South Australia’s housing market remains relatively stable, in part because of the avoidance of excessive runup in values that occurred on the eastern seaboard, according to the latest data from Moody's Analytics.
It found house values in Greater Adelaide rose 1.9% in 2018, supported by strong growth in West and North Adelaide, whereas the increase in unit values was more moderate at 0.7%.
There is some expected divergence in South Australia house values. While house values are expected to fall by 0.5% in Greater Adelaide, they are expected to accelerate in regional South Australia and grow by 1.2% in 2019.
The growth in unit values in Greater Adelaide, however, is likely to remain steady and values are expected to rise by 0.7% in 2019, Moody's Analytics forecast.

Katrina Ell, Economist at Moody’s Analytics said: "In 2020, house values are predicted to rise by 1.4% in Greater Adelaide, supported by a strong pickup in house prices in North and South Adelaide.
"The weakness in house values in Central and West Adelaide, however, is likely to persist next year, with values projected to decline by 1.2% in both suburbs in 2020. In comparison, house values in regional South Australia are expected to record stronger growth of 2.7% in 2020, driven by a significant increase in home values in South Australia-Outback.
"In contrast, unit values in Greater Adelaide are expected to pick up modestly by 0.8% in 2020, because of weaker prices in West Adelaide, which are likely to fall further by 4.9% through 2020.
"House values are predicted to gain momentum in 2021 and increase by 5.1% and 3.9% in Greater Adelaide and regional South Australia, respectively.
"Unit values, however, are forecast to increase moderately by 1.1% in the Greater Adelaide region."

Lendlease selling NZ$350 million New Zealand retail portfolio

Fortius has acquired Stockland’s Sydney lifestyle shopping centre, Cammeray Square, for $39.05 million reflecting a yield of 7%.
Cammeray Square services 1 million customers annually on Sydney’s Lower North Shore and is set over a 6,815 square metre corner site fronting Miller Street and Amherst Street.
The centre forms part of a mixed-use development comprising four buildings surrounding a central plaza, with retail tenancies situated on the ground floor, anchored by Harris Farm Markets and comprising 15 specialty shops and restaurants.
The upper levels are occupied by five commercial tenancies, including childcare operator, Only About Children, and a medical offering.
The fully leased site has a Weighted Average Lease Expiry (WALE) of 5.8 years by area.
Cushman &amp; Wakefield’s National Head of Retail Investments, Nick Potter, and Senior Executive, Billy Dent, managed the expressions of interest sale on behalf of Stockland.
The sale of Cammeray Square follows a number of other neighbourhood centre sales in New South Wales within mixed-use or potential mixed use sites brokered by Cushman &amp; Wakefield, including the sale of Abacus Property Group’s Liverpool Plaza shopping centre to a private development group for $46 million and, before that, the off-the-plan purchase of the Coles Crows Nest stratum in for $43 million.

Clinton, Queensland mortgagee home sold for $125,000 loss

The Chinese developer Aqualand has lifted its investment in the ASX listed McGrath estate agency from 15 per cent to 18.5 per cent.
The increase in its stake follows Aqualand’s acquisition of an <a href="/news/mcgrath-secure-10-7-million-strategic-investment-from-aqualand">initial 15 per cent in McGrath last year</a>. 
Aqualand will remain McGrath’s second largest shareholder, behind John McGrath's own 22 percent stake.
The acquisition of shares by Aqualand follows a strategic relationship being struck with McGrath last year to explore opportunities for both groups to work more closely together on future prestige project marketing opportunities.
McGrath CEO Geoff Lucas said Aqualand further committed to McGrath "with the belief that our transformation plan is gaining traction, while also looking to take advantage of any strategic opportunities.”
“AL Capital and the Aqualand Group have great confidence in McGrath," Wayne Mo, CEO of Aqualand Group’s investment arm AL Capital said.
There have not been any apartment projects being marketed by McGrath. McGrath shares closed yesterday at $0.215.
Aqualand bought its initial shares when the shares were trading at around $0.425 per share.
Recently Aqualand Australia finally sold its last apartment in Upper North Shore project The Heysen, Turramurra which had two apartments remaining for sale last November. 
Last month Aqualand <a href="/news/oxford-properties-sells-barangaroo-central-to-aqualand">secured the development stake</a> of Barangaroo Central from Oxford Properties.

Contemporary Fairfield mortgagee home sells for $100k loss after 92 bid auction

Repeat buyers are one of the strongest measures of confidence in any apartment development.

Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.
