Purplebricks’ inability to succeed in the market was not driven by a lack of interest, or fixed fee not being feasible, but instead by their complacency in bringing a foreign model to Australia and assuming it would work without any adaption.
We are confident that Australians want to sell their properties for a fairer price and we have developed a proposition that supports this. In a world where vendors pay less, agents make more and the business is sustainable, everyone wins.
There is a huge appetite for fixed fee and Purplebricks themselves proved it with over 7,000 listings and 5,500 sales in under three years. This is no small feat. In entering Australia however, Purplebricks naively brought in the same model that had proven successful in the UK. It is critical to have a market appropriate version of fixed fee for it to be a success.
In the UK, for example, people are happy to do their own open homes, which is a small, simple thing, but it impacts the process. Here they weren’t transparent about open homes being an extra fee.
Under their scheme, vendors were also liable to pay the full fee regardless of whether the property sold or not. This left no incentive for the business or the agents to actually sell properties. This may work in a booming market, but not in a declining one.
In October last year Purplebricks turned their fee structure around, modelling it on our business, <a href="https://upside.com.au/" target="_blank">Upside Realty</a>, which is purpose built for the Australian market. The fee structure is paid on successfully achieving a sale, as opposed to their all upfront, regardless of success starting point. We see this as just one of the errors that Purplebricks made in expanding to Australia.
In order to grow, Purplebricks attempted to buy the market through huge TV and media spends of over $20m a year which obviously creates a very large hurdle for profitability.
Purplebricks also quoted ‘increasingly challenging’ marketing conditions as a reason for their lack of success, we would debate that the market is an inhibitor for the growth of such a business. Whilst the market conditions have created a lower volume of sales post royal commission with finance tightening, we feel it is ideal for change and disruption but as a company you need to be very tight on execution and be efficient.
Upside is growing quickly with over 650 listings in Sydney and Melbourne and expansions into ACT and Brisbane this month. This is achieved through strong execution, hiring the right agents and living up to our promises. Despite Purplebricks pullout Australians still hungry for fixed-fee agencies: Adam Rigby

Following the March quarter CPI report, a May RBA rate cut became the majority opinion amongst Australian market economists. Westpac however remained of the view that the first cut would instead come in August after the labour market turned down and as the RBA recognised growth was set to remain well-below trend through 2019.
<a href="https://www.propertyobserver.com.au/https://westpaciq.westpac.com.au/Article/38365">Westpac’s view proved correct for May</a>, and the language of the decision statement was also consistent with our August/ November timing for rate cuts. Of greatest importance, the Board inferred in the statement that the labour market would have to strengthen further to stay a rate cut(s). In stark contrast, our analysis of the labour market suggests the cyclical sectors have already turned down sharply and that the headline measures will follow from April (a key release for next week).
On GDP growth, while the RBA only marked their 2019 GDP growth forecast to trend in May, the data-to-hand continues to point to a much weaker outcome. Note, in this week’s <a href="https://www.propertyobserver.com.au/https://westpaciq.westpac.com.au/Article/38378">retail trade data</a> for the March quarter, sale volumes were shown to be up just 0.2% over the nine months to March. Ahead, as the labour market deteriorates, house price declines continue and the savings rate lifts, consumption (and consumer-linked investment in the retail sector) will come under further pressure.  
Across the Tasman, <a href="https://westpaciq.westpac.com.au/wibiqauthoring/_uploads/file/New_Zealand/2019/May_2019/MPS_Review_May_2019.pdf">the RBNZ</a> sought to get ahead of the curve by cutting the cash rate 25bps at their May meeting to 1.50%. The RBNZ had previously been betting on stronger growth in the domestic economy getting inflation back to the 2.0%yr target. However, this has not eventuated and hence, given global risks, the RBNZ decided to act.
Turning to Europe, the recent stabilisation in European data continued this week. The final April services PMI, March retail sales and May Sentix investor confidence all slightly beat consensus expectations, though March German factory orders underwhelmed. ECB President Draghi also remained constructive regarding policy’s effectiveness, reiterating a need to be patient and persistent to bring inflation back to target and that the ECB “don’t accept defeat”.
Over in the UK, the political situation continues to deteriorate. After a swing in local elections away from the conservatives, infighting is growing (again). Equally concerning, a Tory-Labour compromise is looking unlikely in the near-term, portending persistent Brexit uncertainty.
Finally to US and China trade. At the beginning of the week, President Trump surprised global markets by turning up the heat on China. Today the 10% tariff on $200bn of imports is set to be increased to 25% unless a deal can be reached in last-minute negotiations. A 25% tariffs on the remaining $325bn of imports from China to the US has also been mooted, though the timing is unknown.
If they become policy, these threats will not only put at risk China’s 2019 growth target of 6.0% –6.5%, but also the outlook for the US economy. The mutual cost to both nations is reason to believe a resolution will be reached, but not necessarily today. Clearly, there is significant distance between the two parties and the subject matter is highly contentious.

Westpac continues to expect cuts in August and November

ANZ has cut rates across several fixed rate home loans packages as of May 10.
It makes them the last of the <a href="/news/westpac-joins-other-big-two-to-cut-fixed-home-loan-interest-rates">big four banks to reduce fixed rates</a> on home loans.
Australia’s fourth largest bank has cut between 0.20 per cent and 0.60 per cent off owner occupier and investor fixed loans.
The cuts make their rates more comparable with their big four competitors.

On the same day, Macquarie Bank, Australia’s eighth largest home lender has reduced variable rates on a range of loans by up to 0.51 per cent.
Macquarie Bank's lowest ongoing variable rate, available to new owner occupiers paying principal and interest with a 30 per cent deposit, is now 3.69 per cent – a drop of 0.12 per cent.
As a result they now offer a lower a lower variable rate than the big four banks alongside HSBC, who offer the same rate for new customers.
Sally Tindall, RateCity.com.au research director said, "with more competitive pricing, Macquarie Bank has seen an 18.4 per cent growth in their home lending year on year, according to the most recent data from APRA."
“The move by ANZ today comes as no shock. Some of their fixed rates were sticking out like a sore thumb. Now ANZ has some of the most competitive 3 and 5-year fixed rates available from the big four banks,” she added.

ANZ finally cuts fixed home loan rates

The REA Group has lifted third-quarter revenue seven per cent to $198.6 million.
It noted income from its Australian real estate classifieds business rose despite a drop in listings.
REA warned that the market conditions are "not expected to improve in the short term", with fourth-quarter revenue growth slowing as listing volumes given the distractions of the federal election as well as the Easter and Anzac Day long weekends in April.
The two holiday weekends led to a 22 per cent decline in national listings in April with Sydney down 39 per cent and Melbourne down 35 per cent, it said in its quarterly earnings update filed with the ASX on Friday morning.
The drop was described as "exaggerated."

REA, which is majority-owned by News Corp, saw national listings in the three months to December 31 decline nine per cent on the previous quarter, with Sydney dropping 18 percent and Melbourne falling 12 percent.
"It's almost a decade since we've seen market conditions like these, especially in Sydney where the decline has been the most pronounced," REA chief executive Owen Wilson said in the statement.
"With the banking royal commission now behind us and the federal election taking place next weekend, we expect less uncertainty surrounding the property market as we enter the new financial year."
REA had a record 84 million visits in March, which they calculated as three times greater than Domain.

REA Group sees listings decline especially in Sydney and Melbourne

Douglas Johnston of Carrum Downs, has been found guilty by the County Court of Victoria on nine dishonesty charges that resulted in approximately $815,000 being defrauded from investors.
Mr Johnston has been bailed to appear on 21 May 2019 for a plea and sentencing hearing in the County Court of Victoria. He faces a maximum penalty of 10 years imprisonment for each offence.
The offences were committed by Mr Johnston, who acted together with his wife <a href="/news/1-million-deception-against-collingwood-afl-supporters-sees-bogus-property-developer-jailed">Maureen Johnston</a>, to secure funds from investors based on false representations as to how the money was to be used. During the period January 2010 to November 2013, investors deposited money into the bank account of Small Business Management Pty Ltd on the basis that they would make returns on their investment when in fact their funds were:

<li>withdrawn as cash by the Johnstons;</li>
<li>used to repay the Johnstons’ credit cards debts;</li>
<li>transferred to another account in the name of Maureen Johnston;</li>
<li>used to pay new investor deposits in a ponzi-style operation.</li>
</ul>
Maureen and Douglas Johnston were originally charged together, but on 20 December 2017, Maureen Johnston pleaded guilty in the County Court of Victoria. Maureen Johnston was the former Director of SBM. After pleading guilty, Maureen Johnston was sentenced to five years and six months imprisonment
Most of the investors met the Johnstons through their association with the Collingwood Football Club. The Johnstons developed friendships at the club before raising the idea of investing with them. The majority of the funds invested with the Johnstons was never repaid.
The Commonwealth Director of Public Prosecutions prosecuted the matter.

Now Sydney Sotheby's International agents Stuart Davies and Heath Bird are asking $1.95 million for the property that last traded for $280,000 in 2001.
The property has two homes on Listers Lane, Congewai.

World champ sells dormant volcano rural retreat

The Melbourne suburb of Mount Waverley is host to the highest volume of auctions this weekend, with 10 homes set to go under the hammer, according to CoreLogic.
Next busiest are Glen Waverley and Reservoir, also in Melbourne, with nine scheduled auctions each, along with the Sydney Suburb of Surry Hills.
This week, the number of auctions scheduled to take place across the combined capital cities is expected to fall, with 1,144 currently being tracked by CoreLogic, down from the 1,479 auctions held last week at final results.
Over the same week, last year a much higher 2,279 auctions took place across the capital cities.
Both Melbourne and Sydney are expected to see a decrease in activity this week, with 500 homes scheduled for auction across Melbourne, while Sydney is set to host 431 auctions, decreasing on the 672 and 539 auctions held last week respectively.
The smaller auction markets will also see a lower volume of homes auctioned week on week with the exception of Adelaide where more auctions are scheduled and Tasmania where there is no change.

Mount Waverley set to be busiest weekend auction hotspot

The NBN was touted as <a href="https://theconversation.com/the-nbn-how-a-national-infrastructure-dream-fell-short-77780" target="_blank">dream infrastructure</a>, and the Coalition says it is close to completing the <a href="https://www.mitchfifield.com/2019/04/nbn-marks-10-years-on-track-for-2020-completion/" target="_blank">A$50 billion national broadband network</a>.
But Australia recently slipped three spots to <a href="https://www.smh.com.au/federal-election-2019/australia-drops-to-62nd-in-global-broadband-speed-rankings-20190428-p51hz2" target="_blank">place 62nd in global broadband rankings</a>, with our average download speed of 35.11 Mbps far below the global average of 57.91 Mbps.
Labor has ruled-out a large scale upgrade of the NBN if it wins the 2019 federal election, saying flaws in the NBN are due to “<a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2019-04-23/what-happened-to-superfast-nbn/11037620?pfmredir=sm" target="_blank">six years of vandalism</a>” by the Coalition government.
In reality it’s hard to get an accurate picture on the balance of NBN technologies that are already in place in Australia. To get around this opacity, we used the “<a href="https://www.nbnco.com.au/connect-home-or-business/check-your-address" target="_blank">check your address</a>” tool on the NBN website as a way to collect data on the footprints of technologies currently or about to be in place in three Australian metropolitan cities of Sydney, Melbourne and Brisbane.
The data suggests around half (40-60%) of homes in the three cities only have access to very old technology: hybrid fibre-coaxial (HFC). For people in these residences, access to the so-called “fibre network” remains only a fairy tale.

Real data on the NBN
Lack of data transparency is a vexing aspect of the NBN. In our experience, <a href="https://www.nbnco.com.au/" target="_blank">NBN Co</a> does not disclose meaningful information on service footprints in a single, usable dataset. This makes it difficult to evaluate outcomes and perform policy analysis associated with the service.
Nevertheless, our latest research has collected some data we believe was undisclosed previously.
Over December 2018 to February 2019, we used the “<a href="https://www.nbnco.com.au/connect-home-or-business/check-your-address" target="_blank">check your address</a>” search function on the NBN Co website along with <a href="https://www.sciencedirect.com/science/article/pii/S0308596118300363" target="_blank">basic data mining techniques</a> to extract data from a representative sample of all addresses across the three metropolitan regions of Sydney, Melbourne, and Brisbane.
We uncovered footprints of mixed-technology NBN, including current or planned fibre to the premises (FTTP), fibre to the node (FTTN), fibre to the building (FTTB), fibre to the curb (FTTC), hybrid fibre-coaxial (HFC), fixed wireless and satellite (Sky Muster).
Here we mainly focus on hybrid fibre-coaxial (HFC), which is the oldest technology component of the NBN. HFC is the cable network you might have connected to in the past to get Foxtel subscription TV.

Major cities rely on HFC
The three maps shown here represent the spatial presence of fibre infrastructure versus more inferior HFC/satellite NBN in three metropolitan regions of Sydney, Melbourne and Brisbane (In reality very few urban homes use satellite, as shown in bar graphs below).
The three maps suggest inferior NBN technology is in abundant use across all three metropolitan cities. 62% of all addresses in the greater Brisbane region, 42% of all addresses in Melbourne, and 55% of all addresses in Sydney are (or will soon be) connected to the NBN via HFC.
These figures are at odds with a recent claim by Minister for Communications Mitch Fifield that his government is rolling out “<a href="https://www.facebook.com/abcqanda/videos/418015455660247/?comment_id=10155958137691831&amp;comment_tracking=%7B%22tn%22%3A%22R%22%7D" target="_blank">a new network</a>” to the whole nation. For about half of the addresses in three major Australian metropolitan regions, the NBN “rollout” looks like a re-branding exercise using an old cable network.

Socioeconomic patterns of the NBN
To look at socioeconomic patterns of the NBN rollout, we used the <a href="http://www.abs.gov.au/ausstats/abs@.nsf/mf/2033.0.55.001" target="_blank">Australian Bureau of Statistics’ (ABS) socio-economic indexes for area (SEIFA)</a> and its index of Relative Socio-economic Advantage and Disadvantage (IRSAD) from 2016. We then cross examined the SEIFA data (divided into ten ranked groups known as “deciles”) with the NBN data extracted via the data mining exercise (described above).
It’s clear in the graphs below that a mix of both old and new technologies are in play across the three metropolitan regions of Sydney, Melbourne and Brisbane.
The analysis did not find any clear socioeconomic patterns comparing better-off SEIFA deciles of 8-10 versus worse-off deciles of 1-3. Nevertheless, the size of HFC adoption across the socioeconomic spectrum in all three major cities is quite concerning.

The second most dominant technology in the three major cities is fibre to the curb (FTTC). This is a technology that <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2018-04-08/nbn-launches-fibre-to-the-curb-technology/9631262" target="_blank">was only added to the mix 12 months ago</a>, as a partial solution <a href="https://www.afr.com/technology/web/nbn/nbn-halts-hfc-rollout-effective-immediately-as-issues-mount-20171127-gztg2i" target="_blank">in response to the mounting issues related to the HFC network</a>.
If it was not for this late addition to the network, the NBN footprint may have had an even higher dominance of old HFC technology than currently. It’s also clear that the rate of FTTC adoption in greater Brisbane is well below that in Melbourne and Sydney.
An NBN upgrade is inevitable
Since the announcement of mixed-technology NBN, experts have <a href="https://delimiter.com.au/2015/11/30/budde-says-he-warned-turnbull-about-optus-hfc-cable-issue/" target="_blank">warned against</a> the serious shortcomings of the old HFC technology.
While these were mostly ignored initially, Bill Morrow (then CEO at NBN) later admitted that NBN speed was slowed by <a href="https://www.theguardian.com/technology/2018/apr/27/nbns-speed-slowed-by-reliance-on-copper-network-its-ceo-admits?CMP=share_btn_tw" target="_blank">reliance on copper network</a>. Supporting this, an analysis by the Australian Communications and Media Authority (<a href="https://www.acma.gov.au/" target="_blank">ACMA</a>) revealed that the average household on the HFC network was reporting between <a href="https://www.acma.gov.au/-/media/Consumer-Interests/Report/PDF/Migrating-to-the-NBN--The-consumer-experience--Key-findings-from-analy-pdf.pdf" target="_blank">2 to 3.6 times more faults than those on fibre, and making between 3 and 5 times more complaints</a>.
It’s also been reported that about <a href="https://www.smh.com.au/business/companies/no-bells-or-whistles-labor-keeps-it-simple-with-its-nbn-plan-20190409-p51cce" target="_blank">40% of the NBN is fibre to the node (FTTN)</a> which has its own <a href="https://www.itnews.com.au/news/nbn-co-reveals-fttn-premises-that-never-hit-25mbps-peak-speeds-516849" target="_blank">fair share of issues</a>.
Interestingly, there have already been some partial upgrades within NBN Co’s plans, <a href="https://www.smh.com.au/business/companies/no-bells-or-whistles-labor-keeps-it-simple-with-its-nbn-plan-20190409-p51cce" target="_blank">as FTTC reportedly accounts for about 12% of the national network</a>, to serve the areas that were previously assigned to receive HFC.
Having said this, Labor’s latest announcement seems to be focusing on what can be described as “improving consumer experience” <a href="https://www.smh.com.au/business/companies/no-bells-or-whistles-labor-keeps-it-simple-with-its-nbn-plan-20190409-p51cce" target="_blank">without making any commitment for more fibre-to-the-premises (FTTP), or at least more fibre</a>.

The approved development will comprise 227 apartments across a 25-storey tower alongside a boutique six-storey riverfront building of just 12 residences.&nbsp;

Construction is scheduled to commence in September 2026.

CPG unveils Castile Newstead ahead of upcoming sales launch

Australia’s online shopping habits have shifted dramatically over the last decade. As eCommerce volumes surged, so too did the frustrations that came with traditional parcel delivery: missed deliveries, long Post Office queues, parcel theft and the challenge of being home during business hours.

Australia Post’s Parcel Lockers emerged as one of the more practical responses to that changing consumer behaviour.

What started as a relatively niche delivery option has evolved into a nationwide network of more than 1,400 self-service Parcel Lockers positioned at train stations, shopping centres, supermarkets and Post Offices across the country. The system allows Australians to send, collect and return parcels 24 hours a day, fundamentally changing how many people interact with deliveries.

The appeal is relatively straightforward: flexibility.

Instead of waiting at home for a delivery driver or rushing to a Post Office before closing time, users can direct eligible parcels to a Parcel Locker location of their choice. Once the parcel arrives, Australia Post sends a notification with a collection code or QR access through the AusPost app, allowing customers to retrieve their package at any time within the collection window.

For apartment residents in particular, the system has become increasingly valuable.

Higher-density living has created logistical challenges around deliveries, especially in buildings without concierge services or secure parcel rooms. Missed deliveries are common, while parcel theft has become an increasing concern as online shopping volumes continue to rise.

Australia Post itself has repeatedly highlighted the growing issue of “porch pirates” during peak shopping periods, encouraging customers to use Parcel Lockers as a safer alternative to unattended home deliveries.

That security aspect is one of the key reasons the Australia Post Parcel Locker network has grown so rapidly.

Parcel Lockers are positioned as secure, monitored collection points that reduce the risk of theft while also improving delivery efficiency for Australia Post. Instead of multiple redelivery attempts, parcels can be consolidated into a single secure destination.

The Parcel Lockers themselves are free to use through a MyPost account and support a range of parcel sizes up to 16 kilograms and dimensions of approximately 35 x 44 x 61 centimetres.

Beyond receiving parcels, the system has increasingly become integrated into the broader eCommerce ecosystem.

Customers can now use Parcel Lockers to return online purchases, while retailers have embraced the model as a way to improve delivery success rates and reduce friction in the shopping process. Australia Post has actively expanded partnerships with major retailers and promoted Parcel Lockers as part of a broader out-of-home strategy.

The timing of that expansion aligns with broader changes in Australian shopping behaviour.

The acceleration of online retail during and after the pandemic placed enormous pressure on delivery infrastructure. Parcel volumes reached record highs, particularly during Black Friday and Christmas periods, with Australia Post delivering more than 100 million parcels during peak festive seasons.

That growth forced logistics providers to rethink the “last mile” of delivery, widely regarded as the most expensive and operationally difficult stage of the process.

Parcel Locker systems have increasingly been viewed as part of the long-term solution.

The concept itself is not unique to Australia. Parcel Locker networks have become common globally, particularly across Europe and Asia, where dense urban environments and apartment living create similar logistical challenges. But Australia’s geography and suburban sprawl made adoption slower initially.

Now, however, the convenience factor is driving mainstream usage.

For commuters, Parcel Lockers near train stations allow parcels to be collected on the way home from work. For apartment dwellers, they remove the uncertainty around access and missed deliveries.

The rise of the AusPost app has also streamlined the experience, centralising notifications, tracking and Parcel Locker access into a single platform. Australia Post has increasingly pushed customers toward app-based delivery management, partly as a way to combat phishing scams and fake delivery notifications, which have become more sophisticated in recent years.

The Parcel Locker model is also beginning to influence property development itself.

Parcel management has become a growing consideration in apartment building design, particularly as online shopping becomes embedded in everyday life. Many new residential developments are now incorporating dedicated parcel rooms or Parcel Locker systems into foyers and communal spaces.

For developers, parcel management is increasingly viewed as part of the broader resident amenity offering, alongside gyms, wellness spaces and communal work areas.

That reflects a wider evolution in how residential buildings are designed.

Apartment buyers are placing greater emphasis on convenience, security and operational functionality, particularly in higher-density urban environments. Parcel delivery, once considered a minor operational detail, has become an increasingly important part of that equation.

Australia Post’s Parcel Locker network sits at the centre of that behavioural shift.

What began as a simple alternative delivery option has evolved into a key piece of infrastructure supporting Australia’s growing eCommerce economy and changing urban lifestyles.

And as online shopping continues to expand, the role of Parcel Lockers is likely to become even more embedded in how Australians live, shop and receive goods.

How Australia Post Parcel Lockers changed parcel delivery convenience in Australia

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.
