The internet is transforming every aspect of our lives. It has become indispensable. But, so far, according to <a href="https://onlinelibrary.wiley.com/doi/abs/10.1111/joes.12211" target="_blank">a new meta-analysis we have published in the Journal of Economic Surveys</a>, the internet has done next to nothing for economic growth.
Vast resources have been thrown at information and communication technologies. Yet despite exponential growth in ICT and its integration into almost all aspects of our lives, economic growth is not demonstrably faster (and at the moment is demonstrably slower) than it was beforehand.
As Nobel Prize-winning economist Robert Solow famously put it, “you can see the computer age everywhere but in the productivity statistics.”
This productivity paradox has caused angst and raised questions about whether the trillions invested in ICT could have been better invested elsewhere.
Our study of studies
We reassessed ICT through a meta-analysis of 59 econometric studies incorporating 466 different observations in both developed and developing countries. We divided ICT into three categories: computing, mobile and landline telephone connections, and the internet. For developed countries, we found that computing had had a moderate impact on growth. Mobile and landline telephone technologies also had a small effect.
But the internet has had no effect, at least not as far as can be ascertained from the research to date.
The promise not yet delivered
Ever since the Industrial Revolution, innovation and technological change have driven rising productivity and economic growth.
Information and communications technologies ought to follow in those footsteps.
Instead, productivity growth in US manufacturing has <a href="https://www.bls.gov/opub/mlr/2018/article/multifactor-productivity-slowdown-in-us-manufacturing.htm" target="_blank">slid</a> from 2% per year between 1992 to 2004 to minus 0.3% per year between 2005 and 2016.
Where ICT innovations <a href="https://www.propertyobserver.com.au/https://www.jstor.org/stable/20777587?seq=1#page_scan_tab_contents" target="_blank">do lead to an increase in productivity</a>, it’s often a one-off boost rather than an <a href="https://www.propertyobserver.com.au/https://press.princeton.edu/titles/10544" target="_blank">ongoing increase year after year</a>.
Where the internet sends us backwards
More disquieting, there is some evidence suggesting that rather than contributing to economic performance, some parts of ICT can harm it.
The internet can be an enabler of <a href="https://www.propertyobserver.com.au/https://www.penguinrandomhouse.ca/books/202162/the-procrastination-equation-by-piers-steel/9780307357175" target="_blank">procrastination</a>. Cyberslacking can take up to <a href="https://www.sciencedirect.com/science/article/pii/S0747563211000604" target="_blank">three hours of work a day</a>.
It isn’t all bad. Many of us get a lot of joy from catching up on social media and watching dog and cat videos. But if everyone is distracted by it, little gets done.
The internet has also enabled greater flexibility in work, another plus. But if it contributes little to economic growth, it is worth asking whether our economic managers should continue to fund its expansion.
No saviour for developing nations
For developing countries, generating economic growth is pressing because resources are scarce. ICT has been <a href="https://www.propertyobserver.com.au/https://openknowledge.worldbank.org/handle/10986/2422" target="_blank">held out as a saviour</a>.
Yet, it has almost always been found that more obvious innovations, such as running water, <a href="https://www.propertyobserver.com.au/https://press.princeton.edu/titles/10544" target="_blank">electricity</a>, and primary education for girls, have bigger payoffs.
Our own findings show that developing countries benefit from landline and mobile phone technologies but not at all from computing, at least not yet. ICT might need to reach a <a href="http://www.oxfordhandbooks.com/view/10.1093/oxfordhb/9780199548798.001.0001/oxfordhb-9780199548798-e-005" target="_blank">critical size</a> before its effects matter.
But maybe later, down the track
The time it takes for ICT investment to generate economic growth might be longer than expected, and it might need to reach an even bigger critical mass before that happens.
But it’s hard to avoid the conclusion that, for the immediate future, growth will continue to depend upon more traditional sources: trade between nations, education, new ideas, the rule of law, sound political institutions, and <a href="https://theconversation.com/dont-listen-to-the-rich-inequality-is-bad-for-everyone-81952" target="_blank">curtailing inequality</a>.
Unfortunately, these are under threat from growing nationalism and protectionism in the United States and elsewhere. More than <a href="https://www.bioversityinternational.org/research-portfolio/diet-diversity/" target="_blank">half the world’s plant-derived energy</a> intake comes from just three crops: rice, wheat and maize. These crops, like most land plants, live in an evolutionarily ancient partnership with a certain type of fungus, called arbuscular mycorrhizal fungi.
These fungi penetrate plants’ roots, even entering the root cells themselves. In a win-win relationship, the fungi provide the plants with crucial nutrients and the plant provides the fungi with sugar.

By helping plants take up nutrients from the soil, these fungi can enhance crop yields, increase pest resistance, and reduce the need for fertiliser. So it’s hardly surprising that there has been a long-held interest in harnessing these soil-dwelling fungi for agriculture.
But our <a href="https://www.sciencedirect.com/science/article/abs/pii/S003807171830275X#bib33" target="_blank">research</a> shows that in some cases these fungi can harm crops instead of helping them. This means we need to proceed with caution in pursuing the benefits of using these fungi as fertilisers.
Biofertilisers
The idea of using arbuscular mycorrhizal fungi as “biofertilisers” is <a href="https://besjournals.onlinelibrary.wiley.com/doi/full/10.1111/1365-2435.12976#fec12976-fig-0001" target="_blank">not new</a>. Many companies already sell fungal products that <a href="https://nph.onlinelibrary.wiley.com/doi/full/10.1111/j.1469-8137.2012.04090.x" target="_blank">boost crop growth and mineral uptake</a>.
Yet the effects of these biofertilisers on crops are actually highly variable. And despite the <a href="https://link.springer.com/article/10.1007/s13199-012-0208-9" target="_blank">growing market interest</a>, there is little proof they are necessarily beneficial in every situation.
Biofertilisers can boost plant growth and <a href="https://www.sciencedirect.com/science/article/pii/S0929139316302116" target="_blank">pest resistance</a>, but this effect often <a href="https://onlinelibrary.wiley.com/doi/full/10.1111/j.1461-0248.2009.01430.x" target="_blank">depends on the context</a>. Different species of arbuscular mycorrhizal fungi can provide different benefits, or sometimes no benefit at all.
Results can vary between crops too. One cultivar might get a significant boost from biofertiliser, whereas another one may not. Differences in soil type, nutrient availability, and even season can also affect the outcome.

To work properly, fungal biofertilisers also need to be compatible with local conditions, including the microbes that are already present in the soil. A crucial question is whether the inoculant fungi are superior competitors to the “native” fungi already established? What’s more, little is known of the long-term effects of introducing these fungi to the soil and surrounding ecosystem.
Fungal friends or foes?
Mycorrhizal fungi can also have negative effects on crops. In our <a href="https://www.sciencedirect.com/science/article/pii/S003807171830275X?via%3Dihub#bib33" target="_blank">research</a>, my colleagues and I explored the effects of an arbuscular mycorrhizal fungal community on the growth of wheat and its resistance to tiny worms that attack the roots. These pests, called plant-parasitic nematodes, cause an estimated <a href="https://onlinelibrary.wiley.com/doi/full/10.1111/mpp.12057" target="_blank">US$80 billion per year</a> in crop damage.

We found that fungal inoculation actually reduced plant growth and suppressed important defence-related compounds in the roots. We also observed an increase in nematode populations in the soil, potentially due to lowered plant defences.
Of course this is only one example. And this experiment was not done in the field. Yet it is not the only study to have identified potentially negative consequences of biofertilisers.
Soil probiotics
Biofertilisers are similar to gut probiotics, in that both approaches aim to inject “good” microbes into places where they will prove beneficial. But just as the widely touted health benefits of gut probiotics <a href="https://www.sciencedirect.com/science/article/pii/S0092867418311024?via%3Dihub" target="_blank">don’t work for everyone</a>, our results paint a similar picture for soil fungi.
Put simply, there isn’t a one-size-fits-all fungal biofertiliser that will boost every crop in every environment. But that doesn’t mean we shouldn’t work towards improving our ability to use these fungi. In fact, this should be a priority – biofertilisers can be a powerful tool to help tackle the challenges posed by population growth and climate change.
In the right situation, biofertilisers can dramatically increase crop yields and pest resistance, potentially helping us grow more food, more sustainably. ‘Soil probiotics’ promise bigger, healthier crops, but there’s a downside

Australia’s federal agriculture minister, David Littleproud, has called for a boycott of supermarket-branded milk. He is angry about lack of support for a “milk levy” of 10 cents a litre wanted by the dairy industry to support drought-stricken farmers.
Fellow National Party colleagues have called for nothing less than a royal commission into the supermarkets’ support for farmers. Nationals leader, and deputy prime minister, Michael McCormack, has said he is open to the idea.
Amid intense price competition across many supermarket categories, the price of milk stirs passions like nothing else.
But calls to boycott supermarket-branded milk are misguided; and a royal commission would not be money well-spent.
The widely held belief that supermarkets are hurting dairy farmers by driving down the price of milk is incorrect.
It overlooks basic supply chain dynamics and the findings of the 18-month-long inquiry by the Australian Competition and Consumer Commission, which was ordered by then federal treasurer Scott Morrison to investigate the low milk prices paid to dairy farmers.
Indirect relations
Looking at the supply chain for fresh milk helps show why the retail price of supermarket-branded milk does not determine the price paid to farmers as some claim.
There are many players within a food supply chain: producers, processors, wholesalers, retailers and consumers.

Dairy farmers typically sell their milk to processors, who then sell to supermarkets. There is a relationship between the supermarket and processor, not supermarket and farmer. Whether the supermarket sells a litre of milk at $2, $3 or $4 has no direct relationship on the price the processor pays to the farmer.
In the words of <a href="https://www.accc.gov.au/publications/dairy-inquiry-final-report" target="_blank">the final report</a> of the competition watchdog’s Dairy Inquiry, “the farm-gate price paid to farmers for milk used to fulfil private label milk contracts is not directly correlated with private-label milk retail prices”.
Blame dairy processors
The ACCC’s report does identify a range of market failures due to bargaining power imbalances and information asymmetry, but these are crucially between dairy farmers and processors.
Dairy farmers’ weak bargaining power means any higher price paid by supermarkets to processors would not necessarily result in higher farm-gate prices. The ACCC report notes that farmers get no more money for the milk that is sold at higher retail prices (such as branded milk).
Processors, not supermarkets, set farm-gate prices in response to market conditions (global and domestic demand), at the minimum level required to secure necessary volumes. Farmers are not paid according to the type or value of the end product their milk is used in. They are paid the same price for their raw milk regardless of what brand goes on the container.

Also blame consumers
Supermarkets are under pressure to keep food prices low, particularly on staples such as bread, milk and eggs. This is evident from the fact that campaigns to get shoppers to exercise their power as ethical consumers quickly run out of steam.
In April 2016, for example, national attention on the plight of dairy farmers led to a campaign encouraging shoppers to leave “supermarket branded milk” on the shelves. In a single month the supermarket brands’ share of milk sales dropped from 66% to 51%. Then it began to rise again. Within a year it was back to nearly 60%.

Adding to confusion
While a milk levy to directly help farmers during the drought has many supporters, the disconnect within the supply chain means it is near impossible for retailers to pass the money directly to the intended beneficiaries. That, again, depends on those who buys the milk from the farmers – the processors.
Despite this, and because the ACCC inquiry’s findings have so far done little to dispel myths about the price of milk, retailers such as Woolworths have seen it as prudent to embrace the levy idea and publicly demonstrate support for dairy farmers.
All the additional proceeds from its “Drought Relief” milk go back to processor Parmalat, who is responsible for distributing the money to suppliers in drought-affected areas. Coles, meanwhile, has slapped a 30 cent levy on its three-litre milk containers, with the funds going to the Coles Drought Relief Fund.
These measures arguably add to continuing confusion about how the milk market works and the relationship between farm-gate and retail prices.
In the court of public opinion the supermarkets probably had no option but to go along with the charade.

MH Premium Farms has listed the Glaisnock mixed-farming enterprise, with the property to go under the hammer next month.
The offering is a 982 hectare landholding within the south-west slopes region of New South Wales.
Located 26 kilometres from Young and in proximity to Cootamundra, Temora and Harden, it is in an area described as "blue-ribbon mixed-farming land".
MH Premium Farms, owned by Sir Michael Hintze, current production model focuses on wheat and canola in rotation, while legume pastures support sheep, cattle and fodder enterprises.
Of the total landholding, 947 hectare (96%) is arable, while the remaining area is comprised of 20 hectares of grazing land and 16 hectares of support land.

Medway noted the property’s location, fertile soil characteristics and existing infrastructure meant it was well suited to a range of cropping enterprises and pastural improvements. 
MH Premium Farms’ Chief Executive Officer, Ed Dunn, said MHPF have owned Glaisnock for 10 years.
"It has been a great contributor to our portfolio," Dunn said.
"Our long-term manager of Glaisnock will be moving closer to Wagga to take up a senior role in our organisation.
"This has initiated the sale of the property with the funds to be reinvested in other opportunities."
Glaisnock is being offered for November 15 auction.

Sydney CBD strata office sold after four decades

An industrial office/warehouse in Rowville has sold for $13 million for the first time in 20 years to a local owner-occupier, highlighting the tightly held nature of Melbourne’s south-eastern industrial precinct. 
Savills Australia’s Kosta Filinis and Lynton Williams brokered the off-market deal for 800 Wellington Road at a land and building rate of $1,600 per sqm. 
“The sale demonstrates the current strength and depth for established, large-scale facilities in this tightly held, fully developed industrial precinct of Melbourne,” Mr Filinis said. 
Mr Filinis went on to say that due to the proximity to Eastlink, assets in the Rowville precinct were in strong demand from both owner-occupiers and investors.  
“The precinct is highly regarded and with very limited supply, industrial values are on a strong upward trajectory.” 
The 20,940sqm site enjoys a main-road position and encompasses an 8,140sqm building, including 774sqm of office space and multiple loading docks.

Rowville office warehouse fetches $13 million through Savills

JLL's Retail Investments team, led by National Director Jacob Swan, have brokered a deal with a combined sale price exceeding $10 million for The Milton's retail and commercial portfolio in Brisbane's inner west.
The Milton was developed as a transport-oriented development (TOD) and incorporated within the Milton train station, approximately 2 km west of the Brisbane CBD.
The portfolio included an office component of two vacant podium suites totalling 1,237 sqm, along with a retail component of four separate retail tenancies leased to local and international food and beverage operators including Max Brenner, La Stazione and Ribs &amp; Rumps.
The retail tenancies were on long-term leases, all between seven and 10 years.
Five separate transactions were completed by the team.
The office lots were sold to separate owner-occupiers.
Sam Byrne who helped broker the deal said, "One owner-occupier relocated from Ashgrove, the other relocated from St Lucia; one is in education, the other in software development."
"The retail lots sold to a mix of private investors; one based in Cairns, the other in Brisbane," he added.
Campbell Bowers another colleague of Jacob Swan, said "the price point (sub $5million), long term leases and highly recognisable tenant profile of the retail investments was a highly sought-after proposition in the current market and therefore generated interest from an abundance of self-managed super funds and high-net-worth individuals."
"New residential apartment development is now driving population growth in Milton, typically a commercial area," Mr Bowers concluded.

A Mount Isa Motel and Serviced Apartment complex has hit the market for the first time.
Located at 79-83 Marian Street, the Spinifex is being offered for sale via marketing agents Leon Alaban, Christian Tsalikis, and Peter Capps of Savills.
Sales Executive of Savills Sunshine Coast, Peter Capps, said the Spinifex Motel and Serviced Apartments offers the future owner a strong income stream.
“The diversified holding ensures security of investment, and is being offered in-one-line or for individual purchase,” Mr Capps said.

Contrary to Labor’s claims, its policies on negative gearing and capital gains tax will not increase the supply of new housing or create new jobs in the building industry according to new independent economic modelling commissioned by Master Builders Australia.
According to modelling prepared by Cadence Economics if Labor’s policies are implemented it will mean:
1. Up to 42,000 less new dwellings being built across the country.
2. Up to 32,000 less full time jobs.
3. Up to $11.8 billion less building activity.
4. Up to $210 million less renovation building activity.
Labor’s policies on negative gearing and CGT fails its own test. “Master Builders calls on the ALP to rethink their policies in the light of this new research and a changed housing market. Australia cannot afford for housing supply, building activity and employment to go backwards.
Cadence Economics was commissioned by Master Builders Australia to test Labor’s claims that its policy to restrict negative gearing to investments in new housing and halve the capital gains tax (CGT) discount to 25 per cent all properties will increase the supply of new housing and employment in the building industry.
The results of the modelling show that within five years of Labor’s property tax policy being implemented the construction of new housing would fall in all states and territories and employment would fall over the same period.
Labor has previously stated their policies would boost new dwelling construction “by thousands of new homes each year."
On the other hand independent modelling by Cadence Economics shows that Labor’s policy would mean up to 42,000 fewer new homes would be built over the five years following the implementation of Labor’s policies, resulting in a reduction in the value of residential building activity of between $2.8 billion and $11.8 billion.
Home renovations would also be hit by an expected reduction of between $50 million to $210 million in activity over a five year period.
Inevitably this would mean a fall in employment which is expected to be between 7,200 and 32,000 less jobs across the country.
Finally, the context of Labor’s policies, namely an ‘overheated’ housing market no longer exists bringing into question the need for reforms to curb investor activity.

A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.

The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.

Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.

Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.

Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.

Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.

Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.

The appeal of Rainbow Bay has extended well beyond the surfing community.

International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".

The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.

Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.

<h2>Boutique project draws owner-occupiers</h2>

Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.

The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.

Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.

The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.

After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.

Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.

He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.

Who's who of buyers revealed as Esprit Rainbow Bay settles

Nature Based Cities (NBC), the not-for-profit organisation focused on improving biodiversity and nature outcomes in urban development, has launched its latest industry design guidelines and accreditation framework, this time targeting precinct-scale residential communities.

The move extends NBC’s influence beyond its initial focus on medium and high-density residential developments. Several projects have already achieved NBC accreditation since the launch of its Medium &amp; High-Density Residential Guidelines in early 2025.

The expansion into masterplanned communities and new residential precincts reflects the growing need for stronger nature-positive benchmarks as Australia’s outer suburban growth corridors continue to expand at pace.

Paul Hameister OAM, NBC Founder and the Executive Chairman of Melbourne developer Hamton who itself leans heavily into nature and biodiversity in its developments, says the&nbsp;nature-first approach to mitigate the effects of climate change has become standard in other parts of the world such as the UK, but Australia is lagging.&nbsp;Australia’s environmentally sustainable design (ESD) rating tools have no minimum mandatory requirements for living landscapes.

“We’ve always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren’t there,” Hameister says. “In Australia, you can have a five-green-star rated building that’s concrete and glass with not a blade of grass. 
 
“The focus is on reducing emissions, which is laudable, but there hasn’t been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities.”

He says that having now&nbsp;made good progress in supporting developers of medium and high-density residential projects, NBC is now looking to bolster better nature-based decision-making and recognise developers of greenfield projects in the outer ring and large inner-ring brownfield precincts, who want to champion nature and living landscape as a defining feature.

Since 2022, the not-for-profit has sought to remove the roadblocks preventing developers from incorporating nature and living landscapes into their projects, shifting the conversation from the reduction of emissions and grey infrastructure, toward recognising nature as an essential infrastructure.

The New Communities Design Guidelines and Scorecard arm developers with the tools needed to deliver a nature positive outcome for their new communities. Intended to be adopted at the outset of the planning process, the guidelines are designed to help create communities that are cooler, healthier and more resilient while also enhancing social wellbeing and long-term economic value.&nbsp;

New Communities developers seeking accreditation will be independently assessed across a range of key criteria including ecology, tree canopy, biodiversity, and walkability. Once the masterplan is complete and submitted for approval, the scorecard is formalised based on proposed outcomes. Projects that meet the NBC criteria will receive either Commended or Exemplary accreditation outcomes, creating a clear benchmark for nature-positive new communities in Australia.&nbsp;

Janis Fischer, Director at Tract and NBC Advisory Council member, said the development of new communities in our suburbs can have a substantial impact on nature and biodiversity.

"By incorporating nature-based design principles at the inception of a project, developers and their design teams can achieve nature positive outcomes that are good for both people and the planet.’’&nbsp;

NBC accredited New Community projects will gain access to NBC branding and marketing tools to help communicate their nature-based credentials to purchasers and the broader market.&nbsp;

Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.

For buyers, that shift is showing up in practical inclusions that respond to changing habits. Work-from-home spaces, EV charging, wellness amenities, secure bike storage and parcel management are becoming part of the broader apartment conversation, reflecting a move toward buildings that reduce friction in everyday life.

Online shopping has become one of the clearest examples of that change.

Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online. That has made parcel delivery a regular part of apartment living, rather than an occasional inconvenience.

For apartment residents, however, the delivery process can be less straightforward than it is for detached homes. Parcels may be left in lobbies, redirected to Post Offices, missed entirely, or placed under the responsibility of building managers and concierge teams.

That is why secure parcel infrastructure is increasingly being considered alongside more familiar apartment amenities.

Australia Post Parcel Lockers offer one way to address the issue. When a parcel arrives, residents receive a notification through the AusPost app or SMS, then collect it using a QR code or one-time PIN. The parcel is kept secure, accessible and removed from common areas.

The broader Parcel Locker network now includes more than 1,500 locations across Australia, positioned at Post Offices, shopping centres, supermarkets, transport hubs and other accessible locations.

For new apartment projects, the relevance is clear. A building’s amenity offering is no longer only about lifestyle spaces, but also about convenience, security and functionality.

As buyer expectations evolve, secure parcel delivery is becoming part of the same design conversation as flexible working, sustainable transport and resident wellbeing.

It is one less thing for residents to worry about, and another example of apartment design adapting to the way Australians now live.

While school holidays and trips to Europe tend to define the winter property market, there's been no cold snap at <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-177-walker-street-north-sydney-nsw-2060">The Walden</a> in North Sydney.

Developer-builder&nbsp;<a href="https://www.apartments.com.au/developers/aland">ALAND</a> sold more than $35 million worth of apartments throughout June, including a $6.8 million apartment that now ranks among the highest apartment sales ever recorded in North Sydney.

SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.

"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.

"Many recognise the opportunity to secure an apartment in an iconic building and premium location while values remain attractive. They may initially lease the property, but the intention is to eventually move in themselves, rather than purchasing purely as an investment."

Located at 177 Walker Street, The Walden will deliver 161 one, two, three and four-bedroom residences across a 30-storey tower designed by Rothelowman. The long-awaited redevelopment of the former Eastlakes Shopping Centre site has reached a major milestone, with Conquest's plans for a new mixed-use precinct officially placed on public exhibition.

The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.

The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.

Designed by DKO Architecture, the proposal comprises four residential buildings ranging from 14 to 18 storeys above a two-level retail podium. The development would deliver 736 apartments, including 74 affordable homes, 215 Build-to-Rent apartments and 521 market residences. Provision has also been made for dual-key apartments, which could increase the total number of dwellings to 877.

At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.

Conquest CEO Michael Akkawi said the redevelopment was about far more than replacing a shopping centre.

DKO said the design had been shaped by the site's landscape setting and surrounding open space.

"Our vision for the site embraces its unique Bidjigal identity by blending the residential living with generous landscaping and a material palette inspired by the Bidjigal locality, and celebrating the panoramic views to Botany Bay and the wetlands reserves."

"Taking cues from Country, we seek to harmonise built form with the landscape and lightly touch the earth. By reconnecting, retaining and regenerating existing ecology, and weaving in natural elements, we can deepen our connection to Country."

The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.

The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.

Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.

Conquest CEO Michael Akkawi said the redevelopment was about far more than replacing a shopping centre.
