Ashwood takes top spot for 2017 Melbourne hotspot for units

Australia’s international reputation for innovative architecture has been reinforced with this year’s Australian Institute of Architects’ National Architecture Awards receiving more than 890 entries across 14 categories.
From a diverse and hugely competitive field, the 2016 jury has shortlisted 79 projects out of 209 entries deemed eligible following the extensive Chapter Award program held earlier in the year.
Immediate Past President and 2016 national Jury Chair Jon Clements described the projects as ‘exceptional and inspiring’, and said they had sparked much debate among jury members Rodney Eggleston, Abbie Galvin, Stuart Vokes and Fenella Kernebone.
‘These prestigious awards provide an unparalleled opportunity to showcase the extraordinary talent of Australian architects,’ Mr Clements said.
‘The evolution of the profession, coupled with the creativity and commitment of our architects continues to raise the bar in design and leading practice.
‘We have identified a number of projects that delivered admirable outcomes from limited means. These projects highlight the enduring value of architecture and the clear and demonstrable public benefit dividend it delivers. Invention is often explored over fashion and clear commitments to client aspirations, and environmental and social sustainability, are paramount.’
Shortlisted projects include a destination winery, a grass-roots inspired regional art gallery, a converted fire station and a record number of standout homes that explore new possibilities.
Members of the public will once again have the opportunity to vote for their favourite residential project in the People’s Choice Award that launches on World Architecture Day, Monday 3 October. All winners will be announced at an evening ceremony hosted by Fenella Kernebone on Thursday 3 November at the Ivy Ballroom, Sydney.

Shortlist for Australia’s highest architecture honours unveiled

The Sydney CBD apartment of property developer John Boyd and his wife Marly has been described as the most impressive penthouse in Australia.
It is now gaining international recognition, having been announced as a finalist in <a href="https://www.internationaldesignexcellenceawards.com/finalist/sydney-penthouse-apartment/" target="_blank">the SBID International Design Awards 2016</a> in the residential design category costing over £1 million.
The bespoke decor was undertaken by the Sydney interior decorator, Blainey North.
Competition for the coveted prize comes from all over the world. The public can vote.
There's an apartment in One Hyde Park in London, the world's most luxurious residential apartment complex, among the finalists, as is the Haibo Sheshan Villa in Shanghai.
The prize is even being sought by the designers who fitted out a luxury 40 metre boat, formerly owned by fashion designer Roberto Cavlli.
The Boyd's apartment sits 43 storey's high above the ANZ Castlereagh Street office block which John Boyd sold to Grocon in 2013, while keeping the penthouse that overlooks Hyde Park.
Everything inside the three level apartment is custom made, including what's been described as the biggest rug in the southern hemisphere which was hand-sew back together as one piece.
North had only been contacted by Boyd with the intention of buying some of her custom-designed furniture, but after seeing the bare space she convinced the Boyd's to let her design it.
“I feel really comfortable designing this scale,” she told The Australian's Wish Magazine.
“The idea I tabled with them at [the first meeting] is that I felt there needed to be some sort of connecting [motif] and so we developed this idea of the black ribbon.
"It outlines and connects all of the different levels,” North explains.
She reckons the apartment even has a Batman feel to it, with the black ribbon effect which is made of wood with six coats of lacquer.
It comes down from the ceilings, traces the windows, turns into the bar unit, becomes the balustrade of the staircase and runs into the bedrooms where it becomes the bedside tables.
It ends on the top floor with its pool and cabana.
“We have been talking about Batman all through the design process,” North added.
“When you drive into the basement, you come into your own private lift and ride up into your apartment above a bank, which has views all around the city. 
"It is totally private, it’s totally secure and it’s kind of like this life in the sky in the middle of the city.”
The project adds to North's already impressive portfolio, having previously been commissioned for Nicole Kidman and Keith Urban's 798 sqm amalgamated penthouse high above Lavender Bay.
She's also designed office space for actor Russell Crowe.
She’s also been billionaire James Packer's preferred decorator overseeing the re-opening of the Conservatory buffet restaurant at Crown Casino in Melbourne. 
North, who married Russell Crowe’s personal assistant, Keith Rodger in 2011, is a fan of art deco.
Indeed her first home – sold in 2010 to model Lara Bingle at $882,000 – was in an art deco Darling Point apartment complex.
It was a renovated, one-bedroom unit with views which North had paid $700,000.
John Boyd's wife, Marly says Blainey had a much greater vision for the apartment as a whole entity.
"It has personality, it has homeliness, but it also pays great respect to the architecture which was always important to us.” 
Visitors are apparently greeted in the entrance hall with a built-in floor-to-ceiling wine fridge full of the world’s best bubbles.
"You will always be offered a glass of champagne," says Marly when you visit the Boyds’ incredible home in the sky.

Blainey North shortlisted in SBID Awards for Sydney penthouse design

Belconnen ranks amongst the ACT suburbs with the biggest gap between the top and bottom quarter sales, according to Investar.
It says that the difference between the bottom and top quarter is 149 percent with a gap difference of $127,000 when it comes to studio and one bedroom apartments.
Property Observer found examples at either end of the spectrum, ie at around $258,000 and at $385,000.
One was sold this January at <a href="https://www.realestate.com.au/property-apartment-act-belconnen-121388598" target="_blank">19b/9 Chandler Street</a> (below) which was a studio apartment sold for $245,000.

Another one was sold in July at <a href="https://www.realestate.com.au/property-apartment-act-belconnen-122848966" target="_blank">149/41 Chandler Street </a>(below) for $365,000.

There is also a big gap at Belconnen when it comes to two bedroom units. One was sold in August at <a href="https://www.realestate.com.au/property-apartment-act-belconnen-122476118" target="_blank">22/1 Buik Place</a> (below)for $273,000.

Bonner takes the top spot with a gap difference of $347,000 which translates to 191 percent between $380,000 and $727,000 for four bedroom houses.
The list was produced using live on the market rental and sales listing data.
It identified listings with one or more keywords that would indicate an large gap between the top and bottom quarter based on the price during those time periods.
This data is designed to identify suburbs with the highest percentage of price difference based on the descriptions used by agents and vendors.

Low price growth but Osborne Park ranks atop 2017 Perth hotspots list

An 1880's home in South Australia is set to trade hands for the first time in two decades.
Extended in 2008 which included the addition of a wine room, <a href="https://www.realestate.com.au/property-house-sa-medindie-123594362" target="_blank">the sandstone villa in Medindi</a> last sold for $469,500 in 1994.
Set on 1049 sqm, the home has four bedrooms, three bathrooms, a number of marble fireplaces and an outdoor courtyard.
The house will go to auction on October 8 through Fox Real Estate agent Andrew Fox.
The median house price in Medindie is $1.3 million according to CoreLogic.

Colliers International’s Justin Fried and Andrew Chrapot, in conjunction with Daniel Kelly and Lynton Williams of Savills, have sold 830 Wellington Road in Rowville.
“This significant freestanding cool room, dry store and office facility has been well maintained and was offered for sale with short term income from national long standing tenant, Parmalat Australia Pty Ltd,” Mr Fried said.
The Rowville precinct is located within easy access to all of the major south eastern arterial roads, with the Eastlink diamond interchange within 800m and 3km from its interchange with the Monash Freeway.

A 19-level office building on the doorstep of RMIT University in the Melbourne CBD is expected to fetch $50 million.
Colliers International, in conjunction with Charles Vraca of Melcorp, have been appointed to sell 50 Franklin Street on behalf of a consortium of 12 private investors.
The 19-level, 10,900sqm building with basement car parking will be offered with vacant possession following the departure of Salmat.
Situated on a 2213sqm site, the property's prior tenants included Qantas.
The building has sought after 9B certification, enabling it to be leased to education tenants.
It is already strata subdivided as 18 office floors with basement parking registered on separate titles.

Proposed for the corner of Chester and Morse streets, the <a href="https://www.apartments.com.au/architects/bureauproberts">Bureau^Proberts</a>-designed project places its strongest emphasis at ground level, where retail, landscaping and a new cobblestone pedestrian connection would open the site to the surrounding neighbourhood. The design team describes The Silo as “more than a residential building”, positioning the development as an extension of Newstead’s public realm rather than a standalone apartment tower.

“A new cobblestone laneway and landscaped connection between James Street and Gasworks unlock a missing pedestrian link, improving walkability and stitching together two of Brisbane’s significant urban destinations,” Bureau Proberts said in its Urban Design Report.

The Silo is planned as a mixed-use development incorporating apartments alongside a bar and centre activities including food and drink outlets, indoor sport and recreation, office and retail uses.

Architecturally, Bureau Proberts has conceived the building as a collection of vertically expressed, stepping forms rather than a single uniform tower. The composition rises from an articulated podium before being broken by a triple-height landscaped recreation level, with the upper section becoming more compact before terminating in a landscaped rooftop garden.

The project's name and architectural language draw directly from Newstead's industrial history. Patterned off-form concrete is proposed as the principal façade material, complemented by slender metal rod balustrades and extensive planting. The cylindrical and vertically ribbed elements give the building its silo-like expression, while curved balconies and planted edges introduce a softer subtropical layer.

“The Silo reinterprets its robust forms, scale and materiality through a contemporary subtropical architectural expression, creating a building that acknowledges its industrial legacy, while responding to the way the precinct is occupied today,” Bureau^Proberts said.

The recreation level is one of the defining breaks in the tower. Plans include a lap pool, mature subtropical planting and shared resident facilities within an elevated communal garden. Landscaping continues through the podium and onto the rooftop, where a further garden forms what the architects describe as a “subtropical crown” to the building.

At street level, the development has been designed to establish a more permeable block. Retail and hospitality tenancies address the public realm, while landscaped pedestrian spaces lead into the new laneway connection. Renders in the design report show the proposed “Silo Lane” as a substantial opening through the podium, framed by cylindrical concrete forms with cascading planting above.

Walker Corporation is doubling down on Maroochydore following the successful sales campaign at its first residential project in the emerging CBD.

The national developer has filed plans for <a href="https://www.apartments.com.au/new-apartments/celeste-30-sunshine-coast-parade-maroochydore-qld-4558">Celeste</a>, a new 29-storey apartment tower at Lot 30 Sunshine Coast Parade, just metres from its under-construction SOL by Walker development.

The plans, prepared by Plus Studio, would see 208 apartments delivered across a 100-metre tower on the 2,376 sqm site, which fronts Sunshine Coast Parade, First Avenue and Future Way within the Maroochydore Priority Development Area.

The proposed apartment mix comprises 36 one-bedroom apartments, 48 two-bedroom apartments, 72 two-bedroom apartments with an additional multipurpose space, and 48 three-bedroom apartments.

The upper levels would be capped by two four-bedroom sub-penthouses and two four-bedroom penthouses, taking the total apartment count to 208. The preliminary yield study also provides 262 car spaces, 114 resident bicycle spaces and storage for each apartment.

It represents Walker's next major residential move in the new Maroochydore CBD after the success of SOL by Walker, its $220 million two-tower project nearby.

SOL launched to market in early 2025 and has since seen strong demand, particularly from local owner-occupiers. By February this year, Walker said the first SOL tower was nearing sell-out, with a strong waitlist also emerging for its recently released penthouse collection.

Construction is already underway on SOL, with the first tower expected to be completed in late 2027 and the second to follow in early 2028.

Celeste would take a different form to the twin 19-storey buildings at SOL.

Plus Studio has designed a single 100-metre tower above an activated podium, with the architecture responding to the site's prominent position and three street frontages.

The podium would incorporate commercial tenancies and public art, with sweeping façade elements wrapping the street edges. The scalloped concrete podium has been inspired by the patterns created in sand at low tide, while extensive landscaping would continue vertically through the tower.

The ground level plans show three commercial tenancies addressing Sunshine Coast Parade alongside the residential lobby and landscaped public realm. The podium would then accommodate several levels of car parking before the residential tower rises above.

Plus Studio said the tower had been designed to maximise views from each apartment, taking in the Maroochy River, Sunshine Coast hinterland, Cotton Tree and Maroochydore Beach and ocean.

Those views have also shaped one of the project's key features, with Walker proposing to put the primary resident amenity on Level 29 rather than lower within the building.

The rooftop would feature a 284.9 sqm pool area with an infinity edge, along with a cold pool, spa, sauna, 93.2 sqm gym, sunset lounge, BBQ and dining areas, pool deck and private dining space. Cabanas and day beds are also shown across the recreation level.

The two penthouses would extend across the upper levels and each feature private terraces and plunge pools.

Celeste further reinforces Walker's commitment to the transformation of Maroochydore City Centre.

Walker is one of the key partners delivering the new CBD alongside Sunshine Coast Council and SunCentral Maroochydore, with the broader 62-hectare Priority Development Area occupying the former Horton Park Golf Course and surrounding land.

The precinct is ultimately expected to accommodate at least 4,000 new homes as Maroochydore evolves into the Sunshine Coast's principal commercial and residential centre.

When SOL secured approval in February 2025, Walker Managing Director and CEO David Gallant described it as the "first of many residential projects" the company planned for the Maroochydore City Centre.

Celeste now provides the clearest indication yet of what comes next.

The site sits immediately within the new CBD, with the design report identifying Sunshine Plaza and surrounding parkland within walking distance and Maroochydore Beach around a five-minute drive away.

For Walker, the timing of the application comes as its first residential bet on the new CBD appears to have been vindicated.

SOL has progressed from planning approval to construction while its first release has approached sell-out, giving Walker confidence to push ahead with another 208 apartments and take its residential pipeline in the Maroochydore City Centre to around 450 dwellings across the two projects.

Celeste remains subject to planning approval, with the architectural material describing the scheme as a preliminary yield study that may change through the assessment process.
