Village Fair Shopping Centre at Regents Park in south east Queensland has been placed on the market for sale. 
Savills’ Peter Tyson and Jon Tyson have been jointly appointed with Shane Sax of Pace Property to sell the centre via an Expressions of Interest campaign.
Village Fair is located in Regents Park and comprises a convenience scale neighbourhood centre anchored by a 2,000 sqm Drake’s supermarket supported by 25 specialty shops.
Regents Park is situated 22 radial kilometres south of the Brisbane CBD on the Mount Lindesay Highway. 
According to Peter Tyson, Village Fair features an annual income stream approaching $1.7million and will provide a rare offering in the tightly-held southern Brisbane shopping centre market. 
“The local market has been dominated by long term owners and the centre is expected to appeal to private investors and syndicates who dominate transactional activity at this price point." 
“Given the scarcity of similar assets in Brisbane’s greater southern region, and the strong ongoing demand for the neighbourhood shopping centre asset class, we expect a very high level of investor interest in this opportunity,” Peter Tyson said.
Village Fair has a gross lettable area of 4,611 sqm and occupies a 12,900 sqm site with exposure to the Mt Lindesay Highway and passing traffic of over 60,000 cars daily.
Jon Tyson said that there has been identifiable and constant demand from investors for neighbourhood retail opportunities. 
“The non-discretionary nature of this asset class is underpinned by food and service oriented tenants, which is exemplified in Village Fair,” Jon Tyson concluded.

A well-known Tyre and Logistics company has secured a Swanbank facility on a 10 year lease, which industry sources are suggesting is worth approximately $500,000 per annum. 
The lease of the property located at 129 Patrick Street to Tytec Logistics Pty Ltd was facilitated by Ben Donnelly and Callum Stenson of Savills. 
The 52,000 sqm former sandblasting facility features approximately 6,000sq m of building improvements including wash bays, spray booths, and cranes. 
Associate Director of Savills Industrial and Business Services, Ben Donnelly, said Tytec had been in the market for a property for a number of years.

Tytec Logistics secures 10 year lease on a Swanbank facility

Australia's most sustainable lodges open - Three Capes Lodge Walk

Two adjoining properties located in Adelaide’s Chinatown precinct have hit market after being owned by one owner for more than 20 years.

Savills lists two long-held adjoining Adelaide Chinatown properties

Daniel Blake, equity strategist, said there is no evidence of any economic, policy or banking changes that might stop the fall in property prices.
And regulatory changes are considered a further headwind.

The real estate values in top end postcodes has been sliding at an annual rate of about eight percent, compared to four per cent for properties in the bottom, or fourth quartile, its analysis shows.
Rising interest rates, political uncertainty, stagnant incomes and increasing investor nervousness about the Labor Party's proposed changes to negative gearing are contributing to a sharp downturn in lower priced property too, it shows.
"Given the subdued outlook for credit demand and supply, the still elevated level of prices and indebted households, it looks unlikely that the market will trough in the immediate future," the bank's report concludes, adding the underlying weakness is "entrenched," Blake said.
Last month Morgan Stanley analysts released a bearish outlook on the state of the property market.
“Our housing model suggests that both prices and approvals are likely to fall further, and given the subdued outlook for credit demand and supply, the still-elevated level of prices and indebted households, it looks unlikely that the market will trough in the immediate future,” it wrote.

Prestige property values falling twice as fast as low-end housing

Australian home prices have risen 60% in the past five years. That’s great news for the seven million households who own one.
But at the same time three million Australian households pay a total of A$50 billion per year in rent. The more prices rise, the further away their dreams of home ownership drift.
But what if there was a way, right now, to offer a form of secure long-term home ownership to renters while saving them about half their housing costs?
Wouldn’t it be something we should talk about?
<a href="https://www.prosper.org.au/wp-content/uploads/2018/09/Unspoken-Alternatives-final_web.pdf" target="_blank">A new report I have written</a> for The Australia Institute and Prosper Australia to be <a href="https://www.prosper.org.au/2018/07/31/our-127th-annual-dinner/" target="_blank">launched on Tuesday night in Melbourne</a> shows that not only is it entirely possible, but it has been happening quietly in our nation’s capital for a decade, saving Canberra residents millions per year.
About 1,000 Canberra households are currently saving $9 million per year. Over a 10-year period, compared to renting, the typical family will save 37% of its housing costs.
How is it done?
Since 2008 Canberra households who do not own property have been able to use land for free instead of buying it.
All they pay is a small annual rent to the government of 2% of the market price.
As long as they pay the rent, they can occupy it for life.
The downside, for them, is that they forgo the increase in the value of the land.
The upside is that it costs them 2% per year instead of the 5% interest rate they would pay if they had a mortgage.
When they sell their home they built on the land they pay out the land value to the government.
For the government, it works out pretty much even. What it loses by renting cheaply, it gains as the value of the land goes up.
What makes the scheme in the Australian Capital Territory so radical is that it has been almost entirely ignored in the mainstream policy debate about housing affordability.
Instead, it centres around difficult and expensive policies that have only tiny effects on prices or rents.
For example, building an extra 50,000 houses per year for a decade is estimated to cut prices by just 10% at the decade’s end. It would be a massive task, requiring more than 200,000 workers — or nearly the total workforce of Canberra.
The billions we spend each year on ineffective housing subsidies like tax breaks to investors and first home owner grants, and <a href="https://www.smh.com.au/business/the-economy/want-to-stop-land-corruption-take-away-the-honeypot-20170428-gvub4h" target="_blank">on giving away valuable rezoning decisions to developers</a>, achieve even less.
We do it in the hope that land owners will voluntarily build enough homes to push prices down.
Importantly, the report shows that governments don’t need to be lose revenue to unleash the cost savings — they can merely redirect their existing housing subsidies.
Or they can allow the creation of privately run community land trusts along the lines of those in the United States and Britain to achieve the same effect.

Introducing land rent, the ACT’s excellent idea for making houses cheaper: Cameron Murray

Australian cities are growing rapidly. Echoing international trends, higher-density housing will accommodate much of this growth in the inner city. Such housing – mostly apartments, townhouses and blocks of flats – is usually associated with young urban professionals and the childless elite. But families with children do live in apartments and even more will do so in the future.
In Brisbane, for instance, the number of high-rise apartments occupied by families with children almost doubled between 2011 and 2016. This is a challenge for urban planning in a country often accused of “child-blind” higher-density development.
My research investigated how children in higher density-housing are represented in the community. I did this by analysing newspaper media published between 2007 and 2014 and interviewing Brisbane residents and building professionals.
Four dominant narratives emerged. People still think children belong in the suburbs, and that the lack of family-appropriate apartments is the natural outcome of a housing product driven by investors. I found emerging support for wealthy families who wish to live in lifestyle-focused higher-density housing. Similarly, medium-density housing is seen as important for increasing the affordability and diversity of housing options available to young families and downsizing older households.
Children belong in the suburbs
The Australian dream of the detached home, with a white picket fence and children playing in the cul-de-sac, appears alive and well in Brisbane.
One townhouse resident told me: "Everyone’s dream is that once you have a family you move into a proper house. Because house and family – the idea is the same thing, no?"
Not only are suburbs seen as a more appropriate place to raise children, apartments and higher-density areas are actively opposed as dangerous or deviant. One planner explained: "I think suburbs are a better place to bring kids up just because they can walk around and do what they want and there isn’t that safety issue."
Another developer was more explicit: "I’d probably prefer not to raise kids in high density. I’d prefer to have less people these days with all the sickos and shit out there."
Wealthy families get support
Property marketing in Brisbane seems to be embracing wealthy families as appropriate occupants of high-density housing. Media articles use buzz words such as “city-centric living options” and celebrate families that place “higher value on proximity to the city and its amenities than a family-style home in the suburbs”.
There is a marked class divide embedded in this discussion, partially driven by the lack of three-bedroom apartments in Brisbane. As a developer explained:
"If you are very early having kids you can stay in an apartment, but once they start growing then everyone wants to move out to the suburbs. The older demographic has less opposition to living in apartments because their apartment is big enough because they can afford three bedrooms. Gen Y can’t afford to have a big apartment."
Investors drive apartment demand
Apartment development in Brisbane in the five years to 2016 was almost entirely geared to investor appetite rather than demand from owner-occupiers. This resulted in a substantial concentration of one- and two-bedroom units.
One developer explained this trend as due to one- and two-bedroom apartments being more appealing to investors:
"As a developer, the easiest way to sell these things is to do one or two bedrooms and sell them to investor groups in China, Sydney, Perth, because people are looking to spend the money and get the depreciation and tax benefits. That’s why the majority of the apartments in the city are one-bedrooms. Even though the need for owner-occupiers might be quite the opposite, the investor market is much bigger."
This is indicative of the ongoing shift from housing as a home to housing as an investment product in Australian housing markets and the Australian psyche. And it has huge implications for the way our cities are shaped.
Attitudes are changing
There are, however, signs that attitudes towards higher-density housing are changing. This is particularly linked to arguments about housing affordability.
People discussed higher-density housing as a “stepping stone” on the way to home ownership. Often the debate is framed in terms of a generational divide between wealthy baby boomers and millennials struggling to buy their first home.
Interviews and media revealed that medium-density housing was often seen as appropriate for a diverse range of households. While many people I interviewed noted the prevalence of not-in-my-backyard opposition to higher-density housing, planners pointed to an increasing acceptance of diversity in housing choices.
One planner told me: 
"One of the good things that we have done is have a discussion about housing diversity and housing choices and what gets to people is saying, “OK, you don’t want smaller housing in your area. Do you want your children to be able to move out of home?” “Yea” … “Do you want them to be able to live close to you?” “Yes, not too close but, yes, close.”"
Why it matters
Shared narratives about where children and families belong matter because assumptions about the “normal household” and the “appropriate” housing for that household underpin urban policies.
The representation of inner-city and higher-density housing as dangerous is particularly damaging. Parents’ fears for their children’s safety can result in children being less likely to independently explore and play. This could have unintended negative consequences for children’s physical and psychological health.
The lack of affordable, larger apartments is likely to force lower-income households to the city periphery or necessitate overcrowding.
The focus on investor appetite rather than the needs of housing occupants has implications for the design of housing and the proportion of one-, two- and three-bedroom apartments that are delivered. While density is not detrimental to children in and of itself, specific design elements are needed to make higher-density living more attractive to families.
These elements include direct outdoor access, expanded indoor spaces, consideration of surveillance opportunities, and balcony balustrades designed to prevent falls. If occupants’ needs do not feature in development decisions, housing stock will continue to fail to suit children.
Vancouver has had a guideline for high-density housing for families with children since 1992. The City of Vancouver has required a minimum of 35% family-friendly units in new higher-density housing developments since 2016. Corner Prahran retail with development potential to go under the hammer

With the industrial multi-unit development market becoming saturated in Melbourne’s well regarded industrial suburbs, developers are looking for new ways to set their product apart from the competition, according to Herron Todd White (HTW).
The valuation firm noted recent times had seen adaptable spaces with brighter designs.
"Developers will modify the spaces to meet the purchaser’s requirements," the September HTW industrial report noted.
"Such product is being strongly supported by investors assuming strong WALEs and owner-occupiers looking to operate their small businesses or meet their ever- growing storage needs."
HTW also noted the strata industrial space was also being driven by the requirement to redevelop dated and functionally obsolete industrial properties into smaller, concrete tilt panel strata developments.
Most industrial strata spaces comprise a mix of concrete tilt panel and aluminium glazed facades to provide natural lighting and in turn, a positive work environment for their occupants.
"We are seeing strata industrial developments continuing to grow in the inner-city markets, particularly in the inner west, north and east, due to high land values in these areas."
An example of an industrial infill development is 10 Cawley Road, Yarraville 3013, where 50 small strata units have been constructed to provide both self-storage and office/warehouse unit accommodation (ranging between 107 and 203 square metres).
Another development which is combining small scale storage units and high-tech office/warehouse units is The Assembly, located at 329 Bay Road, Cheltenham 3192 (pictured above).
The development is nearing completion with most units being secured by pre-commitment sale transactions prior to completion.
The development focuses on being aesthetically pleasing, as demonstrated by the architecturally designed units and incorporating vertical garden walls, as well as being pragmatic at the same time, creating the perfect balance for occupants.
Where larger land allotments are more readily available and affordable, such as in the outer west and south-eastern markets, HTW suggested there has been an increase in large scale distribution centres being constructed, particularly within proximity of major transport routes.
"As the online shopping market continues to develop, many businesses are seeking to expand their operations to incorporate options for distribution to their customers," the report said. 
"Smaller office to warehouse ratios are being constructed to coincide with technology advances and work-life balance, with employees able to work from home, creating a reduced requirement for high office to warehouse ratios in part."
Aside from the above, currently planned infrastructure upgrades and road projects will benefit the industrial corridors across Victoria and the sector as a whole.
"Projects include the Western Ring Road upgrade, CityLink Tulla widening, West Gate Tunnel project and the anticipated North East Link project.
"The completion of these upgrades will positively impact the aforementioned growth corridors across Melbourne and allow for further efficiencies with regard to transportation and logistics, particularly with regard to the growth in e-commerce and the importance of distribution centres.
"These infrastructure upgrades are creating stable links between destinations, reducing the risk of contingency when transporting goods.
Across the industrial market, rents have continued to stabilise with little movement noted by HTW.
Yields on  the other hand are a different story, in particular well-located investment properties with strong lease covenants and WALEs, with yields continuing to firm.
"We expect that with the supply of englobo industrial land throughout Melbourne, industrial developments will continue to meet demand for both owner- occupiers and investors."

Melbourne industrial developers trying to stand out as rents stabilise: HTW

An entity directed by HSN's Rafi Assouline and Rebel Property's Allen Linz has filed plans for an impressive new precinct in Woolloomooloo.

The major mixed-use development would transform a prominent William Street site into a new residential village anchored by affordable housing and a large public park.

The proposal, submitted as a State Significant Development Application, covers 164-172 and 174-194 William Street, a 6,398 sqm site between Forbes Street and Dowling Street on the southern edge of Woolloomooloo.

Designed by fjcstudio in collaboration with Bangawarra, Studio Bright and Tribe Studio Architects, the scheme would deliver 227 apartments across four residential buildings ranging in height up to 18 storeys, alongside retail space, public domain improvements and a new publicly accessible park.

It's another design scheme for Rebel, who took <a href="https://www.apartments.com.au/news/nsw/first-look-rebel-property-group-takes-woolloomooloo-precinct-to-nsw-government">concept plans to the NSW Gov late last year</a>.

The latest plans will be a mix of 167 build-to-sell apartments and 60 affordable apartments, with the affordable housing component representing 15 per cent of the project's gross floor area. The apartment mix includes 12 one-bedroom, 53 two-bedroom, 89 three-bedroom apartments and 13 penthouses, while the affordable housing component would comprise 42 one-bedroom and 18 two-bedroom apartments.

Rebel Property is seeking to take advantage of the NSW Government's infill affordable housing bonus provisions under the Housing SEPP, which provide additional floor space and height in exchange for the delivery of affordable housing for a minimum of 15 years. The planning pathway allows a 30 per cent increase in floor space ratio and building height where 15 per cent of the development is dedicated to affordable housing.

At the centre of the development is a 1,356 sqm sunlit public park designed to become a new community gathering space at the gateway to Woolloomooloo. The park would be complemented by a network of pedestrian laneways connecting William Street with the surrounding streets, improving permeability through what is currently a largely impermeable block.

The design team says the public domain has been heavily influenced by the site's topography and Aboriginal cultural heritage, drawing on the escarpments, gullies and landscape characteristics that historically defined the area before urbanisation. The landscape design has been developed in partnership with First Nations consultancy Bangawarra.

The project would be delivered across four separate buildings. The William Street East and William Street West buildings, designed by fjcstudio, would contain the majority of the apartments. Melbourne-based Studio Bright has designed the Forbes Street building, while Tribe Studio Architects is responsible for the Dowling Street building.

Rebel had secured approval for the concept plans late last year.

A locally heritage-listed furniture showroom on Water Street is set to become the centrepiece of a new mixed-use residential development as local developer&nbsp;<a href="https://www.apartments.com.au/developers/keylin-group">Keylin</a> seeks approval for <a href="https://www.apartments.com.au/new-apartments/lotus-on-water-street-290-water-street-fortitude-valley-qld-4006">Lotus on Water Street</a>, a 15-storey project on the Fortitude Valley side of Spring Hill.

The proposal spans 290 Water Street and 137-141 Warry Street, combining several properties into a 2,869 sqm site that sits between Fortitude Valley, Spring Hill and the rapidly evolving Victoria Park precinct. Keylin's plans would deliver 132 apartments alongside new retail, hospitality and commercial space, while retaining and repurposing the historic Brunswick Home Furnishers Showroom that fronts Water Street.

Designed by <a href="https://www.apartments.com.au/architects/jackson-teece">Jackson Teece</a>, Lotus on Water Street comprises a 12-storey residential tower rising above a three-storey podium and communal rooftop terrace. The development includes 76 apartments classified as multiple dwellings and a further 56 units proposed as short-term accommodation, designed to be flexibly used as either accommodation or permanent residences. The apartment mix comprises six one-bedroom, 54 two-bedroom and 16 three-bedroom homes.

Residents would have access to an extensive rooftop recreation level spanning more than 1,200 sqm of communal open space. Plans include a pool, gym, sauna, infrared sauna, yoga area, library, private dining room, barbecue facilities and landscaped entertainment spaces, making the rooftop the project's largest shared amenity offering.

At street level, the proposal focuses on the adaptive reuse of the heritage buildings along Water Street, where 518 sqm of retail and commercial space is planned across shop, office and food and drink outlet uses. A permeable residential lobby would be positioned between the retained heritage buildings, creating a pedestrian connection between the historic streetscape and the new tower behind.

The heritage retention strategy is central to the scheme. The development application notes that the Brunswick Home Furnishers Showroom and adjoining heritage buildings will remain, with only non-significant structures on the site earmarked for removal under a previously issued Heritage Exemption Certificate. Levels one and two of the new podium are recessed behind the heritage façades to maintain their prominence within the streetscape.

Jackson Teece has drawn inspiration from the site's manufacturing history when designing the podium. The planning documents state that the façade incorporates perforated metal screening that references the woven and rattan furniture historically produced on the site. Cascading and climbing plants are integrated throughout the podium to soften the building's presentation and screen parking levels behind. The landscape strategy also informs the project's name, Lotus on Water Street, drawing on the historic Spring Hollow waterholes that once ran through Spring Hill and the blue water lilies associated with Meeanjin, Brisbane's traditional name.

The proposal also incorporates the neighbouring property at 141 Warry Street, currently occupied by a healthcare service. The existing building would remain, with nine dedicated parking spaces allocated within the new development to support its ongoing operation. In total, Lotus on Water Street proposes 117 car spaces, including 110 resident spaces and seven visitor bays, alongside 100 bicycle spaces.

The site sits within the Spring Hill East Precinct of the Spring Hill Neighbourhood Plan and is positioned around 650 metres from both Fortitude Valley Station and Exhibition Station. It is also within walking distance of the King Street precinct, Royal Brisbane and Women's Hospital, Herston Quarter and Victoria Park, which is earmarked to become a major venue precinct ahead of the Brisbane 2032 Olympic and Paralympic Games.

Planning documents describe the location as a key gateway between Spring Hill and Fortitude Valley and highlight the area's increasing importance as new transport infrastructure and Olympic-related investment reshape Brisbane's inner north. The development team argues the project will contribute additional housing supply while activating a section of Water Street that has historically received less investment than other parts of the Valley.

Keylin has become increasingly active across Brisbane and southeast Queensland, assembling sites in strategic inner-city locations. They are currently selling and delivering <a href="https://www.apartments.com.au/new-apartments/oria-spring-hill-447-gregory-terrace-spring-hill-qld-4000">Oria Spring Hill</a>, just over 140 apartments due for completion in 2027.

Roseville is poised for a wave of new apartment development following the NSW Government's rezoning of land around Roseville Station under its Transport Oriented Development program.

The new planning controls have unlocked significant development potential within walking distance of the station, with a number of sites expected to be amalgamated and redeveloped in the coming years as developers seek to take advantage of the increased density allowances.

One of the more restrained developments in the precinct, and set among the first to be delivered having commenced well before the recent changes, is Hyecorp's Juliet. The boutique apartment project is already well under construction and remains on track to welcome residents by the end of the year, offering a markedly different proposition to many of the larger-scale developments now likely to emerge across the suburb.

PBD Architects drew inspiration from Roseville's established garden suburb character, creating a building that sits comfortably within its surroundings rather than dominating them. The architecture incorporates natural materials, soft forms, layered landscaping, expansive balconies, and generous setbacks to strengthen the connection between residents and the suburb's leafy environment.

"The focus was on designing spacious, house-like residences for discerning owner-occupiers and downsizers who wanted to remain on the North Shore without compromising on comfort, privacy, or design," PBD said.&nbsp;

"Every apartment was to feel considered, timeless, and highly functional."

The northern tower will deliver 154 apartments, while the southern tower will add a further 132 residences, helping address ongoing demand for new apartments in the tightly held coastal suburb.

Are mortgage holders set to get a reprieve from the RBA in 2026?

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”
