Businessman Peter Bond has let part of his Dunk Island sub-lease lapse, but has told The Australian he is re-tendering for the site.
The Dunk Island Resort in far north Queensland was bought by Bond in 2011.
The resort and island had been devastated when Cyclone Yasi tore through that year.
Dunk Island Resort occupies 150 hectares, the largest in what is known as the “family group of islands”.
The founder of the failed Linc Energy group let the sublease on the Dunk Island Spit lapse.
Bond told The Australian he is retendering for the Spit site, which is adjacent to his luxury resort, which is almost ready for business after the cyclone.
Tenders for the Dunk Island Spit site are due February 28 next year.

The supermarket wars are set to set up as Kaufland has secured its first site in Melbourne.
Kaufland, a discount German retailer, has purchased an empty Bunnings site in Dandenong for $16.4 million.
Kaufland is part of the Schwarz Group, the fourth-biggest retailer in the world.
Its “hypermarket” stores are typically four to five times bigger than a Coles or Woolworths.
The Gladstone Road, Dandenong property in Melbourne’s south-east includes 12,000 square metres of retail space on 3.3 hectares of land.
The Herald Sun said Spanish-born Jon Ruiz del Portal was appointed to the Kaufland Australia board this week.
It spent $25 million to buy a major site in the fringe of the Adelaide central business district last month.

Kaufland hits Melbourne as supermarket wars step up

Hotel Palisade in Sydney’s Millers Point has sold to an investment firm for $31.5 million, as hotel transactions keep up their brisk pace in 2017.
The property is in one of the most historic parts of Sydney close to two of the city’s oldest pubs, the Lord Nelson Brewery Hotel and Hero of Waterloo Hotel as well as the Millers Point terrace houses, which are currently being sold off to wealthy occupiers and investors.
The freehold property was sold to First Master Capital, according to hospitality news website The Shout. It is an Epping based company with Chinese born director, Xin He.
Earlier, the Clovelly Hotel in Sydney’s eastern suburbs changed hands for $34 million, while another waterfront pub, the Beach Hotel in Byron Bay, fetched $70 million.
Hotel Palisade was renovated and reopened in late 2015, and enjoys views of Sydney’s Harbour and surrounding areas.
The renovation saw eight boutique accommodation rooms added plus a ground floor public bar, the rooftop Henry Deane Bar and Restaurant as well as some private function rooms.
The property went to the market with expectations of more than $30 million.
The hotel is perched above The Rocks and overlooks Barangaroo Reserve as the multi-storey hotel was originally bought last May by Richard Sapsford, a British entrepreneur, who paid $20 million for it.
He then spent a further $5 million restoring the 1915-built property into a botique hotel and public bar after spending eight years vacant.
In November, the hotel unveiled the Henry Deane rooftop bar and restaurant.
The selling agents were John Musca and Peter Harper of JLL Hotels.

An out of tune estate agent in Canberra has used a rather unusual marketing ploy to advertise one of his recent listings.
Ben Lewis is no Rock n' Roll Star but is an agent at LJ Hooker Kaleen.
He has tried his hand at the former and <a href="https://kaleen.ljhooker.com.au/house-in-ngunnawal-act-2913-au-1se4f9q#.Wh7i4vll-00" target="_blank">used the tune</a> of Oasis' world hit Wonderwall to describe the house.
He opens with: "Today is gonna be the day that I'm gonna show this home to you. By now, you should have some how realised that its right for you." 
The home in Ngunnawal, a suburb in the district of Gungahlin in Canberra, is also advertised on its listing as 'Wonderwall in Ngunnawal'.
Again with a nod to the famous Manchester band, the home was described as being located in "Ngunnawal's oasis".
The three bedroom home has two living areas, a garage and a backyard.
Property Observer is not sure if the trend of appropriating Oasis tunes to spruik houses will catch on All Around the World, if it will Live Forever or simply Slide Away.

Off-key marketing for ACT home sees agent singing Oasis' Wonderwall to home features

The Langer family's GLG Group has paid around $25 million to buy on High Street, Armadale.
It is more than a dozen shops running from 1167-1193 High Street.
It was in an off-market deal believed by Fairfax Media to have been struck on a yield well under 4%.
High Street, Armadale ranks as one of Melbourne's better performing retail strips with the vacancy rate falling to 3.9% in July from 6.4% a year ago, according to Knight Frank.
GLG director Campbell Blennerhassett said the site was bought because it was a "magnificent piece of land in the middle of Armadale".
It may look to refurbish the shops which were sold by a local Goodrich family.

Townsville’s industrial market remains flat, according to Herron Todd White’s (HTW) recent report.
The property data firm says that industrial rents are declining.
“The industrial market remains flat with current market activity being largely confined to affordable properties that tick all the right boxes in the sub $1 million range and largely catering to intending owner-occupiers," says the report.
“There are occasional high-end syndication or trust purchases, but only for properties with strong lease profiles. Industrial rents have been on a declining trend and appear to have reached a level that is being accepted by the market," it added.
As a result of softening rents, incentives also appear to have settled to reflect rent-free periods of around three months, according to HTW.
“Broadly speaking, a large portion of mainstream industrial property falls within the $90 to $110 per square metre rental range.
“Within the lower end of this range is typically smaller older light industrial properties in Garbutt with small office components.
“Larger better quality mainstream industrial properties in Garbutt and Bohle generally fall within the mid to higher end range depending on the office size component and hardstand areas.
“Industrial property exhibiting large office components and extensive hardstand areas can reflect rents up to above $140 per square metre.
“Overall rents are flat with the market continuing to exhibit a balanced to oversupply of property available relative to current demand.
“This is likely to see downward pressure remain on rental rates until such time as the rental vacancy situation improves,” the report stated.

Real estate agency The Agency is no longer working with Chinese conglomerate Forise Holdings to sell apartments at the Surfers Paradise project, highlighting a growing trend of fraying Chinese-Australian partnerships.
Forise had already launched the project in China but Australia was slow to launch, Fairfax Media noted.
When completed in 2020, Spirit will be the second tallest tower on the Gold Coast.

The Agency's Steven Chen said the star attraction at the tower would be the entire floor 1000-square-metre penthouse expected to fetch about $30 million.
The completion of the 479 luxury units is scheduled for 2020.
Designed by architects DBI, it will have three floors of recreational areas as well as an infinity edge swimming pool.

Spirit, Surfers Paradise marketing setback

Tokyo-listed Daiwa House has expanded into Australia's house building sector with the acquisition of Rawson Homes, which is ranked the fifth-biggest home builder in NSW.
Daiwa House will collaborate with the Rawson Group to further expand the Rawson Group's businesses in Australia, the company said in a statement.
Limited terms of the deal were announced by Baker McKenzie.
Baker McKenzie acted for the Tokyo based Daiwa House Industry Co., Ltd in the cross-border acquisition of the Rawson Group in Australia
Transaction documents were signed on 28 November 2017.
The Daiwa House is Japan's largest homebuilding company, is listed on both the Tokyo Stock Exchange and has approximately 40,000 employees globally.
The Rawson Group is a residential housing construction and land development business located in Sydney, Australia.
Baker McKenzie Head of Corporate Markets in Australia, Ben McLaughlin noted the Rawson Group was a 40 year old private corporation focused on land development and the construction of single-family homes in Sydney.
"The acquisition marks the Tokyo-based, Daiwa House Industry Co, Ltd's accelerated expansion through acquiring overseas businesses which are expected to see medium to long term growth," he said.
The transaction was led in Tokyo by Partner Mr Tetsuo Tsujimoto and his colleague Mr Tsubasa Kubota, and in Sydney by Mr Lawrence Mendes and Ms Emily Hunter who are members of Ben McLaughlin's team.
Rawson, Australia's 20th-largest home builder with 1188 housing starts in the year to June, according to the HIA-Colorbond Steel Housing 100 report, made net sales of $544 million and a net profit of $35 million, Daiwa House said.
It will take possession of the shares – owned by brothers Mark, Peter and Lawrence Rawson – next January, subject to the Foreign Investment Review Board.

Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.
