More people are becoming heavily indebted by buying rental properties and shared accommodation is flourishing, as third party tech platforms help people find a place without a real estate agent.
A new report from the Australian Housing and Urban Research Institute explains how the private rental market is changing over time for both landlords and tenants.
Over the 10 years to 2016, the number of renters grew 38% - twice the rate of household growth. More renters now are couples, or couples with children, so it seems the sector is shaking its image of unstable housing or perhaps these people are left with few other options.

The report analyses data from the 2016 Census, the 2013-14 Survey of Income and Housing and the 2014 Household, Income and Labour Dynamics in Australia (HILDA) Survey. It also draws on interviews conducted with 42 people involved in all aspects of the private rental sector: financing, provision, access and management.
Rental property ownership also grew. We found the number of households with an interest in a rental property grew and the number that own multiple properties grew slightly as well.
But the typical landlord is still the conventional “mum and dad” investor. Two-thirds of rental investor households have two incomes, and 39% have children.
However they are also mostly high-income and high-wealth households: 60% are in both the highest income and highest wealth bracket. Interestingly, about one in eight landlords is themselves a private renter.

The biggest change in ownership is in finances: owners of rental properties are relying more heavily on debt.
Financing rental properties
The people we interviewed highlighted the Australian Prudential Regulation Authorities’ (APRA) guidance to lenders on loan serviceability calculations as having the greatest impact on overall investment levels and investor decisions.
Adding to the complexity is the proliferation of intermediaries, such as mortgage brokers and wealth advisers. These advisers are telling borrowers what lenders and loan products to use to maximise their borrowing power and negotiate lender and regulator requirements.
Houses are the most commonly rented in Australia, but everywhere rental markets are moving away from this and towards dwellings like apartments.
There’s now more diversity in rental properties too. For example the building of high-rise student accommodation, “new generation boarding houses” and granny flats.
These allow landlords to house more people in the one building, increasing revenue and making management more efficient.
The informal sector of shared accommodation appears to be flourishing, like improvising shared rooms and lodging-style accommodation in apartments and houses.
Finding a rental
People have moved from finding rentals in real estate agents’ high street offices and onto online platforms. New third-parties like apps and other digital platforms offer non-cash alternative bond products, schedule property inspections, collect rents, and organise repairs.
Even though these technological innovations avoid agents, they have in fact increased their share of private rental sector management. Agents themselves are use these platforms to change their businesses, and the structure of their industry.
Our research found that revenue from an agency’s property management business (its “rent roll”) has become increasingly important. Some players in the industry are consolidating their businesses around it, to make higher profits from tech-enabled efficiencies.
However, the real estate business still depends on building personal relationships, particularly in high-end markets.
The new tech platforms of the private rental sector raise issues for tenants too, particularly in terms of the personal information they collect. For example, one of the online platform operators told us they looked forward to using applicants’ information to score or rank applicants. Another one of the new alternative bond providers uses automatic “trust scoring” of personal information to price its product.
These innovations may be convenient to use, and may give some tenants an advantage in accessing housing - but at the expense of others who are already disadvantaged.
Rental properties meeting demand?
If the private rental sector is going to meet the demand for settled housing, governments will have to intervene. This can’t be left to technological innovation, or higher income renters exercising their consumer power.
Federal or state governments could create public registers of landlords, or licensing requirements, to police landlords who are not “fit and proper” and exclude them from the sector.
There could also be stronger laws around tenancy conditions and protections for tenants against retaliatory action. The Poverty Inquiry in the 1970s set the basic model of our present laws and they haven’t changed much.
Tenants’ personal information also needs to be protected, to properly take account of the rise of the online application platforms; another is the informal sector, which is currently in a regulatory blindspot.

Morgan Stanley, which does not expect cash rates to rise until next year, forecasts growth in the residential property market are at the worst position in three decades.
Analysis by the investment bank Morgan Stanley says credits, regulatory, economic and supply issues are combining to weaken demand after six years of growth and booming prices in major cities.
It warns weakness in price as tightening credit supply pushes economic indicators into negative territory.
"Risks are skewed to the downside," the report concludes.
Analysis conducted by the bank indicates house prices could fall by as much as 6% in annual terms.

Morgan Stanley said its indicators covering credit supply, expectations, housing accessibility, mortgage serviceability, rental conditions and demand/supply impact were at 30-year lows.
"Higher compliance with responsible lending guidelines including serviceability and limit assessment will mean lower capacity," the report states.

Peter Beattie sells Newstead riverfront apartment for $1.7 million

The residential property developer Villa World plans a 273-lot subdivision in Melbourne’s Plumpton.
It has entered into a development rights agreement over a 15 hectare site.
Set within Melbourne's north-western growth corridor, close to Caroline Springs, Villa World continues to grow its foothold in the Plumpton corridor.
Villa World Victoria state manager Andrew Ashwood noted the company had the 165-lot Sienna project.
Since 2015 Villa World have seen strong sales at Sienna Rise and Sienna North, to be followed by a further 382 house-and-land lots nearby, Ashwood said.
The latest Plumpton development will offer homesites averaging 400 square metres and priced from $325,000.

Digital platforms are offering people who couldn’t afford a house on their own, the opportunity to divvy up the costs with others. But co-ownership of real estate can be a risky and potentially costly business.
In an environment of high residential prices where families are becoming a smaller proportion of households, and permanent relationships are giving way to transient and more distant connections, digital platforms for co-ownership are filling an emerging need.
Co-ownership permits a whole range of sharing options. For example, it allows an occupant to be a part owner in their own home even if they cannot afford to buy the whole thing. It also permits an investor to take a smaller position as a promise of a better relationship with the tenant.
However, buying or selling a property involves legal, financial, statutory and agency costs that mean that even moving across the road can cost about half a year’s income. This means that you need to be sure of what you are doing and reasonably confident that you will not be changing your mind about your investment too quickly.
Digital platforms like Kohab are using the legal relationship known as “tenancy in common” to facilitate co-ownership. It permits the separate parties to have a defined share of the house and to transfer their interests independently.
But this still presents considerable practical risks. Someone wanting to sell their share of a house is likely to find a limited market of other people willing to take over the part ownership, and they are likely to have a weaker negotiating position in selling.
The remaining co-owners of a house also have no control over who the incoming partner will be. This may limit their preferences in relation to how the property should be managed. It can make remaining with the investment uncomfortable and lead to even more turnover of ownership and the prospects of sale at a discount.
How co-ownership has changed over the years
Shared real estate ownership has been evolving for some time. The strata title system was introduced over 50 years ago when it became necessary for single buildings to be owned by multiple people.
Company title co-ownership was unpopular because the co-owners did not always agree on how to manage their property. It was also unpopular because sale of part-interests was difficult and often settled at a discount to true value.
However, it overcame the problems of management and resale that dogged the earlier company title. This approach used company shares to split ownership of a property between several investors.
Australia was later an innovator in the development of property trusts that applied the company model, but with someone to manage the the shared ownership of complex properties.
These property trusts have blossomed as an investment and are now commonly known by their US name - real estate investment trusts. These trusts usually focus on commercial buildings where they provide a vehicle for small investors to access property investment in major real estate assets.
Where digital platforms come in
Online applications such as DomaCom or BrickX have brought the trust model online and applied it to smaller properties that are not usually the target of these traditional trusts. BrickX for example divides its selected investment properties into 10,000 “bricks” and allows investors to buy bricks.
This permits up to 10,000 owners for an individual property. It also allows small investors to spread their funds across multiple properties to control their risks. DomaCom follows a different strategy to achieve the same goal of allowing a large number of investors to be involved in individual managed investment properties.
Then there’s new apps like Kohab. Its point of difference is that it operates on a smaller and perhaps more intimate scale.
It does not rely on a crowdfunding approach, but uses its online platform to connect owner/occupiers and investors for the purpose of co-ownership. It does not produce real estate investment trusts, but does facilitate the co-ownership of individual dwellings by more than one owner.

Sport, race and racism are entwined. It was always so, and it will always will be so – even in the Commonwealth Games, the event we dub the “friendly games”.
In a throwback to the 1982 Commonwealth Games in Brisbane, preparations for next month’s event on the Gold Coast are forcing the homeless to move out of town, and even out of the state – to Tweed Heads in New South Wales. Women who run soup kitchens for the poor and indigent have been told to close their shops until these “friendly games” are over.
Australia, the Commonwealth Games, and race
In the 1930s, Australia’s sporting authorities deemed the previously named Empire Games worthier than the Olympics. Empire above all else, Australia second, was the motto.
Some British officials even advocated a British Empire Olympic team. The Empire Games appealed to “a narrower local patriotism” and that was the healthier way to go, The Sydney Morning Herald editorialised, hinting that Australia avoid intimate contact with “foreigners” at the Olympics. But all that changed after the second world war.
The “friendly games” have since tended to be the tense and the nervous games. Race has marred several events. Australia made extraordinary efforts to keep South Africa and (the then) Rhodesia in the fold when no-one else wanted to have dealings with them.
A near-calamitous era for sport resulted from the highly divisive Springbok rugby union tours to Australia (1971) and to New Zealand (1981), the 28-African nation boycott of the Montreal Olympics (1976) – because of New Zealand–South Africa rugby ties – and the 61-nation boycott of the Moscow Olympics because of the Soviet invasion of Afghanistan (1980).
Many will remember Commonwealth Games head Arthur Tunstall threatening to punish Cathy Freeman for wrapping herself in an Aboriginal flag in Canada at the 1994 Games. This was hardly the friendliest event on racial matters, and we can tie them to Moscow.
The Moscow Olympics in 1980 was held at the time of Western outcry at the treatment of “dissidents”, of refuseniks – those refused the right to emigrate to Israel and elsewhere. Aimed mainly at Jews, refusal also applied to Ukrainian Greek Catholics, Jehovah’s Witnesses and Volga Germans. By the time of the Olympics, the ban on Jews had been lifted (largely through Australian-led pressure), but some were still being held as financial hostages.
To give the appearance and the message that Moscow was “clean”, the Soviet regime removed all the “unsightly ones” from that city for the two weeks of sport.
Remembering the protests of 1982
Two years after the Moscow Olympics, in September 1982, Brisbane hosted the Commonwealth Games. At the helm of draconian government was Joh Bjelke-Petersen, a fundamentalist Lutheran and a man intolerant of democracy and its institutions. He ruled Queensland from 1968 to 1987.
Bjelke-Petersen placed all of Queensland under a state of emergency, declaring martial law, when the Springbok rugby team toured, disastrously for all, in 1971. He made dubious history as the first leader in a democracy to declare a state of emergency in peacetime over a sporting event. Martial law reigned for three weeks to enable matches, with indemnities given to all police against lawsuits.
The Bjelke-Petersen government passed the Commonwealth Games Act, a statute not commented on then or later. The law ensured Brisbane was free of Aboriginal people and their “friends”.
Possibly the Western world’s most punitive law on sport, police had the power under the act to declare a state of emergency. It also gave specially deputised non-police full police powers and enabled seizure of people and property “on suspicion”.
The act provided for palm, foot, toe and voice-printing, with a A$2,000 fine or two years’ jail for offences under the act, and disallowed any consequent criminal or civil charges against real or “temporary” police. But human rights organisations – especially the vociferous rights body in Queensland – said nary a word on this statute.
Bjelke-Petersen was adamant there would be no Aboriginal land rights marches in Brisbane at that time, and the statute was meant to ensure that. By coincidence or not, the ABC ran a Saturday-night Four Corners special program on land rights mid-Games, and that led to much press publicity.
I was there, reporting on the event for The Australian. Two land rights marches took place, peacefully.

Interestingly – but not surprisingly – the British, Canadian and New Zealand journalists were much more interested in learning about the Aboriginal story than in the sporting contests, and I was able to help them file stories of greater import than the discus thrower’s ankle.
Aboriginal protests didn’t stop or disrupt the Games, and police generally behaved politely. True, there was a great deal of camera scrutiny of events. The land rights marches hastened native title change in Queensland, with the Mabo case starting that year and ending in native title in 1992.
In America as in Australia
Atlanta was the low-water mark of a city using anti-loitering statutes to keep it “clean” during the 1996 Olympics. Whole suburbs were vacuumed to eliminate the “black spots”, literally.
So, two decades on, what are sports officials and governmental authorities still so afraid of? That we will be seen as a normal country, with normal problems like poverty, homelessness and hunger?

Rich Lister Luke Mullins to swap Lake Macquarie for Adelaide

The unit sector across Sydney and Melbourne has shown stronger growth compared to detached housing, according to CoreLogic's Tim Lawless said.
“The March home value indices results also confirm that the unit sector is now consistently outperforming the detached housing market - a trend which has been evident since mid-2017," Lawless said.
"The stronger performance is subtle at the combined capitals level: capital city house values were down 1% over the March quarter while unit values were down a more moderate 0.7%.”
More significant differences between houses and units can be seen in Sydney and Melbourne where housing affordability pressures are more evident relative to other cities.
Sydney unit values are up 1.9% over the past 12 months, while house values are down 3.8%. Similarly in Melbourne, unit values are 6.6% higher over the past 12 months while house values are up just 4.9%.
Lawless said: “The stronger performance from the unit sector may suggest that buyer demand is becoming more concentrated in the medium to high density sector where entry prices are lower and commuting times are often more convenient when compared with the detached housing markets around the outer fringes of the city. 
“The surge in first home buyer activity since stamp duty concessions became available in July last year may also be supporting demand across the medium and high density sector where prices are often better aligned with first time buyer budgets.” 
Houses show a stronger performance to units outside of Sydney and Melbourne. Every other capital city has seen the detached housing sector outperform the unit market over the past 12 months.
In Brisbane, where concerns around unit oversupply have been evident, unit values were 1.4% lower over the past twelve months while house values moved up by 1.8%.

Two apartments have sold for more than $10 million at EADE Byron Bay, setting some of the highest apartment prices ever achieved in the coastal town and underlining the growing appetite for luxury beachfront apartments in Australia's most popular coastal locations.

The $210 million project by Vitale Property Group has now secured more than $70 million in sales, led by residences that changed hands for $12.75 million and $11.75 million.

The record-breaking transactions reinforce the shift occurring in Byron Bay's premium property market, where affluent downsizers and lifestyle buyers are increasingly opting for high-end apartments over large beachfront homes.

The 25-residence development is the first beachfront apartment project approved in Byron Bay in more than a decade and is currently under construction, with completion expected in May 2027.

The project has attracted a mix of local Byron Shire residents downsizing from larger homes, alongside interstate buyers from Sydney, Melbourne and Brisbane seeking a permanent coastal lifestyle without compromising on space.

"There isn't another beachfront holding in Byron Bay of this size and position that could be developed again," Vitale said.

"Buyers are responding to the scarcity and the irreplaceability of a site of this calibre and to floorplans they can't find elsewhere in the market.

"We are seeing buyers place significant value on quality, space, design, resort-style amenities and the rarity of the location. The sales achieved to date demonstrate that discerning purchasers recognise the long-term significance of what is being created at EADE Byron Bay.

The Byron Bay project follows Vitale Property Group's delivery of the Mondrian Hotel and Private Residences at Burleigh Heads, with EADE continuing the developer's focus on luxury coastal developments.

Residents will have access to a resort-style swimming pool, gymnasium, sauna, cold plunge pool, concierge services and dedicated workspaces, while the project is targeting an 8-Star Green Star rating.

EADE Byron Bay is being exclusively marketed by Projx Australia in conjunction with WHITEFOX Projects.

WHITEFOX National Projects Director Phillip Rand said demand had been driven predominantly by owner-occupiers.

"We are seeing buyers at EADE place significant value on quality, space, design, resort-style amenities and the rarity of this location," Rand says.

"The sales achieved to date demonstrate that purchasers at this level recognise the long-term significance of what is being created at EADE Byron Bay."

Residences at EADE Byron Bay are currently priced between $4.75 million and $15.95 million.

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

Australia Post's Parcel Lockers provide one solution.

Rather than having a parcel delivered directly to an apartment, eligible deliveries can be sent to a nominated Parcel Locker. Once the parcel arrives, residents receive a notification through the AusPost app or SMS and can collect it using a QR code or one-time PIN at a time that suits them.

The Parcel Locker network now includes more than 1,500 locations nationwide, with installations at Post Offices, shopping centres, transport hubs and an increasing number of residential developments. By providing a secure collection point, Parcel Lockers help reduce missed deliveries and avoid parcels being left unattended in common areas.

For developers, parcel infrastructure is becoming another way to improve the resident experience. Rather than relying on concierge staff or leaving parcels in communal spaces, secure collection points help streamline deliveries while preserving the presentation and functionality of shared areas.

For buyers, it's a reminder that the best apartment features aren't always the most obvious.

A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.

<a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.

Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

"The building is defined by a series of vaulted motifs that reinterpret the arches, colonnades and layered facades evident throughout Newstead's historic built fabric," the Urban Design Report states.

"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.
