Snap Fitness is opening up a new gym in Sherwood after signing a 5 year lease with a 5 year option at $190,000 per annum.
Snap Fitness was looking to expand their services into the area and found the high exposure location at 689 Sherwood Road ideal.

Retail leasing deals in the Brisbane fringe

Not only are more Australian parents giving their kids free handouts, they are failing to teach young ones how to work for and save money, a new survey by  comparison site finder.com.au has found.
The survey of more than 1,000 Australian adults found that while almost two in three Aussie kids (63%) are receiving pocket money – about 3.3 million kids aged up to 17 – only one in three of them (or about 1.09 million) actually have to do chores for their cash.
The state of our nation’s personal finances could be set to get even worse, as many parents who had to work for their childhood allowance are choosing to forgo this valuable lesson in their own parenting. Only two in five (42%) adults who had to do chores for their pocket money are now instilling these values in their kids.
The total cost of pocket money per child over the course of their childhood is $7,016 according to the finder.com.au study, with the average weekly allowance sitting at $9.30, or $483.60 a year per child.
Unsurprisingly, those children on the cusp of adulthood – aged 17 years – were found to be the most expensive age, costing their parents almost $800 for the year. Children aged 0-2 were receiving an annual average of $260 from their parents.
The study also found that parents were most likely to give their kids pocket money when they were aged 13-14, with 78% of parents doing so. As kids get older and start taking on part time jobs, the percentage of kids receiving pocket money decreases, dropping to 63 percent at 17 years-old.
The more children parents had, the less likely they were to give their kids pocket money with 60 percent of children with no siblings receiving an income, but only 34 percent of four-children households give their kids pocket money.
Michelle Hutchison, Money Expert at finder.com.au, said that there is a silver lining for parents looking to nurture good money habits in their children provided they give them the right tools.
"Teaching your kids the value of money from a young age is crucial to help them gain an understanding and respect for savings. Our research shows that not enough parents are proactive in teaching their kids the value of money on a regular basis by using bank accounts and pocket money for chores.
"Pocket money is a terrific way to teach kids how to value money but it's almost pointless without including conditions like doing chores and keeping the amount consistent.
“The finder.com.au research showed that children have been twice as successful at achieving a savings goal if they have their own savings account; We also found that kids who receive pocket money are more likely to have one. But there’s always room for improvement.Clearly the love of building savings begins young, so finding the right tools to spur their interest is vital.
“Giving a young one their own not only allows them to ‘play grown up’, it actually stimulates positive personal finance habits that will genuinely benefit their future selves.
"Pocket money doesn't have to be an expensive exercise – if you can teach your kids how rewarding it is to save up their money for a goal it will be even more meaningful."
Other findings from the finder.com.au survey:

<li>As kids age, their income tends to increase at 7.6% annually – that's compared to the average savings account rate of about 3%!</li>
<li>68% of parents surveyed received pocket money when they were a kid but 71% of which didn't have to do chores to receive it. About 1 in 3 parents who did receive pocket money didn't repeat the practice with their kids</li>
<li>Generation Y (aged 18-34) is the most likely age group to give their kids pocket money (54%). As parents age, the likelihood of giving pocket money decreases to 41% for Generation X and 37% for Baby Boomers who have children under 18.</li>
<li>27% of parents have not opened a bank account for their kids.</li>

<li>The state most likely to give their children pocket money is ACT (76%) followed by Tasmania (73%). Northern Territory kids are the least likely to receive pocket money (50%)</li>

The centre is anchored by Coles and Target Country and features 18 specialty stores.

Beaudesert Fair attracts new tenants

Master Builders Australia has welcomed the increase in approvals for the building of new homes - 4.2% seasonally adjusted in July 2015.
“The rise in dwelling units approved will add further to strength to the pipeline of work yet to be done by residential builders with 223,000 dwellings approved in the 12 months to July,” Peter Jones, chief economist of Master Builders Australia said.
“The volatile high rise apartment sector bounced back by 6.1% offsetting a fall of 3% in detached housing approvals as the mature stage of the cycle unfolds,” he said.
“Meanwhile, the value of alterations and additions work continues to accelerate, foreshadowing that it will take over as the driver of overall growth in the residential building sector.
"Although in seasonally adjusted terms approvals fell in July, comparing the three months to July to same period last year, the value of approvals is up 14.3%,” Peter Jones said.

A bumper 1,000-plus car bays are up for grabs in Melbourne as part of an unprecedented property portfolio sale by Singapore's Lim family.
Colliers International’s Matt Stagg, Daniel Wolman, Oliver Hay and Trent Hobart have been appointed to sell two major commercial car parks at 380-406 Queen Street (corner A’Beckett Street), Melbourne and 16-32 Leicester Street, Carlton.
380 Queen Street is expected to attract interest in excess of $70 million, while 16-32 Leicester Street is estimated to sell for around $40 million.
“It is the biggest car park portfolio to be offered for sale in the Melbourne CBD for more than 10 years,” Mr Stagg said.
“On its own, this portfolio is substantial and unique, but current market conditions elevate the offering to an unprecedented level.” 
380 Queen Street is a large, 3,218sqm site that is home to a six-level commercial car park comprising 556 bays, constructed in 1987.
Situated in a high profile location on the corner of Queen Street and A’Beckett Street, it also includes a 1,917sqm ground floor showroom and office.
16-32 Leicester Street is a 2,040sqm site comprising a six-level commercial car park with 454 bays, on the border of the Melbourne CBD.
“The sale of the two properties comes at a time when the number of purpose-built commercial car parks throughout the Melbourne CBD and city fringe is rapidly reducing,” Mr Stagg said.
The car parks may be be purchased as a portfolio.
 The portfolio is for sale by international expressions of interest closing Thursday 8 October, 2015 at 3:00pm.
The Lim family paid $9 million for the larger six level car park on the corner of Queen and A'Beckett Streets and $4.5 million for the Carlton car park at 16-32 Leicester Street in the early 1990s.
The two car parks failed to sell 1999 when they were listed with hopes above $15 million.
Cox Architects have prepared a development scheme for a 71-storey residential tower with 850 apartments on the Queen Street site and 17-storey student housing block with 250 apartments on the Carlton site, but without any development approvals.

Too often, heritage buildings become the podium for a contemporary tower. At <a href="https://www.apartments.com.au/new-apartments/623-collins-607-623-collins-street-melbourne-vic-3000">623 Collins</a>, <a>Sterling Global</a> challenged its design team to reverse that process.

The brief to <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a> was deliberately simple: "Don't design around the heritage. Design from it." It became the philosophy behind a project that draws inspiration not only from two landmark heritage buildings, but from Collins Street itself, a street layered with architectural history and civic significance.

That philosophy has shaped one of <a href="https://www.apartments.com.au/developments/melbourne-vic-3000">Melbourne</a> CBD's most considered residential projects, where the 1924 State Savings Bank and neighbouring Batman's Hill Hotel have become the architectural foundation for 623 Collins rather than remnants preserved beneath a new development.

Rather than approaching the site as a blank canvas, <a href="https://www.apartments.com.au/developers/sterling-global">Sterling Global</a> saw the existing buildings as the beginning of the story.

"Sites like this rarely become available," the developer said.

"623 Collins wasn't simply an opportunity to develop a prominent CBD site. It was an opportunity to restore and reimagine one of Melbourne's important heritage landmarks while contributing to the continued evolution of Collins Street. For us, the existing buildings weren't constraints. They were the beginning of the story."

Instead of mimicking the ornate heritage architecture, Plus Studio studied the proportions, rhythm and craftsmanship of the original buildings before translating those characteristics into a contemporary 42-storey tower.

"The brief challenged us to create a contemporary landmark that respected Melbourne's architectural history without becoming nostalgic," Plus Studio said.

"Rather than mimicking heritage, we sought to understand its proportions, rhythm and material language before translating those qualities into a distinctly contemporary architectural expression."

The practice says the State Savings Bank and Batman's Hill Hotel became the project's primary source of inspiration, allowing the heritage buildings and contemporary architecture to exist "in conversation rather than contrast." Generous planted terraces further soften the transition between old and new, creating elevated green spaces while reinforcing the dialogue between the restored podium and the contemporary tower.

That dialogue continues throughout the interiors, where Melbourne designer Fiona Lynch developed a material palette inspired by the idea of alchemy, balancing contrasting materials that reference both the Neo-Grec detailing of the original bank and contemporary urban living. The result is a series of spaces that feel timeless rather than trend-driven.

The project will deliver 316 residences across four collections, Heirloom, Signature, Reserve and the Penthouse Collection, with each responding differently to its position within the building, from the restored heritage podium through to the upper levels of the tower. The Heirloom Residences retain defining heritage elements including original heritage windows, generous proportions and high ceilings, while the tower introduces contemporary homes with expansive layouts and elevated views.

Amenities have likewise been designed to support long-term city living rather than short-stay convenience. Residents will have access to concierge services, wellness facilities including a pool, cold plunge, sauna, steam room and gym, alongside private lounges, entertaining spaces and dedicated resident clubs.

Sterling Global says that approach is resonating with buyers seeking permanence rather than novelty.

According to the sales team, purchasers are looking for enduring architecture, generous floorplans, heritage character and long-term value, with many commenting that 623 Collins "doesn't feel like another apartment development" because of the way the architecture has been curated around the site's history.

“A new cobblestone laneway and landscaped connection between James Street and Gasworks unlock a missing pedestrian link, improving walkability and stitching together two of Brisbane’s significant urban destinations,” Bureau Proberts said in its Urban Design Report.

The Silo is planned as a mixed-use development incorporating apartments alongside a bar and centre activities including food and drink outlets, indoor sport and recreation, office and retail uses.

Architecturally, Bureau Proberts has conceived the building as a collection of vertically expressed, stepping forms rather than a single uniform tower. The composition rises from an articulated podium before being broken by a triple-height landscaped recreation level, with the upper section becoming more compact before terminating in a landscaped rooftop garden.

The project's name and architectural language draw directly from Newstead's industrial history. Patterned off-form concrete is proposed as the principal façade material, complemented by slender metal rod balustrades and extensive planting. The cylindrical and vertically ribbed elements give the building its silo-like expression, while curved balconies and planted edges introduce a softer subtropical layer.

“The Silo reinterprets its robust forms, scale and materiality through a contemporary subtropical architectural expression, creating a building that acknowledges its industrial legacy, while responding to the way the precinct is occupied today,” Bureau^Proberts said.

The recreation level is one of the defining breaks in the tower. Plans include a lap pool, mature subtropical planting and shared resident facilities within an elevated communal garden. Landscaping continues through the podium and onto the rooftop, where a further garden forms what the architects describe as a “subtropical crown” to the building.

At street level, the development has been designed to establish a more permeable block. Retail and hospitality tenancies address the public realm, while landscaped pedestrian spaces lead into the new laneway connection. Renders in the design report show the proposed “Silo Lane” as a substantial opening through the podium, framed by cylindrical concrete forms with cascading planting above.

The Silo continues Graya's move into larger apartment developments after building its reputation across high-end residential projects in Brisbane and the Gold Coast.

For downsizers, the project’s completed status removes much of the uncertainty associated with buying off the plan. Purchasers can inspect the finished apartments, understand their outlook and proportions, and move in without waiting for construction to conclude.
