Public transport that is <a href="http://www.ppt.asn.au/pubdocs/ip15-dodson-et-al-2011.pdf" target="_blank">safe, efficient and effective</a> is a core priority when it comes to city-building. While <a href="https://theconversation.com/getting-public-transport-right-means-less-emphasis-on-rail-45" target="_blank">trains get a lot of attention</a>, buses can also deliver successful public transport services – if we can overcome some common problems.
Problems with bus services
The main issues arise because buses share roads with cars. This tends to reduce the efficiency of bus travel, unless given a dedicated corridor like trains. Road congestion leads to frequent stopping, long journey times and delays in passenger pick-up and drop-off. Other issues include limited off-peak service, poor-quality shelters and unreliable timetables.
<a href="https://www.sciencedirect.com/science/article/pii/S0739885915300500" target="_blank">None of these problems is insurmountable</a>. With some clever planning and targeted investment, buses can play a key role in public transport. Planners call this “<a href="https://www.tandfonline.com/doi/abs/10.1080/07293682.2010.526550" target="_blank">service-based network planning</a>”.
<h2>Six principles for better service</h2>
Here we offer six <a href="https://www.citylab.com/transportation/2014/05/5-crucial-principles-for-21st-century-transportation-systems/371782/" target="_blank">principles for making buses better</a>. <a href="https://www.sciencedirect.com/science/article/pii/S0966692308000306" target="_blank">Research shows</a> that to meet people’s everyday mobility needs, such as dropping children at school, doing shopping, running errands and so on, bus services must be flexible, convenient, safe, reliable, efficient and integrated.
1. Flexibility is a key requirement. People need to be able to use buses for multiple trips – in succession. Rigid timetables and set routes can make buses less appealing and less effective.
New developments such as “<a href="https://www.smh.com.au/national/nsw/sydney-commuters-get-chance-to-trial-ondemand-buses-20170816-gxx4w5" target="_blank">on-demand</a>” services and <a href="https://www.forbes.com/sites/heatherfarmbrough/2018/01/31/ugly-but-useful-stockholm-introduces-driverless-busses/#dd21ff160f44" target="_blank">driverless buses</a> offer the potential for better service delivery. For instance, Singapore intends that <a href="http://www.bbc.com/news/business-42090987" target="_blank">driverless buses will act as shuttles</a>, funnelling people from neighbourhoods to rapid transit services.
 
2. Convenience is also vitally important. Having to wait a long time, especially if it’s in scorching sun, drenching rain, chilly wind or alone in the dark, deters people from using buses.
Services must enable easy access and use, and must be <a href="https://www.sciencedirect.com/science/article/pii/S0966692311000202" target="_blank">priced fairly</a>. Shelters should be comfortable, attractive and visible (not just <a href="http://www.canberratimes.com.au/act-news/canberrans-rail-against-encroachment-of-ads-with-billboard-ban-changes-20170707-gx6iad" target="_blank">glorified billboards</a>).
The use of <a href="https://www.wired.com/2011/04/how-smartphones-can-improve-public-transit/" target="_blank">smart phone apps</a> to request schedules, locate services, plan journeys, navigate the transport network – using real-time journey maps and multi-language platforms, for example – and pay for trips can improve convenience. When combined with <a href="https://www.citylab.com/transportation/2011/11/flexible-route-bus-work-better/523/" target="_blank">flexible pick-up and drop-off</a> locations (off-peak or at night), this can better integrate buses into our busy lives.
<a href="https://eprints.qut.edu.au/65216/1/2013_liu_charles.pdf" target="_blank">Flexi-fares</a> (for demand management), “tap and go” payment systems, shopper or family passes, <a href="https://www.wired.com/2016/07/public-transit-riders-want-better-service-not-free-wifi/" target="_blank">free on-board wifi</a> and USB recharging ports can also improve convenience.
3. Passenger safety is related to the above point. Buses should be accessible to a wide variety of people, such as vision-impaired and mobility-challenged, and everyone should feel safe. Safety can be improved in many ways. These include co-locating <a href="https://en.wikipedia.org/wiki/Park_and_ride" target="_blank">park-and-ride</a> facilities with neighbourhood shopping centres, schools, higher-density housing, recreation areas and other centres of activity, which maximises “passive surveillance”.

4. Reliability is an important requirement for people to use buses. Transit systems must be designed so the buses run on time. And many bus rapid transit systems around the world deliver fast and reliable services.
<a href="https://en.wikipedia.org/wiki/List_of_bus_rapid_transit_systems" target="_blank">More than 40</a> cities now have rapid transit bus systems. These include Adelaide in Australia, Curitiba in Brazil, Seoul in Korea, Cape Town in South Africa, Ottawa in Canada, Los Angeles in USA, and <a href="https://www.pri.org/stories/2015-10-21/can-modern-megacity-bogot-get-without-subway">Bogota in Colombia</a>, which is among the largest by passenger volume.
Key here are measures such as dedicated bus lanes (e.g. the <a href="https://www.tmr.qld.gov.au/busways.aspx" target="_blank">Brisbane Busway</a>), peak-hour clearways, city clipper services (e.g. crosstown with limited stops), <a href="https://www.sciencedirect.com/science/article/pii/S187704281101024X" target="_blank">traffic signals</a> that give priority to buses, and flexi lanes for peak demand. These can be paired with “real-time service” displays indicating the next available bus, and even <a href="https://theconversation.com/london-congestion-charge-why-its-time-to-reconsider-one-of-the-citys-great-successes-92478" target="_blank">congestion charging</a>.
5. Efficiency is a key driver of public transport use and delivery. Many bus services are contracted (albeit with subsidies) so need to “pay their way”. Savings can be achieved by switching fuel (to <a href="https://www.theguardian.com/uk-news/2015/mar/15/uk-first-poo-bio-bus-bristol-regular-service" target="_blank">biofuel</a> or <a href="https://www.cnbc.com/2017/10/20/europes-oil-capital-turns-to-clean-green-hydrogen-buses" target="_blank">hydrogen</a>, for example). Hybrid and <a href="https://cleantechnica.com/2018/01/06/not-just-shenzhen-jaw-dropping-china-electric-bus-roundup/" target="_blank">electric bus</a> fleets use less or no fuel.
Using all doors for boarding can reduce trip times, as can new <a href="https://www.wired.com/2013/04/rethinking-subway-seating/" target="_blank">seating configurations</a>. Flexible payment options, using systems such as “tap and go”, can eliminate “fare fumbling”.
A simple measure to handle variable demand is versatile vehicle fleets. Examples such as Hong Kong’s <a href="http://www.bbc.com/autos/story/20160713-the-scary-fast-buses-of-hong-kong" target="_blank">light buses</a> and the Swiss town of St Gallen’s high-capacity, bi-articulated trolleybus vehicles show this improved efficiency.

6. Network integration is crucial if buses are to work. This means passengers should be able to transfer easily between walking, cycling, private vehicles, car sharing (e.g. Uber), ferries, trains and other buses.
Fare systems should be designed for easy transfer. Transfers should be free or low-cost within set time periods.
And bus transit should be better integrated into cities. Initiatives such as <a href="https://theconversation.com/the-30-minute-city-how-do-we-put-the-political-rhetoric-into-practice-56136" target="_blank">transit-oriented development</a> combine transport with housing, recreation, education, commercial activities and other land uses.
The future of bus transit
Of course, not all these solutions will work for every city. Smaller and midsize cities are arguably better positioned to take advantage of bus transit, though it works in larger metro areas too. For example, <a href="https://unfccc.int/climate-action/momentum-for-change/lighthouse-activities/guangzhou-bus-rapid-transit-system-china" target="_blank">Guangzhou in China has bus rapid transit</a>.
Not many cities can afford to implement these solutions all at once. While some commentators have suggested <a href="https://theconversation.com/buses-could-be-history-sooner-than-you-think-heres-why-90126" target="_blank">buses could soon be history</a>, cities like Brisbane, Australia, are experimenting with <a href="https://www.brisbane.qld.gov.au/traffic-transport/public-transport/brisbane-metro" target="_blank">hybrid bus transit systems</a>. The vehicles and stations have the look and feel of light rail, but retain the flexibility of buses.

REA Group Limited has announced that realestate.com.au Pty Ltd has entered into an agreement to buy Hometrack Australia Pty Ltd.
The deal, subject to approval by the ACCC, is believed to be around $130 million.
Hometrack Australia is a residential property data company and a subsidiary of Hometrack Data Systems, which is owned by the UK listed ZPG Plc (Zoopla Property Group Plc).
It was only 15 months ago ZPG bought the research analysis business. They spent £120 million ($218 million).
Hometrack provides instant valuations of properties online without the need for a valuer to asses or visit the property.

The Hometrack Australia management team will continue to be led by CEO Brendan Darcy.
Hometrack Australia is forecast to deliver revenue between $13 million to $15 million and EBITDA between $6 million to $7 million for their financial year ended 30 September 2018.

REA Group CEO Tracey Fellows it represented a natural extension for realestate.com.au.

REA Group seeks to buy Hometrack Australia

SQM are reviewing their annual Housing Boom and Bust Report outlook, which they published in October 2017, due to recent developments to the housing market.
The annual outlook - which offered three scenario's - did forecast moderated dwelling price rises in 2018, at a slower rate than the price gains in 2017, led by a slowdown in Sydney.
The SQM housing expert Louis Christopher confirmed the new review in his latest update. 
"Any revisions will be released next Tuesday, 8 May," he said.
It was only four weeks ago that Christopher told the firm's annual conference he was sticking to his forecast of a 4 percent to 8 per cent rise for Sydney and 7 percent to 12 per cent growth for Melbourne.

"APRA will loosen the market again because they are under instruction not to crash the market," Christopher said, according to The Australian Financial Review.

<div>"We think APRA will lift the credit growth limit limit, if that does occur, we think it will stimulate the investor market."</div>

<div>SQM suggest in a worse case scenario - should investors not return - Sydney's house prices would fall only by about 1 per cent, buoyed by steady population growth.</div>

"I think the reality would be that the first quarter will be line-balled whether prices in Sydney and Melbourne have fallen or not.
"If they fall, it won't be more than 1 per cent," Mr Christopher said.

<div>"It's very hard to be bearish when you see strong population growth and low unemployment, unless we see a major credit default occur," he said in March adding Melbourne had a greater chance of a more severe downturn than Sydney, if a large correction happens.</div>

"In absolute dollars, Melbourne is cheaper than Sydney, but compared to incomes Melbourne is more expensive and more susceptible to a downturn," Mr Christopher said.

SQM Research’s base case forecast last year for 2018 was for capital city dwelling prices to rise between 4% to 8% in 2018, which would represent a fall from a growth rate of approximately 8.5% over the past 12 months to 30 September 2017. 
The rate of property price increases will be slower in 2018, predominantly due to a slowdown in the Sydney housing market, which should continue into the first half of the year. Melbourne’s property market will also lose some momentum, however, this will only be a relatively modest slowdown, according to predictions in Christopher’s Housing Boom and Bust Report. 
“Offsetting a slowdown in Melbourne and Sydney will be first-year property market recoveries for Perth and Darwin and an ongoing real estate boom in Hobart’s property market, which is set to record the highest level of accelerated price growth of any capital city next year at between 8% to 13%,” Christopher said.

The report forecast Brisbane’s property market will experience slightly stronger gains than those posted in 2017, with property prices forecast to rise between 3% to 7%. However, the persistent overhang of surplus property listings will hold back property in that city from a faster rate of inflation. 
The base case for all capital cities forecasts assumes no changes in interest rates next year, a stable exchange rate and the existing restrictions by APRA on investment lending to remain in place. 
“Through the actions of APRA earlier this year, a possible deeper housing correction in Sydney and Melbourne has been averted, for now. Accelerated population growth rates in Melbourne and Sydney have enabled the cities to avoid severe property downturns. On the flipside, housing affordability will likely continue to deteriorate in 2018 with growth in property prices still outpacing wages growth,” said Christopher. 
“The authorities were right to take action earlier this year to restrict investing lending by banks. Failure to have taken action would have resulted in out-of-control Sydney and Melbourne housing markets, where additional aggressive monetary policy may well have triggered a large fall in dwelling prices in 2018,” said Christopher.
“APRA’s action, which came earlier than I had expected, has meant that the Sydney housing market is cooling sooner than expected. That has meant our Sydney forecast for this year of price growth of 11% to 16% will not be reached and a more moderate 6% to 8% increase in prices can be anticipated for 2017.
“Our Sydney forecast for 2018 is for a 4% to 8% increase in prices whereby Sydney will record a soft market in the first half of the year, but property prices will start to recover in the second half as the banks will likely increase investment lending once again. There have been reports of banks investment lending ratios being under the maximum thresholds allowed, so we can expect a rise next year as banks increase investment lending up to this limit.” 
“Hobart’s property market is expected to remain the fastest growing city in 2018, with the combination of a fast economy and housing supply shortages likely to ensure the second year running of double digit price rises for that city,” Christopher said.

The shops at <a href="https://www.commercialrealestate.com.au/property/84-auburn-road-auburn-nsw-2144-2014257827" target="_blank">84 Auburn Road</a> sold for $2,175,000 through Joe Salah at CIA Real Estate Auburn.
It last traded for $801,000 in 2011.
The Mehajer family’s butcher shop and gift shop suffered about $100,000 fire damage in 2015.
Shop 1 is currently leased as butcher until 2020 with a rental income of $26000 per year.
Shop 2 is currently leased as gift ware until 2020 with a rental income of $30000 per year.
The two shops are sitting on a 613 square metre block of land, located on the main road of Auburn just opposite of Auburn public school.

The central role of public spaces in the social, cultural, political and economic life of cities makes it crucial that they’re accessible to everyone. One of the most important qualities of accessible public spaces is safety. If people do not feel safe in a public space, they are less likely to use it, let alone linger in it.
Perceptions of safety are socially produced and socially variable. It is not simply the presence of crime – or “threatening environments” – that contributes to lack of safety or fear.
All sorts of measures are put in place to make public spaces safer, from design to policing. But when we consider the effectiveness of these measures, we always have to ask: whose safety is being prioritised?
Women and members of ethnic and sexual minorities are among those who experience particular kinds of threats, abuse and violence in public spaces.
If we don’t account for the social dimensions of safety, there’s a risk that measures designed to enhance safety will have the opposite effect for some urban inhabitants.
Safety for a privileged few?
There are many examples of safety measures that privilege the interests of some groups over others.
The gating of urban environments and the privatisation of public space allow the wealthy to buy a form of safety by separating themselves from the wider community. Such approaches aim to provide safety for the few, rather than the many. But this might actually add to people’s fear by creating a kind of urban border anxiety.
In architecture and planning, “crime prevention through environmental design” has gained traction as a way to enhance the safety and accessibility of public spaces. This school of thought suggests that spaces can be designed to reduce crime and enhance feelings of safety and security. Improving lighting and sight lines are examples of this.
These design principles are useful, but can only take us so far.
Design can certainly help to prevent some activities. But we need to ask: exactly what are we trying to prevent, where, and why are we trying to prevent it? Does it make our cities more just, for example, to design teenagers out of public spaces by blasting classical music or broadcasting ultrasonic frequencies that can annoy only their young ears?
Who misses out on feeling safe?
There are more banal, everyday examples of how public security measures can work to make some safe at the expense of others.
Consider the 2011 Transport for NSW “customer courtesy” campaign. The campaign, which placed posters on trains and train stations, sought to improve the “customer experience” by reducing the discomfort caused by “beastly behaviours” like loud talking and seat hogging.
These may cause discomfort for some public transport users, as surveys suggested. But many passengers are likely to be concerned about another “beastly behaviour” – racism. People from ethnic and religious minorities, especially women, too often experience racism, abuse and violence on public transport.
Not only do those customer courtesy campaigns fail to call out discrimination as unacceptable, they can unintentionally give licence to racist behaviour. Eyewitness videos have shown passengers speaking languages other than English being abused by other passengers who insist they should not have to listen to such speech.
Police use of “sniffer dogs” at train stations, public spaces and events also illustrates how security measures can be exclusionary. In New South Wales, well over half of all searches resulting from sniffer dog “hits” find no drugs on the person. And the locations in which sniffer dog operations have taken place mean that the young, the poor, ethnic minorities, Aboriginal people and LGTBQI communities seem more likely to be searched.
Police justify these operations on the grounds that they “send a message” to potential offenders, thereby enhancing public safety. But this can make people in these locations feel less, rather than more, safe.
Research in the LGTBQI community in Sydney in the early 2000s found: "Calls for greater numbers of local area police are as numerous … as complaints about their visibility and overbearing presence."
For members of this community, homophobic violence, not recreational drug use, threatened safe access to public space. And yet while people struggled to have the threat of homophobic violence taken seriously, large groups of police with sniffer dogs constantly patrolled their streets, clubs and festivals, making people feel less safe and more threatened.
Principles for social justice
So, how can we ensure that safety and security measures in public space actually create safety for all? Setha Low and I have offered a set of social justice principles for planning and policing of public spaces. These are:

distribution and redistribution: are public spaces equally accessible to all, regardless of people’s income or where they live?
</li>
<li>
recognition: are some identities and ways of being in the city unfairly denigrated or stigmatised? Is there recognition that urban inhabitants have different identities and cultures?
</li>
<li>
encounter: do public spaces create opportunities for encounters across different identities, without discrimination and harassment?
</li>
<li>
care and repair: are public spaces cared for, and are the resources for care and repair fairly distributed?
</li>
<li>
procedural justice: is the planning of public spaces open to all in a democratic process?
</li>
</ul>

Gurner sells $35 million in Spanish Club sellout

The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

For a city that was once largely defined by tourism and lifestyle, the latest figures suggest the Gold Coast is becoming something more significant, one of Australia's most diverse and economically sophisticated urban economies, and increasingly one that national and international investors can no longer afford to overlook.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.
