Clearmatch has agreed to licence its technology and platform to Property Connect as they develop fractional peer to peer lending products focused in the property sector, especially project development financing.
The disruptive realty services group, Property Connect Holdings has entered a five-year licence agreement to use a technology platform powered by marketplace treasury company Clearmatch, in the development and marketing of its own lending products designed to ease property market transactions.
The agreement allows Property Connect to use the SocietyOne platform owned by Clearmatch to develop products focused on the emerging project development finance and residential mortgage sectors within the private peer-to-peer lending market.
Property Connect’s new lending products will target, and generate revenue from, end users including property developers, financiers, investors and owners.
Property Connect will be licensed to operate a white-labelled version of the Clearmatch platform combined with its own LiveOffer auction platform to enable automatic financing, either prior to bidding or during the purchasing process.
<a href="/news/property-connect-to-market-liveoffer-rental-and-sales-platform-in-dubai">The LiveOffer facility</a> was introduced to create an easy, fair and transparent system under which purchasers and tenants are able negotiate the best offer on a property for purchase and or rental.
Using LiveOffer, potential tenants can submit their application for a property and let the property owner or manager know details such as how much they are prepared to offer, when they can move in and the rental duration.
Tenants can view the progress of their application, track applications online or update their offers as necessary, while property owners and managers can view applications, review terms and liaise with relevant parties during the tenant approvals process.
The Clearmatch heads of agreement compliments <a href="/news/property-connect-partners-with-one-of-uaes-largest-private-developers">a global referral and finders partnership</a> announced last month between Propery Connect Holdings and Dubai-based Damac Properties, one of the largest private developers in the United Arab Emirates.
Property Connect will use its LiveOffer platform to promote and sell Damac’s portfolio of developments in the UK and Gulf Co-operation Council countries of Bahrain, Kuwait, Oman, Qatar, Saudi Arabia and UAE.
Damac has established relationships with global leading luxury brands including Fendi, Bugatti, Paramount Studios, Trump, Cavalli, Versace and Tiger Woods.
Its properties range from investment-grade studios to luxury apartments and villas within entire communities providing services including shopping malls, schools, medical centres and sporting facilities such golf resort living.
Property Connect chief executive officer Darren Patterson said the opportunity to support Damac’s portfolio has been a major coup for the company.
“Dubai is hosting the World Expo in 2020, and the level of investment in infrastructure and real estate development in the region is unprecedented,” he said.

Clear Match and Property Connect move towards crowdfunded lending targeting property developers

Now is the time for upgraders to make their move in the southeast Queensland market.
This is according to RiskWise Property Research CEO Doron Peleg, who says the region presents good medium and long-term investment opportunities.
“This is due to a number of factors including good internal migration to the region creating an increase in demand for houses,” Mr Peleg said. 
“Also, the area is very affordable compared to Sydney and Melbourne, particularly when taking a long-term view.
“What we are seeing is a market with good projections. You won’t see a red-hot market with double digit growth, but you will see, overall, a balanced market between buyers and sellers with some small pockets leaning towards sellers in high-demand areas. Usually, you won’t see people paying inflated prices.”
He said with the Queensland Government taking significant steps to grow its economy, the local property market was likely to prosper and as a result, the state continued to attract a high number of interstate migrants in search of affordable housing and employment.
The $5.4 billion Cross River Rail and upgrades to the M1 are just two of the major infrastructure projects expected to have an impact on the economy. The Advance Queensland initiative is also designed to create knowledge-based jobs, drive productivity improvements and help position the state as an attractive investment destination with a strong innovation and entrepreneurial culture.
“When we have significant slowdown and price reductions in Sydney and decelerated prices in Melbourne, as is the case now, this traditionally means southeast Queensland attracts more interstate investments,” Mr Peleg said.
“We have good fundamentals right now. Relatively good housing affordability, population growth and therefore demand for houses, improved jobs and economy, weakness in other markets, and modest capital growth so it’s not an out-of-control market.

SEQ upgraders told to 'act now or miss out'

Aoyuan International has made its first land deal for the year, securing two adjoining lots totalling 123 hectares in Moss Vale on the Southern Highlands.
It paid close to $100 million.
The group, which has active development sites across Australia, Canada and Hong Kong, has earmarked the site to be the ‘flagship’ of their Australian house and land subdivision portfolio.
Plans are already forming to create a ‘landscape-led’ masterplanned, integrated residential community with more than 20 per cent of the site put to green open spaces and recreational facilities.
The deal brings the group’s Sydney development pipeline to over $2 billion, across apartments and land, including Coomeroo Estate at Bargo, comprised of 167 residential blocks ranging in size from 700sqm to 5000sqm.
Curving around the Moss Vale Golf Course and bound by Yarrawa Road and Lovelle Street, the site been rezoned for residential lot subdivision by Wingecarribee Shire Council.
Land lots are expected to range in size from 400 sqm through to 2,000 sqm.
The acquisition is only the latest development for Aoyuan Intl as apartment projects including Maison 188 Maroubra and Mirabell in Turramurra are due to welcome residents this year, while Altessa at Gordon is now under construction.
Aoyuan International’s parent company is China Aoyuan Property Group whom currently hold a land bank of over 25 million sqm across China, Macau, Australia and Canada.

House prices in Sydney fell 1.4% over the June quarter, dipping to a median of $1,144,217.
This is the second consecutive quarter of house price declines for the capital city, with the median dropping 4.5% year-on-year.
The move marks the largest annual fall in house prices since 2008, according to Domain.
Sydney unit prices fell to $737,080 over the June quarter, reflecting a 0.5% quarterly decline and a 3.5% annual drop.
The annual fall is the steepest drop in unit prices since 2006, Domain data analyst, Dr Nicola Powell said. “Rising stock levels have continued to impact house and unit prices in Sydney as supply outweighs demand. With more choice and less urgency, there are fewer active buyers in the market, and those who are in the market are being restricted by tightening lending standards and the availability of credit. “Indicators including lower clearance rates, heavier vendor discounting and days on market tracking higher all point towards a slowing market favouring buyers. House and unit prices are now back to values seen at the end of 2016. “However these softening conditions are not uncommon when the median is high comparative to income and particularly when lenders are scrutinising loan-to-income ratios and overall living expenses, which is the case in Sydney,” said Powell.

Sydney's largest annual fall in house prices since 2008: Domain

The median house price in Melbourne decreased 1.8% over the June quarter to $882,082.
However, over the year the capital city saw a marginal price increase of 0.5%.
This represents the slowest annual rate of growth since 2012, according to Domain. Median unit prices in Melbourne declined 0.6% over the June quarter to $496,021.
Year-on-year the city saw a growth of 0.9% — the lowest rate of annual growth since 2012.  “While Melbourne continued to maintain annual growth, tighter lending standards, slower mortgage processing times, reduced borrowing capacity, lower investor activity and hesitation resulting from the Royal Commission have contributed to the slowdown in the city’s property market," Domain data analyst, Dr Nicola Powell said.  “Despite units outperforming houses, Melbourne experienced the lowest growth rate in both house and unit prices since 2012,” said Powell.

Melbourne's lowest rate of annual property price growth since 2012: Domain

The median house price in Brisbane declined by a marginal 0.1% over the June quarter, reaching $566,322, according to Domain.
Despite the quarterly fall, the median house price rose by 2% year-on-year.  The median unit price in Brisbane fell by 1.2% over the June quarter to $379,186. This represents a fall of 6.4% year-on-year. Unit values are now back to prices seen in early 2014, following four consecutive quarters of decline. “While house prices have risen for five consecutive years, the rate of growth has been modest compared to the rest of the east coast, making Brisbane comparatively affordable," Domain data analyst, Dr Nicola Powell.
“This will continue to attract investors and residents from other capital cities. “A heightened supply of inner-city units has contributed to the decline in median prices in Brisbane. However, as housing construction slows down and we see a boost in interstate migration, we can expect to eventually see the unit market balance out,” said Dr Nicola Powell.

Brisbane apartment price decline continues: Domain

GUEST OBSERVATION
This month, yet another policy agreement on housing between the Commonwealth and state and territory governments came into effect. The National Housing and Homelessness Agreement is the latest version of a 73-year-long series of such intergovernmental pacts to ensure affordable housing for lower-income Australians and to fund services for the homeless.
It replaces the ten-year National Affordable Housing Agreement and a series of partnerships since 2008 to tackle homelessness – the National Partnership Agreement on Homelessness. The latest agreement has more achievable performance indicators than its predecessors. It also requires the states to report on their annual financial contributions – a worthy step up for transparency.
But, at a time of growing population and enduring housing stress, the Commonwealth’s latest budget promise to maintain its current funding contribution of A$1.3 billion for the housing agreement means there has been no increase in real funding. Keeping it at what it has been isn’t enough to cover the costs of current services, let alone increase them.
So, there is a disconnect between the lofty goal of improving access to affordable, safe and sustainable housing and the funding capable of supporting it. Until this funding shortfall is addressed, any new national housing and homelessness agreements will continue to be essentially different in name only.
What’s new this time?
Compared to recent former agreements, three matters stand out as new or refreshed.
First is the policy breadth. Unlike its predecessors, the new agreement aspires to improve access to housing “across the housing spectrum”. This refers to the full suite of housing tenures – from crisis housing to home ownership. Within this spectrum the Commonwealth has set several immediate priorities:
<ul>
<li>achieving an efficient, responsive and well-managed social housing system</li>
<li>support for community housing and affordable housing models that can viably increase housing supply</li>
<li>tenancy reform that encourages security of tenure in the private rental market</li>
<li>strategies to promote market supply and efficiency, including planning system reforms, land-release initiatives and support for home ownership.</li>
</ul>
This broadened coverage is generally welcome, but it falls short of satisfying the calls for a national housing strategy. This means many national policies with major impacts on housing demand and cost – such as taxes on housing investment, immigration levels and income support for renters – remain outside the influence of the agreement. Such policies also strongly influence the prospects of reducing housing stress.
The second, and arguably biggest, set of changes concerns accountability. This includes an expanded list of performance measures, the Commonwealth leading a standardised approach to data measures, and a formal independent Productivity Commission review of the agreement to be conducted within four years.
The new performance indicators replace the targets from 2008, which were never achieved. The failed measures were quantitative in nature, while the new ones simply adopt a requirement for progress (an increase or a decrease, as appropriate), which can be more readily achieved.
For example, the Rudd government’s pledge to halve the rate of homelessness by 2020 has shifted to “decreases in people experiencing homelessness and repeat homelessness”. Similarly, the 2008 commitment to reduce the proportion of low-income renter households experiencing rental stress by 10% has been replaced by a commitment to simply reduce the proportion of such households.
A third feature is a requirement for states and territories to annually publish housing strategies. Stakeholders will be able to judge and compare the merit of these published blueprints. These will come after a new set of high-level bilateral agreements negotiated between each state and territory and the Commonwealth.
This highlights differences in housing conditions between jurisdictions and incorporates state-level priorities in addition to those of the Commonwealth. Those published so far vary considerably in ambition and specificity.
The elephant in the room
While there are positive directions in the new agreement, the funding deficit remains an issue. Despite not increasing its funding, the Commonwealth hopes the states and territories will increase theirs.
The Commonwealth, however, has failed to extend or replace other large housing programs that operated in the past decade. These included the now closed National Rental Affordability Scheme, which resulted in over 36,000 new affordable rental houses, and a A$5 billion national partnership to improve housing supply and conditions in remote (largely Indigenous) communities.
As a result there is now less federal funding for new social and affordable housing than at any time over the last decade.

Indeed, this is tacitly acknowledged – the agreement’s carefully crafted performance indicators include no such measure.

The Whitsunday Islands will see IHG take over management of Hayman Island, rebranding it as Hayman Island, by InterContinental.

It opens in 2019, following significant investment to refurbish the product.

Malaysia’s Mulpha Group told The Australian last month it was spending more than $100 million redeveloping its cyclone-ravaged Hayman Island, one of the poshest resorts.
Mulpha plans to redevelop the 400ha island as one of the most luxurious lifestyle resorts in Australia, introducing an exclusive private beach house, a range of new penthouse suites and four ­exclusive townhouse-style private residences for sale or rent.
Hayman Island’s houses have been designed by award-winning, Singapore-based architect Kerry Hill and fitted out by ­­Blainey North.
Mulpha can ­develop 21 houses on Hayman ­Island, and has completed four with butler’s pantries, private pools, four bedrooms and four ensuite bathrooms priced at about $10 million each.
The houses, to be completed next March, are about two minutes’ on a golf buggy from the resort.
The landmark agreement with Mulpha Australia Limited also sees IHG continue with a long-term agreement to manage both InterContinental Sydney and InterContinental Sanctuary Cove Resort. 
InterContinental Sanctuary Cove was the first InterContinental Resort to open in Australia.
Under the new agreement, InterContinental Sanctuary Cove will enjoy a refurbishment that will see it continue its legacy as one of Queensland’s most prestigious hotels.
IHG currently has 47 hotels operating under four brands across Australasia: InterContinental, Crowne Plaza, Holiday Inn and Holiday Inn Express with a further 19 in the pipeline including Hotel Indigo and EVEN Hotels.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

Australia Post's Parcel Lockers provide one solution.

Rather than having a parcel delivered directly to an apartment, eligible deliveries can be sent to a nominated Parcel Locker. Once the parcel arrives, residents receive a notification through the AusPost app or SMS and can collect it using a QR code or one-time PIN at a time that suits them.

The Parcel Locker network now includes more than 1,500 locations nationwide, with installations at Post Offices, shopping centres, transport hubs and an increasing number of residential developments. By providing a secure collection point, Parcel Lockers help reduce missed deliveries and avoid parcels being left unattended in common areas.

For developers, parcel infrastructure is becoming another way to improve the resident experience. Rather than relying on concierge staff or leaving parcels in communal spaces, secure collection points help streamline deliveries while preserving the presentation and functionality of shared areas.

For buyers, it's a reminder that the best apartment features aren't always the most obvious.

A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.

<a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.

Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

"The building is defined by a series of vaulted motifs that reinterpret the arches, colonnades and layered facades evident throughout Newstead's historic built fabric," the Urban Design Report states.

"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.
