Miami tops list of 2017 Gold Coast house hotspots

A former Block apartment has returned to the market again as an excutive rental, priced at nearly $1,600 a week.

A previous Block apartment lists again as expensive executive rental at $1599 a week

A recent flurry of close to $50 million worth of commercial property transactions in South West Sydney will pave the way for a wave of new development over the next decade.
CBRE’s Investment &amp; Development Properties team has transacted $44.45 million in commercial property over the past four weeks, underpinned by a resurgence of Chinese buyers swooping on development grade stock across the region.
In Edmondson Park, a Chinese investor secured a 10 acre site at 132-150 Croatia Avenue for $14 million.
A high rise apartment and townhouse project is mooted for the site, which is located on the door-step of the Edmondson Park train station.
CBRE’s Thomas Mosca said the sale was evidence of strengthening investment appetite levels for development grade stock in Sydney’s high growth areas.
“Over the past several months, there has been a significant uplift in enquiry from both local and offshore developers for secure opportunities in South West Sydney’s hottest growth areas,” Mr Mosca explained.
“We are starting to see a number of development applications in both Austral and Edmondson Park - further reinforcing the belief that these two suburbs will developed before the larger centre of Leppington, which is still many years from flourishing.
Further evidencing the trend, a separate Chinese investor secured a 22,000sqm mixed use development site in Austral for $13.95 million.
Situated along Edmondson Avenue, the property has been earmarked for redevelopment over the coming years, with potential to accommodate a mix of residential and commercial upon completion. 
“The majority of recent property sales in this south western pocket have been secured by Chinese purchasers looking to land-bank these opportunities and bring them into fruition once the timing for these areas is right,” Mr Mosca said.
“The developable potential of stock is pivotal to the recent flurry of transactions, with buyers hungry for sites that offer scope for both present and future development.”
He added The bulk of demand is for properties that can accommodate house and land style packages, "while there is also a more niche group of buyers seeking properties that can accommodate high-rise sites.”

Chinese interest in house and land sites in South West Sydney

The Australian arm of global property developer, Poly Australia has received development application approval on its house and land estate, Grove Place in Werrington NSW.
Poly has received approval from the Penrith City Council to develop its first house and land masterplanned development just a stone’s throw from the popular hub of Penrith in Sydney’s west.
The development will see the release of 67 lots of land sized between 310sqm to 795sqm and starting from $345,000.
Buyers can commission their own builder, or work with Poly’s preferred builder Rawson Homes, offering buyers the opportunity to design and build the most suitable home for each individual block of land. 
Poly Managing Director Arthur Wang said Poly was excited to receive DA approval for the 30,610sqm site at 229 Victoria Street in Werrington, which Poly anticipates will be a significant opportunity for young families, owner-occupiers, first home buyers and even savvy investors.

“Young families will find Grove Place an ideal location with a childcare centre just a few seconds walk from the site, and over 15 hectares of parkland reserves and sporting grounds.”
“When you consider that with the same money you may only be able to purchase an apartment in nearby Parramatta or Penrith, Werrington’s Grove Place becomes a highly attractive option for not only young families, but savvy investors,” he said.
Grove Place by Poly starts construction in the first quarter of 2017 with the first homes expected to be completed by early 2018.
The project’s approval comes at a time when the western suburbs of Sydney are seeing major growth and infrastructure investment including Sydney proposed new airport in Badgerys Creek.

Melbourne narrows in on Sydney's annual price growth with strong September: CoreLogic

It has been another strong week for auction activity. There were 2,445 auctions held across the combined capital cities with a preliminary auction clearance rate of 78.3 percent this week, according to CoreLogic's latest report. 
Last week, the final auction clearance rate was recorded at 76.2 percent with 2,149 residential properties taken to auction.
At the same time last year, auction volumes were higher (2,835) with a clearance rate of 69.7 percent. Over the first four weeks of Spring, auction clearance rates have consistently been recorded at a higher rate than over the corresponding weeks last year, while auction volumes remain around 20 percent lower.

In Melbourne, Australia’s largest auction market, 79.1 percent of the 946 reported auctions sold this week. There were 1,090 auctions held across the city this week, up from 965 last week when the final auction clearance rate was 77.8 percent and lower than the 1,201 auctions held one year ago, which returned a lower clearance rate (72.7 percent).
The Inner region of Melbourne had the highest number of auctions this week (224), with a preliminary clearance rate of 75.5 percent. Meanwhile, the strongest clearance rate was 89.7 percent recorded across the Mornington Peninsula region, followed by 83.5 percent across the Inner South region.

Across Sydney, 930 homes were taken to auction this week with a preliminary clearance rate of 84.4 pe cent across 770 reported results. Last week, the final clearance rate for the city was 81.6 percent, across 815 auctions. One year ago, 1,200 Sydney homes were taken to auction and the clearance rate was 71.7 percent.
This week, the performance across Sydney’s individual sub regions was varied. Across the Outer South West region, where 10 results have been reported so far, the preliminary clearance rate was 70.0 percent, while the Central Coast had a 100 percent success rate of the 14 reported auctions.
There were four sub-regions of Sydney where more than 100 auctions were held this week and of these, each recorded a clearance rate in excess of 70 percent, with Eastern Suburbs (88.3 percent) and North Sydney and Hornsby (88.2 percent) the strongest performers.

There were 144 Brisbane homes taken to auction this week, with 103 results reported so far. The preliminary clearance rate for the city is 51.5 percent, up from 48.4 percent last week and lower than one year ago, when 54.9 percent of the 203 properties taken to auction were successful. Across the Gold Coast 29 results have been reported so far, with a success rate of 58.6 percent (17 sales).

This week, Adelaide saw a preliminary clearance rate of 83.9 percent, with 87 reported results across a total of 126 scheduled auctions. This week’s clearance rate is the highest on record for the city, but has the potential to revise lower as more auctions are reported.
In comparison, over the previous week Adelaide’s clearance rate was 74.7 percent with fewer auctions held across the city (95) and 68.1 percent one year ago across virtually the same volume of auctions.

Perth’s clearance rate of 35.1 percent across 49 auctions is down from the previous week, when 39 auctions were held and a clearance rate of 45.2 percent was recorded.  Over the same week last year, the clearance rate was a lower 31.6 percent, and just 25 auctions were held.
In Canberra, 90 auctions were held this week, and of the 73 reported results, 69.9 percent were successful. Last week, 87 auctions were held and the clearance rate was a higher 72.0 percent. This time last year, results were down 58 auctions held and a clearance rate of 58.5 percent.
There were 16 Tasmanian auctions held this week. 4 were reported as sold.

Freecity Group Co-Founder and Joint CEO Tony Sun said the project represents one of the most significant development opportunities currently available in North Sydney.

Architectus has designed the tower, orientating the apartments to maximise views towards Sydney Harbour while introducing a sculpted façade intended to respond to light, wind and the surrounding skyline.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.

"We wanted to design a tower that doesn't just sit in the skyline but actively participates and contributes to city life," Damic said.
