One of the last remaining development sites in central Traralgon in Victoria's Gippsland region is on the market.
It is expected to fetch more than $3 million.
The <a href="https://www.realcommercial.com.au/property-land+development-vic-traralgon-501734170" target="_blank">14-28 Dunbar Road</a> mixed use site covering 30,900 square metres offers a range of development options, including high-density residential, retail, commercial, and aged care.
The property will be sold by expressions of interest closing November 11.

"Dunbar Road forms part of the Traralgon Inner City South Precinct, a precinct designated to deliver medium density residential and employment use development opportunities," Heatherich said.
The three hectare site has a combined 326 metres street frontage, is largely vacant with the exception of several warehouse-style buildings, is close to Traralgon’s town centre and railway station.
Lockwood said estimates of current residential land supply suggested Traralgon had only a four-year supply.

Valuation experts Herron Todd White have suggested that in comparison to the city and other SA regional areas, the returns on properties in the Mount Gambier region have been relatively good in recent years.
The November HTW review advised that while the rental returns are attractive for investment properties, capital growth in the region has remained relatively stable.
"Local and out of town investors are purchasing properties in Mount Gambier.
"Local investors typically will spend less on a property (say under $250,000) and generally lean towards a detached family home."
The report added that in recent years the number of unit sales occurring has stabilized, however they are approximately half of what they were around five years ago.
"In recent years we have averaged around 70 units sales a year, while from 2007 to 2009 there were approximately 140 unit sales per year.
"Out of town investors often have larger budgets and will invest in properties with a value greater than $300,000."
The review noted that properties in Mount Gambier are much more affordable than other regions and $300,000 will buy a good quality family home and will appear to the investor that they are getting good value for money compared to other locations.
"Also in this price range the dwellings are likely to have been recently constructed offering good tax depreciation benefits to the investor.
"Gross yields for groups of flats range from 6% to 8%.
Yields vary for a number of reasons, but typically the location, age of improvements and condition are the main influences."
The report showed that maisonettes have higher gross yields ranging from 8% to 10%.
"While the yields are higher these types of properties are generally riskier as they are situated in less desirable locations, accommodation is basic and properties tend to get poorly treated.
"Houses in regional areas can show gross yields of around 5% to 6%, however they typically are a more risky investment as market values can fluctuate and they can often have extended periods of vacancy."

High investment interest continues in Mount Gambier: HTW

The investor market in Canberra has generally increased with the Mr. Fluffy government buyback scheme proving to be the main stimulus for investment, Herron Todd White has reported.
The valuation firms monthly review explained that the nature of this scheme opens up the potential for smaller developments and subdivisions to occur, in particular, smaller townhouse developments.
"Potential investors or opportunistic builders and developers are actively looking for the right block with the appropriate zoning to possibly develop, which generally leads to a ripple effect within the suburb as values could increase due to the increased activity stimulation these potential blocks attract.
"This has not come into full effect but we see that this trend is on the cusp of occurring.
"However we can currently see that demand for general investment has tightened due to the slowed market conditions of Canberra. The current lease variation charges that developers must take on has been the biggest obstacle in investment and development.
The report goes on to mention there is still a significant amount of construction occurring in Canberra, whether it be units, in particular the north side and Molonglo Valley, or the development of green sites in Lawson, Moncrieff, Wright and Molonglo.
"The strong population of builders, which is a mixture of local and out of towners can see the potential opportunity of investment in these blocks of land and are expressing interest in these areas.
"These particular Mr. Fluffy blocks are predominantly within certain established circa 1940s to 1980s geographical pockets around Canberra where asbestos has been previously used. These pockets are mostly the inner city, Weston Creek/Woden Valley and the older suburbs of Belconnen and Tuggeranong."
The November review went on to show the yields that achieve a stronger return are found in the newer suburbs of Gungahlin and Woden Weston (5% to 6%) as the price points ($500,000 to $700,000) are relatively low and the quality of surrounding services is appealing.
"This yield is also evident in the modern areas of Macgregor as this suburb provides affordable modern dwellings ($400,000 to $600,00).
"The inner suburbs have a 3% to 4% yield due to the higher price points ($600,000 to $1 million) of these areas and the increase in newer boutique unit developments. As always in Canberra, it’s the inner suburbs that retain relatively strong capital value. Location is king."
Lawson is a brand new suburb in Belconnen and is in very close proximity to the University of Canberra and Westfield Belconnen, the review indicates.
"The vacant land sales have been very strong and we have noticed that some investors have been looking to build large dwellings accommodating a higher amount of bedrooms and bathrooms, perhaps looking to rent out the many rooms to potential students and increasing their gross yield.
"Location is the major driver, however until the suburb and general development of buildings and the respective services are completed in the area we cannot fully determine the extent of this."
The report concludes by suggesting availability of the Mr. Fluffy sites with development potential in the ACT will eventually run out in the medium to long term however the NSW government has recently acknowledged the presence of Mr. Fluffy dwellings in the NSW Queanbeyan region.
"Perhaps similar townhouse and unit developments will occur in these areas."

The latest HTW report notes that Newcastle residential yields are in the 3.5% to 4.5% range - which they describe as exceedingly low.
The Herron Todd White report suggested investors were in such instances having an over-reliance on capital growth to keep their investment equation in balance.
"This is also likely to mean that unless rental rates start increasing again, values may have to correct themselves," it tipped.
The valuation firm Herron Todd White noted the recent rate rises by the banks did not come without warning.
"APRA has been making noises about the capital raising of lenders for some time" the HTW November report states.
"The general consensus appears to be that several markets are overheated and a correction could be a major economic issue for Australia.
"The recent move to increase the interest rate for investors has had the effect of subduing the ardour from some investors to portfolio build, likely the prime goal of the rise.
"While the actual increase itself is minor, the psychological effect is something more substantial.
"We have had a long sustained period of interest rate decreases."
The HTW report highlights that the last increase by the RBA dates back to November 2010 and since that time investors have seen capital values rise, rental rates rise and portfolio values increase with little to no effort.
"To suddenly see an interest rate increase is a fundamental shift in mindset that may rock a few and place on the back foot those investors who have leveraged their portfolios too high."
The report goes on to suggest that discussions with agents indicate that investor enquiry in the Hunter is waning slowly.
"Previously agents could sell investment stock to a list on a database without the irritating hard work that open homes and general listing duties generally require.
"Instead of setting a price on the off chance that someone takes the hook, prices now require a little bit of prep work prior to unleashing them on the market.
"One might say that purchasers are at that point where they are exercising a small, but increasing amount of power to be choosy. Are the days of the seller’s market over?
"We aren’t that keen to declare that statement fact yet, but fledgling signs are there, as if a tiny seedling is emerging in the first few days of spring from the damp, steaming ground.
"What could stop it? Why, your retired dad doing you a favour and attacking your weeds with Roundup TM of course.
"Nothing like dad maintaining a garden.
"Rental rates in the Hunter region have been stagnant for a period of time now, unless you are in an area impacted by mines where the rates have been falling for a number of years now", says the HTW November review.
"Rental rates are one side of the yield/value/income triangle."

Mount Gambier Central is a single-level predominantly enclosed and air-conditioned shopping centre developed in 1986. Upgrades in 1997 and 2010 provided modern entrances, malls and store fit-out.

The selling agents were Peter Isaksson, Rino Carpinelli and Steven Lerche of Savills.

Architecturally, Bureau Proberts has conceived the building as a collection of vertically expressed, stepping forms rather than a single uniform tower. The composition rises from an articulated podium before being broken by a triple-height landscaped recreation level, with the upper section becoming more compact before terminating in a landscaped rooftop garden.

The project's name and architectural language draw directly from Newstead's industrial history. Patterned off-form concrete is proposed as the principal façade material, complemented by slender metal rod balustrades and extensive planting. The cylindrical and vertically ribbed elements give the building its silo-like expression, while curved balconies and planted edges introduce a softer subtropical layer.

“The Silo reinterprets its robust forms, scale and materiality through a contemporary subtropical architectural expression, creating a building that acknowledges its industrial legacy, while responding to the way the precinct is occupied today,” Bureau^Proberts said.

The recreation level is one of the defining breaks in the tower. Plans include a lap pool, mature subtropical planting and shared resident facilities within an elevated communal garden. Landscaping continues through the podium and onto the rooftop, where a further garden forms what the architects describe as a “subtropical crown” to the building.

"The scale of the site allowed Fortis to think beyond a standalone apartment building," the developer said.

The emphasis on walkability has also resonated with buyers.

Interest has been strongest from established owner-occupiers, particularly downsizers from Richmond and Melb​ourne's inner east who want to remain close to familiar restaurants, workplaces, family and social networks while moving into a more secure, lower-maintenance home. The project is also attracting Mornington Peninsula and interstate buyers seeking a Melb​ourne residence they can lock up and leave between visits.

Many are looking for generous living spaces, room to entertain, quality finishes and confidence in the project team, but location remains one of the biggest deciding factors.

Walker Corporation is doubling down on Maroochydore following the successful sales campaign at its first residential project in the emerging CBD.

The national developer has filed plans for <a href="https://www.apartments.com.au/new-apartments/celeste-30-sunshine-coast-parade-maroochydore-qld-4558">Celeste</a>, a new 29-storey apartment tower at Lot 30 Sunshine Coast Parade, just metres from its under-construction SOL by Walker development.

The plans, prepared by Plus Studio, would see 208 apartments delivered across a 100-metre tower on the 2,376 sqm site, which fronts Sunshine Coast Parade, First Avenue and Future Way within the Maroochydore Priority Development Area.

The proposed apartment mix comprises 36 one-bedroom apartments, 48 two-bedroom apartments, 72 two-bedroom apartments with an additional multipurpose space, and 48 three-bedroom apartments.

The upper levels would be capped by two four-bedroom sub-penthouses and two four-bedroom penthouses, taking the total apartment count to 208. The preliminary yield study also provides 262 car spaces, 114 resident bicycle spaces and storage for each apartment.

It represents Walker's next major residential move in the new Maroochydore CBD after the success of SOL by Walker, its $220 million two-tower project nearby.

SOL launched to market in early 2025 and has since seen strong demand, particularly from local owner-occupiers. By February this year, Walker said the first SOL tower was nearing sell-out, with a strong waitlist also emerging for its recently released penthouse collection.

Construction is already underway on SOL, with the first tower expected to be completed in late 2027 and the second to follow in early 2028.

Celeste would take a different form to the twin 19-storey buildings at SOL.

Plus Studio has designed a single 100-metre tower above an activated podium, with the architecture responding to the site's prominent position and three street frontages.

The podium would incorporate commercial tenancies and public art, with sweeping façade elements wrapping the street edges. The scalloped concrete podium has been inspired by the patterns created in sand at low tide, while extensive landscaping would continue vertically through the tower.

The ground level plans show three commercial tenancies addressing Sunshine Coast Parade alongside the residential lobby and landscaped public realm. The podium would then accommodate several levels of car parking before the residential tower rises above.

Plus Studio said the tower had been designed to maximise views from each apartment, taking in the Maroochy River, Sunshine Coast hinterland, Cotton Tree and Maroochydore Beach and ocean.

Those views have also shaped one of the project's key features, with Walker proposing to put the primary resident amenity on Level 29 rather than lower within the building.

The rooftop would feature a 284.9 sqm pool area with an infinity edge, along with a cold pool, spa, sauna, 93.2 sqm gym, sunset lounge, BBQ and dining areas, pool deck and private dining space. Cabanas and day beds are also shown across the recreation level.

The two penthouses would extend across the upper levels and each feature private terraces and plunge pools.

<h2 data-end="4202" data-section-id="v5f4ix" data-start="4160">Walker's growing Maroochydore footprint</h2>

Celeste further reinforces Walker's commitment to the transformation of Maroochydore City Centre.

Walker is one of the key partners delivering the new CBD alongside Sunshine Coast Council and SunCentral Maroochydore, with the broader 62-hectare Priority Development Area occupying the former Horton Park Golf Course and surrounding land.

The precinct is ultimately expected to accommodate at least 4,000 new homes as Maroochydore evolves into the Sunshine Coast's principal commercial and residential centre.

When SOL secured approval in February 2025, Walker Managing Director and CEO David Gallant described it as the "first of many residential projects" the company planned for the Maroochydore City Centre.

Celeste now provides the clearest indication yet of what comes next.

The site sits immediately within the new CBD, with the design report identifying Sunshine Plaza and surrounding parkland within walking distance and Maroochydore Beach around a five-minute drive away.

For Walker, the timing of the application comes as its first residential bet on the new CBD appears to have been vindicated.

SOL has progressed from planning approval to construction while its first release has approached sell-out, giving Walker confidence to push ahead with another 208 apartments and take its residential pipeline in the Maroochydore City Centre to around 450 dwellings across the two projects.

Celeste remains subject to planning approval, with the architectural material describing the scheme as a preliminary yield study that may change through the assessment process.
