Close to $50 million of these sales were transacted in Queensland, spread across all asset classes with retail and development site activity greater than traditional industrial assets while medical related properties also sold. 
We have seen a number of medical facilities change hands this year and a growing number of enquiries in this sector may see it a more favourable investment option in a post COVID-19 economy.
NSW sales were limited but development site activity together with a number of smaller regional assets, while WA featured prominently this week with a number of industrial sales.

Over the last six weeks, Ray White Commercial has recorded over $1.17 billion in Australian commercial transactions in the sub $50 million asset class. 
The reduced sentiment due to the current COVID-19 crisis not significantly dampening activity for private investor and developer purchasers while a number of institutional buyers have also transacted. 
Over this short period the spread of assets which have sold highlight the ongoing demand for a range of stock suggesting future confidence across all asset classes despite the current economic uncertainty. 
Industrial assets contribute a quarter of all sales while development sites increase their foothold representing 22.13 per cent of turnover. The office and retail asset classes which were anticipated to be adversely affected by the pandemic has accounted close to 38 per cent of all turnover demonstrating longer term confidence of this class. Encouragingly, uses such as hotels, aged care, child care and student housing have all seen robust investment activity.

Commercial property transaction volumes sub $50 million: Ray White

The uptick in commercial leasing activity has continued this week with Ray White Commercial offices completing the highest volume of deals during this COVID-19 period.
The ongoing elevated level of enquiries translating into new leases being signed is an encouraging sign for the local economy. Industrial remains the asset class in greatest demand however we continue to see confidence levels improve with a growing number of retail and office transactions complete.

As we move through the staged reductions of lockdown, many restrictions have been lifted allowing property inspections at a safe social distance. Subsequently, technology has been instrumental in keeping the real estate industry active, many deals completed over the past few weeks have involved virtual inspections and during this time of limited contact, assets which have professional photography and a quality online presence have yielded impressive and rapid results.
The top three leasing deals of the week demonstrate the importance of embracing technology as a key instrument in the industry. 
A 130 sqm office at <a href="https://www.commercialrealestate.com.au/property/14-85-mt-derrimut-road-derrimut-vic-3026-9944622" target="_blank">Mt Derrimut Road, Deer Park</a> in Victoria was leased earlier this month by an immigration lawyer. Ray White Commercial Ferntree Gully agent Paul Waterhouse explains, "Leased in one week after using professional photography including aerial, floor plan and 3D walk through." 
An industrial property at <a href="https://www.raywhite.com/qld/stapylton/2289653/?lang=en" target="_blank">Maiella Street, Stayplton</a> in Queensland was leased last week through Ray White Commercial Springwood agent Adrian Hamilton. The 225 sqm property has now been leased to a metal fabrication workshop. Hamilton says, "During the COVID-19 lockdown we have continued to see strong demand for this size property in the area. The property was leased within two weeks of being on the market."

Commercial leasing activity continues to uptick: Ray White

Calls for infrastructure and health policy have been made by local and state government representatives and the housing and homelessness sector during today’s Preventing a Return to Homelessness – Government’s Perspective online forum.
Organised by the Australian Alliance to End Homelessness (AAEH), representatives from commonwealth, state and local government discussed practices and strategies that need to be implemented to end homelessness and rough sleeping in Australia. 
Chair of AAEH, Karyn Walsh called for a homelessness recovery plan that addresses Australia’s ongoing crisis of homelessness.
“Homeless populations are very vulnerable in community transmissions. People cannot abide by public health directives of social distancing, hand hygiene and staying home if they don’t have a home or place to stay,” said Ms Walsh.
“We need to make sure we are not leaving people behind as the recovery period starts. Moving forward it’s so critical that there is a vulnerable person and homelessness recovery plan that looks to long term goals and ensures that the curve is flattened and stays flattened.”
The Hon Luke Howarth MP, Assistant Minister for Community Housing, Homelessness and Community Services spoke about the Commonwealth’s focus on housing and homelessness in Australia.
“My key focus is reducing the incidence of homelessness and safe and secure housing; and Housing First because we know this leads to better health education and safety outcomes and workforce participant and choices in the bridge to recovery,” said Minister Howarth.
The government remains committed to working across the housing spectrum to improve outcomes, particularly to those most in need.”
Director of the Centre for Social Impact, University of Western Australia Professor Paul Flatau estimates that among homelessness agencies linked to the AAEH, there have been 2,260 people rough sleeping or at immediate risk of sleeping rough sleeping around Australia who have been provided with temporary accommodation in motels and hotels and other temporary lodgings under government supported programs since the beginning of the COVID-19 pandemic. While precise estimates are not available, the total number of rough sleepers supported could well be close to 5,000. This represents one of the most significant homelessness responses Australia has seen.
While the focus remains on increasing the supply of social housing to meet the long-term permanent housing needs of those experiencing homelessness, Professor Paul Flatau estimates that a national program in the private rental market supported by head-leasing arrangements with community housing to end homelessness among around 2,050 homelessness people could be put in place in the immediate future at a rough cost $380 per week per person (comprised of housing rental subsidies and additional support dollars to community housing and homelessness services), or $40 million per year. He says that research indicates the benefits of ending homelessness outweighs its cost.
“All our research and evaluations show significant savings and improved lives, reduced mental health issues, improved quality of life and improved employment outcomes from effective Housing First programs. Those programs have resulted, in the main, in net savings to government,” Professor Flatau said.
“Homelessness is something we don’t need to accept as a normal thing. Rough sleeping should be rare, brief and non-recurring – that is the standard we must set for ourselves and achieve. If the COVID-19 pandemic has shown anything, it’s that rapid progress is possible on that goal in short periods of time,” said David Pearson, CEO of AAEH.
“We all know that Housing First and investment in social housing is absolutely needed as a very simple solution to a very complex problem. When we pair that with support services, then we can address the underlying issues of homelessness,” Lord Mayor of City of Adelaide and Chair of the Council of Capital City Lord Mayors, Sandy Verschoor said.
“It’s the right thing to do socially and economically. This post-COVID national response gives us the perfect opportunity to do what is right. It requires a shift in thinking and a shift in investment. The primary thing we need is a significant investment in the infrastructure itself which is housing outcomes.”

Infrastructure and health policy needed to end homelessness: AAEH

Reducing the emphasis on cars and making more room for people to walk and cycle are just some of the ways streets could change for the better in the wake of the coronavirus pandemic. 
According to UNSW Built Environment lecturer Dr Mike Harris, the coronavirus is exposing problems with our vehicle-dominated street designs that existed long before the pandemic.

“It’s showing the disproportionate amount of street space dedicated to cars, because all that space set aside for cars is now sitting idle, while our footpaths aren’t wide enough for people walking, especially under social distancing guidelines,” the landscape architect and urban designer says.
“People are also using their local streets more because they’re working from home. So we’re living more locally, and recognising more the need for better quality streets for our quality of life.”
The need for wider footpaths
The pandemic is highlighting the importance of immediately accessible open space and walking and cycling facilities that many parts of Sydney lack. 
One of the arguments behind widening footpaths is so you can have space to pass people more easily, and with social distancing, it's really shown just how narrow common footpath widths are. Even in our densest areas, many are about one and half metres wide, next to an expanse of asphalt for cars. 
Footpaths should arguably be at least double that width, and that's before we add planting, trees, seating and bike lanes. 
There is so much that streets can do but are often so limited from all the space excised to move and store cars. It's remarkably short-sighted when you think about it. 
In addition to widening footpaths, separated bicycle lanes and closing streets to cars are some of the other short-term streetscape measures cities around the world have taken to adjust to increased street activity. 
Most cities were already installing separated bicycle lanes, better pedestrian amenity. Like many trends, COVID-19 is increasing the speed of how these things get implemented. 
Everyone is getting a forced test run to trial these pop-up things, so it means that all of a sudden, everyone's getting exposed to what our streets could be like. 
Cities around the world are readily adopting temporary measures, with local councils in Sydney like to follow suit. 
I'm surprised though that we haven't been as quick, there is such a clear demand, although Centennial Park has closed to cars on the weekend because it is much busier than usual. 
This 'forced experiment' could be the catalyst for transitioning towards pedestrian-friendly streets on a more permanent basis. 
I think people are showing that they're super keen to get out there and experience the public space in a much stronger way than what they did previously, so the public is ready to go. 
More cycleways, fewer cars 
Bike sales have also increased dramatically during the coronavirus pandemic. While overall transport usage in the City of Sydney is down to 13 per cent cycling is only down to 60 to 90 per cent of prior rates. 
Surveys are showing that the majority of people think things are better with fewer cars; less pollution, quieter and safer streets, for example. 
In the travel behaviour shifts too during the pandemic, most car commuters do not miss commuting at all, but the vast amount of walking and cycling commuters miss their commuting time. 
There will likely be a trend of more people using private forms of transportation in the immediate aftermath of the pandemic. But whether that leans towards the car or the bike is up to policymakers. 
A message that has explicitly come from governments in bigger cities overseas is that if you can do anything right now, ride a bike. If all those people who would usually take the New York or London subway decide to drive when they go back to work, the city will be gridlocked, similarly with Sydney. 
It’s an opportunity for a lot of people to consider riding a bike, at least for some trips or part of their trip, and a portion of them will want to keep doing it ... but as is the case now most of those people will claim they want to, but can’t because there are not enough facilities.
We should invest in a greater number of smaller, easily delivered projects like cycleways, which have more local job creation and less financial and environmental costs. 
It’s definitely time, as the Committee for Sydney is now urging. Less than $10 per person, per year, is spent on cycling infrastructure in Sydney, compared to $41 in London and $50 for Vancouver.
Investing for the next crisis
While reverting back to the vehicle-dominated streets would be easy, the rare opportunity to make our streets more liveable shouldn't be squandered. 
Just a few weeks ago, Beijing and Shenzhen reported heavier peak-hour congestion than the same period last year, and the images of blue skies without air pollution may become a memory. 
What will need to happen is for the government to take the opportunity, while it's there, to make some real changes. If nothing much happens, with the passing of time, and if structural changes haven't occurred in our streets, then slowly things will probably just go back to normal. 
In doing so will have lasting impacts that could better prepare the built environment to endure a future crisis. 
There's a long history of open space being used and transformed in response to public health crises. Planning for New York's Central Park began in the immediate aftermath of New York's second Cholera outbreak in the mid-1800s, along with wider urban boulevards. 
One of the reasons cities in the Netherlands or Denmark are so pedestrian-friendly, cycling-friendly cities today is because the government made concerted decisions to rely less on cars after the 1970s oil crisis. They recognised it was a vulnerable and costly transport mode and made a series of policy decisions and planning changes, that a couple of decades later, you see these profound results of very health, engaging, prosperous, people-friendly cities. 
What smart cities will do is make use of this opportunity and enact intelligent decisions that in 20 years will make their cities better-quality places to live and work.

How streets could become more liveable post-coronavirus: UNSW

Rio Developments Pty Ltd has sold two new 278sqm industrial units in Seven Hills for a combined total of $2,350,000 +GST. 
Separate private investors purchased Units 1 and 10 on Brumby Street, as part of a 10-unit industrial estate.
The fully-secure premises offer quality, high-spec office accommodation, ample parking and an onsite sub-station that provides each unit with 80 amps of three phase power.
The units can be accessed via one container height roller door with an internal clearance of up to 7.5 metres.
CBRE’s Matthew Alessi negotiated the deals, noting it was the estate’s easy access to major arterial roads and the M7 and M2 motorways that attracted the buyers.
“Both purchasers were attracted to these buildings as they are located near major roads at the front of the estate, offering a balcony and exposure to passing traffic on the street,” said Mr Alessi.

Investors snap up new industrial units in Seven Hills: CBRE

A number of recent deals have highlighted that project tenants have been active in securing office accommodation in Sydney, according to Ray White.
Hutchinson Builders was one of the latest tenants to lease project space, having secured an office of approximately 171.5 sqm in ‘as is’ condition at Level Six, 104 Bathurst Street.
The building near Hyde Park was known as International House.
The initial lease term was 18 months and typical gross effective rents for similar unrenovated suites were circa. $500psqm p.a. to $600psqm p.a.
The tenant was to provide an internal fit-out including offices and plumbed kitchenette to accommodate an administrative team for a nearby project.
The deal was negotiated by Ray White Commercial South Sydney's John Skufris - on behalf of a private owner.
“Stowe Electrical and Fredon Air both also leased offices at 75 King Street, just north of Town Hall to use as project space, and we've been contacted directly by two other project tenants with immediate short-term leasing requirements,” Mr Skufris said.

Demand for project space on the rise during Covid-19 in Sydney: Ray White

Western Sydney is set for a further construction boom, with two more projects getting the green light today through the NSW Government’s Planning System Acceleration Program. 
Planning approval has been given to a new recycling facility in Penrith and a major upgrade to a brick production facility in Horsley Park that, combined, will inject an additional $27.8 million into the economy and support more than 130 local jobs. 
Premier Gladys Berejiklian said Western Sydney has been a big winner in the first tranche of projects that have had their assessments fast-tracked to create jobs and investment in response to COVID-19.  
“Western Sydney is undergoing significant growth, which is why we’ve fast-tracked the assessment of projects in the region over the past three weeks to create opportunities for more than 16,000 local jobs and $1.8 billion in investment,” Ms Berejiklian said.
“The housing and construction industries will be vital to supporting our State’s economy through the pandemic and so we’re doing what we can to keep the industry moving.” 
The latest projects approved in Western Sydney include:

<li>A $26 million upgrade to the 1960’s Austral Bricks facility at Horsley Park. The state-of-the-art facility will be one of the most technologically advanced of its kind in the world and produce enough bricks to build five homes every hour. The facility’s upgrade will support 60 construction jobs and 35 ongoing operational roles.</li>
<li>A new $1.8 million recycling and transfer facility in Penrith, operated by NSW Waste Recycling, that will support a significant increase to waste recycling in Western Sydney. The project will support 25 construction jobs and 12 operational roles once complete.</li>
</ul>
Planning and Public Spaces Minister Rob Stokes said the Planning System Acceleration Program was a vital lever in the State’s economic recovery. 
“We have re-prioritised projects in the State’s planning system so projects are assessed more quickly to keep people in jobs and the NSW economy moving during the COVID-19 pandemic,” Mr Stokes said. 
“We’ll have another tranche of shovel-ready projects ready to announce shortly, which will also have their assessments finalised within four weeks.”

Construction boom fast-tracked for Western Sydney

It is well-established that recessions hit young people the hardest.
We saw it in our early 1980s recession, our early 1990s recession, and in the one we are now entering.
The latest <a href="https://www.abs.gov.au/AUSSTATS/abs@.nsf/Latestproducts/6160.0.55.001Main%20Features4Week%20ending%202%20May%202020" target="_blank">payroll data</a> shows that for most age groups, employment fell 5% to 6% between mid-March and May. For workers in their 20s, it fell 10.7%
The most dramatic divergence in the fortunes of young and older Australians came in the mid 1970s recession when the unemployment rate for those aged 15-19 shot up from 4% to 10% in the space of one year. A year later it was 12%, and 15% a year after that.

At the time, 15 to 19 years of age was when young people got jobs. Only one third completed Year 12.
What is less well known is how long the effects lasted. They seem to be present more than 40 years later.
The Australians who were 15 to 19 years old at the time of the mid-1970s recession were born in the early 1960s.
In almost every recent <a href="http://positivepsychology.org.uk/subjective-well-being/" target="_blank">subjective well-being</a> survey they have performed worse that those born before or after that period.
Subjective well-being is determined by asking respondents how satisified they are with their lives on a scale of 0 to 10, where 0 is totally dissatisfied and 10 is totally satisfied.
Australia’s Household, Income and Labour Dynamics survey (<a href="https://melbourneinstitute.unimelb.edu.au/hilda" target="_blank">HILDA</a>) has been asking the question since 2001.
In order to fairly compare the life satisfaction of different generations it is necessary to adjust the findings to compensate for other things known to affect satisfaction including income, gender, marital status, education and employment status.
Doing that and selecting the 2001, 2006, 2011 and 2016 surveys to examine how children born at the start of the 1960s have fared relative to those born earlier and later, shows that regardless of their age at the time of the survey, they are less satisfied than those born at other times.

The consistency of lower levels of subjective well-being reported by the 1961-1965 birth cohort suggests something has had a lasting effect.
An obvious candidate is the dramatic increase in the rate of youth unemployment in at the time many of this age group were trying to get a job.
Over time, labour markets can recover but the scars of entering the labour market during a time of sudden high unemployment can be permanent.
The impacts of the early 1980s and early 1990s recessions on young people were alleviated somewhat by the doubling of the <a href="https://www.propertyobserver.com.au/https://www.abs.gov.au/ausstats/abs@.nsf/mf/4220.0" target="_blank">Year 12 retention rate</a> and later by the doubling of <a href="https://www.education.gov.au/student-data" target="_blank">university enrolments</a>.
But the education sector is maxed out and might not be able to perform the same trick for the third recession in a row.
Reinvigorating apprenticeships and providing cadetships for non-trade occupations might help. <a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.
