Landbanking firm KSI investments has advised the DomaCom Fund to close the fundraising for the purchase of a second parcel of land at Badgerys Creek early given strong investor interest.
It came after an influx of investment from local and overseas property investors following the announcement of a $100 million university and research precinct within 3.8kms of the land located at 60 Devonshire Road, Rossmore (pictured above).
The campaign for the land in Rossmore near Badgerys Creek was oversubscribed by 20 per cent.
Investors who missed out will be able to invest in other upcoming crowdfunded land investment which will be available over the next few months.
DomaCom is Australia's leading property crowdfunder. It allows anyone to <a href="/expert-insights/crowdfunding-into-property-domacom-explains">invest a little or a lot</a> into property investment. 
Arthur Naoumidis CEO of DomaCom Ltd, said it was very exciting to have completed the second parcel of land so quickly after the first transaction.
"It sees the realisation of what the DomaCom Fund was established for, allowing retail investors access to an asset which would not normally be accessible to this market," he said.
"We now have close to 100 investors owning a fractional interest in this asset.”
KSI investments CEO Robin Luo says there are some factors at play in the Sydney property market pushing land prices higher leading to heightened interest in crowdfunding of land near Badgerys Creek.
“As the Sydney residential property market cools, investors have been looking for alternative ways to make money in property he said.
"Appreciating the topography of Sydney is key to understanding why land prices are surging, Sydney is landlocked by mountain ranges to the west and ocean to the east, meaning flat land is limited to a 80 km radius of the CBD."
"In contrast, Melbourne has flat land for over 200kms from the CBD. The south-west Sydney region is the last frontier for land in Sydney. It’s the last opportunity for investors to buy unimproved farm land to convert into residential. Basically, everywhere else in Sydney has already been through this transformation process over the past 30 years,” Mr Luo concluded.

In preparation, the State Government has already committed hundreds of millions of dollars to building new train stations and putting in new roads.
"The infrastructure support from the State Government has been wonderful for land prices in the region," Mr Kollo said.
Mr Luo said that many people want to buy in the Badgerys Creek region but few have the funds and resources to acquire the properties.
In the past, landbanking was only available to big developers however the DomaCom fund has opened this up to mum and dad investors via a crowdfunding structure.
He suggests that residential housing values will continue to fall while rural land prices will continue to rise for the next few years.  
“Given the 70 per cent price increases we’ve seen in Sydney over the past 5 years, even after a correction, prices are still higher than the long-term trend growth of 7.25 per cent and remain unattractive to most, particularly noting the still unattractive rental yields on residential property.  
"The land market in the south-west region on the other hand, is a buoyant market and we need to act quick to snap up good land otherwise it gets taken up by another developer within days”.

Both were passed in on bids less than their prior sale.
On Queensland's Sunshine Coast, an equestrian property was on offer.
Dean Shannon, the former chief of Ladbrokes Australia, and now the managing director of the Nets gambling website, and his wife Kelly, who shares his love of horses, failed to find a buyer.
The bidding at the Sunday onsite auction stopped at $5.6 million for the 42 hectare Maleny holding, marketed as one of Australia's most impressive equestrian facilities, located an hour from the Doomben race track.
The stable complex is the focal point as it features 10 double-sized broodmare boxes, two stallion boxes, wash bays, a vet room, horse scales, tack room, rug room and feed room.
There's 45 post and rail paddocks and two Olympic size dressage arenas.
The luxury is not just for horses, as the main residence spans a vast 1,800 sqm and has five bedrooms, eight bathrooms, a steam room, massage room and dressing rooms.
The entertaining spaces have views of the Glass House Mountains.

Over the same week last year, 956 auctions were held across the city and a clearance rate of 75.6 per cent was recorded.

Sydney was host to 465 auctions with preliminary results showing a clearance rate of 56.6 per cent. 
Last week, the final auction clearance rate for Sydney was 55.2 per cent across 407 auctions after the previous week saw the clearance rate drop to just 46.9 per cent. 
Sydney had the nation's highest notified sale when 21 Waimea Road, Lindfield sold for $3,290,000.

It was on the market at $3.1 million.
The highest preliminary clearance rate was in Canberra where 72.2 per cent of the 36 reported auctions were successful. Canberra was the only mainland capital city to see a weekend fall in auction volumes.

Dream trophy home estates go unsold as auction volumes pick up

New home sales rose 2 per cent in June, the first rise this year, according to the HIA New Home Sales report.
“Despite the monthly bounce in June, new home sales during the entire 2017/18 financial year were 5.3 per cent lower than in the previous financial year,” stated HIA’s principal economist, Tim Reardon.
The increase in sales in June is small in comparison with the fall in sales that has occurred throughout 2018.
New home sales for the first six months of this year are 2.9 per cent lower than in the last six months of 2017.
AMP Capital chief economist Shane Oliver noted despite the first rise this year the "moderate downtrend was continuing."
"The deterioration of sales over the financial year reflects shifts in housing market conditions," noted Mr Reardon.
The availability of credit has tightened over the past 12 months with banks responding to the decline in house prices and the Banking Royal Commission.
Although credit availability has tightened, overall building activity remains elevated when compared with building levels over the past decade.
New home sales rose in all states except Victoria, which have been in decline since February 2018 and declined a further a 0.4 per cent in June.
“Activity in the Victorian market has reached record levels over recent years and has remained elevated well above historical trends and well in excess of growth in other states," stated Mr Rearden.
“The decline in sales in Victoria is well overdue."
“A pickup in new home sales in the other states, particularly NSW, is a welcome reprieve from a year of slow sales," he added.
Sales in NSW were 13.3 per cent lower in 2017/18 than in the previous year.
Sales in NSW picked up in June 2018, by 8.3 per cent compared with the previous month, giving a positive end to an underwhelming year.
Across the other markets, new home sales also rose in Queensland (2.7 per cent) and WA (1.5 per cent) and SA (0.2 per cent).
Mr Rearden stated that “Australia’s population growth has slowed over the past three quarters in response to tighter visa requirements that have constrained inward migration."
The Sydney and Melbourne markets have seen a decline in their rates of population growth since 1 July 2017.
ABS data shows approvals for private sector detached houses fell dramatically in May 2018.
"Approvals data typically trails the new home sales data by three to six months and the dramatic fall in approvals in May is likely to be reflected in the June data,” concluded Mr Reardon.

New home sales numbers have risen for the first time this year: HIA

The Heffron Road property was originally housing commission. 
The vendors had extended and renovated the house, on 613 sqm.
Set on a 613 sqm parcel of land, it is now a modern, two-storey residence featuring high ceilings, downlights, timber floors, double glazed windows and a fireplace.
The <a href="https://www.realestate.com.au/sold/property-house-nsw-lalor+park-128481706">56 Heffron Road</a> offering sold for $1.06 million bettering the suburb’s residential record by $95,000 with a $965,000 on Lawson Street in March. 
Selling agent Alistair Agius, of Harcourts Hills Living Baulkham Hills, said it was a sign of growing buyer interest.
“Lalor Park has had such a bad rap for many years but it’s taken strides towards improvements with a lot of knockdown-rebuilds and many young families moving in,” he told The Blacktown Advocate. 
CoreLogic has its median house price at around $690,000, up 27 per cent over the past three years. 
 It sold to a large family from North Rocks.
The purchasers were unable to buy a six-bedroom house in North Rocks for $1.06 million, Agius said.

Taj on Swan auction stops with $15.6 million offer

Kevin Sobels, the legendary Australian winemaker, and wife, Margaret have their Hunter Valley winery, as they look towards delaying their retirement.

The developer Romeciti has acquired the family-run winery in Pokolbin for $7.3 million, with plans to upgrade and convert the property into a luxury resort.
The winery, which has a vineyard and a wine making facility, will continue to operate as normal, led by Kevin, Margaret and son Jason Sobels.  
This year marks the 170th unbroken run of Australian vintages by Sobels, with their son, Jason continuing the traditional family craft.
Sobels is a fifth generation descendant of German immigrant winemaker, Carl August Sobels.
The family name has been connected to Australian winemaking since the 1840s, beginning in South Australia’s Barossa and Clare Valley.
Kevin Sobels arrived in the Hunter in 1972 from the Barossa. 
The 22ha Halls Road, Pokolbin offering, Kevin Sobels Wines, was started in the early 1990s by Kevin and Margaret on acreage offered to them by the Ross Jones family.

They formed a company with the help of a few friends with their sales door opening in 1994.
By 1996 the winemaking facility was complete so that wines could be made and bottled on-site. 
The long established brand has around 5ha of planted vines.
<a href="/news/kevin-sobels-lists-hunter-valley-winery">Its March marketing</a> suggested the property would suit the establishment of a five-star country lodge with restaurant and function space, with Fairfax Media suggesting it will soon be a key venue for the Romeciti's "Green Life" community hub, bringing together landscaped gardens, eateries and more.
The accommodation set to open to Romeciti customers in late 2019. 
Sobels was installed as the 2014 Hunter Valley Living Legend of Wine, joining other Hunter notables as Brian and Fay McGuigan, Bruce Tyrrell and  Don McWilliam.
The Sobels’ wine journey began with Carl August, who in 1847 quit his home in the Saxony-Anhalt town of Quedlinburg and migrated with his family to Australia. He had been trained in winemaking in Germany and in France’s Champagne region.
He made his first Australian wines for William Jacob, the government surveyor who mapped the Barossa.

Kevin Sobels sells Hunter Valley winery to Romeciti, but will stay on

Having successfully expanded into a new region with its Caloundra apartment development, Sunset by Dusk Group, growing South East Queensland developer Dusk Group is again venturing into new territory.

The developer has lodged plans for a 70-apartment project in the Moreton Bay region, to be known as <a href="https://www.apartments.com.au/new-apartments/sunrise-on-sutton-25-sutton-street-redcliffe-qld-4020">Sunrise on Sutton</a>, named after its prime Sutton Street location, just one street back from Suttons Beach.

Dusk Group Directors Huw Feeney and Anthony Short seized the opportunity to acquire the near-1,800 sqm amalgamated corner site at Sutton and Ella Streets for their first project in the area.

They have again enlisted MAS Architecture Studio, the architects behind Sunset by Dusk, to design the new eight-storey development.

The building will comprise a mix of one, two and three-bedroom apartments and has been designed to maximise views towards Suttons Beach, Margate Beach and Moreton Bay.

Pending approvals, the project could launch before the end of the year.

Redcliffe's new apartment market remains exceptionally tight, with Gardner Vaughan Group's One Redcliffe currently the only new apartment development actively being marketed in the beachside suburb.

It's another beach-focused development for Dusk Group, who has seen considerable success at its Caloundra apartment development, <a href="https://www.apartments.com.au/new-apartments/sunset-by-dusk-group-caloundra-5-7-bombala-terrace-caloundra-qld-4551">Sunset by Dusk Group</a>.

Over 80 per cent of the 36 apartments have sold ahead of its early 2027 completion.

The completion underscores sustained demand for absolute riverfront living in Brisbane’s inner west.

Consolidated Properties Group sells out Monarch Residences as Brisbane riverfront demand surges

An entity directed by HSN's Rafi Assouline and Rebel Property's Allen Linz has filed plans for an impressive new precinct in Woolloomooloo.

The major mixed-use development would transform a prominent William Street site into a new residential village anchored by affordable housing and a large public park.

The proposal, submitted as a State Significant Development Application, covers 164-172 and 174-194 William Street, a 6,398 sqm site between Forbes Street and Dowling Street on the southern edge of Woolloomooloo.

Designed by fjcstudio in collaboration with Bangawarra, Studio Bright and Tribe Studio Architects, the scheme would deliver 227 apartments across four residential buildings ranging in height up to 18 storeys, alongside retail space, public domain improvements and a new publicly accessible park.

It's another design scheme for Rebel, who took <a href="https://www.apartments.com.au/news/nsw/first-look-rebel-property-group-takes-woolloomooloo-precinct-to-nsw-government">concept plans to the NSW Gov late last year</a>.

The latest plans will be a mix of 167 build-to-sell apartments and 60 affordable apartments, with the affordable housing component representing 15 per cent of the project's gross floor area. The apartment mix includes 12 one-bedroom, 53 two-bedroom, 89 three-bedroom apartments and 13 penthouses, while the affordable housing component would comprise 42 one-bedroom and 18 two-bedroom apartments.

Rebel Property is seeking to take advantage of the NSW Government's infill affordable housing bonus provisions under the Housing SEPP, which provide additional floor space and height in exchange for the delivery of affordable housing for a minimum of 15 years. The planning pathway allows a 30 per cent increase in floor space ratio and building height where 15 per cent of the development is dedicated to affordable housing.

At the centre of the development is a 1,356 sqm sunlit public park designed to become a new community gathering space at the gateway to Woolloomooloo. The park would be complemented by a network of pedestrian laneways connecting William Street with the surrounding streets, improving permeability through what is currently a largely impermeable block.

The design team says the public domain has been heavily influenced by the site's topography and Aboriginal cultural heritage, drawing on the escarpments, gullies and landscape characteristics that historically defined the area before urbanisation. The landscape design has been developed in partnership with First Nations consultancy Bangawarra.

The project would be delivered across four separate buildings. The William Street East and William Street West buildings, designed by fjcstudio, would contain the majority of the apartments. Melbourne-based Studio Bright has designed the Forbes Street building, while Tribe Studio Architects is responsible for the Dowling Street building.

Rebel had secured approval for the concept plans late last year.

First look: HSN, Rebel, advances Woolloomooloo precinct plans

A locally heritage-listed furniture showroom on Water Street is set to become the centrepiece of a new mixed-use residential development as local developer&nbsp;<a href="https://www.apartments.com.au/developers/keylin-group">Keylin</a> seeks approval for <a href="https://www.apartments.com.au/new-apartments/lotus-on-water-street-290-water-street-fortitude-valley-qld-4006">Lotus on Water Street</a>, a 15-storey project on the Fortitude Valley side of Spring Hill.

The proposal spans 290 Water Street and 137-141 Warry Street, combining several properties into a 2,869 sqm site that sits between Fortitude Valley, Spring Hill and the rapidly evolving Victoria Park precinct. Keylin's plans would deliver 132 apartments alongside new retail, hospitality and commercial space, while retaining and repurposing the historic Brunswick Home Furnishers Showroom that fronts Water Street.

Designed by <a href="https://www.apartments.com.au/architects/jackson-teece">Jackson Teece</a>, Lotus on Water Street comprises a 12-storey residential tower rising above a three-storey podium and communal rooftop terrace. The development includes 76 apartments classified as multiple dwellings and a further 56 units proposed as short-term accommodation, designed to be flexibly used as either accommodation or permanent residences. The apartment mix comprises six one-bedroom, 54 two-bedroom and 16 three-bedroom homes.

Residents would have access to an extensive rooftop recreation level spanning more than 1,200 sqm of communal open space. Plans include a pool, gym, sauna, infrared sauna, yoga area, library, private dining room, barbecue facilities and landscaped entertainment spaces, making the rooftop the project's largest shared amenity offering.

At street level, the proposal focuses on the adaptive reuse of the heritage buildings along Water Street, where 518 sqm of retail and commercial space is planned across shop, office and food and drink outlet uses. A permeable residential lobby would be positioned between the retained heritage buildings, creating a pedestrian connection between the historic streetscape and the new tower behind.

The heritage retention strategy is central to the scheme. The development application notes that the Brunswick Home Furnishers Showroom and adjoining heritage buildings will remain, with only non-significant structures on the site earmarked for removal under a previously issued Heritage Exemption Certificate. Levels one and two of the new podium are recessed behind the heritage façades to maintain their prominence within the streetscape.

Jackson Teece has drawn inspiration from the site's manufacturing history when designing the podium. The planning documents state that the façade incorporates perforated metal screening that references the woven and rattan furniture historically produced on the site. Cascading and climbing plants are integrated throughout the podium to soften the building's presentation and screen parking levels behind. The landscape strategy also informs the project's name, Lotus on Water Street, drawing on the historic Spring Hollow waterholes that once ran through Spring Hill and the blue water lilies associated with Meeanjin, Brisbane's traditional name.

The proposal also incorporates the neighbouring property at 141 Warry Street, currently occupied by a healthcare service. The existing building would remain, with nine dedicated parking spaces allocated within the new development to support its ongoing operation. In total, Lotus on Water Street proposes 117 car spaces, including 110 resident spaces and seven visitor bays, alongside 100 bicycle spaces.

The site sits within the Spring Hill East Precinct of the Spring Hill Neighbourhood Plan and is positioned around 650 metres from both Fortitude Valley Station and Exhibition Station. It is also within walking distance of the King Street precinct, Royal Brisbane and Women's Hospital, Herston Quarter and Victoria Park, which is earmarked to become a major venue precinct ahead of the Brisbane 2032 Olympic and Paralympic Games.

Planning documents describe the location as a key gateway between Spring Hill and Fortitude Valley and highlight the area's increasing importance as new transport infrastructure and Olympic-related investment reshape Brisbane's inner north. The development team argues the project will contribute additional housing supply while activating a section of Water Street that has historically received less investment than other parts of the Valley.

Keylin has become increasingly active across Brisbane and southeast Queensland, assembling sites in strategic inner-city locations. They are currently selling and delivering <a href="https://www.apartments.com.au/new-apartments/oria-spring-hill-447-gregory-terrace-spring-hill-qld-4000">Oria Spring Hill</a>, just over 140 apartments due for completion in 2027.

Keylin plans heritage-led Lotus on Water Street apartment development in Fortitude Valley

Roseville is poised for a wave of new apartment development following the NSW Government's rezoning of land around Roseville Station under its Transport Oriented Development program.

The new planning controls have unlocked significant development potential within walking distance of the station, with a number of sites expected to be amalgamated and redeveloped in the coming years as developers seek to take advantage of the increased density allowances.

One of the more restrained developments in the precinct, and set among the first to be delivered having commenced well before the recent changes, is Hyecorp's Juliet. The boutique apartment project is already well under construction and remains on track to welcome residents by the end of the year, offering a markedly different proposition to many of the larger-scale developments now likely to emerge across the suburb.
