The 30% increase in the number of homeless people between the 2006 and 2016 censuses is likely to continue in the absence of evidence-based public housing policy. We need to rapidly extend public housing and services, according to housing and homelessness research.
Despite this research, the common approach by governments, in Australia and overseas, is to adopt a program of “renewal” and “regeneration” funded by the transfer of public lands to private hands. Housing estates are sold, transferred or redeveloped in partnership with a private developer. This often results in a shift of social housing dwellings from 100% publicly owned to mixed forms of tenure.
For public housing residents, being told that their estate is to be “renewed” is destabilising and can cause extreme stress. A lack of clarity about relocation timelines and processes compounds this.

Similar issues in Sydney, Melbourne and London
Residents’ acceptance of this “renewal” approach varies greatly. While some are happy with the promise of a new home, opposition is growing in Australia and internationally.
The main issues being contested are planning approaches, consultation processes and the loss of public land overseen by housing authorities steering estate regeneration.
In Sydney, the government’s Communities Plus program is redeveloping public housing assets and land through partnerships with not-for-profit and private developers.
The City of Melbourne recorded a 74% increase in the numbers of people sleeping rough between 2014 and 2016. Opposition to the government’s public housing renewal program is now growing in Melbourne. The government is relocating residents from nine inner-city housing estates, demolishing homes and transferring public land to private developers.
In London, Harringey Council is working with Australian developer Lendlease to transfer over £2 billion in council assets, including several housing estates across the borough. In response, the Stop-HDV campaign is challenging the partnership and lack of community consultation through direct action, political campaigning, media representation and an ongoing legal challenge.
Opposition is fuelled by the redevelopment of the Heygate estate in Elephant and Castle. This has resulted in the loss of over 1,000 social housing units at council rental rates.
Affordable housing stock, rented at 80% of the standard market rate, replaced social housing. This makes it difficult for low-income residents to return to the estate.
Residents struggle to be heard
While government and developers undertake forms of consultation, residents affected by renewal repeatedly report that their voices are not being heard. This poses major problems for the reception of viable alternatives presented to development authorities by residents.
At a local scale, residents work to find other ways to make their voices heard. Visible across Sydney, a community light sculpture at the Waterloo estate expressed residents’ feelings about the redevelopment of their homes through coloured lights.
Other responses to regeneration by estate residents include theatre, book writing, spoken word and street art.

In Melbourne, the government claims the “renewal” of the nine estates will result in an increase of 180 (10%) public housing dwellings.
This claim requires closer scrutiny. On the Northcote estate, for example, there are 85 dwellings with 201 bedrooms. According to a government-commissioned report from September 2017, the public component of the redevelopment will have 96 properties with 139 bedrooms. That’s an 11% increase in dwellings, but a 31% decrease in bedrooms.
Even if the overall number of public housing bedrooms increased by 10%, this would not be enough. According to the Victorian Housing Register, in December 2017 there were over 36,000 applications for public housing and over 7,000 waiting for more adequate housing.
Alternatives need to be heard
One of the underpinning assumptions made by government is that dispersing disadvantage will lead to better outcomes for public housing residents.
This, and the resulting social mix, is the rationale for the program. This assumption is completely flawed. It imagines a fallacy of trickle-down socioeconomics achieved through minimal government spending.

Academic experts and public housing resident activists continually express their objections to the rhetoric of renewal. Kate Shaw, an urban geographer with expertise in housing and planning, says: "Pretty much everything about the program in its current approach is wrong."
Delegates at a December 2017 public housing forum in Melbourne called on the government to impose a moratorium on the process so alternatives can be heard. Yet voices continue to be ignored.
The progressive rhetoric of renewal obscures the displacement of residents, the fragmentation of lives and the privatisation of the public realm. Narratives of improvement drown out objections by residents and the wider public. Any argument against renewal is falsely equated with an argument against improving the lives of public housing residents.
This misdirection infects the public discourse around housing more generally. We are witnessing the complete reorganisation of the home. We think of homes as exchangeable stock.
For residents of public housing estates, the public realm is home, and home is a place of sanctuary and respite. The voices of residents need to be to the fore in the conversation if evidence-based public housing policy is to prevail. Retaining public places should be of interest to all who count themselves as part of the public.

Regions with exposure to the resource and mining sectors dominated the list of areas with the highest delinquencies in November 2017, according to Moody's.
Nine of the 10 regions with the highest 30-plus delinquency rates were in either Western Australia or Queensland, and many of these regions are exposed to employment industries directly or indirectly related to mining and resources.

Outback Western Australia and Queensland as highest delinquency locations: Moody's

All of the busiest suburbs for auctions this weekend are in Victoria, with Richmond topping the list with 18 homes set to go under the hammer.
Richmond is followed by Mount Waverley with 14 scheduled auctions, while Craigieburn and Reservoir will each host 13 auctions.
A three bedroom Campbell Street townhouse (below) is expected to fetch the highest price, with a guide of $1.25 million to $1,375,000.

This week, CoreLogic is currently tracking 1,690 capital city auctions, decreasing from the 1,839 auctions held last week. While one year ago a significantly lower 493 auctions were held over what was the Easter period last year.

As usual, Melbourne and Sydney are the two busiest capital city auction markets this week, with 795 and 678 homes scheduled to go to auction;down from last week’s final result which saw 720 and 775 auctions held across the cities respectively.
Auction activity is expected to be lower week-on week across each of the smaller auction markets.

Final auction results for last week show that 1,839 residential homes were taken to auction with a 62.8% final auction clearance rate, down from 64.8% over the previous week when significantly fewer auctions were held (670).
Auction volumes rose across Melbourne last week returning a higher final clearance rate, with 723 auctions held and 68.2% selling, increasing from the week prior when only 152 auctions were held and 65.5% cleared.
There were a total of 795 Sydney auctions last week, increasing on the previous weeks 394 auctions. The higher volumes saw the final clearance rate weaken with 62.9% of auctions successful, down on the 67.9% the week prior.
All of the remaining auction markets saw a rise in activity last week; clearance rates however returned varied results week-on-week, with Adelaide Brisbane and Perth showing an improvement across the higher volumes while Canberra and Tasmania both recorded lower clearance rates.
Across the non-capital city regions, the highest clearance rate was recorded across the Hunter region, with 72.5% of the 45 auctions successful.

Richmond tops weekend auction offerings: CoreLogic

CBRE sold the freehold building at 4327 Anzac Parade, on behalf Wodonga Holdings Pty Ltd.

The Melbourne CBD building housing Italian restaurant Bottega has been listed for sale.
The vendors including celebrity chef Guy Grossi have expectations above $5 million. Bottega is run by restaurateur Denis Lucey.
Mr Grossi owns the 1880s-built two-storey building with his wife Melissa, sister along with business partner Liz Rodriguez and her husband, Grossi executive chef Chris Rodriguez. 
The two-storey property is at <a href="https://www.realcommercial.com.au/property-retail-vic-melbourne-502772874" target="_blank">72-74 Bourke Street</a>.
Grossi, a judge on My Kitchen Rules, and his partners paid $2.375 million for the building in late 2001.
The property offers a 254sq m floorplan and 198sq m landholding.

Affordable housing supply is a critical issue for governments – but so too is ensuring Australians have good access to meaningful employment, good social services and facilities, and quality environments.
The Planning Institute of Australia endorses in principle the wider use of inclusionary zoning practices that are in the new Australian Housing and Urban Research Institute (AHURI) study on how planning incentives could be used to build more affordable dwellings.
However, governments could not continue to ignore the fact that the housing affordability crisis stemmed in large part from demand-side factors such as capital gains tax exemptions, negative gearing, and strong population growth.
The biggest impact on affordable housing supply comes from the preferential tax treatment accorded home-owners and investors.
Until governments reform these arrangements, low to medium-income earners will struggle to get a foot on the home-ownership ladder.
For many people, including the homeless, the increased use of planning incentives would make little practical difference.
The unemployed, the socially disadvantaged, and those suffering from mental illness or substance abuse disorders usually needed public and/or charitable housing.
Inclusionary zoning codes implemented in San Francisco or London might not transplant well to Sydney, Melbourne or our other capital cities.
Wholesale adoption of inclusionary zoning provisions may lead to perverse outcomes if they’re implemented without due regard to local market conditions and specific city-wide, or regional plans.
A surer bet would be affordable housing targets developed in consultation with the community and based on quality urban design and architectural foundations.
As well as boosting supply, housing targets backed by good design standards would improve the quality of our built environments and help alleviate the twin problems of diminished social capital and growing economic inequality.
AHURI conducts valuable research on how we might best tackle the big housing and planning challenges facing our cities, towns, and regions.
The use of planning incentives is an example of a possible mechanism that would, ideally, be on the agenda of a COAG planning and housing ministerial council. 
Unfortunately, the Federal Coalition Government does not have a dedicated housing department, let alone a housing minister.

Inclusionary zoning may lead to perverse outcomes if implemented poorly: Rolf Fenner

Australia’s largest residential developer, Stockland HAS announced the acquisition of a new development site 4.5 kilometres north of the Perth CBD, adding 100 terrace homes to its Perth pipeline.
The 2.84 hectare site at Glendalough is Stockland’s first standalone acquisition for medium density development in Perth.
Subject to approvals, IT will create 100 architecturally-designed terrace homes in a high quality, liveable and walkable community setting, featuring 2,500 square metres of parklands, including large mature trees, just 600 metres from Glendalough train station. 
Ben Cantwell, General Manager, Medium Density and Retirement Living at Stockland, said the location just north of the Perth CBD, within walking distance to a rail station which is only two stops to the city, and in close proximity to Lake Monger, local schools, shops and the vibrant Subiaco and Leederville entertainment precincts. 
Col Dutton, General Manager of Stockland WA, said the latest purchase follows its $91 million acquisition of more than 4,600 residential land lots over three sites last year.
"This site is an important opportunity to help deliver on the ‘missing middle’ in Perth’s inner suburbs, increasing choice for home-buyers through well-designed terrace homes, close to everything the city has to offer," Dutton said.
Stockland purchased the Glendalough site from a private vendor for $17.9 million, subject to a leaseback agreement with the current aged care operators on site until completion of their new aged care facility on land immediately to the north.
Located adjacent the Mitchell Freeway, the site is in close proximity to Lake Monger Primary School.

Stockland announce new development in Perth’s north

Rental prices varied across Australia’s capital cities over the March quarter, with most showing either increased or flattened growth, according to Domain’s Quarterly Rental Report.
Sydney and Brisbane house rents, and Perth unit rents remained flat over the quarter.
Only Canberra house rents, and Darwin house and unit rents recorded a decline over the quarter.
“Stricter lending standards and varied economic activity within each capital city continued to produce different market conditions over the March quarter,” said Domain's Dr Nicola Powell. “Hobart was by far the stand-out city this quarter, delivering the only double-digit annual growth for both house and unit rents.
"Looking forward, as tighter lending conditions and serviceability requirements impact investors’ ability to secure finance, they may set their sights on more affordable markets.
"Regardless of where they fall on the affordability spectrum, tenants in most capital cities continue to face highly competitive rental markets.”

Gross rental yields for units increased in every capital city over the March quarter. Canberra was the only capital city to record a decline in gross rental yields for houses. Hobart was the top performer for house rental yields at 5.15%, followed closely by Darwin at 5.06%. Darwin and Canberra were the top performers for unit rental yields, at 5.89% and 5.84% respectively. Sydney and Melbourne continued to deliver the weakest gross rental yields for houses and units.

Median weekly house rents in Sydney remained stable over the March quarter at $550 per week. House rents also remained flat over the year.  Sydney unit asking rents increased 0.9% over the March quarter to $550 per week. While the final quarter of 2017 saw a rental price decline for units, median weekly unit rents are now back on par with house rents, a trend that first appeared in 2017. Sydney continued to record the highest weekly median house and unit rents of all capital cities over the March quarter. “Sydney’s unit rental growth over the March quarter is particularly noteworthy, although it may be a result of the season as students and professionals relocate for work and study. It may also indicate that some prospective investors are struggling to settle on off-the-plan purchases under current lending requirements. “Stricter lending standards could impact the market further, resulting in decreased investor activity and a tighter rental market. However, with building completions tracking to record highs, rental pressure may begin to alleviate in the coming months if the lending criteria is met by investors,” said Domain Data Scientist, Dr Nicola Powell.

Melbourne’s rental conditions continued to strengthen during the first quarter of 2018, with median weekly house and unit rents reaching record highs.  House rents increased 1.2% over the March quarter to reach $430 per week, an annual increase of 2.4%. Following two consecutive quarters of unchanged growth, median unit rents in Melbourne increased 2.5% over the quarter and 3.8% over the year, reaching $410 per week.  “Melbourne’s rental market continues to climb, likely a result of the city’s rapid population growth helping to create a fiercely competitive rental market. Although the value of building completions has been at record highs over the past few years, the faster than anticipated population growth has helped to absorb available rental supply. If investor activity continues to retreat in line with tightening lending requirements rental stock may further deplete,” said Domain Data Scientist, Dr Nicola Powell.

Median weekly house rents in Brisbane remained stable over the March quarter at $400 per week, a 1.2% year-on-year decline. Despite the lack of growth, Brisbane’s house rents delivered the third highest gross rental yields of all Australian capitals over the March quarter. Unit rents in the Sunshine State’s capital improved for the first time in a year, jumping 1.4% over the March quarter to reach a weekly median of $375. “Brisbane remains a tenant’s market, and the city’s increased unit stock is providing tenants with greater choice. This means tenants are likely to shift toward newer apartments and use bargaining power to negotiate lower rents. The added unit stock has had a strong impact on both unit and house rental conditions, as rental prices fall year-on-year. “While all signs point to a decrease in investor activity in the coming months, Queensland has the highest internal population flow in Australia, which may improve rental demand and help to turn the tide in favour of investors,” said Domain Data Scientist, Dr Nicola Powell.

Following a record high achieved last quarter, Canberra’s median weekly house rents fell 1.9% to $530 over the March quarter, the first negative quarterly movement since September 2014. However, median house rents in Canberra recorded a 6% year-on-year increase, the second highest annual growth of all capital cities. Weekly unit rents in Canberra increased for the second consecutive quarter, reaching a median of $450, reflecting a 4.7% quarterly jump and an annual increase of 5.9%. Unit rents in Canberra achieved the highest gain of all capital cities over the quarter, and are now back on par with the city’s all-time high achieved in December 2011. “Units are the biggest sector of Canberra’s rental market, and the drop in house rents over the March quarter may be a reflection of the type and quality of rental stock leased in Canberra during the first quarter of the year. “Despite booming development activity, Canberra’s annual house and unit rental price movements have been on the incline since 2015, suggesting weakened investor activity and increased demand in the region. It remains to be seen whether rates and land tax increases, coupled with changes in lending standards and serviceability, will further tighten Canberra’s rental market this year,” said Domain Data Scientist, Dr Nicola Powell.

Median house rents in Hobart reached a record high of $420 per week, a 6.3% increase over the quarter and a remarkable 15.1% year-on-year growth. This reflects Hobart’s highest annual growth on record for houses, as well as the highest annual increase of all Australian capitals this quarter. Likewise, Hobart’s unit rents also reached a record high median over the quarter, jumping 2.9% to reach $350 per week. Annually, median weekly unit rents in Hobart spiked 14.8%, the strongest annual performance of all capital cities. Hobart was the only capital city to deliver double-digit annual growth for both houses and units. “Surging population growth across Tasmania has driven strong economic performance in Hobart and contributed to another impressive quarter of rental market activity. Annually, unit rents in the Tasmanian capital have been on the uptick since December 2013, and median house rents are now only $10 behind Melbourne. “Further rental growth in Hobart is dependent on a rise in supply, as recent building approvals and affordable housing proposals offered by the Tasmanian government start to take shape. The availability of affordable rental stock is key to loosening Hobart’s rental market,” said Domain Data Scientist, Dr Nicola Powell.

The median weekly house rent in Perth grew 1.4% to $355 over the March quarter, marking the first quarterly growth in almost five years. However, house rents in Perth fell 4.1% year-on-year and have continued to decline annually since 2014, although the rate of fall has eased. Weekly unit rents in Perth remained flat over the quarter and over the year, sitting at a median of $300 per week. This follows four consecutive quarters of no price movement for the Western Australian capital.  “Following a prolonged period of price declines and a rise in listings, the rental market in Perth is showing signs of stability.  “Perth remains the most affordable rental market for houses and one of the most affordable rental markets for units, and its recent rise in gross rental yields may start to entice investor activity in the coming months,” said Domain Data Scientist, Dr Nicola Powell.

Following two quarters of consecutive growth, median house rents in Adelaide jumped 1.4% over the March quarter to $375 per week, a record high in the South Australian capital. This reflects an annual increase of 4.2%. Weekly unit rents reached $300 for the first time over the March quarter, following a quarterly and annual increase of 1.7%. “Adelaide continues to show consistent rental market growth over the March quarter. While economic conditions in Adelaide are softer than other markets, the affordability and gross yield potential may entice investor activity in 2018,” said Domain Data Scientist, Dr Nicola Powell.

The median weekly rental price for houses in Darwin fell 3.6% both over the March quarter and over the year, dropping to $530. Despite the decline, weekly house rents in Darwin are the second highest of all capital cities after Sydney, and on par with Canberra. Two apartments have sold for more than $10 million at EADE Byron Bay, setting some of the highest apartment prices ever achieved in the coastal town and underlining the growing appetite for luxury beachfront apartments in Australia's most popular coastal locations.

The $210 million project by Vitale Property Group has now secured more than $70 million in sales, led by residences that changed hands for $12.75 million and $11.75 million.

The record-breaking transactions reinforce the shift occurring in Byron Bay's premium property market, where affluent downsizers and lifestyle buyers are increasingly opting for high-end apartments over large beachfront homes.

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

Australia Post's Parcel Lockers provide one solution.

For developers, parcel infrastructure is becoming another way to improve the resident experience. Rather than relying on concierge staff or leaving parcels in communal spaces, secure collection points help streamline deliveries while preserving the presentation and functionality of shared areas.

For buyers, it's a reminder that the best apartment features aren't always the most obvious.

A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.

<a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.

Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.
