The landmark Alberg Hotel in Mount Buller is set to change hands for the first time in 28 years.

“We have both loved having input to the Chamber of Commerce and the marketing committees on the mountain and have enjoyed the last 37 years involvement very much and will be very sad to move on,” the couple said.
“We hope to be able to pass our history and knowledge on to new people with the drive and enthusiasm that this business deserves going forward.”
The hotel has been an iconic part of the Mount Buller community since its original construction in circa 1970.
Mount Buller is the premier ski resort in Victoria, with more than 300 hectares of skiable terrain.
Summer visitation has been reported to be increasing by some 5% year-on-year to achieve some 120,000 visitors in the traditional ‘off season’.
With the mountain situated some 1,800m above sea level, the winter months are the peak season with an average snow fall of 2.42m. 
Data from the Victorian Alpine Resorts End of Season Report Winter 2015 shows that Mount Buller is the most visited mountain in Victoria.

The third house renovated on this year's House Rules series was Team NSW Nancy and Daniel, who's rundown 60's house lies half way between their parent's homes.
Their south Sydney home which they settled on four years ago has a mortgage of $500,000.
When it came to choosing their home, its dire condition nearly scared them away.
"When we first walked in, we went, 'oh no, no' and we walked out," Nancy said.
"But then we came back," added Dan, after realising its potential.
Three years later and no renovations started, the couple were considering selling the house before being accepted onto the show.
“We were in the process of deciding whether we were going to actually go ahead and renovate, or if we were going to detonate and rebuild or sell, so we were tossing all of that up at the same time," Dan said.
"We were leaving it up to fate."

The couple have two kids, Jonathan, six, and Sophia, three, and didn't want to take time away from them renovating the home.
“We were going to renovate in stages and that would have taken so much of our time away from our children with every weekend spent on planning and renovating, so I really feel like this buys us 20 years with our children,” Nancy said.
They have a lot of concerns with the house, like dampness in the roof, poor layout and just being plain old and worn out..
Wanna-be house proud Dan shies away from inviting people over because of the state of their home.
“The reason we have applied for House Rules is because if someone is coming over Dan says, ‘Have they seen the house before? How long will they stay? Do they have to come over? Why can’t we go to their house?’ ” said Nancy.
A can-do attitude is what will see this pair through, who have limited hands-on experience in renovating.
“I wouldn’t call myself a renovator, not even a handyman,” says Dan.
The first couple on 2016's House Rules were Fil and Joe, who have a 1950's weatherboard house in Melbourne.
The second house transformed on air on this seasons House Rules was South Australian parents Michelle and Brooke.

A large Williamstown industrial site has sold under the hammer for $2.9 million.
The 7,081 sqm site at <a href="https://www.realcommercial.com.au/property-industrial+warehouse-vic-williamstown-501937546">64 Tennyson Street</a> was sold to a developer.
It has a combined 241 sqm frontage to Fink Street, Chelmsford Street and Tennyson Street.
Fitzroys agents Chris Kombi and James Gregson handled the auction campaign, in conjunction with Grita Angelucci and Sam Nadde of Property Au.
The site was offered with opportunities for investors, owner occupiers and developers, according to Chris Kombi.
It receveieced more than 60 enquiries throughout the campaign.
Gregson said the property is located in an established and highly sought after industrial precinct in Melbourne’s inner west, with the owner planning to divide the site into around 30 office/warehouse buildings.

Williamstown industrial site sold for $2.9 million

A private Australian syndicate is poised to resurrect the Hinchinbrook Harbour over the next decade.
The revival is expected to cost around $450 million but economic modelling forecasts more than $1 billion will be pumped into the Cassowary Coast region with its reignited tourism.
The Passage Holdings are the syndicate behind the development which includes a restoration of the Cyclone Yasi-ravaged marina, 600 additional residences, hotel, family resort, water theme park, international fishing village, 300-site motorhome park, campgrounds and backpacker accomodation.
MacroPlan Dimasi undertook an economic benefit analysis which showed the project's 10 year construction phase would generate $400 million in direct economic activity and a further $654 million indirectly.
The assessment suggests that the additional accommodation capacity, enhanced entertainment, recreation and general tourism amenity and infrastructure established throughout the development, will support and contribute to ongoing growth in visitation for the region.
Hinchinbrook Harbour will deliver around 90 full-time jobs onsite and 180 jobs indirectly each year during construction.
On completion, the community will support a 430 strong permanent workforce comprising retail, hospitality and office positions.
The completed Harbour would generate 420,000 visitor nights each year for the local industry.
Hinchinbrook Harbour sales and marketing agent Bruce Goddard, of Place Projects, said there had been a significant decline in visitor nights in the region, in part because of the effects of Cyclone Yasi and a post-GFC downturn in tourism.
“This redevelopment is a catalyst for wider economic stimulation and will see the region return to its pre-Yasi halcyon days,” he said.
“Hinchinbrook Harbour will deliver the tourism amenity and capacity required to enhance the overall regional offer.”

Port Hinchinbrook development to pump $1 billion into Cassowary Coast

With elections announced for July 2, domestic gripes are back and Australians are facing a few weeks of spin from polarised think tanks, economists and shock jocks, according to Rita Avdiev, managing director of the Avdiev Group.
In Oz, the economic divide is between the healthy service sector economies in the East and the hard yakka states where falling commodity prices bring rising unemployment and property value collapse. 
The property bubble
"It’s back, the slow leak mended by the Reserve Bank," she writes in a post on avdiev.com.au.
The RBA has dropped interest rates to a new low, great for borrowers, especially negatively geared investors, but another blow for self-funded retirees. What will be the unintended consequences on investor behaviour? What impact on welfare needs?
The negative gearing debate is continuing. Removing it was tried and abandoned in the mid-1980s, but that was too long ago for the lessons of history to be remembered. The current government intends to keep it. 
According to Rita Avdiev, it was a win for the property industry which has been the stand out performer of the Oz economy.
"We’ve done well in the pay stakes too. Salary rises in other markets have been low to negligible, property is well ahead."
Although the 2016 Avdiev Property Industry Report findings show a 3% median rise overall, under the surface there are stand out market sectors where shortages are severe and the attraction and retention strategies aggressive. Contributors reported massive pay increases and forecasts in development and building companies, for development managers, project managers and architects with 3-D modelling software skills, all in short supply.  
There’s been lots of action at the top of the property food chain – the major listed property funds, she says. Profits are up, foreign investment continues. Amalgamations, joint ventures and a spectacular but unsuccessful takeover attempt has resulted in resignations and renewal in the senior echelons of both companies. 
Commercial property is doing well, spare space capacity is being absorbed, especially in Sydney. 
Retail is softening - unseasonal weather, consumer sentiment and sluggish sales impact on rents and yields. Regulation, the availability of local finance and a potential slowdown of foreign funds are a worry for developers, especially for the seasoned ones who have seen it all before.  But hope springs eternal for the young ones, they are joint venturing with their sources of capital and looking ahead.
Real Estate has been super busy, at the big end of the property market, and in residential as well. But listing on the stock market is a brave move and does not guarantee success, even if it’s a large franchised residential network and a well known brand name. Time will tell.
The built environment consultants in the active market sectors of property are doing well, but a recent study of business conditions for architects in South Australia tells a tale of woe – fee cutting, low salaries, not enough work. They are not unique, similar conditions exist in other states too, depending on opportunity, specialisations and feral tendering competition.
The Sydney v Melbourne rivalry is still on, she writes.
Both are magnets for foreign investment, both have a healthy economy, dysfunctional planning controls, and infrastructure and transport problems. But the solutions are very different. The NSW government will fund a second harbour rail crossing. Victoria, having abandoned the East West road link at the cost of $1.1 billion, is now focused on removing road and rail level crossings which should have gone a long time ago. What will living next to overhead rail do for the residents of the world’s most liveable city? Shades of Chicago? NSW has completed a review of planning regulations – the latest of how many? What’s the next step? The Victorian Planning Minister has stopped reviewing and started making decisions to allow large CBD developments with foreign funding proceed.

Commercial property doing well, retail softening, but property still standout of Oz economy: Avdiev

A private investor from Queensland has snapped up Aviation House in Canberra for $68.1 million.
The sale by Colliers International director Tim Mutton represents the largest office building deal in Canberra this year.
Located in Woden, Aviation House was sold via an EOI process in conjunction with JLL.
The property is an A-Grade office building comprising 14,812 sqm of high quality office accomodation over nine levels.
It is a fully leased commercial asset underpinned by three Commonwealth Government tenants.
It received interest from international and local buyers seeking to invest in metropolitan markets across the eastern seaboard.
Tim said that Canberra is attracting maiden investors who are finding that supply is becoming increasingly scarce in the Sydney and Melbourne major office markets.
“Major office buildings with Commonwealth leases located in our town centres are seen as attractive investments as the Australian Government considers local impacts before moving tenants out of town centre locations, which we’ve recently seen with Customs and Border Protection staying in Belconnen.
Mutton said that Aviation House represented another strong sale in a Canberra town centre and is great news for businesses in the Woden area, being one of Canberra’s major community and commercial hubs servicing a retail trade area of about 432,000 people and with some 130,000sq m of office space occupied by Government tenants.
Woden has seen an increase in infrastructure projects undertaken by the ACT Government, including the investment of more than $10 million in improving the Bus Interchange and street scapes.
The nearby Westfield Woden Shopping Centre is also to be extended and redesigned.
According to Colliers International research, four major office buildings have sold in 2016 totalling $152.325 million. Tim Mutton expects four more major office buildings to transact before the end of the year.

Aviation House in Canberra sells for 2016 record

Sales in Sydney CBD strata offices are being drive by record low interest rates, limited supply and strong demand for investors and owner-occupiers.
Ray White Commercial agent Anthony Harris said that there is now strong demand from tenants looking to buy as they are being forced to move due to the Sydney Metro Project, which will require compulsory acquisition of 19 commercial buildings.
“I think we will see some occupiers having to get out of the CBD to locate their business due to the shortage of supply,” he said. 
“On the leasing side we are seeing multiple tenants compete for space and in some cases tenant advocates offering to pay higher than the advertised rental in an effort to secure properties for their clients.”
Anthony completed two sales in a York Street building for $8.35 million, and one of them was on the first day of market.
The whole 541 sqm office space at level 2/33 York Street sold for $4.25 million on behalf of a private syndicate to an owner occupier who will use it as a medical business.
“The office comes with four car spaces and the sale price represents a rate of just over $7,100 per sqm, assuming a value of $100,000 per car space,” Harris said.
The other 545 sqm office on level six of the same building sold for $4.1 million to the Egyptian Consulate on behalf of Century 21 Australia chairman Charles Tarbey.
“This office comes with three car spaces, representing a rate of around $7,000 per sqm and $100,000 per car space,” Harris said.

Malvern's Chanel channeled trophy home

The second house transformed on air on this seasons House Rules was South Australian parents Michelle and Brooke.
The Adelaide parents have a 1920's Californian bungalow with a mortgage of $426,000, their prize should they win the Channel 7 competition.
Michelle and Brooke were ecstatic to have bought a house in their dream suburb.
“We love the area; we love the people," Brooke said.
"It’s a great little community especially for Michelle as it’s very arty.
"We are so close to the city, the trams, the beach, close to everything.
Brooke, 43, is a landscaper and ex-footballer who spent a year on the Adelaide Crows books and notched up 165 games in the SANFL for West Adelaide and Glenelg.
“We are set up for retirement - we are next to the bowls club, the tennis club and the croquet club," added wife Michelle.
But the only reason they could afford their house is the fact it sits, literally, right next to the freight train main route from Adelaide to Melbourne.
“Even though we are used to them and they don’t bother us that much, every now and then this massive freight train comes by.” says Michelle.
The inside was a bit of a shambles as well, bringing the price down into their price range.
“I had always wanted a house we could do work to; an old character home we could put our love and inspiration into,” says landscaper Brooke, who admits to having plenty of love but not enough money to bring his ideas to life.
But he had a good start with some basic renos when they first moved in, mainly because cooking in the original kitchen ended up producing inedible meals.
“The chimney was still open so every time you were cooking if there was wind then soot would come down all into your food,” explains Brooke.
So they installed a new kitchen, but admit it is in the wrong location in the house as the bathroom sits right to it.
They did other basic necessities like painting, floorboards and fixing the ceilings – but alas, they have cracked and sagged again already.
“They are still the original horsehair ceilings so they have all dropped and so you can see all the gaps and the dust coming through,” he says.
Designer Michelle admits to being extremely nervous about handing over her keys and the design of her home to anyone else.
“I’m really particular and I know how I like things,” she admits.
“People say that when they buy me presents they are really nervous as I’m quite fussy; it’s rare that someone buys me something I love.”
Parents to Addison, eight, and Tildie, five, they wrestled with the idea of leaving their kids behind to embark on a national renovation tour, but in the end they say they are doing it for the benefit of their family.
“The reason it is all happening is for them, we stressed to them the whole time we are going to build a new house so you have a new room and can invite people over,”  says Brooke.

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/graya">Graya</a> has secured a prime Newstead site from fellow developer Fraser, subsequently lodging plans for The Silo, a major mixed-use residential project in Newstead designed around a new public laneway linking the James Street precinct with the wider Gasworks and Newstead neighbourhood.

Proposed for the corner of Chester and Morse streets, the <a href="https://www.apartments.com.au/architects/bureauproberts">Bureau^Proberts</a>-designed project places its strongest emphasis at ground level, where retail, landscaping and a new cobblestone pedestrian connection would open the site to the surrounding neighbourhood. The design team describes The Silo as “more than a residential building”, positioning the development as an extension of Newstead’s public realm rather than a standalone apartment tower.

“A new cobblestone laneway and landscaped connection between James Street and Gasworks unlock a missing pedestrian link, improving walkability and stitching together two of Brisbane’s significant urban destinations,” Bureau Proberts said in its Urban Design Report.

The Silo is planned as a mixed-use development incorporating apartments alongside a bar and centre activities including food and drink outlets, indoor sport and recreation, office and retail uses.

Architecturally, Bureau Proberts has conceived the building as a collection of vertically expressed, stepping forms rather than a single uniform tower. The composition rises from an articulated podium before being broken by a triple-height landscaped recreation level, with the upper section becoming more compact before terminating in a landscaped rooftop garden.

The project's name and architectural language draw directly from Newstead's industrial history. Patterned off-form concrete is proposed as the principal façade material, complemented by slender metal rod balustrades and extensive planting. The cylindrical and vertically ribbed elements give the building its silo-like expression, while curved balconies and planted edges introduce a softer subtropical layer.

“The Silo reinterprets its robust forms, scale and materiality through a contemporary subtropical architectural expression, creating a building that acknowledges its industrial legacy, while responding to the way the precinct is occupied today,” Bureau^Proberts said.

The recreation level is one of the defining breaks in the tower. Plans include a lap pool, mature subtropical planting and shared resident facilities within an elevated communal garden. Landscaping continues through the podium and onto the rooftop, where a further garden forms what the architects describe as a “subtropical crown” to the building.

The Silo continues Graya's move into larger apartment developments after building its reputation across high-end residential projects in Brisbane and the Gold Coast.

Walker Corporation is doubling down on Maroochydore following the successful sales campaign at its first residential project in the emerging CBD.

The national developer has filed plans for <a href="https://www.apartments.com.au/new-apartments/celeste-30-sunshine-coast-parade-maroochydore-qld-4558">Celeste</a>, a new 29-storey apartment tower at Lot 30 Sunshine Coast Parade, just metres from its under-construction SOL by Walker development.

The plans, prepared by Plus Studio, would see 208 apartments delivered across a 100-metre tower on the 2,376 sqm site, which fronts Sunshine Coast Parade, First Avenue and Future Way within the Maroochydore Priority Development Area.

The proposed apartment mix comprises 36 one-bedroom apartments, 48 two-bedroom apartments, 72 two-bedroom apartments with an additional multipurpose space, and 48 three-bedroom apartments.

The upper levels would be capped by two four-bedroom sub-penthouses and two four-bedroom penthouses, taking the total apartment count to 208. The preliminary yield study also provides 262 car spaces, 114 resident bicycle spaces and storage for each apartment.

It represents Walker's next major residential move in the new Maroochydore CBD after the success of SOL by Walker, its $220 million two-tower project nearby.

SOL launched to market in early 2025 and has since seen strong demand, particularly from local owner-occupiers. By February this year, Walker said the first SOL tower was nearing sell-out, with a strong waitlist also emerging for its recently released penthouse collection.

Construction is already underway on SOL, with the first tower expected to be completed in late 2027 and the second to follow in early 2028.

Celeste would take a different form to the twin 19-storey buildings at SOL.

Plus Studio has designed a single 100-metre tower above an activated podium, with the architecture responding to the site's prominent position and three street frontages.

The podium would incorporate commercial tenancies and public art, with sweeping façade elements wrapping the street edges. The scalloped concrete podium has been inspired by the patterns created in sand at low tide, while extensive landscaping would continue vertically through the tower.

The ground level plans show three commercial tenancies addressing Sunshine Coast Parade alongside the residential lobby and landscaped public realm. The podium would then accommodate several levels of car parking before the residential tower rises above.

Plus Studio said the tower had been designed to maximise views from each apartment, taking in the Maroochy River, Sunshine Coast hinterland, Cotton Tree and Maroochydore Beach and ocean.

Those views have also shaped one of the project's key features, with Walker proposing to put the primary resident amenity on Level 29 rather than lower within the building.

The rooftop would feature a 284.9 sqm pool area with an infinity edge, along with a cold pool, spa, sauna, 93.2 sqm gym, sunset lounge, BBQ and dining areas, pool deck and private dining space. Cabanas and day beds are also shown across the recreation level.

The two penthouses would extend across the upper levels and each feature private terraces and plunge pools.

Celeste further reinforces Walker's commitment to the transformation of Maroochydore City Centre.

Walker is one of the key partners delivering the new CBD alongside Sunshine Coast Council and SunCentral Maroochydore, with the broader 62-hectare Priority Development Area occupying the former Horton Park Golf Course and surrounding land.

The precinct is ultimately expected to accommodate at least 4,000 new homes as Maroochydore evolves into the Sunshine Coast's principal commercial and residential centre.

When SOL secured approval in February 2025, Walker Managing Director and CEO David Gallant described it as the "first of many residential projects" the company planned for the Maroochydore City Centre.

Celeste now provides the clearest indication yet of what comes next.

The site sits immediately within the new CBD, with the design report identifying Sunshine Plaza and surrounding parkland within walking distance and Maroochydore Beach around a five-minute drive away.

For Walker, the timing of the application comes as its first residential bet on the new CBD appears to have been vindicated.

SOL has progressed from planning approval to construction while its first release has approached sell-out, giving Walker confidence to push ahead with another 208 apartments and take its residential pipeline in the Maroochydore City Centre to around 450 dwellings across the two projects.

Celeste remains subject to planning approval, with the architectural material describing the scheme as a preliminary yield study that may change through the assessment process.
