The weakening Rockhampton residential market may yet have hope as construction picks up.
The Rockhampton market has been weakening for some time now with relatively sales numbers steady over the past few years, according to the June report from valuation firm Herron Todd White.
January to March was overall quite positive, providing a good start to the year and while the months since have not been as buoyant, there are still signs within the area that market improvement is just around the corner.
The report noted that, overall the housing sector has continued to plod along with no real stand out areas although the prestige market has seen more activity in recent times.
The prestige market has seen more activity in recent times with a number of sales over $1 million and a few close to that.
There is still good buying within most price brackets, with the best buying being in the sub $300,000 established homes.
"Newer homes have tended to hold their prices better over the past few years but are still offering buyers good value for money", suggests the report.
"The construction of new homes has improved slightly, however there is still a way to go, generally due to modern established homes offering better overall value for money at the current time."
A number of unit projects are in progress in various areas throughout the Rockhampton area, one of note, The Gallery, (pictured) which is the latest Riverside high rise apartment complex, is all but completed, with a number of units still available for purchase.
The Skyview complex is also under construction with units still available and The Loft apartments are getting pre-sales together.
New walk-up units are also available on both sides of the river in older more established areas.
The report noted that, older units are generally priced in the lower section of the market and are generally offering good buying.
The second half of the year is looking positive, with a number of projects both small and large either about to start or that have had announcements with funding pending.
Rookwood Weir and the lingering project are the two largest projects that are mooted for the area, stated the valuers.
Should either of these go ahead, they will help drive the Rockhampton and Central Queensland economy in the future.
Should further action towards these projects take place within the next few months, it is expected the property market will react positively.
Other projects taking place in Rockhampton include the construction of the Rockhampton Hospital Carpark and the soon to start duplication of the Capricorn Highway to Gracemere and the Bruce Highway Northern Access upgrade.
The valuers at HTW forecast that, the Rockhampton market will through these projects and other factors see future market improvement.

The Tamworth residential market is continuing to trade strongly across all sectors.
According to the June report from Herron Todd White, residential properties are trading well with both owner-occupiers and investors being active.
There has been an increase in the number of prestige properties being sold across several suburbs, with strong prices and limited time on market achieved.
"As we reach the middle of the year, the slight dip in construction we noticed at the start of the year appears to have stabilised and increased slightly, however it still appears to be down on what was occurring this time last year", stated the HTW valuers.
"This is still being attributed to the change in the first home owner grant as it is the lower end of construction ($350,000 to $450,000) which has slowed down."
The newer sections of Calala, North Tamworth and Moore Creek have seen an increase in sale prices as newer homes come onto the market.
The increase also seems to be attributed to the subdivisions now being more established with less construction happening around the homes, and streets on the whole having a better appeal.
It is not only the newer suburbs performing well - East Tamworth has seen an increase in values particularly among the older style brick dwellings.
According to this report, the average increase in median price for north, east, south and west Tamworth is 11% as at today’s date.
Although this is only data for the past five months and not completely up to date, it does however give a good indication of the strength of the Tamworth market.
Given the relative affordability of housing in Tamworth, the unit market trades has been trading steadily with no real highs or lows.
However with the town continuing to grow and with more professionals moving in, the executive townhouse style unit is certainly increasing in demand, the valuers suggest.
A 3-bedroom, 2-bathroom townhouse sold earlier this year for $550,000 in East Tamworth and with many new dwellings available in this price range, it shows a strong attraction for this style of townhouse.
Overall, the Tamworth market has been trading well, and the valuers forecast this will continue for the remainder of 2018.
There is some concern given the current drought conditions and there may be a slight drop noticed within the rural residential sector, however local agents continue to report strong demand for these properties.
Tamworth is not a town reliant on any one industry and although the drought may affect the rural and rural lifestyle sector, it is expected that the general residential market will continue to trade strongly concludes the report.

Investors active in Tamworth residential market: HTW

The ATO is the biggest creditor after the collapse of the leading Australian boutique estate agency Unique Estates.
The agency ceased trading earlier this year with PPB recently appointed liquidator. 
BMW Leasing is the second highest of the known creditors, owed $351,000.
Express Commission Australia was owed $180,000, among the 27 creditors owned a $1.6 million total.
It was February when McGrath Nicol had been initially appointed joint managers by the NSW Department of Fair Trading with staff getting an email from its founder informing them of the agency collapse.
"It is with great sadness that I inform you that Unique Estates is going into liquidation today and you are to stop work straight away," founder, Nicolette van Wijngaarden emailed staff.
"Wages can not be paid tomorrow," she told the staff.
"I am very sorry it has come to this," she wrote.

It had operations in Sydney, Melbourne and Byron Bay with 32 employees, whose creditor details are yet to emerge.
There is some concern on the quorum at the meeting of shareholders appointing PPB, so in order to resolve the matter, PPB have instructed solicitors to make an application to the NSW Supreme Court confirming their appointment as liquidators.
Creditors have been advised in early June the director is in the process of preparing a Report as to Affairs (RATA).
"The books and records of the Company are held by the Joint Managers and we are in discussion with them to obtain the books and records for our investigations.
"The director has co-operated with our enquiries into the company’s affairs," PPB noted.

The website listings extended from Hamilton Island to Cressy in Tasmania, all disappearing many now at other agencies.
The estate agency was founded in Byron Bay. Unique Estates operated seven offices including Albert Park, Double Bay, the Gold Coast, Melbourne and Hong Kong.
Unique Estates was founded in 2009 as a specialized company for dealing with VIP clients and luxury properties.
Van Wijngaarden also ran rentals and had recently launched a yacht and jet charter division.
The agency published the glossy Unique Luxury Magazine, distributed to Qantas Airways Chairman's, First Class &amp; Business Class Lounges both nationally and internationally. Ads cost $4500 per page.
Its founder Nicolette van Wijngaarden only entered the real estate game to help her partner, who had spent some frustrating time with established estate agents trying to sell his own Byron Bay hinterland property.
"Thankyou all so much for your tireless efforts to build our brand," she told the team.
"Please know that I did everything I could to prevent it," she concluded her email.

No reason was given for the collapse, but the sale of trophy home properties have slowed to a crawl across Australia, amid low vendor listings.
The Domain website indicated the team at Unique Estates had sold 19 properties in the last 12 months, with an average sale price of $2.6 million. 
The team sold 17 houses and 2 blocks of land and rural properties by private treaty.
These properties were on the market for an average of 341 days.
Last September van Wijngaarden noted the biggest challenge facing her market was government restrictions on foreign buyers.
The highest recorded sale price was $4.3 million for 12 Brownell Drive, Byron Bay, a 2-bedroom house which sold by private treaty on last November having been on the market for 230 days.
Their longest and dearest offering was the <a href="https://uniqueestates.com.au/listings/residential_sale-276324-nanarup/" target="_blank">south WA coast property</a>, Maitraya set on the picturesque coastline of Nanarup, near Albany.
It is on 263 hectares fronting three ocean beaches.
The farmland property comfortably sleeps 30 people across an eight-bedroom sandstone manor, five-bedroom fisherman’s lodge and two-bedroom pilot cottage.

ATO owed $933,000 after Unique Estates Australia collapse

The rate of growth in residential rooftop solar photovoltaics (PV) in Australia since 2008 has been nothing short of breathtaking.
Our new research suggests that the households most likely to join in the solar spree are those that are affluent enough to afford the upfront investment, but not so wealthy that they don’t worry about their future power bills.
Australia now has the <a href="https://www.propertyobserver.com.au/http://pv-map.apvi.org.au/historical#4/-26.67/134.12" target="_blank">highest penetration</a> of residential rooftop PV of any country in the world, with the technology having been installed on one in five freestanding or semi-detached homes. In the market-leading states of Queensland and South Australia this ratio is about one in three, and Western Australia is not far behind, with one in four having PV.

While PV panels give households more control over their electricity bills, and each new installation helps reduce greenhouse gas emissions, the market’s rapid expansion has posed <a href="https://theconversation.com/slash-australians-power-bills-by-beheading-a-duck-at-night-27234" target="_blank">significant challenges</a> for the management of the electricity system as a whole.
Unlike other industries where goods can be warehoused or stockpiled to manage fluctuations in supply and demand, electricity is not yet readily storable. Storage options such as batteries are now <a href="https://theconversation.com/the-tesla-battery-heralds-the-beginning-of-the-end-for-fossil-fuels-41197" target="_blank">commercially available</a>, but haven’t yet reached widespread use. This means that a system operator is required to keep the grid balanced in real time, ideally with just the right amount of capacity and backup to manage shocks in supply or demand.
Securing the right amount of generation capacity for the electricity grid relies on long-term planning, informed by accurate supply and demand forecasts. Too much investment means excessive prices or assets lying idle (or both). Too little means longer, deeper or more frequent blackouts.
But as solar panels spread rapidly through the suburbs, the job of forecasting supply and demand is getting much harder.
This is because the commercial history of residential rooftop PV has been too short, and the pace of change too fast, for a clear uptake trend to be established. Previous attempts to predict the market’s continuing growth have thus entailed a lot of guesswork.
<h2>Why do people buy solar panels?</h2>
One way to improve our understanding is to talk to consumers directly about their purchasing intentions and decisions. The trick is to find out what prompts householders to take that final step from considering investing in solar panels, to actually buying them.
This was the approach we took with our research, <a href="https://www.sciencedirect.com/science/article/pii/S1364032118303769" target="_blank">published today in the international journal, Renewable and Sustainable Energy Reviews</a>. We analysed data from a survey of more than 8,000 Queensland households in 2014 and 2015, part of a <a href="https://www.ergon.com.au/network/manage-your-energy/queensland-household-energy-survey" target="_blank">survey series</a> commissioned by an industry group now known as <a href="https://www.energyq.com.au/" target="_blank">Energy Queensland</a>.

We found that the decision to go solar was driven largely by housholds’ concerns over rising electricity bills and the influence that economic life events have over perceptions of affordability.
But the households that tended to adopt PV were also those that were affluent enough not to be put off by the relatively large upfront cost.
This combination of having access to funds, while at the same time being concerned about future electricity prices, appears to be a broadly middle-class trait.
While the upfront cost of PV can deter lower-income households, this can be overcome by receiving an offer that is too good to refuse, or if concerns about ongoing electricity bills are acute – particularly in the case of retirees.
Electricity price uncertainty is a particular concern for retirees, who typically have a lower income. We found that retirees were more likely than non-retirees to invest in solar panels, all else being equal. Retirees, like many people who invest in solar power, seem to view buying solar panels as being like entering into a long-term contract for electricity supply, in that it provides price certainty over the life of the PV system.
We also found that while the idea of self-sufficiency was important for developing an intention to buy solar panels, this motivation later fell away among households that went ahead and bought them. This could be because householders who buy solar panels, but find themselves still relying significantly on the grid, may conclude that self-sufficiency isn’t achievable after all.
About one-third of those who said they intended to buy solar panels cited environmental concerns as a reason for their interest. Yet this factor did not significantly increase the odds of them going on to adopt the technology. This suggests that when it comes to the crunch, household finances are often the crucial determining factor.
We also found the chances of adopting solar panels were highest for homes with three or four bedrooms. Smaller homes may face practical limitations regarding roof space, whereas homes with five bedrooms or more are likely to be more valuable, suggesting that these householders may sit above a wealth threshold beyond which they are unconcerned about electricity bills.
But perhaps our most important finding is that analysis of household survey data can be useful to forecasters. Knowing who is adopting rooftop PV – and why – should enable better predictions to be made about the technology’s continuing expansion, including the crucial question of when the market might reach its saturation point.

Are solar panels a middle-class purchase?

Scientists, engineers and economists have used equations to solve real-world problems since the invention of basic addition and subtraction. Not sure how to price your apple harvest? Use a supply-and-demand equation to find the ideal price. It seems there’s an equation for everything in life.
Equations are great for modelling well-defined problems where the rules do not change, and as such have been the backbone of pure science. But in today’s ever-growing, fast-shifting society, many problems are too complex to model with a single equation. So how do we deal with complex phenomena such as traffic, the subject of this Conversation series? To that end, Descartes gave us a hint many years ago: "Divide each difficulty into as many parts as feasible and necessary to resolve it."
Agent-based modelling (ABM) is an approach that encapsulates this philosophy and has been gaining in popularity for the past decade. Instead of treating the problem as one entity, ABM looks at modelling the behaviour of each of the smaller elements (agents) within the system.
It is a bottom-up approach where macro outcomes are derived from the activities of individual micro actors. As the agents interact, you gain a better understanding of the system as a whole.
So how does this work for traffic?
Let’s take the example of a traffic jam. Conventionally, scientists have used sophisticated analytical approaches, such as equations, that treat traffic like a flow of liquid. Interestingly, we can replicate the same traffic phenomena by modelling individual cars with two simple rules:

If there’s a car in front of you, slow down.
</li>
<li>
If there aren’t any cars in front of you, speed up (while obeying the speed limit).
</li>
</ol>
These rules are essentially descriptions of what a rational person would do while driving. One could presume that to cause a traffic jam we would need an additional factor such as police checks or traffic accidents. Traffic jams do not just happen by themselves – or do they?
It turns out that those two rules are enough to naturally cause a traffic jam. A traffic jam can occur purely out of internal interactions between cars, and not because of any external factor. In this phenomenon, a congestion “shockwave” travels in the direction opposite to the direction of the cars.
Researchers from several Japanese universities recreated this phenomenon with real cars back in 2008, as shown in the video below.

When an unexpected phenomenon results from the interactions between individuals (agents), this is called emergent behaviour. It is this unique property of agent-based modelling that gives it an advantage over conventional models.
Another benefit is that it is very intuitive to develop an agent-based model. Instead of having to understand the mechanics of traffic jams, all you need to do is define the rules that govern the behaviour of individual cars. It shouldn’t be too surprising that two high school students from Boston originally built the earlier traffic jam model more than 20 years ago.
A good example that demonstrates ABM’s intuitive nature is the modelling of flocking behaviour in birds. It’s fantastically difficult to model mathematically, but flocking behaviour can be replicated in agent-based modelling using three simple governing rules:

The resulting model is remarkably similar to real life. The three rules successfully bring out the emergent phenomenon of flocking behaviour.

<h2>From playful toy to policy tool</h2>
In addition to traffic management, agent-based modelling has practical applications in other fields. For example, to understand how infectious diseases such as MERS spread through a city, the author has developed a large-scale ABM simulation that models each individual living in his home town, Suwon, in South Korea.
The governing rules are simple:
<ol>
<li>In the daytime, individuals go to work (or school, depending on their age) and interact with their colleagues (or classmates).</li>
<li>At night, individuals return home to spend time with their family.</li>
<li>Individuals can become infected when interacting with a sick person.</li>
</ol>
Through this simple set of interactions, a vast network of secondary contacts is formed, through which a disease can spread. To ensure that the results represent the city accurately, we carefully selected each individual’s age, gender, family members, and home and work locations, to ensure that they matched regional census statistics on housing, labour and education.
The results revealed that prevention efforts should focus on key schools, where most of the disease spread takes place.

Beyond the above examples, ABM has practical applications in marketing, traffic management, and biomedical fields. As computational power increases, this modelling approach is limited only by imagination in its implementation and use.

What is economics all about? Ask a person in the street and the most likely answer will be along the lines of “economics is about money, earning money, something similar to business and finance”. But economics is more than just the study of money – there is a whole other side of economics that many people have never thought of. It is time we spread this message to attract more students, especially women and those from minority backgrounds, into economics.
A lack of diversity among economists has serious consequences for society. A survey of US economists found that the gender mix of economists could affect the nature of policy advice they provide.
In Australia, more than half of university economics students are in the top quarter of socio-economic status, with only about 10% in the bottom quarter. The low proportion of women, minorities and students from low socioeconomic backgrounds in the field of economics affects social problems we should all care about.
Economics can help patients find the right kidney donors or match foster children with the most suitable parents. When you do a Google search or use wireless internet, have you ever thought of the integral part that auction theory, a subfield of economics, plays in today’s digital age?
What about the most important issues facing humanity today? Media articles portray an inaccurate picture when they say that young people care more about social issues and the environment than about the economy. Without economics, none of these social and environmental issues can be tackled effectively.
Various specialisations of economics (including public, political, environmental, health, labour, cultural, social welfare, gender and development economics) analyse social issues and design testable solutions and policies for major problems of our times. This includes issues such as climate change, inequality, poverty and immigration.
Society has evolved into an economy. This means we need economic literacy to remain politically and socially informed. The problem begins with getting students into the economics pipeline.
How does an image problem affect the pipeline?
The widespread misconception that economics is essentially business and commerce creates a major hurdle to attracting students into economics. Since high schools introduced business studies in 1991, enrolments in Year 12 economics have fallen by almost 70%.
The lack of female participation in high school economics is equally stark. A 2016 study for the Reserve Bank found only about one-third of Year 12 economics students were female in 2016, down from around half 25 years ago. At Australian universities, women account for between 25% and 45% of undergraduate economics students.
Low female participation in economics at school flows on to a lack of women in economics, especially in academia. Less than 10% of economics professors at Group of Eight universities are women.
Too few high schools teach economics. Even when it is taught, its importance in solving social issues is neglected. Most high school students don’t get to know what an economist actually does and what the potential of economics can truly be.
Moreover, economics is offered mostly in private and boys’ schools. That helps explain why mostly students from a certain gender and socioeconomic background choose it as their career. This contributes to the lack of diversity in economic leadership and the related consequences for public policy and business decisions.

Another misconception about economics is that it is a difficult and mathematical subject, which women cannot succeed in or would not enjoy studying. In any case, there is no evidence that women are worse than men in mathematical subjects, including economics. On the contrary, several studies document the stereotype threat to the performance of women in these subjects.
Finally, the ambiguity of career paths for economics graduates is an important factor in the pipeline problem. If you study law, you become a lawyer. If you study medicine, you become a doctor. What occupation do you get as a graduate of economics?
Most young people are not able to answer this question. Having a clear idea of job prospects is crucial for students, especially those from certain demographic groups, when choosing a university degree.

How can we fix economics’ image problem?
Unlike declining enrolments in STEM subjects (science, technology, engineering, maths), the decline in economics enrolments, especially by women, has received little public attention. The remedy probably starts with expanding the number of high schools that teach economics. The curriculum also needs to be redesigned to highlight the relevance of economics to our daily lives and, more broadly, for resolving social problems.
Universities can also do a lot more. Initiatives that can help include organising high school events where speakers talk about social issues through an economics lens, choosing female speakers for these events, and preparing career guides that explain the wide range of paths that economists can follow.
Recently, steps have been taken to increase women’s participation in economics both at universities, such as the Women in Economics program at the University of Adelaide and Women in Economics Hackathon at the University of Queensland, and nationwide (Women in Economics Network). These initiatives promise the start of a new era for the pipeline problem of women in economics in Australia.
Yet a lot remains to be done to resolve the image problem of economics. Portraying a more accurate and inclusive image of economics in the media would be an effective step in this direction.

Chinese direct investment in Australia has declined, according to a new report by the University of Sydney and KPMG. In 2017, the value of investment fell by 11% in US dollar terms, from $11.5 billion in 2016 (A$15.4 billion) to $10.3 billion (A$13.3 billion).
In early 2018, we also surveyed nearly 50 Chinese executives in Australia. The responses show Chinese investors are feeling apprehensive and reluctant to engage in a climate of insecurity created by current debate about China’s role in Australia.
The investment drop occurred in nearly all areas of Chinese investment in Australia, including:

<li>commercial real estate, where investment was down 22%</li>
<li>infrastructure (-89%)</li>
<li>food and agribusiness (-8%)</li>
<li>renewable energy (-64%)</li>
<li>oil and gas (-84%).</li>
</ul>
Growth occurred in mining and energy, with a 448% increase in investment, health care (20%), transport (2%) and smaller areas such as services and manufacture (38%).

The decline in Chinese investment does not come as a surprise. Chinese outbound investment in all countries was down 29% in 2017. Chinese investment in the United States fell by 35% and in the European Union by 17% after large increases in 2016.
Some of this is a result of actions by Chinese regulators since late 2016. They have targeted speculative “irrational” investment and capital flight, grouped outbound investment into three categories – prohibited, restricted and encouraged – and directly intervened in some high-profile international transactions. However, the new regulations and the curb on speculative investments only marginally affect Australia.
The more important news is Australia did not pick up increased Chinese investment in the encouraged industries, namely services, agriculture and infrastructure. These are areas where Australia has strong competitive advantages and is highly complementary to Chinese economic interests.
Combined Chinese investment in Australia’s agribusiness, infrastructure, renewable energy and services halved in 2017. Commercial real estate, the second-largest area behind mining in 2017, has fallen two years in a row.

The only two growth areas in the encouraged category were mining and health care. <a href="https://www.propertyobserver.com.au/http://www.abc.net.au/news/2018-06-06/lithium-booms-shows-no-sign-of-slowing-as-new-refinery-announced/9840914" target="_blank">Lithium mining</a> and <a href="https://www.australianmining.com.au/news/rio-tinto-waves-goodbye-coal-allied/" target="_blank">Yancoal’s A$3.4 billion acquisition of Rio Tinto’s thermal coal assets</a> boosted mining investment. Health-care investment rose by 20% with several large investments in health service providers and supplements.
Two structural trends have underpinned the decline in investment volume. First, private investors with smaller investment volumes are crowding out larger investments by state-owned enterprises. Second, investment by new entrants is declining in favour of repeat investors.
The report adds fuel to the debate about the Australian government’s political stance towards China and its impact on economic relations. If the intent was to slow down Chinese investment in Australia, this has been achieved.
Feeling less welcome
In our survey, more than half of our respondents either agreed (48%) or strongly agreed (4%) that they felt less welcome in Australia, compared to just over one-third (35%) of respondents in 2014.
Asked about the level of support from major stakeholders, Australian media received the lowest rating overall. Business leaders were seen as the most supportive group. State governments and local councils were also given positive ratings.
Local communities were seen as less supportive, ahead of the federal government. The Foreign Investment Review Board (FIRB) received the lowest government rating.
Two-thirds (67%) of respondents strongly agreed (17%) or agreed (50%) agreed that the federal government was less supportive of Chinese investment than previously. A slightly higher number (70%) stated that the political debate about China had made their company more cautious about investing in Australia.
Half of the respondents (52%) felt that Australia was a safer place to invest than many other countries, down from 63% in 2014. The majority view was in spite of problems such as higher business costs than in the United Kingdom, United States and Canada, difficulties in finding qualified staff, and communication issues with local staff and management.
The Chinese investors’ evaluation of business success over the past three years and the outlook for the year ahead confirms their overall positive attitude towards Australia. Growth in turnover and profitability was reported by 65% percent and 45% of respondents respectively.
For 2018, a similar number of respondents expect growth in turnover (64%) and profitability (42%). Half of the respondents (49%) expressed optimism about business prospects for the year ahead.
Politics plays into business
Personal interviews with a smaller number of local Chinese companies confirmed the prevailing feelings of insecurity and apprehension. Chinese investors discuss the political situation among each other and with head offices in China, which are concerned about negative reporting.
In the absence of positive signals from the federal government, larger investments by state-owned enterprises – in infrastructure building, for example – are unlikely to go ahead.
The report highlights the potential business implications of trying to separate business from politics in the relationship with China. Business co-operation between Australia and China is strategic rather than purely transactional. This means bilateral diplomatic relations have an important signalling function for long-term and large-scale investments.
Australia needs to build up supply chains and infrastructure to maintain its competitive advantage and to increase capacities in growing export industries such as agriculture and services. This in turn requires substantial investments.

Across the Southern Highlands the residential market for dwellings has experienced a recent hiatus.
The number of sales in the Southern Highlands has contracted from the highs of late 2017, according to the June report from valuation firm Herron Todd White (HTW).
The average price is tracking lower, between 4% to 8% across the region with the exception of Bowral, which has flattened from the highs of August 2017.
The most active price point continues to be in the $650,000 to $1 million band.
"As has been the case historically there is emerging market volatility in the rural lifestyle/acreage properties in the $2.5 million plus sector, where purchasers tend to be more discriminating in their purchasing decisions," the report suggests.
The valuers state that "when looking at some of the more recent land release areas across the Southern Highlands, they are noticing increasing stock levels as new blocks in the 450 square metres to 2000 square metres land size finally come to market".
"Because of this delay in registering titles, some speculative investors may find their dated lender approvals no longer current, which may prove challenging with tightening current credit criteria."
For the remainder of the calendar year, the valuers anticipate some further easing in the market as the increasing number of vendors particularly in the vacant residential land market compete with a limited pool of purchasers.
Whereas existing housing stock located close to the main townships of Moss Vale, Bowral and Mittagong, with the benefit of being located close to retail, medical, school and transport infrastructure are going to remain attractive to the Sydney buyer market.
Particularly families in the up to $1.5 million price point who continue to “discover” the Southern Highlands region as an affordable lifestyle alternative to an increasingly congested urban existence.

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

Australia Post's Parcel Lockers provide one solution.

For buyers, it's a reminder that the best apartment features aren't always the most obvious.

A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.

The apartment feature many buyers don't think about, until their first missed delivery

<a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.

Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.
