Tallwoods golf course in NSW Mid-North Coast up for sale

The owners of the 7,300 sqm proposed Rozelle Village development at the site of the Balmain Leagues club are understood to be selling the site to another developer, in another chapter in its 11 year story.
Club officials have requested the new owners for the Tigers to be allowed to return to their home, according to the Inner West Courier.
Inner West Council mayor Darcy Byrne said he has written to the new buyer, Grand Rozelle Pty Ltd, a fully owned subsidiary of Heworth Investment.
The letter to Grand Rozelle Pty Ltd director, Yuhui He, has asked the company to reopen the car park behind the Club on Waterloo Street, to help local businesses and residents.
“There is an existing approval, which I achieved through Leichhardt Council, for 6 - 8 storey development of the site, which includes space for a new leagues club to be gifted to the Tigers. We know this scale of development stacks up financially because we paid for a firm to undertake a commercial viability study. I hope the new owner takes this approved development as the starting point,” Byrne said on his official Facebook page.
Back in 2012, property developer Pacific Investments had put up a ‘Rozelle Village’ proposal for the Balmain Leagues club site in Rozelle.
The revised proposal, which is double the size of the original plan that was rejected in 2010 because it was considered too big, had also prompted outrage from local activists.
Rozelle Village director Ian Wright had wanted to redevelop the site, which would include two multi-storey apartment towers.
However, the proposal was stalled in the Land and Environment Court.
The owners had appealed an earlier decision by a NSW government’s Joint Regional Planning Panel to reject the development, which also included a supermarket and shops.
It is understood the latest sale is yet to be finalised and the exchange period is underway.
“Previous State Government determinations as well as this year’s ruling by the Land and Environment Court make skyscrapers an impossibility on the site,” said Byrne.
“I hope the new owner simply accepts this and works constructively to replace the current eyesore with a good development that allows the Tigers to return to Rozelle.”
Greens State MP for Balmain Jamie Parker called on the new owner to open up community consultation about its plans for the site.
“The community welcomes the change of ownership for the Rozelle Village site and hopes this will provide the opportunity for a fresh start,” Parker said.

Sydney continued to outperform Australian markets with a RevPAR gap of $40+ over the next best market performer, Melbourne.
Perth was the worst performer, with RevPAR down down 13.3%.
The best growth markets were Canberra (up 11.8%), Cairns (up 9.4%) and Sydney (up 6.2%).

The couple bought the Cromwell Road South Yarra home for $4,805,000 in 2012, upgrading from Kensington.
There were $7 million to $7.7 million price indications for the home which had a Jackson Clement Burrows' renovation and extension by the prior owner.
It came with five bedrooms. The new home comes with five “oversized” bedrooms, four ensuites plus a family bathroom.

The four bedroom, four bathroom Drummond Street terrace had been marketed with a <a href="https://www.realestate.com.au/property-house-vic-carlton-126846710" target="_blank">pre-declared $4.4 million reserve price</a>. It last traded in 2003 at $1,125,000.
Across Melbourne, preliminary results saw 69 per cent of the 1,456 reported auctions sold on the weekend, making it the third week in a row where the clearance rate has been below 70 per cent.
There were 1,727 properties taken to auction across the city, compared to 1,732 last week when the final clearance rate slipped to 66.9 per cent, the lowest clearance rate since July 2016.
Over the same week last year, 1,616 auctions were held and a clearance rate of 76.1 per cent was recorded. Looking at the sub-regions of Melbourne, the West recorded the highest clearance rate (76.4 per cent across 212 results).
Melbourne's cheapest sale was a one bedroom Essendon North unit (below) that fetched $238,000, <a href="https://www.realestate.com.au/sold/property-unit-vic-essendon+north-126884526" target="_blank">some $2000 less than its pre-indicated $240,000 reserve</a>.

Domain report there will be more than 1000 offerings across Melbourne next weekend.
Auction volumes across the nation increased again with some 3,409 homes taken to auction across the combined capital cities across the week.
It was the third busiest week for auctions so far this year, with effectively just three Saturdays until the Christmas break.
They returned a preliminary auction clearance rate of 66.9 per cent, bettering the final results of last week when 60.9 per cent of the 3,390 auctions had a successful result.
It was the lowest national clearance rate since late 2015.
Once final results are collected, the combined capital city clearance rate will be in the mid to low 60 per cent range for the sixth week in a row, according to CoreLogic auction analyst Kevin Brogan.
Over the same week last year, a total of 3,398 homes were taken to auction across Australia with a 73 percent clearance rate.
Brisbane had the dearest and cheapest weekend auction results.
There was a $5.65 million Graceville riverfront sale sold by the executors of World War II US Air Force officer turned successful Brisbane businessman, Burton “Pete” Peterson who died at the age of 97 this year.

The preliminary clearance rate in Brisbane rose to 57.6 per cent across 152 auctions this week, from 46.7 per cent across 217 auctions last week, while this time last year 191 auctions were held and a clearance rate of 43.8 per cent was recorded.
A Russell Island two bedroom cottage, set between Brisbane and Southport, was the nation's cheapest result.
<a href="https://www.propertyobserver.com.au/39%20Little%20Cove%20Rd,%20Russell%20Island" target="_blank">The cottage</a> fetched $119,000. It last sold 10 years ago at $132,000. Russell Island's two bedroom median is $190,000 according to CoreLogic.
Sydney was host to 1,200 auctions this week with a 66.2 percent preliminary clearance rate, after last week saw the lowest clearance rate since late 2015.
This time last year, 77.1 per cent of the 1,262 homes taken to auction were sold. The Sutherland Shire's 77.5 per cent was the top weekend performer, followed by the Eastern Suburbs (76.2 per cent), and Inner West (75.0 per cent) regions.
Sydney just missed out of having the nation's top sale when $5.6 million was paid in the Shire. <a href="https://www.realestate.com.au/sold/property-house-nsw-caringbah+south-126816298" target="_blank">The five bedroom Grandview Parade, Caringbah South</a> home was a deep waterfront on 1000 sq m.
It was marketed by Abode agent Suzzane Hibberd as "one of the few properties on Burraneer Bay with its own boat ramp."
It last sold in 1991 at $1.1 million. Domain reported competition from five registered bidders. The house was on the market at $5.48 million after bidding opened at $5 million.
Adelaide's cheapest sale was $297,000. <a href="https://www.realestate.com.au/property-house-sa-ottoway-126819486" target="_blank">The three bedroom brick Ottoway home</a> had been listed with $275,000 price guidance.
In Adelaide, a 67.0 per cent preliminary result was recorded this week across 153 auctions. Last week, 151 Adelaide auctions returned a clearance rate of 64.5 per cent for the city, while at the same time last year, 144 homes were taken to auction, with 63.1 per cent recording a successful result.
Perth’s clearance rate of 38.9 per cent across 18 auction results is down from last week, when 85 auctions were held and a clearance rate of 39.7 per cent was recorded. Over the same week last year, the clearance rate was a lower 27.3 per cent, and 67 auctions were held.
Sales included a <a href="https://www.realestate.com.au/sold/property-house-wa-cloverdale-126773506" target="_blank">four bedroom 1960s brick home at Cloverdale</a> at $475,000. <a href="https://www.realestate.com.au/sold/property-house-wa-cloverdale-126773506" target="_blank"> </a>
Across Canberra, 128 homes were taken to auction this week. Preliminary results show a clearance rate of 66.1 per cent, up from 62.8 per cent the previous week. 
There was a $3.16 million sale at Red Hill. <a href="https://www.realestate.com.au/property-house-act-red+hill-126849794" target="_blank">The five bedroom Mugga Way home</a> on Canberra's golden mile traded at $1,365,000 in 2009.

Anthony Koutoufides seeks more after his failed Melbourne weekend auction

A house in Melbourne’s outer east is on the market, and the seller is willing to accept part payment through Bitcoin, the world’s most popular cryptocurrency.
The transaction for <a href="https://www.domain.com.au/1411-mountain-highway-the-basin-vic-3154-2014026324" target="_blank">1411 Mountain Highway</a> in The Basin, if settled through Bitcoin, could be the first cryptocurrency property transaction in Australia.
It comes as Bitcoin has surged past $US9,000 for the first time, less than a week after passing the $US8,000 mark, and taking its year-to-date rise to more than 850 per cent.
"The owner already has a bitcoin wallet and is fairly experienced in using the currency," said listing agent John Garnett.
The offer is part of a worldwide trend of the rise of digital currencies, and government regulators across the world are scrambling to set out clear guidelines for blockchain transactions.
Blockchain, the technology behind cryptocurrency, is an anonymous, secure database that records digital transactions. According to experts, it could change the property industry.
The house has been built by Rob, who did not want his surname printed, Fairfax Media said. He is an experienced builder who buys, renovates and flips houses.
The listing says the “owner is agreeable to accept part payment in Bitcoin”.  
“I see cryptocurrency at the moment as like the early days of the internet dot com era,” Rob told Domain. 
He said declaring the property Bitcoin-friendly could be the deciding factor in someone’s ability to purchase the house. 
“If it came down to two or three people, and both had their maximum borrowing capacity at a certain amount, and one has bitcoin — because the banks don’t look at Bitcoin as an asset — that could be something that could get them across the line.”
The listing agent, John Garnett of Harcourts, said it was the first time he was about to handle a sale through cryptocurrency.
“We’ve got to be careful because the state revenue office will want the stamp duty to be paid on market revenue,” he said. 
Because of the dramatic fluctuations in Bitcoin’s value, the day of the transaction could be tricky.
“The way it would be is if someone was going to offer $10,000 in Bitcoin, then that would be $10,000 in Bitcoin whenever they pay that,” Rob said. “So if the market goes up or down or drops, that’s it.”
Consumer Affairs Victoria said it was legal for the settlement amount to be paid in any asset or security agreed between the buyer and seller, including Bitcoin. 
But the deposit part of the transaction cannot be paid in the form of Bitcoin due to the regulations around trust deposits.
The Australian Taxation Office treats Bitcoin as an asset, and requires a full record of Bitcoin transactions to be kept. 
The state government recommends buyers, sellers and agents seek legal advice to ensure they meet the regulatory requirements for the holding of deposits in the form of Bitcoin. 
While the property will not be the first to be offered in Bitcoin (that was a $1.4 million home in Perth in 2013) it is attracting huge attention.

INXS band manager Chris Murphy lists Archerfield Farm

Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

A company linked to one of Australia's largest privately owned cattle businesses has lodged plans for a new residential tower in <a href="https://www.apartments.com.au/developments/newstead-qld-4006">Newstead</a>, continuing the rapid transformation of one of Brisbane's most sought-after, inner-city precincts.

Bottletree Holdings, an entity associated with Stanbroke Managing Director Brendan Menegazzo, has submitted a development application for a 28-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/9-longland-street-newstead-qld-4006">9 Longland Street</a>, a site that made headlines last year when it changed hands in an off-market transaction that reportedly set a benchmark land rate for the suburb.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

According to planning documents lodged with Brisbane City Council, the development would comprise a mix of 36 two-bedroom apartments, 24 three-bedroom apartments and 16 four-bedroom residences, positioning the project firmly at the premium end of the market. The apartments would sit above a podium containing retail and commercial space, with three levels of communal recreation facilities spread throughout the tower. The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

Planning documents describe the building as embodying the principles of "buildings that breathe", a design approach increasingly favoured in Brisbane's apartment market as developers focus on natural ventilation and outdoor living spaces.

The tower itself would rise above a heavily landscaped podium designed to reference the woolstore architecture that helped define Newstead and neighbouring Teneriffe for generations. At ground level, fine-grain retail tenancies would activate Longland Street, Wyandra Street and the existing Wyatt Street laneway, further extending the pedestrian network that has become a hallmark of the Gasworks precinct.

The application notes that more than 54 per cent of the site would be dedicated to landscaping and deep planting, while approximately 1,750 sqm of communal recreation space would be delivered across multiple levels.

Bottletree paid $22 million for the 1,510 sqm development site, equating to more than $14,500 per sqm, a reflection of the strong demand for development opportunities in Newstead. The suburb continues to attract both developers and buyers, underpinned by the ongoing evolution of the Gasworks and Teneriffe precincts into some of Brisbane's most sought-after lifestyle destinations.

Brisbane City Council's Sustainable Growth Strategy and Inner City Strategy both identify Newstead as a priority growth precinct capable of accommodating additional housing density due to its proximity to employment hubs, public transport and lifestyle infrastructure.

The proposed tower joins a growing pipeline of high-end apartment developments in the suburb. Fortis recently launched <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a>, a 65-apartment owner-occupier-focused development on Kyabra Street, while Consolidated Properties Group is preparing to launch <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a 227-apartment waterfront project on Skyring Terrace.

Meanwhile, builder-developer BPG is planning its own Newstead project on Maud Street, comprising just over 100 apartments and more than 1,380 sqm of dedicated wellness and resident amenity spaces, further highlighting the shift towards lifestyle-driven apartment developments in Brisbane's inner-city market.
