Dr Stanley Quek, owner of diversified real estate group Greencliff, has bought the Quadrangle Shopping Village in Castlecrag, on Sydney’s lower north shore for $25 million.
The neighbourhood shopping centre is located on the corner of busy Eastern Valley Way and Edinburgh Road.
It has been acquired from the Mok family who had held the property for over 30 years in an off-market direct yield of just under 5 percent.
Current tenants of the shopping centre include IGA, Rodney Clark and Australia Post, as well as a number of convenience retailers and food and beverage operators.
The purchase represents Greencliff’s continued diversification in the property space following Dr Quek’s retirement as CEO and chairman of Frasers Property Australia.
Dr Quek said he wanted to bring "exciting concepts" to the neighbourhood village.

A commercial in-fill site with redevelopment potential (STCA) at Glen Waverley has been sold for $6.25 million.
The 810 sqm at 50 Montclair Avenue, Glen Waverley, was sold prior to auction to a local developer by Ray White Commercial Glen Waverley’s Ryan Trickey and Ben Ainsworth.
Mr Trickey said the property had been <a href="https://www.heraldsun.com.au/realestate/news/melbourne-vic/glen-waverley-property-sells-for-55-million/news-story/70a0be6fbd09fe20fc6a37198e302580" target="_blank">sold at auction last year</a> for a then record price for the precinct of $5.5 million but the buyer was not prepared to settle.
Mr Ainsworth said the property is a Commercial 1 zone in-fill site with an existing building and user friendly land.
“This is a proven redevelopment precinct with existing permitted construction underway,” he said.
“There is an opportunity for a 6 to 10 level high (or more STCA) density mixed use development on this site (STCA) and holding income short or long term from the existing building.”
Mr Trickey said Ray White Commercial Glen Waverley have leased more than 70 per cent of the adjoining 8 level Commercial 1 Zone building now due for completion in late 2016.
“This equates to more than 3,000 sqm of a potential 4,000 sqm which is proof of the demand,” he said.
“It has been reported that the proposed The Glen redevelopment will expand by 17,000 sqm and result in more than 500 new residencies over three new residential towers.
“Sites like 50 Montclair will be in high demand for supporting businesses to The Glen and Kingsway. “

Glen Waverley $5.5 million auction sale fails to settle, but higher price since secured

A commercial land site round the corner from The Block apartments in Port Melbourne has sold for $5.1 million.
The sale shows the strength of the Port Melbourne market. The Block paid $5.025 million for the property with huge 2533 sqm warehouse in December.
Comprising 977 sqm, <a href="https://www.realcommercial.com.au/property-land+development-vic-port+melbourne-501862946" target="_blank">550 Williamstown Road</a> came with a permit for 33 apartments with a ground floor commercial space.
It last traded for $3.425 million in 2014. CBRE Victoria agents Josh Rutman, Julian White and Mark Wizel secured the sale.
The property is currently a 500sqm showroom/warehouse which has been listed for rent through CBRE Melbourne agent Guy Naseli.
The warehouse with roller door access offers an internal office.

Increase in September market listing activity: CoreLogic

The Southern Highlands residential property market has seen a marked increase in activity in both volume and prices over the last two years.
There has been a noticeable increase in activity by investors, rental levels increased and are now steady, according to Herron Todd White's latest monthly market report.
The property advisory firm says that the increasing price trend is very strong in the lower to middle price brackets, up to $2 million.
Properties over $2 million are steady and also trading more briskly.
The tree change buyer relocating from Sydney is the main active buyer type HTW advised.
Traditionally the Southern Highlands property type is the older style character home (1890s to 1950s) that are within short walking distance of the town centres and local amenities.
HTW noted there has been good renovation and extension activity in these well located, traditional property types in Old Bowral, Mittagong and Moss Vale.
"There is also an emerging property type of suburban style modern and semi-modern homes on land sizes of 700 square metres up to 4,000 square metres.
"These modern homes appeal predominantly to young families."
It reported there has been good land sales activity in the now established residential subdivision precincts such as Renwick Estate (Mittagong), Bingara Gorge (Wilton) and more recently smaller more affordable lots at Darraby Estate (Moss Vale) and Nattai Ponds (Braemar).
"This uptick in activity has seen the emergence of residential infill developments in the townships of Bowral and Mittagong, with established larger land lots being subdivided into smaller allotments which are keenly sought after. 
"If interest rates remain at these historically low levels, we consider these market increases to be sustainable and should continue over the next six months."
Similar to the Highlands, there is now a mix of traditional property types in the Southern Tablelands. Previously, demand was for well located older homes and while these remain sought after, there has also been a push for modern family homes.
Goulburn has seen steady to increasing trends over the last five years.
"There have been good land sales in the new, modern residential estates in Goulburn, including the Belmore Estate, Merino Country Estate and the Mistful Park Estate," HTW noted.
"There is good construction activity of new homes being built."
Goulburn is rich in heritage architecture and there is also good renovation construction activity in these older character homes.
The main buyer type is the tree change buyer from Sydney or Canberra, the Canberra commuter and the Sydney investor.
The market in Crookwell is also stead, HTW advised.
The rural residential property market (two to 100 hectares in land size) is steady to increasing slightly throughout the Southern Tablelands, with good activity from Canberra commuters and rural lifestyle buyers from Sydney.

Average time on market decreases in capital cities: CoreLogic

Australia's regional areas under now under the spotlight as value growth increases and capital city markets become less affordable.
CoreLogic observations confirmed that with most major regional areas now seeing an increase in home values, demand for housing in the regions is picking up and follows a number of years of being in the doldrums.
As an example, markets such as June quarter top performer, Illawarra, recently recorded its largest annual increase in values for houses at 14.3 percent, and units at 13.9 percent.
The CoreLogic Regional Market Report provided analysis on the performance of Australia’s largest council areas for:

<li>NSW: Newcastle &amp; Lake Macquarie, Illawarra, Richmond-Tweed;</li>

While the Illawarra region recorded the largest annual increase in values for both houses and units, CoreLogic research analyst Cameron Kusher said, “given that the Illawarra is close to Sydney, the result for the regional is likely to be contributing to its strength with some buyers priced out of the Sydney market now looking to this region.”
In contrast, the only regional market to record a fall in values, was Townsville where houses dropped by 4.5 per cent. Consistent with the Townsville result for houses, unit values in the city dropped by -3.7 percent. Unit values were also lower across the regions of Wide Bay at -1.2 percent, and Bunbury at -6.0 per cent.
In NSW, Newcastle and Lake Macquarie, and the Richmond-Tweed regions, saw home values rise by less than 10 per cent compared to stronger levels of growth in the Illawarra region. Transaction activity was lower over the year in two out of the three regions, with Richmond–Tweed showing a year-on-year growth in sales activity.
In Queensland, the two leading lifestyle markets of the Gold Coast and Sunshine Coast were the strongest performing regions across the state over the period, with an increase for both house and unit values.
Transaction activity results were mixed with sales volumes across the Gold Coast remaining steady over the year. However, these were well above the five-year average.
Both the Gold Coast and Sunshine Coast are recording annual rates of growth similar to that in Brisbane indicating rising demand for homes across the South-East Queensland region.
Across the Sunshine Coast, volumes fell over the 12 month period. Townsville, Wide Bay and Cairns followed with median values remaining relatively flat, or falling.
In Victoria, sales activity in Geelong and Latrobe–Gippsland dropped by 2 percent over the year; however median values and rental rates increased over the year. Geelong recorded the strongest performance, with house values rising by 5.6 percent and unit values up 3.4 percent, while across the rental market, advertised rental rates were up 3.0 percent and 3.6 percent respectively.
In Western Australia, the Bunbury region recorded mixed performance over the year. House values rose (+3.0 percent), while unit values fell (-6.0 percent).
CoreLogic research analyst Cameron Kusher said, “Overall, market conditions in Bunbury remained fairly weak over the period and is largely demonstrated by the fact that 14.3 percent fewer homes sold over the year to June 2016 when compared to June 2015.”
“Our latest data points to an increase of value growth in regional markets, particularly those which are located adjacent to capital cities. As people are priced out of certain capital cities, buyers now appear to be looking to these adjacent regions.”
“Home owners in Sydney and Melbourne have seen a substantial rise in housing equity over recent years. Subsequently we are seeing some evidence that these buyers are starting to look for holiday and investment properties in certain regional markets which is also providing an impetus for some of the value growth we are currently seeing,” he said.

CoreLogic sees house price growth in the regions

The power of The Block seems to be spreading in Port Melbourne, as a small vacant parcel has sold for just over $2 million, setting a suburb record in the process.
The 304 sqm block at <a href="https://www.realestate.com.au/property-house-vic-port+melbourne-123235006" target="_blank">186 Dow Street</a> fetched $2.055 million at auction after having high $1 million price hopes.
On the market for the first time in 112 years, sale represented a $7,000 per sqm record for Port Melbourne.
It was sold by Frank Callaghan and Craig Corby at Frank Gordon - Port Melbourne.
The parcel used to have a family home, but the property was demolished in the 1980s.
Developers "jaws dropped", according to Frank, as owner-occupier bidders took control.
It's just three blocks from the foreshore, adding to its value.
Developers will have to act fast if they want to build from scratch. 
Frank said there were only two empty blocks he knew of in Port Melbourne, which made the Dow Street space particularly rare.
“What was really interesting is that we sent a number of emails, in the thousands, and we have databases for builders that have been bidding on other properties that we had, that we have sold over the past couple of years, to be demolished or where they could seek a permit.

Photographer and author Anna Swain and her husband, builder Andrew, have listed their charming Byron Bay family home.
Bought for $460,000 in 2013 when just a 684 sqm block of Pacific Vista Drive vacant block, Andrew went about building the home, completing it just seven months after starting.

Three 82 brings boutique four-bedroom townhome collection to Ivanhoe

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/graya">Graya</a> has secured a prime Newstead site from fellow developer Fraser, subsequently lodging plans for The Silo, a major mixed-use residential project in Newstead designed around a new public laneway linking the James Street precinct with the wider Gasworks and Newstead neighbourhood.

Proposed for the corner of Chester and Morse streets, the <a href="https://www.apartments.com.au/architects/bureauproberts">Bureau^Proberts</a>-designed project places its strongest emphasis at ground level, where retail, landscaping and a new cobblestone pedestrian connection would open the site to the surrounding neighbourhood. The design team describes The Silo as “more than a residential building”, positioning the development as an extension of Newstead’s public realm rather than a standalone apartment tower.

“A new cobblestone laneway and landscaped connection between James Street and Gasworks unlock a missing pedestrian link, improving walkability and stitching together two of Brisbane’s significant urban destinations,” Bureau Proberts said in its Urban Design Report.

The Silo is planned as a mixed-use development incorporating apartments alongside a bar and centre activities including food and drink outlets, indoor sport and recreation, office and retail uses.

Architecturally, Bureau Proberts has conceived the building as a collection of vertically expressed, stepping forms rather than a single uniform tower. The composition rises from an articulated podium before being broken by a triple-height landscaped recreation level, with the upper section becoming more compact before terminating in a landscaped rooftop garden.

The project's name and architectural language draw directly from Newstead's industrial history. Patterned off-form concrete is proposed as the principal façade material, complemented by slender metal rod balustrades and extensive planting. The cylindrical and vertically ribbed elements give the building its silo-like expression, while curved balconies and planted edges introduce a softer subtropical layer.

“The Silo reinterprets its robust forms, scale and materiality through a contemporary subtropical architectural expression, creating a building that acknowledges its industrial legacy, while responding to the way the precinct is occupied today,” Bureau^Proberts said.

The recreation level is one of the defining breaks in the tower. Plans include a lap pool, mature subtropical planting and shared resident facilities within an elevated communal garden. Landscaping continues through the podium and onto the rooftop, where a further garden forms what the architects describe as a “subtropical crown” to the building.

Retail and hospitality tenancies address the public realm, while landscaped pedestrian spaces lead into the new laneway connection. Renders in the design report show the proposed “Silo Lane” as a substantial opening through the podium, framed by cylindrical concrete forms with cascading planting above.

The Silo continues Graya's move into larger apartment developments after building its reputation across high-end residential projects in Brisbane and the Gold Coast.

Walker Corporation is doubling down on Maroochydore following the successful sales campaign at its first residential project in the emerging CBD.

The national developer has filed plans for <a href="https://www.apartments.com.au/new-apartments/celeste-30-sunshine-coast-parade-maroochydore-qld-4558">Celeste</a>, a new 29-storey apartment tower at Lot 30 Sunshine Coast Parade, just metres from its under-construction SOL by Walker development.

The plans, prepared by Plus Studio, would see 208 apartments delivered across a 100-metre tower on the 2,376 sqm site, which fronts Sunshine Coast Parade, First Avenue and Future Way within the Maroochydore Priority Development Area.

The proposed apartment mix comprises 36 one-bedroom apartments, 48 two-bedroom apartments, 72 two-bedroom apartments with an additional multipurpose space, and 48 three-bedroom apartments.

The upper levels would be capped by two four-bedroom sub-penthouses and two four-bedroom penthouses, taking the total apartment count to 208. The preliminary yield study also provides 262 car spaces, 114 resident bicycle spaces and storage for each apartment.

It represents Walker's next major residential move in the new Maroochydore CBD after the success of SOL by Walker, its $220 million two-tower project nearby.

SOL launched to market in early 2025 and has since seen strong demand, particularly from local owner-occupiers. By February this year, Walker said the first SOL tower was nearing sell-out, with a strong waitlist also emerging for its recently released penthouse collection.

Construction is already underway on SOL, with the first tower expected to be completed in late 2027 and the second to follow in early 2028.

Celeste would take a different form to the twin 19-storey buildings at SOL.

Plus Studio has designed a single 100-metre tower above an activated podium, with the architecture responding to the site's prominent position and three street frontages.

The podium would incorporate commercial tenancies and public art, with sweeping façade elements wrapping the street edges. The scalloped concrete podium has been inspired by the patterns created in sand at low tide, while extensive landscaping would continue vertically through the tower.

The ground level plans show three commercial tenancies addressing Sunshine Coast Parade alongside the residential lobby and landscaped public realm. The podium would then accommodate several levels of car parking before the residential tower rises above.

Plus Studio said the tower had been designed to maximise views from each apartment, taking in the Maroochy River, Sunshine Coast hinterland, Cotton Tree and Maroochydore Beach and ocean.

Those views have also shaped one of the project's key features, with Walker proposing to put the primary resident amenity on Level 29 rather than lower within the building.

The rooftop would feature a 284.9 sqm pool area with an infinity edge, along with a cold pool, spa, sauna, 93.2 sqm gym, sunset lounge, BBQ and dining areas, pool deck and private dining space. Cabanas and day beds are also shown across the recreation level.

The two penthouses would extend across the upper levels and each feature private terraces and plunge pools.

Celeste further reinforces Walker's commitment to the transformation of Maroochydore City Centre.

Walker is one of the key partners delivering the new CBD alongside Sunshine Coast Council and SunCentral Maroochydore, with the broader 62-hectare Priority Development Area occupying the former Horton Park Golf Course and surrounding land.

The precinct is ultimately expected to accommodate at least 4,000 new homes as Maroochydore evolves into the Sunshine Coast's principal commercial and residential centre.

When SOL secured approval in February 2025, Walker Managing Director and CEO David Gallant described it as the "first of many residential projects" the company planned for the Maroochydore City Centre.

Celeste now provides the clearest indication yet of what comes next.

The site sits immediately within the new CBD, with the design report identifying Sunshine Plaza and surrounding parkland within walking distance and Maroochydore Beach around a five-minute drive away.

For Walker, the timing of the application comes as its first residential bet on the new CBD appears to have been vindicated.

SOL has progressed from planning approval to construction while its first release has approached sell-out, giving Walker confidence to push ahead with another 208 apartments and take its residential pipeline in the Maroochydore City Centre to around 450 dwellings across the two projects.

Celeste remains subject to planning approval, with the architectural material describing the scheme as a preliminary yield study that may change through the assessment process.
