Around 90% of financial advice on setting up a self-managed super fund (SMSF) did not comply with relevant laws, a review by the Australian Securities and Investments Commission (ASIC) has found.
ASIC today released Report 575 SMSFs: Improving the quality of advice and member experiences and Report 576 Member experiences with self-managed superannuation funds.
ASIC reviewed 250 client files randomly selected based on Australian Taxation Office (ATO) data and assessed compliance with the Corporations Act’s ‘best interests’ duty and related obligations.

In 91% of files reviewed the adviser did not comply with Corporations Act’s ‘best interests’ duty and related obligations. The non-compliant advice ranged from record-keeping and process failures to failures likely to result in significant financial detriment. This included:
<ul>
<li>In 10% of files reviewed, the client was likely to be significantly worse off in retirement due to the advice;</li>
<li>In 19% of cases, clients were at an increased risk of financial detriment due to a lack of diversification.</li>
</ul>
ASIC Deputy Chair Peter Kell said the standard of advice on SMSFs must improve. ‘A healthy and robust SMSF sector is an important part of our super system. However, it is clear lots of people are setting up self-managed super funds without knowing whether this is the best option. The financial advice sector has significant work to do to lift their performance on this issue.’
ASIC will be taking follow up regulatory action, in particular where consumers have suffered detriment.
ASIC also conducted market research which included interviews with 28 consumers who had set up an SMSF and an online survey of 457 consumers who had set up an SMSF. Through this work we found a lot of people do not understand fully the risks of SMSFs, or their legal obligations as trustees.
In the online survey:
<ul>
<li>38% of respondents found running an SMSF more time consuming than expected;</li>
<li>32% found it to more expensive than expected;</li>
<li>33% did not know the law required an SMSF to have an investment strategy; and</li>
<li>29% mistakenly believed that SMSFs had the same level of protection as prudentially regulated superannuation funds in the event of fraud.</li>
</ul>
Mr Kell said, ‘Decisions about super are some of the most important a person can make. However, ASIC found there is a lack of basic knowledge of the legal obligations in setting up or running an SMSF. It is also concerning many people with an SMSF have not understood the importance of diversification, which puts their financial future at risk.’ 
ASIC also found some people had moved to SMSFs as a way to get into the property market, and were using it solely for this purpose without a wider investment strategy.
The interviews also identified a growing use of 'one-stop-shops' where the adviser has a relationship with a developer or a real estate agent whose products the person is encouraged to invest in. This put people at increased risk of getting poor advice that did not take account of their personal circumstances or is not given in their best interests.
ASIC’s findings are supported by the recent Productivity Commission super report which found smaller SMSFs (with balances under $1 million) delivered on average returns below larger funds, and that the costs for low-balance SMSFs are higher than for funds regulated by the Australian Prudential Regulation Authority (APRA).
ASIC’s SMSF report will inform its surveillance and regulatory work into the SMSF sector. ASIC will take enforcement action as appropriate, including ensuring licensees with non-compliant advisers undertake client review and remediation.
More broadly, ASIC and the ATO will have an increased focus on property one-stop-shops. This will include sharing data and intelligence, and ASIC taking enforcement action where it sees unscrupulous behaviour.

Most new SMSFs set up with flawed advice, and not even compliant

Three of the four busiest suburbs for auctions are in Melbourne this week.

Melbourne is the busiest city for auctions again this week, with 735 auctions being tracked so far, although down from 941 last week.
Sydney has 606 auctions scheduled this week, down from 641 last week.
Perth is seeing a 11 percent increase in auction volumes this week, with 33 auctions scheduled, up from 29 last week, while volumes are down across the remaining cities.
Over the same week last year, 2,001 homes went to auction across the combined capital cities, with a clearance rate of 67.3 per cent.

The E-conveyancer PEXA have announced they are introducing a new consumer guarantee for transactions conducted on its platform.
It will provide greater safeguards to property buyers and sellers whose conveyancer or lawyer uses PEXA.
"We're assisting the conveyancers and lawyers who use our platform to uphold the highest possible security standards," James Ruddock, the acting CEO advised.
"We understand the importance of security to the industry as a whole, and as a result PEXA will be introducing a new consumer guarantee for transactions conducted on our platform.
Its anticipates the guarantee will go above and beyond any guarantee available in the paper-based settlement process. 
<a href="/news/masterchefs-dani-venn-gets-funds-back-after-accusing-pexa-of-blackmail-after-conveyancing-scam">Following an incident reported to PEXA</a> on 31 May, PEXA sped up existing plans to introduce multi-factor verification.
"When PEXA was alerted to a second incident, we immediately increased our monitoring of potential unusual activity surrounding password resets, new user creations and changes to BSB and account numbers," he noted.
"We know that buying and selling a home is an emotional time and understand the stress that can be felt when things don’t go to plan. "We clearly regret the distress felt by those impacted in these two recent events and will ensure all outstanding funds are covered, without condition," Ruddock said.
The fraudster appears to have gained access to a subscriber’s email account and intercepted a change of password email allowing them to change the subscriber’s password. This then allowed them to create a new user account which gave them access to the workspace where they changed the bank account details that had already been entered. 
When the subscriber returned to the workspace to complete the transaction they did not notice the account details had been changed and the transaction was completed with money transferred to the wrong account.
In addition to existing cyber security systems and processes, PEXA are assisting the conveyancers and lawyers by:
<ul>
<li>Reinforcing and strengthening existing scanning measures, including implementing daily monitoring in relation to password reset activity, new users and change of account details; including follow-up with our Members;</li>
<li>Creating new users in an “inactive” mode, meaning only PEXA can activate all new users on your behalf after confirming the new user with you;</li>
<li>Introducing Workspace time stamps so you can see who and when the Workspace was last updated; and</li>
<li>Introducing an additional verification layer upon sign-in.</li>

Four High Street NSW government-owned properties sold at Millers Point

The Masterchef conveyancing fraud has put the PEXA conveyancing system in the spotlight.
It involved missing funds for a <a href="/news/masterchefs-dani-venn-gets-funds-back-after-accusing-pexa-of-blackmail-after-conveyancing-scam">Mornington Peninsula purchase</a> by the celebrity chef Dani Venn.
But PEXA was warned all clients of the new conveyancing system that the past fortnight has seen similar breaches in less publicised conveyancing matters.
While the PEXA system has not been breached, the contributing legal and estate agency parties appear highly vunerable under emerging e-conveyancing system.
PEXA suggest the fraudster appears to have gained access to a subscriber’s email account and intercepted a change of password email allowing them to change the subscriber’s password. This then allowed them to create a new user account which gave them access to the workspace where they changed the bank account details that had already been entered. 
When the subscriber returned to the workspace to complete the transaction they did not notice the account details had been changed and the transaction was completed with money transferred to the wrong account.
Property Observer understands there were two further serious frauds in May.
One was in mid-May, when a client lost about $700,000, and the other on May 31 when a client lost more than $1 million.
"It concerns me when Pexa claims the Masterchef scam story was/is one of a few 'isolated incidents'," a Sydney legal agent familiar with the frauds advised. 
He saw an amount of $672,000 scammed in a May 14 settlement on a $750,000 property sale. 
When no moneys were deposited in bank accounts by the 18th, the conveyancer realised the bank account details she received (ANZ,CBA,NAB) were not the same as the bank accounts that had been emailed to her, which were three NAB accounts. 
PEXA was immediately notified by the solicitor, then PEXA notified all banks to freeze the fraudulent bank accounts where $672,000 was deposited and distributed over the three unknown bank accounts.
The moneys in the CBA and NAB fraudsters accounts were not withdrawn with the funds now frozen.
This totalled $508,000.
The red tape the solicitor and the conveyancer have been going through with these banks to date "has been unbearably tedious, slow, lethargic and unprofessional to say the least."
The CBA advised the solicitor that the case was the first scam incident since PEXA introduced the electronic settlement system a few months ago.
CBA advised the bank was in the process of setting up internal procedures to protect/deal with, from potentially future such incidences, using this case as their prototype in their new system.
Accordingly they will only release the frozen moneys back to the vendor when they finish this process.
The fraudsters ANZ account had $165,000 deposited, but all these funds have been withdrawn over four transactions and transferred to accounts in Thailand.
Of these funds, $39,000 has since been recovered by the ANZ and returned to the solicitor's trust account.
The ANZ says they were not able to retrieve the rest, "end of case, end of story as far as they are concerned."
After the CBA and NAB finally reimburse/return the frozen funds, the vendor will be $126,000 short of the total $672,000 settlement moneys.
It is possible the conveyancer's computer was not necessarily the only one hacked or in fact where the hacking originated from.
"Frantically and immediately trying to find out where things went wrong," an IT expert scoured through emails and computer, and discovered, in the raw data of the emails that both the conveyancer's and real estate agent emails requesting the bank account details for settlement funds had both been hacked.
It was found the hacker's email addresses embedded in their emails.
"This hacker's email address is also being programmed so that when the reply button to these email requests (from both real estate and conveyancer) emails are redirected/diverted to the hackers email address, they in turn change the account details, keep the body of the email intact as the original email and forward it onto the conveyancer and real estate agents as though the emails are sent from the law agents, "so we are all, none the wiser."
The deposit funds saved from the hackers arose because the office receptionist was away and the real estate agent couldn't get into the computer.
Instead the bank account details were sent via sms, and the moneys were promptly deposited into the correct account on settlement day.
"Had the office girl been at work that day, the $65,000 would have been destined to yet another of the hackers bank accounts," they concluded.
All this was reported to the police fraud dept on May 19, but the vendor was told, verbally and over the phone, "to let it roll with/via the solicitors and if I still have a problem after that, to come back to the Police."
These funds were destined for nursing home requirements.

PEXA warning as NSW conveyancing fraud funds end up in Thailand

Would you live in a house made of fungus? It’s not just a rhetorical question: fungi are the key to a new low-carbon, fire-resistant and termite-deterring building material.
This type of material, known as a mycelium composite, uses the Trametes versicolor fungus to combine agricultural and industrial waste to create lightweight but strong bricks. It’s cheaper than synthetic plastics or engineered wood, and reduces the amount of waste that goes to landfill.

Working with our colleagues, we used fungus to bind rice hulls (the thin covering that protects rice grains) and glass fines (discarded, small or contaminated glass). We then baked the mixture to produce a new, natural building material.
Making these fungal bricks is a low-energy and zero-carbon process. Their structure means they can be moulded into many shapes. They are therefore suited to a variety of uses, particularly in the packaging and construction industries.
A staple crop for more than half the world’s population, rice has an annual global consumption of more than 480 million metric tonnes and 20% of this is comprised of rice hulls. In Australia alone, we generate about 600,000 tonnes of glass waste a year. Usually these rice hulls and glass fines are incinerated or sent to landfill. So our new material offers a cost-effective way to reduce waste.
<h2>Fire fighter</h2>
Fungal bricks make ideal fire-resistant insulation or panelling. The material is more thermally stable than synthetic construction materials such as polystyrene and particleboard, which are derived from petroleum or natural gas.

This means that fungal bricks burn more slowly and with less heat, and release less smoke and carbon dioxide than their synthetic counterparts. Their widespread use in construction would therefore improve fire safety.
Thousands of fires occur every year and the main causes of fatalities are smoke inhalation and carbon monoxide poisoning. By reducing smoke release, fungal bricks could allow more time for escape or rescue in the event of a fire, thus potentially saving lives.
Bug battler
Termites are a big issue: more than half of Australia is highly susceptible to termite infestations. These cost homeowners more than A$1.5 billion a year.
Our construction material could provide a solution for combating infestations, as the silica content of rice and glass would make buildings less appetising to termites.
The use of these fire-and-termite-resistant materials could simultaneously revolutionise the building industry and improve waste recycling.

This is an exciting time to get creative about our waste. With China no longer buying Australia’s recycling – and new rules reducing plastic use in Australian supermarkets – we have the chance to move in line with communities in Japan, Sweden and Scotland that have near-zero waste.
Fungal bricks could be just one example of the creative thinking that will help us get there.

Scientists create new building material out of fungus, rice and glass

Overcrowding is an inevitable and often overlooked result of the affordable housing shortage in our cities.
When a dwelling requires four or more extra bedrooms to reasonably accommodate occupants, the standard commonly used in Australia defines that as severe overcrowding. In 2011, 41,390 Australians lived in severely overcrowded dwellings, an increase of one-third from 2006. This increase occurred mostly in cities where house prices had risen sharply.
Our recent research, to be published soon, examined where overcrowded housing is located in our capital cities. We found:
<ul>
<li>Sydney and Melbourne are most affected by concentrated overcrowding</li>
<li>levels of overcrowding are highest in middle-city areas (except in Adelaide)</li>
<li>overcrowding overlaps strongly with socioeconomic disadvantage.</li>
</ul>
What exactly do we mean by overcrowding?
Pressure in the affordable housing sector has led to increases in overcrowding. Media reports describe situations of “ten people in a two-bed unit”, “58 beds crammed into 19 dirty, makeshift rooms” and “ten people shoehorned into one bedroom, tenants sleeping in bathrooms, and in one case, a pantry”.
Living in severely crowded dwellings has been described as the most common form of homelessness.
Security and safety can be an issue when residents do not have privacy and control of their own space. But people sacrifice space and safety to secure affordable accommodation.
An example of the dangers was a fatal fire in an apartment illegally partitioned to create a fourth bedroom.
Commonly used standards of overcrowding range from simple indicators such as persons per bedroom (e.g. American Crowding Index) to more sophisticated indicators that consider family size and composition (age, gender and marital status).
One such measure, the Canadian National Occupancy Standard (CNOS), is officially recognised in Australia. It assesses a household’s bedroom requirements using the following criteria:
<ul>
<li>no more than two people should share a bedroom</li>
<li>children of different sexes under five years of age may reasonably share a room</li>
<li>children of different sexes should not share a bedroom when aged five or older</li>
<li>children under 18 and of the same sex may reasonably share a bedroom</li>
<li>parents, couples and household members aged 18 or older should have a separate bedroom.</li>
</ul>
Under this standard, households that need at least one extra bedroom are considered overcrowded. A shortfall of four or more bedrooms is severe overcrowding, with greater risks for health and safety.
One standard doesn’t fit all situations
Measuring overcrowding is not straightforward. The age and sex separation thresholds involve assumptions about the age of puberty and adulthood.
CNOS is the preferred measure of the Australian Bureau of Statistics, Statistics New Zealand and the Australian Institute of Health and Welfare (AIHW). This is because it takes the age and sex of occupants into account and matches our values and expectations of how space is used.
In Australia, it is usually acceptable for children of the same sex to share a bedroom before puberty. But we already know CNOS does not account for differing cultural expectations of the numbers of bathrooms and toilets, and the size of kitchens, bedrooms and living spaces. CNOS embeds assumptions that do not hold across ethnically diverse groups in Australia.
For example, a study of migrant suburbs in Sydney and Melbourne found “it is not uncommon to have families with two adults and five children sharing a two-bedroom property”. This is due to large family size and different cultural norms, including intergenerational occupancy of housing. Few properties are designed for this.
Traditional Pacific houses use living spaces rather than separate bedrooms for sleeping. A bedroom with more than two people is compatible with the attitudes of some Pacific and Mäori peoples to having a sense of adequate space.
Similarly, using the Canadian standard, Indigenous Australians are more than five times as likely to live in overcrowded housing as non-Indigenous Australians. This is alarmingly high and likely driven by high rates of socioeconomic disadvantage. We need to disentangle the extent to which values around space and its use versus socio-economic drivers of overcrowding underlie this statistic.
Do we need better measures?
So should we develop Australian-specific culturally sensitive standards? We think that depends on what we want to know.
Physiological stress and disease risk as a result of crowding occur for different ethnic groups regardless of whether they perceive themselves as crowded. Culturally specific standards may not be necessary when broadly examining the relationships between crowding and transmission of infections such as rheumatic fever, colds, asthma, influenza and meningococcal disease. Living in close quarters is relevant regardless of cultural norms of housing or nuances of measurement of crowding. Standard indices, while not perfect, capture this.
However, expectations about shared space might influence impacts on mental health. Social relations and family bonds are key social determinants of mental health. In particular, shared culture has been identified as a positive resource in improving Indigenous health. Current crowding metrics ignore non-bedroom-related uses of housing.
Crowding indices that capture the use of space – for example, incorporating subjective feelings that too many people are around – could be a step forward. Given our climate of wide temperature ranges and the high cost of utilities, such indices might also consider “functional overcrowding” – people sharing small spaces or beds due to concerns about heating/cooling and security.
Research on wellbeing would benefit from integrating a better understanding of the variety of needs of cultural groups and tailoring measures to our climatic conditions. However, such measures would be more subjective than current standard measures, more difficult to collect at a population level and less comparable with international standards.
What can we do about harmful overcrowding?
Cultural preferences mean low levels of overcrowding may not always be problematic. But overcrowding is a problem when generated by socio-economic disadvantage and when it compromises people’s safety and security. This is likely in cities where housing costs are high.

This includes dedicated programs such as the National Rental Affordability Scheme (NRAS) and extra funding for social housing. Enforceable laws that go beyond the Public Health and Wellbeing Act in Victoria and NSW Fair Trading strata reforms are also needed to monitor overcrowding and avoid the negative impacts of severe overcrowding.

Overcrowded housing looms as a challenge for our cities

Our research on the liveability of regional cities in Victoria has identified an important element: liveability in these areas requires fast, reliable and frequent rail connections to capital cities.
Previous research has established that we need better models of early transport delivery in growth areas of Melbourne. Public transport, in particular, is an essential ingredient for a liveable community. Less attention has been paid to transport in regional areas, particularly regional areas with growing populations.
People living in regional areas still need access to capital cities. The reasons include employment, education, medical services, shopping, arts, culture and visits to family and friends.
Regional Victorians who lack access to reliable rail services remain deprived of non-car travel options. This forces them to drive and that adds to traffic congestion in our capital cities. Car dependency is costly for health and wealth.
Regional rail is important both to meet the needs arising from predicted population increases across regional areas and to manage the rapid population growth and sprawl of our capital cities. Australia’s population is predicted to increase by 45 million by 2100 and our cities are already expanding rapidly. We need to start thinking about where these extra people are going to live.
At present, most people (more than 80%) in Australia live in capital cities. However, as populations grow, more people will start moving to regional areas. This means we need to pay more attention to the liveability of regional Australia as well as capital cities.
Wherever they live, people need transport to get to employment, education, shops and services, and to socialise with friends, family and community members. Furthermore, our research has found that having close access to a range of these things is associated with better health and well-being. Good access to frequent, reliable and fast transport is not a luxury. It is a critical factor influencing liveability and is described as a social determinant of health – one of the conditions (where we live, learn, work and play) that influence our health.
Liveable places promote health and well-being among the people who live there. However, they also require transport options, including public transport such as trains, buses, trams as well as walking and cycling. In regional areas expansive distances make it hard to get by without a private vehicle.
A good example of this is Mitchell Shire. It begins at the northern edge of metropolitan Melbourne and extends to the regional town of Seymour in northeastern Victoria.
The population is booming in this non-metropolitan shire. The small town of Beveridge is expecting to accommodate at least 150,000 people in new urban development over the next 30 years. To put that into context, the town had a population of just over 2,300 people in 2016.

Developers’ signs in the Beveridge area are advertising “40 minutes to the city” along the Hume Highway. Perhaps they are including a helicopter in their house and land packages. Based on current regional rail options, residents must drive to their nearest station 10-15 minutes away, wait for a train – services depart at intervals of 34-105 minutes – and then travel up to an hour to the city during peak hour.
Alternatively, these developments might be encouraging car use as the main means of transport. In that case, Google Maps suggests peak-hour travel from Beveridge to the Melbourne central business district takes between one and two hours on a weekday. Again, as well as being associated with poor health outcomes, long commutes by car will increase traffic congestion along the route and in the city.
Regional rail services are highly uneven
The map above also suggests that some areas of regional Victoria are doing better than others in terms of regional rail connections to Melbourne.
Consider the examples of Bendigo and Shepparton in central and north-eastern Victoria. Shepparton is a large regional centre, with an economy established in health services and agriculture. Its population is projected to grow to 315,000 people by 2046.
Shepparton Council planning is guided by a liveability framework, a 30-year plan and has recently completed a liveability assessment. However, Shepparton’s economic and social development is restricted by only four train services to Melbourne per day compared to Bendigo’s 27 services.
Similarly, Geelong has a projected population increase of 56% to 445,000 people by 2046. However, duplication and electrification of the overcrowded line remains an unfunded long-term project.

Rail access improves liveability, but all regional centres are not equal

The New South Wales Government has heritage listed for Hadley House at Castlereagh.
The homestead’s significance is one of Australia’s oldest farming estates.
But keeping it on the map for future generations has been a struggle.
The Castlereagh property has a special meaning for <a href="https://www.2gb.com/government-officially-signs-off-on-hadley-house-heritage-listing/" target="_blank">2GB broadcaster Ray Hadley</a>, belonging to his fourth great-grandfather Charles Hadley in the 18th century.
In February this year, the Penrith Lakes Development Corporation assured Ray that Hadley Park would be protected only to go back on its word.
State Planning Minister Anthony Roberts says Governor David Hurley has signed off on a heritage listing for the property.
The government is now moving to restore it.
“From there we’ll start to, of course, protect the site further, rebuild it, and turn it into a destination for people to go and see how people in the past used to live and work,” he tells Ray.
Ray has thanked the Minister and the government for preserving the historic location.
“I think it’s very important, from my point of view, that we leave some sort of legacy into the future, where our children… can go and look at places and have a look and feel what it was like back then.”
NSW Heritage says it is difficult to overestimate the significance of this complex, "still extant in its original 1803 grant, and still in a remarkably unaltered condition".
As a building it is one of the earliest extant buildings in the colony; in its condition and setting it is probably unique, the reference suggests.
The farming complex, together with Nepean Park adjacent, make an outstanding pair within the Castlereagh/Nepean River farming plateau.
The site comes with a single storey outbuilding, possibly the earliest timber cottage on the site circa 1806, <a href="https://www.propertyobserver.com.au/https://www.flickr.com/photos/nikabuz/37058129814" target="_blank">maybe the oldest timber cottage known to survive in Australia</a>.
The area is now owned by the Penrith Lakes Development Corporation (PLDC) and is off-limits to the public.
The main farmhouse is an extremely rare surviving example of a jerkin head roof structure embodying a most unique and unusual timber structure and clad externally with brickwork.
The technical excellence of the timber roof structure is paralleled by Elizabeth Farm, Parramatta, Old Government House, Parramatta and St. Mathgew's Anglican Church, Windsor and because of this technical excellence the building cannot be described as vernacular.

Two apartments have sold for more than $10 million at EADE Byron Bay, setting some of the highest apartment prices ever achieved in the coastal town and underlining the growing appetite for luxury beachfront apartments in Australia's most popular coastal locations.

The $210 million project by Vitale Property Group has now secured more than $70 million in sales, led by residences that changed hands for $12.75 million and $11.75 million.

The record-breaking transactions reinforce the shift occurring in Byron Bay's premium property market, where affluent downsizers and lifestyle buyers are increasingly opting for high-end apartments over large beachfront homes.

Vitale breaks Byron Bay records with EADE sales flurry 

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

Australia Post's Parcel Lockers provide one solution.

Rather than having a parcel delivered directly to an apartment, eligible deliveries can be sent to a nominated Parcel Locker. Once the parcel arrives, residents receive a notification through the AusPost app or SMS and can collect it using a QR code or one-time PIN at a time that suits them.

The Parcel Locker network now includes more than 1,500 locations nationwide, with installations at Post Offices, shopping centres, transport hubs and an increasing number of residential developments. By providing a secure collection point, Parcel Lockers help reduce missed deliveries and avoid parcels being left unattended in common areas.

For developers, parcel infrastructure is becoming another way to improve the resident experience. Rather than relying on concierge staff or leaving parcels in communal spaces, secure collection points help streamline deliveries while preserving the presentation and functionality of shared areas.

For buyers, it's a reminder that the best apartment features aren't always the most obvious.

A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.

The apartment feature many buyers don't think about, until their first missed delivery

<a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.

Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

"The building is defined by a series of vaulted motifs that reinterpret the arches, colonnades and layered facades evident throughout Newstead's historic built fabric," the Urban Design Report states.

"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.
