<p>Over the past week, we’ve seen a spike in the number of COVID-19 infections among health-care workers in Victoria.</p>
<p>This includes a doctor at Melbourne’s <a href="https://amp.theage.com.au/national/victoria/deeply-concerned-doctor-at-melbourne-hospital-tests-positive-to-coronavirus-20200708-p55a2p">St Vincent’s Hospital</a>, one staff member at <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2020-07-08/melbourne-hospital-and-aged-care-facilities-coronavirus-cases/12435286">Brunswick Private Hospital</a>, <a href="https://www.smh.com.au/national/more-covid-19-outbreaks-detected-in-hospitals-as-er-chief-isolates-20200709-p55akg">nine staff members</a> from the emergency department at Melbourne’s Northern Hospital, and two nurses at the <a href="https://www.theage.com.au/politics/federal/healthcare-workers-may-have-been-infected-in-staff-training-session-20200707-p559so">Royal Melbourne Hospital</a>.</p>
<p>Staff at several <a href="https://www.9news.com.au/national/coronavirus-victoria-covid19-clusters-melbourne-aged-care-facilities-altona-meadows/713ece5c-6e87-4eed-8cad-b5c6d4e410d0">aged care facilities</a> have also tested positive.</p>
<p>These cases have meant sending many health-care workers regarded as “close contacts” into home quarantine.</p>
<p>The Northern Hospital emergency department has reportedly had to <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2020-07-06/melbourne-northern-hospital-staff-contract-coronavirus/12428336">divert patients elsewhere</a>, while Brunswick Private Hospital (where four patients tested positive too) is <a href="https://www.news.com.au/lifestyle/health/health-problems/brunswick-private-hospital-shut-as-four-patients-and-staff-member-test-positive-to-coronavirus/news-story/1fcb6e6e0587fe47c496ab7af78b1945">closed to new admissions</a>.</p>
<p>Keeping health-care workers COVID-free is critical to delivering care to those who need it during a pandemic. So as Victoria’s second wave rolls on, we need to consider what more we can do to protect our health workers.</p>
<p><strong>Why might this be happening?</strong></p>
<p>In the absence of a vaccine, subsequent waves of COVID-19 have always been a possibility.</p>
<p>Health-care workers tend not to contract COVID-19 <a href="https://www.mja.com.au/journal/2020/healthcare-workers-covid-19-most-contract-it-away-work">from patients</a>, as appropriate personal protective equipment (PPE) is used in high risk encounters.</p>
<p>But health-care workers are normal people commuting to work and living and interacting in communities. So it’s more likely <a href="https://www.mja.com.au/journal/2020/healthcare-workers-covid-19-most-contract-it-away-work">they contract it outside work</a>.</p>
<p>Undetected, they can then bring it into the hospital or other health-care setting, putting fellow staff and vulnerable patients at risk.</p>
<p><strong>What are the implications for health care?</strong></p>
<p>At the most basic level, the specialised health-care workforce is core to health-care delivery; without nurses, doctors and allied health staff, there’s no health-care system.</p>
<p>Infections in this group — whether confirmed outbreaks or suspected contamination —will reduce health-care workforce capacity.</p>
<p>High rates of staff off work due to COVID-19 may also increase fatigue and burnout in the remaining workforce, adding to the burden.</p>
<p>The greater the scope of these outbreaks, the greater the strain on the affected hospitals and the health-care system. This will be compounded as they’re faced with increased demand due to COVID-19 cases in the community.</p>
<p>Australia has had time to prepare its workforce with additional skills and capabilities in critical care. But there are always concerns regarding potential <a href="https://www.pwc.com.au/important-problems/coronavirus-covid-19/australian-healthcare-workforce">workforce shortages in the height of a pandemic</a>, particularly in areas of specialised practice such as intensive care.</p>
<p>Especially in “hotspots”, as we weather this second wave, there remains a risk demand could outweigh supply.</p>
<p><strong>What can the health system do to cope?</strong></p>
<p>A number of possible interventions could increase system capacity and help manage demand.</p>
<p>This may include decreasing elective or non-urgent surgery, as we saw during the <a href="https://theconversation.com/the-coronavirus-ban-on-elective-surgeries-might-show-us-many-people-can-avoid-going-under-the-knife-135325">first wave</a> of the virus.</p>
<p>Increasing the use of virtual models of care including <a href="https://www.cochranelibrary.com/cdsr/doi/10.1002/14651858.CD007228.pub3/full">phone consultations and telehealth</a>, where appropriate, could also help ease the pressure. Quarantined frontline workers could provide virtual care through telephone support, such as helplines or other telehealth services.</p>
<p>Adapting care to minimise the movement and interaction of hospital staff across wards and sites is another important option. For example, some hospitals have shifted from a model where a team of doctors works across multiple wards to a small team of doctors providing care to only one ward.</p>
<p>Most hospitals have also set-up dedicated <a href="https://apps.who.int/iris/rest/bitstreams/1272399/retrieve">COVID wards</a> to screen patients for COVID-19 at the first point of contact with the health system.</p>
<p><strong>What about routine testing for health workers?</strong></p>
<p>To sustain a prolonged response to this crisis we need a healthy, COVID-19 free workforce. Especially given we know many positive cases <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC7078829/">don’t experience symptoms</a>, we should be <a href="https://www.thelancet.com/journals/lancet/article/PIIS0140-6736(20)30917-X/fulltext">mass testing health-care workers</a>.</p>
<p>To date, we’ve seen some testing of <a href="https://www.premier.vic.gov.au/major-coronavirus-testing-blitz-targets-100000/">asymptomatic health-care workers</a> in Victoria, but it has not been commonplace.</p>
<p>Increased routine screening of health-care workers, with or without suspected exposure, will increase the number of days away from work while staff wait for results, reducing service capacity. But the pay-off will be greater — it will limit COVID-19 spread.</p>
<p><strong>Keeping our health-care heroes safe and well</strong></p>
<p>From this week, staff at several major Melbourne hospitals have been required to wear masks <a href="https://www.theage.com.au/national/victoria/changing-circumstances-melbourne-hospital-workers-told-to-don-masks-20200707-p559qw">at all times</a> while at work. These precautions have previously been reserved for staff in areas of higher clinical risk such as emergency and intensive care.</p>
<p>This is in addition to a range of <a href="https://www.health.gov.au/news/health-alerts/novel-coronavirus-2019-ncov-health-alert/coronavirus-covid-19-advice-for-the-health-and-aged-care-sector/providing-health-care-face-to-face-during-covid-19">guidelines</a> health professionals follow to minimise the spread of COVID-19, including around hand hygiene, cleaning, PPE, and keeping physical distance from patients where possible.</p>
<p>But the responsibility to take precautions and stop the spread falls to all of us.</p>
<p>Hospital patients and visitors are also being encouraged to wear face masks.</p>
<p>In fact, everyone in Melbourne is now advised to <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2020-07-10/coronavirus-wearing-mask-advice-to-change-on-vic-covid19-threat/12441828">wear a mask</a> in public when social distancing is not possible. Hopefully this will go some way to protecting our health-care workers and the entire community.</p>

Collie, Western Australia mortgagee unit sold

<p><span>Melbourne’s clearance rate dipped to 46 per cent at the weekend after the return to<span> stage three restrictions.</span></span></p>
<p><span>There were 417 scheduled auctions but just 168 results reported to Domain.</span></p>
<p><span>Some </span><span>149 properties were withdrawn from auction.</span></p>
<p><span>It was 57 per cent on the prior weekend.</span></p>

<p><span>Sydney’s preliminary clearance rate was 64 per cent, jumping from last week’s 62 per cent, after 452 scheduled auctions and 255 reported results. </span></p>
<p><span>It included 67 auctions withdrawn across the city.</span></p>
<p><span>The top sale was the five-bedroom, double-storey home at </span>3/85 Raglan Street, Mosman (pictured in title) <span>for $4.55 million through </span>Belle Property agent Stefan Bertram.</p>

Melbourne’s clearance rate dips to 46 per cent after return to stage three restrictions

<p><span>Brisbane saw a fall in the incidence of profit-making resales in the March quarter, comprising 87 per cent of these transactions. This is down from 88 per cent in the December quarter, and 88.4 per cent in the March 2019 quarter.</span></p>

<p><span>The house market continued to show strong returns relative to the unit market. Over the quarter, 94.6 per cent of houses saw a nominal gain compared with 63.8 per cent of units. This is due to the ongoing, divergent capital growth performance between houses and units. In the 5 years to March 2020 annualised growth across Brisbane houses was 2.7 per cent, compared to</span><span> </span><span>-0.8 per cent in units.</span></p>

<p><span>These conditions also inform the loss making sales seen across the Brisbane Council Region. In the March quarter, 15.1 per cent of resales saw a loss. Of these loss-making sales, 88.3 per cent were units. It is also noteworthy that across the Brisbane council region, 66.0 per cent of loss making sales had been held by investors.</span></p>

<p><span>Interestingly, the area with the highest portion of loss making sales was the Lockyer Valley Council region. This portion is off a small base, with only 21 sales in the quarter seeing a nominal decline at resale. Most of these were houses, and had a relatively lengthy median hold period of 9.7 years. However, the median loss on these properties was also relatively small, at $20,000.</span></p>
<p><span>While dwelling market demand may continue to be impacted by COVID-19, a bright spot for ongoing demand in the Queensland market is interstate migration. Over the past few years, Queensland has been the largest recipient of interstate migrants, who typically come from New South Wales or Victoria. The imposed lock down which has seen many adapt to working from home could create added demand for South East Queensland property from owner occupiers as demand returns to the economy. This is because SEQ offers a far more affordable housing price point compared with those in Sydney and Melbourne, and may have greater lifestyle appeal for some.</span></p>

Brisbane sees a fall in the profit-making resales: CoreLogic Pain & Gain

<p>To echo a similar sentiment to last month’s Month in Review, the Northern Territory is the safest place in the country, according to the June Herron Todd White (HTW) residential report. </p>
<p>The valuation firm suggests that in locations across the nation, the downtime delivered by isolation has spurned on owners looking to improve their assets through maintenance and upgrade. This month's HTW residential report highlights where renovations are on the rise and the price points and outcomes those markets can expect.</p>
<p><span>"Our Chief Minister, Michael Gunner, is quotes as saying that the Northern Territory is now 'the envy of the country' and for good reason," the valuation firm sai.d </span></p>
<p><span>"Firstly, only two new COVID-19 cases this month, both of whom were diagnosed while overseas and then returned home to Darwin, taking our total to 30. </span></p>
<p>"Apart from the two recent cases who should both make a full recovery very soon, we still have no community transmission anywhere across the Northern Territory (source: Natasha Fyles, Health Minister, Northern Territory Government), a statistic championed to and throughout our community," the valuation firm said. </p>
<p><span>On the back of this, the Northern Territory government has implemented its ground-breaking road map to the new normal (source: Secure NT) that was released on 30 April. This road map allows a slow but safe return to some normalcy across the Territory not only from a health and safety but an economic point of view.</span></p>
<p><span>Stage 2 was the most recent change on 15 May which saw pubs, clubs, gyms, some indoor gatherings, museums, open homes and inspections and other businesses of the like re-open, with </span>an expected 1,500 people returning to work immediately (source: NT News). This was a welcome relief, not only as people enjoy the social interaction (from a safe distance) but also in getting the economic wheels to start turning.</p>

<p><span>"As we start to see the easing of restrictions, how will this factor into the property market?</span></p>
<p><span>"In short, we are seeing a reduction in sales volumes, combined with a reduction in listings," the valuation firm said. </span></p>
<p><span>The March 2020 quarter saw volumes fall by 27 per cent (source: REINT magazine), however as this data is captured pre-COVID-19, the June quarter will show a clearer picture as to the full effects of the virus and its impact.</span></p>
<p><span>"Commentary in the market is echoing last month’s view of a wait and see approach as we wade through the pandemic.</span></p>
<p><span>"With the return of open homes part of the easing of restrictions, </span>hope remains that we may see an increase in transactions in the market," the valuation firm said. </p>

<p><span>One positive that has come from the virus is the rise in renovations and the associated wider reaching benefits of this, the report noted. </span></p>
<p><span>A major factor in the Northern Territory has been the release of the Home Improvement Scheme. This scheme saw an initial $30 million of funding allocated to home and also business improvements where the government will give a voucher worth $4,000 if owners contribute at least $1,000 of their own money, or a voucher worth $6,000 if they contribute at least $2,000 of their own money with </span>the idea being to get screwdriver ready projects out the door.</p>
<p>The scope of possible works that could be done is quite varied and only needs to be completed by someone who is a licenced trade, not related to the recipient of the grant (source: business recovery.nt.gov.au).</p>

<p><span>The report suggests the uptake on this was enormous. Funding was pushed out to $100 million by the Northern Territory government with the idea of getting 20,000 applications and work to be undertaken over the next six to nine months, a great incentive for not only home improvements but a kick starter for trades and services.</span></p>
<p><span>Another great positive in this scheme is that investors can also benefit, the government making it clear from the onset that investors who own a home and are a resident in the Northern Territory could also benefit.</span></p>
<p><span>Speaking with local agents, renovated homes continue to draw good enquiry and with the easing of open home restrictions, this will only improve. </span></p>
<p><span>Uptake of the scheme has also been varied, with homes in all areas and wide ranging price brackets taking up the opportunity to renovate and improve.</span></p>

<p><span>Speaking locally, the preferred established locations are our northern suburbs, the report noted. </span></p>
<p><span>Being in a tropical climate with proximity to the beach, preferences lean towards larger outdoor living areas or the added benefit of a pool.</span></p>
<p><a href="https://www.realestate.com.au/sold/property-house-nt-anula-133034166" target="_blank">23 Yanyula Drive, Anula </a>(pictured below) is an example of a typical three- bedroom, one-bathroom home found in these, the HTW report noted. </p>

<p><span>There are however some minor drawbacks of the scheme. Any property owned in a trust or company name cannot apply and if a property is owned in joint names, one grant will be applied to both owners. </span>Some works are excluded such as solar panels and works on a do-it-yourself basis.</p>
<p>"While these may frustrate some owners, we see great overall benefits for this scheme, not just for economic restart but the revitalisation of property in the Northern Territory as a whole," the valuation firm said. </p>
<p><span>"Where to from here? As said in previous reviews, the matter of COVID-19 is still very much in the wait-and-see position. </span>The Northern Territory has been tremendous in flattening the curve and we are now beginning to see the easing of restrictions as a result of the swift action taken.</p>
<p><span>"What does that mean for the property market?If we can continue on the current trajectory, with social distancing and also avoiding the second wave, we may see confidence return much sooner than expected with local sentiment already beginning to turn." </span></p>

The Eveleigh brings house-like apartments to Broadbeach

<p>A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.</p>

<p>The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.</p>

<p>Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.</p>

<p>The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.</p>

<p>The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.</p>

<p>Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.</p>

<p>Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.</p>

<p>The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."</p>

<p>The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.</p>

<p>A 60-apartment building nine storeys tall would be a rarity almost anywhere along this stretch of Moreton Bay, but that's exactly what's been lodged for a modest Deception Bay street better known for its single-storey weatherboard homes.</p>

<p><a href="https://www.apartments.com.au/developers/sherlock-construction-homes">Sherlock Construction Homes</a> is seeking to push Deception Bay’s emerging medium-density housing profile higher, lodging plans for a nine-storey apartment building near the suburb’s shopping centre and foreshore.</p>

<p>Dubbed Grosvenor Apartments, the proposal at 14-20 Grosvenor Terrace would replace two detached homes with a new building designed by&nbsp;<a href="https://www.apartments.com.au/architects/mode">Mode Design</a>&nbsp;which would&nbsp;reach nearly 30 metres, well above the site’s mapped 21-metre building height.</p>

<p>The apartment mix is weighted toward larger homes, with 14 three-bedroom apartments, 31 two-bedroom apartments and 15 one-bedroom apartments. Six apartment types are spread across the floors, ranging from 66 sqm one-bedroom units through to three-bedroom apartments of 116 sqm, most with private balconies or terraces.</p>

<p>Levels one through seven follow a consistent layout of six to eight apartments per floor arranged around a central lift and stair core, with the top floor, level eight, trading one apartment for a landscaped community breakout space rather than repeating the standard layout below.</p>

<p>Ground floor is dedicated to arrival and services, with a lobby, mailroom and manager's office, alongside 91 car spaces.</p>

<p>Mode Design's brief describes a "serene coastal-inspired design blending soft curves, natural textures and light-filled spaces to reflect the relaxed Deception Bay lifestyle."&nbsp;</p>

<p>The material palette leans on white and grey render, timber-look aluminium screening and stacked-brick-look finishes, with hanging greenery and vine planting proposed across balcony edges and ground-level walls.&nbsp;</p>

<p>Balconies feature asymmetrical geometries intended to vary the building's rhythm rather than repeat a single module up the tower, while lush planting is concentrated over the entry and level one balconies to soften the building's base.</p>

<p>The design evolved following an April 2025 prelodgement meeting with council. At that stage, the project was conceived as a seven-storey building containing 45 apartments. The subsequently lodged scheme increases the development to nine storeys and 60 apartments while introducing one-bedroom residences to the mix.</p>

<p>Zone Planning argues the additional scale reflects the site's position within an area earmarked for increased residential intensity. The planning report points to the North Lakes-Redcliffe-Moreton Bay Rail corridor strategy, which identifies Deception Bay as a district-level activity centre and supports greater housing choice within urban neighbourhoods.</p>

<p>Market Square Deception Bay, Deception Bay Sports Centre, Deception Bay State School, public transport, community facilities and the Moreton Bay foreshore are all identified within approximately one kilometre of the site, while the property falls within a 400-metre walking catchment of Market Square.</p>

First Look: Sherlock Construction pitches apartments for low-rise Deception Bay

<p data-end="587" data-start="368">Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.</p>

<p data-end="778" data-start="589">The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.</p>

<p data-end="907" data-start="780"><a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.</p>

<p data-end="1052" data-start="909">The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.</p>

<p data-end="1311" data-start="1054">The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.</p>

<p data-end="1451" data-start="1313">The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.</p>

<p data-end="1676" data-start="1453">MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.</p>

<p data-end="1908" data-start="1678">Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.</p>

<p data-end="2142" data-start="1910">The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.</p>

<p data-end="3216" data-start="2940">Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.</p>

<p data-end="3325" data-start="3218">Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.</p>

<p data-end="3442" data-start="3327">"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.</p>

<p data-end="3662" data-start="3444">"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."</p>

<p data-end="3818" data-start="3664">MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.</p>

Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."</p>

<p data-end="4503" data-start="4377">Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.</p>

<p data-end="4910" data-start="4743">The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.</p>

<p data-end="600" data-start="394">Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.</p>

<p data-end="733" data-start="602">But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.</p>

<p data-end="970" data-start="735">Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.</p>

<p data-end="1159" data-start="972">The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.</p>

<p data-end="1357" data-start="1161">It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.</p>

<p data-end="3400" data-start="3216">Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.</p>

<p data-end="1664" data-start="1517">Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.</p>

<p data-end="1826" data-start="1666">Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.</p>

<p data-end="2045" data-start="1828">Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.</p>

<p data-end="2269" data-start="2047">"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.</p>

<p data-end="2430" data-start="2271">A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.</p>

<p data-end="2606" data-start="2432">It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.</p>

<p data-end="2724" data-start="2608">At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.</p>

<p data-end="2892" data-start="2726">Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.</p>

<p data-end="3004" data-start="2894">Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.</p>

<p data-end="3214" data-start="3006">"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.</p>

<p data-end="3400" data-start="3216">The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.</p>

<p data-end="3400" data-start="3216">More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.</p>
