The Point Frederick apartment rented by the world’s fastest man Usain Bolt while trialling to become a footballer on the Central Coast has hit the market.
Bolt rented the luxury apartment, less than three kilometres from the Mariners’ stadium, last year at around $1,800 a week.
To live like the champion will cost the buyer around $2.5 million or so.
The sprawling 1,090 square metre private rooftop apartment crowns the whole of the Araluan Apartments building.
He could see his home ground from the elevated rooftop penthouse, which was developed by the Klumper group.
The resort-style apartment last traded for a suburb record $1.9 million in 2017.
It features a number of open plan living zones which flow to multiple outdoor entertaining areas, lawns, gardens and courtyards. One on the outdoor areas has its own spa.
There are five bedrooms in total, including a grand master retreat with walk in robe and ensuite and a separate self-contained one bedroom guest suite, set on an elevated level with its own bathroom, kitchenette and living and dining area. 
LJ Hooker Terrigal agents Tim Andrews and Tara Heley are <a href="https://20-43masonspde-pointfrederick-nsw.ljhooker.com.au/" target="_blank">marketing the apartment</a> with a $2.5 million to $2.7 million guide.
The Point Frederick penthouse, dubbed The Sky House, was Bolt’s rental home for a couple of months.
Bolt first graced the Central Coast Stadium field with 15 minutes to go in a 6-1 victory over Central Coast Select.
His first goals for the club came over a month later, where he scored a brace in a 4-0 win against Macarthur South West United, who will be introduced into the A-League next year.
Bolt celebrated his goals with his iconic lightning bolt pose.
A professional contract failed to materialise, with the Jamaican believed to have not been willing to accept the $150,000 salary offered.
Following his retirement in 2017, the 32 year old former sprinter, one of the world’s most decorated athletes with eight Olympic gold medals to his name, took his legs to soccer.
After a handful of trials and training sessions in Europe, Bolt headed Down Under and was training with the Mariners in the hopes of earning a professional contract. 
Bolt, who is the face of Optus, has been spending more time recently in the US and South Africa.

Heatwaves have killed more Australians than <a href="https://ama.com.au/ausmed/heatwave-health-warning" target="_blank">road accidents</a>, fires, floods and <a href="https://www.sciencedirect.com/science/article/pii/S1462901114000999" target="_blank">all other natural disasters combined</a>. Although <a href="https://theconversation.com/forget-heatwaves-our-cold-houses-are-much-more-likely-to-kill-us-83030" target="_blank">recent research</a> shows extreme cold is a worry in some parts of Australia, <a href="https://theconversation.com/2018-19-was-australias-hottest-summer-on-record-with-a-warm-autumn-likely-too-112616" target="_blank">our hottest summer on record</a> points to more heat-related deaths to come. The <a href="https://theconversation.com/the-stubborn-high-pressure-system-behind-australias-record-heatwaves-110442" target="_blank">record heatwaves</a> have highlighted the damaging effects of heat stress. Understandably, it’s becoming a major <a href="https://ama.com.au/ausmed/heatwaves-nation%E2%80%99s-deadliest-natural-disaster-0" target="_blank">public health challenge</a>.
The risk of extreme heat events and the adverse impacts on older people has been extensively <a href="https://jech.bmj.com/content/64/9/753.short" target="_blank">discussed in research</a>. Remarkably, very little attention has been paid to the role of urban greenery in reducing heat stress for seniors.
Older people are particularly at risk of heat stress. Pre-existing medical conditions and limited mobility increase their vulnerability. <a href="http://www.cmaj.ca/content/182/10/1053.short" target="_blank">Deaths of older people increase</a> during extreme heat events.
The physical features of urban areas shape the capacity of older adults to engage in many activities when it’s hot. These include vegetation volume and coverage, <a href="https://theconversation.com/building-cool-cities-for-a-hot-future-57489" target="_blank">thermal design</a>, and the extent of shading in public areas and walkways. Increasing urban greenery may offer a way to improve older people’s comfort and social experience.
Ageing adds urgency to greening
It is expected <a href="http://www.un.org/en/sections/issues-depth/ageing/" target="_blank">20% of the global population</a> will be older than 60 by 2050. The figure for Australia <a href="http://www.abs.gov.au/ausstats/abs@.nsf/mediareleasesbyTopic/2CA2134677EF9D03CA257C2E0017283B?OpenDocument" target="_blank">is even higher</a>, at 23%. This means that by 2050 around one in four Australians will be more vulnerable to extreme heat.
Climate change may make the problem worse by <a href="https://www.sciencedirect.com/science/article/pii/S0749379708006867" target="_blank">fuelling even more extreme heat</a> events.
Planning our urban centres to meet the needs of a <a href="https://www.aihw.gov.au/reports/older-people/older-australia-at-a-glance/contents/demographics-of-older-australians" target="_blank">rapidly ageing population</a> is a matter of urgency. Urban greening to reduce their vulnerability to heat stress should be central to this agenda. It can also improve people’s quality of life, reduce <a href="https://www.sciencedirect.com/science/article/abs/pii/S1353829208001172" target="_blank">social isolation and loneliness</a>, and ease the burden on health systems.
An important task is matching the design of communities with the needs of an ageing population. Where older adults live and the quality of their local areas strongly influence their lived experiences. Yet <a href="https://www.propertyobserver.com.au/https://journals.sagepub.com/doi/abs/10.1177/0885412217704649" target="_blank">recent research</a> found the experiences of seniors were often not accounted for in research on neighbourhood design.
What about aged care?
People face choices about where they live as they age. The common choices are to “<a href="https://theconversation.com/for-australians-to-have-the-choice-of-growing-old-at-home-here-is-what-needs-to-change-91488" target="_blank">age in place</a>” or to move into aged care.
Ageing in place includes living in one’s own home or <a href="https://theconversation.com/co-housing-works-well-for-older-people-once-they-get-past-the-image-problem-79907" target="_blank">co-habiting with relatives or friends</a>. Around 90% of Australian seniors <a href="https://www.pc.gov.au/research/completed/housing-decisions-older-australians/housing-decisions-older-australians.pdf" target="_blank">choose this option</a>, with the remainder opting for aged-care facilities.
If one in ten Australian seniors live in aged-care facilities, it is clear these should be designed to minimise heat stress. This isn’t just good for residents; it may also benefit operators by lowering health-care and electricity costs.
While these facilities are purpose-built for older people, many in Australia were built well over a decade ago, when heat stress was not such a large concern. Many more facilities are being built now and will be into the future. Yet it is uncertain whether they are being actively designed to reduce the impacts of heat.
What has our research found?
We recently conducted a focus group to investigate this issue. Participants were senior managers from four large corporate providers of aged care in Australia. We investigated if and how providers try to minimise heat stress through design. We also sought to understand the rationales used to support these design approaches.
Several participants reported on refurbishments that they expect will have cooling effects. Cited design approaches included green roofs and walls, as well as sensory gardens. Other expected benefits included reducing anxiety and improving the mental health of residents.
The fact that single design interventions could produce multiple benefits improved the potential for corporate buy-in. Participants expected that increasing green space and green cover would give their facilities a competitive advantage by attracting more clients and providing a better working environment for staff.
Participants also reported on challenges of including greening in their projects. For example, the benefits of trees were weighed against concerns about roots disrupting footpaths and becoming trip hazards. Species selection was another concern, with fears that inappropriate plants could die and undermine support for greening programs.
Our research suggests that more can be done to make cities hospitable for older people, especially during extreme heat. Urban greening is a start. Encouraging aged-care providers to adopt green infrastructure will have benefits. But we should also consider reforms to planning systems and urban design to better protect older people who choose to age in place.

A flood-ravaged Townsville has captured public attention, highlighting the vulnerability of many of our cities to flooding. The <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2019-02-15/queensland-floods-special-climate-statement/10816184" target="_blank">extraordinary amount of rain</a> is just one aspect of the disaster in Queensland’s third-biggest city. The flooding, increasing urban density, the management of the Ross River Dam, and the difficulties of dealing with byzantine insurance regulations have left the community with many questions about their future.
These questions won’t be resolved until we enhance the resilience of cities and communities against flooding. Adaptation needs to become an integral part of living with the extremes of the Australian environment. I discuss how to design and create resilient urban landscapes later in this article.
Flood risk and insurance
Another issue that affects many households and businesses is the relationship between insurance claims and <a href="https://www.propertyobserver.com.au/https://www.preventionweb.net/news/view/63766" target="_blank">1-in-100-year flood event overlay maps</a>. Projected rises in flood risks under climate change have led to <a href="https://www.theguardian.com/australia-news/2019/feb/20/townsville-homes-may-become-uninsurable-due-to-flooding-from-climate-change" target="_blank">concerns that parts of Townsville and other cities will become “uninsurable”</a> should the costs of cover become prohibitive for property owners.
Council flood data <a href="https://www.propertyobserver.com.au/https://www.preventionweb.net/news/view/63766" target="_blank">used for urban planning and land-use strategies</a> is also used by insurers to assess the flood risk to individual properties. Insurers then price the risk accordingly.
However, in extraordinary circumstances, when the flooded land is actually larger than the area marked by the flood overlay map, complications emerge. In fact, that part of the community living outside the map’s boundaries is considered flood-free. Thus, those pockets of the community may have chosen not to have flood insurance and not have emergency plans, which leaves them even worse off after floods. This is happening in Townsville.
Yet this is nothing new. Many people experienced very similar circumstances in 2011. Flood waters covered as much land as Germany and France combined. Several communities were left on their knees.
Notwithstanding the prompt and vast response of the federal government and Queensland’s state authorities, a few years later Townsville is going through something alarmingly similar.
Adaptation to create resilient cities
To find a solution, we need to rethink how to implement the <a href="https://www.disaster.qld.gov.au/dmg/Prevention/Pages/3-5.aspx" target="_blank">Queensland Emergency Risk Management Framework</a>. That is no easy task. However, it starts with shifting the perspective on what is considered a risk – in this case, a flooding event.
Floods, per se, are not a natural disaster. Floods are part of the natural context of Queensland as can be seen below, for instance, in the <a href="https://www.qhatlas.com.au/content/channel-country" target="_blank">Channel Country</a>.

The concept of adaptation as a built-in requirement of living in this environment then becomes pivotal. In designing and developing future-ready cities, we must aim to build resilient communities.
This is the ambitious project I am working on. It involves different figures and expertise with a shared vision and the support of government administrations that are willing to invest in a future beyond their elected term of office.
Ideas for Gold Coast Resilientscape
I live and work in the City of Gold Coast. Water is a fundamental part of the city’s character and beauty. In addition to the ocean, a complex system of waterways shapes a unique urban environment. However, this also exposes the city to a series of challenges, including flooding.
Last September, <a href="https://www.gchaveyoursay.com.au/industryhub/news_feed/updated-flood-overlay-maps" target="_blank">an updated flood overlay map</a> was made available to the community. The map takes into account the projections of a 0.8 metre increase in the sea level and 10% increases in storm tide intensity and rainfall intensity.
These factors are reflected in the 1-in-100-year flood overlay. It shows undoubtedly that the boundaries between land and water are changeable.
Building walls between the city and water as the primary flood protection strategy is not a solution. A rigid border can actually intensify the catastrophe. New Orleans and the <a href="https://soundwaves.usgs.gov/2006/01/" target="_blank">levee failures</a> during the passage of Hurricane Katrina in 2005 provide a stark illustration of this.
Instead, what would happen and what would our cities look like if we designed green and public infrastructures that embody flooding as part of the natural context of our cities and territory?
The current project, titled RESILIENTSCAPE: A Landscape for Gold Coast Urban Resilience, considers the role of architecture in enhancing the resilience of cities and communities against flooding. The proposal, in a nutshell, explores the possibilities that urban landscape design and implementation provide for resilience.
RESILIENTSCAPE focuses on the Nerang River catchment and the Gold Coast Regional Botanic Gardens, in the suburb of Benowa. The river and gardens were adopted as a case study for a broader strategy that aims to promote architectural solutions for a resilient City of Gold Coast. The project investigates the possibility of using existing green pockets along the Nerang River to store and retain excess water during floods.

These green spaces, however, will not just serve as “water tanks”. If mindfully planned, the green spaces can double up as public parks and facilities. This would enrich the community’s social realm and maximise their use and return on investment.
The design of a landscape responsive to flooding can, by improving local urban resilience, dramatically change the impact of these events.
The goal of creating urban areas that are adaptive to an impermanent water landscape is the main driver of the project. <a href="https://www.fastcompany.com/3068730/this-new-orleans-neighborhood-is-fighting-flooding-by-welcoming-it" target="_blank">New Orleans</a> after <a href="https://theconversation.com/disappearing-acts-reflecting-on-new-orleans-10-years-after-katrina-46834" target="_blank">Hurricane Katrina</a> and<a href="https://archpaper.com/2017/10/five-years-sandy-nyc-update-flood-resilience-zoning/" target="_blank"> New York</a> after <a href="https://theconversation.com/frankenstorm-sandy-wreaks-havoc-on-nyc-floods-cities-10420" target="_blank">Sandy</a> are <a href="https://www.nisconsortium.org/nisc-activities/neworleansfloodresexp/" target="_blank">investing heavily in this direction</a> and promoting <a href="http://www.rebuildbydesign.org/" target="_blank">international design competitions</a> and community participation to mould a more resilient future. St Peters jam factory conversion sold for $2.12 million pre-auction 

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

Equitifund National Sales Director Ben Hamblett said demand in the Hills District continues to be driven by buyers seeking convenience and connectivity.

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
