 2017.
“Stock levels have been starting to contract over the last year which will continue to push prices higher in the coming months”, said Hugues de La Morandière, partner of Savills residential in Paris.
Across the whole market, prices stood at €8,430psm in February 2017. Leading indicators from Notaires suggest a price of €8,700psm in June 2017, bringing price growth to 7% for the last 12 months.
In the prime market, prices have also grown from a 2014 low, averaging between €12,000 and €18,000psm, while exceptional properties are trading for between €20,000 and €30,000psm. 
Values in the 1st, 4th and 5th arrondissements have already exceeded their 2012 peak.
Paul Tostevin, associate director, Savills World Research, said recently the recovery was being driven by domestic demand.
"Activity has been buoyed by record low interest rates and more-competitive asking prices.
"This year, the prospect of interest rate rises has encouraged more buyers to close deals and stock levels have fallen.
“Overseas buyers accounted for just 9% of the prime market in 2016, but we expect them to grow in importance. 
"The new Government will bring clarity on legislation and a period of relative stability.
"This could encourage buyers who have been waiting on the sidelines to act, including expat French citizens looking to return home.”

Consequently, modern buildings with high levels of services and amenities (a type favoured by wealthy international buyers) are relatively rare in Paris.
Pied-á-terres, larger apartments and mansions are favoured by both French and international high net worth individuals (HNWIs).
Family apartments are sold mainly to the French.
Overseas buyers accounted for 9% of prime Paris sales in 2016, down from a peak of 14% in 2008.
Americans, who benefit from a strong dollar, dropped from 21% of foreign buyers in 2015 to 16% in 2016.
Other Europeans are the largest single foreign buyer group (39%), led by the British, Swiss and Belgians.
The Chinese, a huge tourist group, have yet to make their mark as property buyers.
The perception of France as a high-tax location has weighed on the prime markets.
But Savills analysis of buying, holding and selling costs in major world cities suggests this is unfounded.
Property taxes and fees are, in fact, average by global standards.
Purchase costs in particular, are lower than many rival cities. Hong Kong, Vancouver and Singapore all levy an additional 15% stamp duty on foreign buyers (on top of existing stamp duties).
Beyond property, France’s much quoted 75% income tax rate is not payable by those whose source of income is from another country.
Paul Tostevin suggested the election of Emmanuel Macron as the new French president should mean a period of stability for the Parisian residential market.
"Reduced political risk in Europe coupled with pro-business reforms could result in renewed economic growth and stimulate the residential markets. 
"The abolition of Wealth Tax (ISF) will improve France’s attractiveness to HNWIs, although taxation on real estate at the current ISF thresholds are set continue.”
Mark Harvey, head of European sales at Knight Frank, noted last month that online searches for French property on Knight Frank’s website had increased by 97 per cent in April 2017 compared to March, and across the country 30,909 properties changed hands in the first quarter of 2017, up 8 per cent on the same period in 2016 and 29 per cent on 2015.
Despite price growth in the prime Paris residential market of 7 per cent in the past 12 months, less than 15 per cent of HNW buyers are foreign, compared to around 60 per cent in London, according to Savills.
It seems Paris’s high-end housing stock is typified by gloomy 19th-century apartments whose stuffy interiors are worlds away from the open-plan, wrap-around glazed affairs favoured by most international buyers.
‘Unlike London, where there are upwards of 20-25 large developments going on, in Paris there are fewer than three," Hugues de la Morandière told the Spear's wealth management website last month.
"Consequently, Paris tends to be less attractive to people who want something of international standards, although there is a new trend of interior designers renovating older apartments into something more modern."

The traditional housing style in Cairns has always been the Queenslander dwelling built on a quarter acre (1,000 square metre) block.
These were typically high set for the extra ventilation and were essentially timber dwellings.
All that started to change around the 1970s with a move to slab-on-ground masonry block construction, the valuation firm, Herron Todd White noted.
"Though driven by lower cost construction, these dwellings also had the advantage of improved cyclone resistance, however at the expense of reduced ventilation.
"Despite the hot tropical climate, air conditioning was a complete rarity in the mainstream Cairns market right through to the 1990s, but now, integrated air con is an essential component of all newly constructed houses across all levels of the market."
HTW said the trend these days is for bigger and bigger houses on smaller and smaller blocks.
"Sub 600 square metre block sizes were unheard of prior to the mid 1990s, but have progressively become part of the urban landscape over the past 20 years.
"The average new estate block size in Cairns is now down to around 670 square metres."
Recent years have seen significant restoration and renovation of original Queenslanders as well as the emergence of some replica Queenslanders in the original Queenslander precincts.
However, outer suburbs are almost exclusively low-set masonry block housing.

The real estate industry is set to shed up to 25 percent of its workforce, according to the REIA, as the property market rebalances after five years of strong conditions especially in Melbourne and Sydney.

Real Estate Institute of Australia president Malcolm Gunning said the shedding of jobs was inevitable.
“What we see is a lot of opportunists come into the market when it’s a bull market, and yes we will see jobs shed because we will see less turnover of property,” Mr Gunning told The Australian.
“This is really a market for experienced real estate agents and I would expect about 20-25 per cent of our residential agents will leave.”
Mr Gunning predicted that low-cost operators would be among the first to go as the “momentum swung back to full service agencies”.
“Low-cost operators really can’t afford to put a lot of resources behind them, and people will quickly get sick of paying a fee up front and getting no results,” he said criticising the low-cost operator as one "who lists and waits for the inquiries.”
Mr Gunning said this week’s earnings downgrade by the McGrath agency could be seen as a “reference point” to the shift in the property cycle when the agency issued a downgrade based partly on the market slowdown.
“John (McGrath) floated at the pinnacle of all the hype surrounding the property market; he picked the sweet spot very well,” Mr Gunning said.
“That will always be a reference point as to what was the high water mark for that period.”

Wembley, Perth trophy home sold for $2.27 million

The announcement by Transport Minister, Andrew Constance, of the preferred route for Parramatta’s light rail must be complemented by increased density along the route.
The two stages for the Parramatta light rail are well located to stimulate significant development along the routes.
The connections to the Westmead Hospital precinct, to Carlingford and the second stage through Melrose Park and across the Parramatta River to Sydney Olympic Park can stimulate significant development particularly on the north side of the river.
The Urban Taskforce believes that when transport infrastructure projects are announced there should be a related announcement about the number of new homes to be developed.
Communities often complain about the lack of infrastructure related to new development so when the government is committing to new infrastructure local communities must understand that increased development density will come with this.
Along with the proposed Metro West rail link between Parramatta and the Sydney CBD the light rail now gives a very significant public transport network for this important part of metropolitan Sydney.
Sydney’s early development linked Parramatta and Sydney Cove closely with the first toll road.
There was a Government House in both cities symbolising their equal importance.
The public transport commitments by the NSW Government two hundred years after the first public transport links between the two cities carries on the importance of this region for development.
The possible alternative through Camellia could be a boost to development in this precinct although this needs to be balanced with the potential for a station on the Metro West line.
With the Parramatta light rail now substantially determined, the NSW Government needs to decide the locations for the Metro West stations so there can be good connections between the two transport modes.

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year. The developer also plans to redevelop the 13,088 sqm WIN Grand megasite into a new $500 million precinct with nearly 600 apartments and has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada as one of the most influential developers shaping Campsie's future urban form.

Arada entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

The inflation result the property market was waiting for

Commercial property group FiveX is doubling down on its move into the residential space.

The group, founded by Joshua and Marko Berger more than five decades ago, has followed up its plans for a 39-storey tower on North Sydney's Alfred Street with a proposed 61-storey tower in Chatswood.

The new tower at <a href="https://www.apartments.com.au/new-apartments/815-pacific-highway-chatswood-nsw-2067">815 Pacific Highway</a>, which would be one of the tallest proposed in Chatswood in recent years, will comprise 490 apartments, 76 of which will be dedicated affordable housing and managed by Evolve Housing for a minimum of 15 years.

The project will replace the long-standing Panorama Building, originally known as the BMA Tower, a 14-storey office building completed in 1972 and designed by Hungarian-born architect Hugo Stossel. At the time of its completion, the building was the tallest structure in Chatswood and became a local landmark due to its distinctive curved form and external glass lift.

fjcstudio is behind the designs. Its Architectural Design Report argues the ageing commercial building no longer reflects Chatswood's role as one of Sydney's key strategic centres and that the site is ideally positioned to support significantly higher residential density.

"The site is located at the heart of Chatswood, within the TOD accelerated rezoning area that supports higher density development around the new Metro station," the report states.

"The site's role within a walkable 400-metre radius catchment is where housing, employment, retail and community uses are encouraged to cluster in support of transit-oriented living."

The proposal has undergone two rounds of review by the NSW State Design Review Panel, with the design evolving through an extensive assessment process focused on design excellence, public realm outcomes, residential amenity and the integration of affordable housing.

fjcstudio says the residential component provides a diverse mix of apartment typologies, supporting a broad demographic and contributing to housing supply in a highly accessible location close to major transport, employment and retail infrastructure.

The application follows FiveX's plans for a 39-storey tower at <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">275 Alfred Street</a>, which it <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">submitted through the same NSW Government pathway</a> in December. That's for 184 apartments.

Recent activity in Chatswood includes Hyecorp launching its Archer Street project, Celine, and Develotek securing approval for a 34-storey tower.
