The Reserve Bank of Australia’s decision to cut interest rates yesterday will be welcome news for the 36% of Australian households with a mortgage, however it won’t do much for the one in three  households who are renting.
The decision to cut rates by 25 basis points to 3.25% wouldn’t necessarily help those striving to buy a home either.
If interest rate cuts lead to house price increases, which many housing analysts suggest they will, many first-home buyers will still find it hard to get into the housing market.
Mortgage repayments are a function of interest rates and how much people have to borrow, so interest rates are only half the picture. We need government to look at the structural problems that drive up house prices, like negative gearing.
Interest rate cuts also don’t solve the housing problem for the 25% of renters in housing stress.
Until we have a national housing plan to actually make housing more affordable, we will continue to see people under stress across the housing spectrum.
The RBA’s decision to reduce interest rates isn’t the solution to housing affordability. It just greases one cog in an engine that needs a full overhaul.
We need a national housing plan that helps take the pressure off households across the board by increasing the supply of low-cost rentals and addressing the tax breaks that push up house prices.

RBA rate cut a help to mortgage holders, but what about the renters?

The NSW state budget takes two steps forward and one step back on housing affordability.
Abolishing the first-home owners’ grant for existing properties is a positive move, because we know it simply helps to push up prices when supply is restricted. That $7,000 just goes straight into the pocket of the seller, not the home buyer.
Sydney clearly needs more new homes built, but unless the community can reach a consensus about how and where new development can take place, increased grants for new homes might not have any effect, or worse, simply push up prices for new homes as well.
It’s disappointing that there is no new money for affordable rental housing.
This budget does little for the 180,000 renters in New South Wales struggling with high housing costs, and actually cuts the number of people who will be assisted in the private rental market.
With some of the highest housing costs in the country, and more than 300,000 households in New South Wales under housing stress, the New South Wales budget falls well short of fixing this problem.
While it’s not quite shifting deck chairs on the Titanic, it’s awfully close to sewing cushions for the lifeboat.

NSW state budget takes two steps forward and one step back

As economists tell the Australian government to ready for another round of economic stimulus, Australians for Affordable Housing is calling on state and federal governments to make creating more affordable housing a national priority. 
This follows the release of the annual Demographia International Housing Affordability survey of 325 global housing markets, which classified Australia as having no affordable markets in 2011, with the <a target="_blank" href="https://www.propertyobserver.com.au/residential/sydney-and-melbourne-in-the-top-five-least-affordable-cities-in-the-world-demographia/2012012353110">majority of those markets classified as “severely unaffordable</a>”. Housing is the biggest cost-of-living issue in Australia, and this report is further evidence of the need for proactive government action on this issue. 
Australia has the worst housing affordability of any national market outside of Hong Kong, which is a terrible indictment and shows just how serious this problem is. 
The survey classified Melbourne and Sydney as “severely unaffordable”, with the cities’ median house price 8.4 times and 9.2 times the median income respectively. 
Although Australia’s national unaffordability ratio reduced from 6.1 times in 2011 to 5.6 times this year reflecting a slight fall in house prices, we must not ignore the fact that this still leaves Australia’s housing as “severely unaffordable”. 
This makes it the right time for governments to prioritise spending on affordable housing and prepare a stimulus plan focused on social housing, in anticipation of further economic problems in Europe. 
Social housing spending was the unheralded success story of the last stimulus package.  It didn’t just keep builders employed but delivered massive social benefits to some of our most vulnerable and disadvantaged people. 
By contrast the boost to the first-home owner’s grant simply supported house prices at record levels delivering a boost to those vendors who sold rather than providing benefits to renters seeking to get into the market.

Government intervention is needed to solve affordability crisis

The high cost of housing is forcing families to make troubling trade-offs, including delaying having children because they can’t get into home ownership or secure rental. 
Reports of house prices and economic fears driving Victoria’s fertility rate to the lowest in the nation indicate that the housing crisis has wide reaching ramifications. 
High house prices mean people face trade-offs around when to start a family, whether to have a second child, and whether they can afford to spend time at home with their baby before returning to work. 
While people have always had to make choices around home and family, it hasn’t always been this hard. A generation ago, house prices were three times the average annual income, now they’re seven times average annual income. 
If home ownership were more affordable, or people were able to get security in the rental market, then people would feel more confident to start a life. 
Home ownership shouldn’t be precondition for having children, but when families in the rental market can be evicted for no reason it is understandable that many people seek the security of home ownership. Finding affordable rental accomodation near to a child’s school or childcare is usually difficult, and sometimes impossible. 
The housing crisis affects so many levels of people’s social and economic wellbeing. We can’t afford to ignore the pressures that the high cost of housing is exerting on Australians any longer.

Lack of housing affordability hurting families

The first new apartment development in Gladesville to offer 10-year Latent Defects Insurance (LDI) protection is soon to welcome its residents.

Respected boutique developer Geron Property has partnered with the Gladesville RSL to deliver Jordan Hall Residences, named after the historic Jordan Hall building on Western Crescent, on the edge of the town centre.

The façade of the original 1938 building has been kept intact by the development team. The Inter-War Free Classical community venue is known for its Art Deco parapet, dual-tone brickwork, and decades of RSL Youth Club activity. The building once anchored the view down Jordan Street, and its façade will continue to do so as the hall becomes the architectural centrepiece of the new residential project.

Innovate Architects has designed a new structure that rises behind Jordan Hall, featuring 29 large-scale apartments that are setting new benchmarks in the suburb.

Local construction company Gauge is putting the finishing touches on the apartments, which are designed primarily for local downsizers. Each apartment features three bedrooms, kitchens with integrated Miele appliances, generous natural light through strategically placed windows, and private outdoor areas.

Beyond the private spaces, the project includes communal areas on the first and seventh levels, positioned to take advantage of Gladesville’s elevated outlook.

Jordan Hall will be the first new apartment development in Gladesville with Latent Defects Insurance, a new insurance policy that gives peace of mind for off the plan buyers when it is secured by the builder or developer of the new building.

Offered by Resilience Insurance, LDI is a first-right insurance product that protects purchasers from structural or waterproofing defects within the first 10 years after completion. Geron Property's adoption of the policy aligns with broader industry movement toward more rigorous assurances and supports buyer expectations around long-term asset performance.

Geron Property, led by Tom Zarimis, is intending on taking out the policy on its next project, a luxury development on Cronulla's Gerrale Street.

Zarimis appointed&nbsp;Adobe Property Agents to sell Jordan Hall Residences. There are just a handful of apartments remaining.

The final apartments in the most recently completed new development in Balwyn present some of the largest and most exclusive ever delivered in one of Melbourne’s most established and character-rich neighbourhoods.

Boutique developer&nbsp;<a href="https://www.apartments.com.au/developers/wulff-projects">Wulff Projects</a>,&nbsp;alongside partner <a href="https://www.apartments.com.au/developers/pga-group">PGA Group</a>, has just finished <a href="https://www.apartments.com.au/buildings/threadneedle-balwyn-1-5-threadneedle-street-balwyn-vic-3103">Threadneedle</a>, 17 home-sized residences designed completely for the owner-occupier.

Named after its location on Threadneedle Street, the new project has been shaped by the heritage fabric of Balwyn. It offers two low-rise buildings of eight and nine apartments respectively, designed to emulate traditional standalone homes.&nbsp;

John Scaramuzzino, Director at <a href="https://www.apartments.com.au/architects/bruce-henderson-architects">Bruce Henderson Architects</a>, explains the design intention.

“Given the quiet residential character of the street with many homes dating back to the 1930s and 1940s, we approached Threadneedle wanting to appear less as a collection of apartments and more as a traditional residence. This led to creating not one but two buildings that could “breathe” with larger garden-based apartments functioning more like small homes.”

The north-facing residences are nestled among extensive landscaped gardens by Ben Scott Garden Design, with over one-third of the site dedicated to greenery. The resulting setting is one of calm seclusion, where architecture and landscape work in tandem to offer immediate liveability.

With construction now complete, the final apartments include a top-floor, single-level penthouse residence priced from $2.8 million. This home offers three bedrooms, a dedicated study, two bathrooms plus powder room, and three car spaces with an oversized storage room.&nbsp;

Interiors prioritise spatial comfort and natural light, with three-metre-high ceilings, oversized internal doors and a full-width terrace oriented to the north, east and west.&nbsp;

Floor-to-ceiling double-glazed windows ensure thermal performance across seasons, supported by automated external blinds, zoned heating and cooling, and a fireplace for added ambiance.

Each apartment has been individually designed to maximise privacy and garden outlooks. Kitchens combine refined finishes with practical considerations: stone benchtops, butler’s pantry, full-height joinery and concealed rangehoods.&nbsp;

The inclusion of dedicated home offices responds to contemporary living patterns, while bathrooms feature sculptural bathtubs and brushed nickel fixtures.&nbsp;

Threadneedle also integrates best-practice sustainability measures, achieving a 7 Star average NatHERS rating. Initiatives include solar PV systems, rainwater harvesting for toilet flushing and irrigation, and high-performing building insulation. These elements enhance daily comfort while reducing ongoing maintenance and energy demand.

Developer-builder <a href="https://www.apartments.com.au/developers/dasco-australia">DASCO</a> has pushed beyond the now-standard inclusions of rooftop pools and landscaped podiums at its recently launched new Epping project, Senso.

It has laid out over 4,000 sqm of resident-only amenity in a move designed to compete directly with low-density housing on livability, not just density. The result is a development that supports genuine daily use through purposeful spaces distributed across its five-building, 479-apartment precinct.

Two rooftop pools form the anchor of Senso. One is a 27-metre lap pool adjoining a heated spa, designed for everyday fitness rather than just summer leisure. The second sits on a lower podium, allowing different buildings to share in vertical access and reducing crowding during peak times.

It is the secondary spaces that start to distinguish Senso from other large-scale suburban projects. A rooftop cinema is integrated into a landscaped terrace, offering open-air screenings with natural ventilation and passive cooling.&nbsp;

The gym and wellness centre, often relegated to a small ground-floor room in many builds, takes on more substance here. Residents have access to a fully equipped gym, as well as outdoor yoga areas and meditative zones that integrate greenery and natural light.&nbsp;

The Club Lounge is similarly designed to support multiple use cases, with a private dining terrace, kitchenette, workspace, and lockable wine storage. These aren’t superficial additions; their scale and spatial allocation indicate serious intent for frequent resident use.

Importantly, Senso’s amenities are embedded within a site that spans more than 10,000 sqm, allowing for better separation between spaces and reduced noise spillover, a critical but often overlooked factor in high-density developments. This spatial generosity also enables multiple alfresco kitchens and communal terraces without compromising individual privacy or usable space.

While many developments make claims about lifestyle, few back it with this level of built infrastructure. Senso’s mix of dedicated fitness, wellness, social and passive green spaces suggests a conscious response to the post-pandemic shift in housing expectations, especially among owner-occupiers.&nbsp;

The outdoor amenities elevating life at Senso, Epping

Following the proposal by the Minns Labor Government to rezone Parramatta Road to create up to 8,000 new homes, prominent developer Ceerose has gone to the NSW Gov to increase the density of its new mixed-use residential building in Leichhardt.

<a href="https://www.apartments.com.au/builders/ceerose">Ceerose</a>, founded by Edward Doueihi nearly three decades ago, has filed plans for 154 apartments above ground-floor retail at 307-315 Parramatta Road, a key corner site near Norton Street, the main high street strip in Leichhardt.

It's an upsize from the previously approved scheme of 63 apartments across a seven-storey building.

The project is being advanced through the State Significant Development (SSD) pathway, with concurrent rezoning sought to facilitate the proposal. The 10-storey development would rise over a four-level basement and deliver two retail tenancies, one a larger-format offering and the other a smaller “hole in the wall” space, addressing the Parramatta Road frontage. 21 of the apartments are dedicated as affordable housing.

According to the Urban Design Report by Architecture AND, the scheme includes a podium and tower configuration, with a fine-grain, two-storey parapet street wall that references the traditional shopfront rhythm along the corridor. “An elegant tower form is proposed, combined with a characterful two storey frontage... articulating it as two related buildings, providing consistency with the rhythm and grain of Parramatta Road,” the report notes.

The residential component is split across two slender towers set back from the street edge, a design move aimed at preserving solar access and reducing perceived bulk. This massing strategy also seeks to improve residential amenity by focusing scale toward the quieter northern interface, away from Parramatta Road’s noise and pollution.

Architecture AND has worked with Ceerose on previous Inner West projects, and cites a deep familiarity with the local character. Their design draws heavily on context, heritage, and sunlight access considerations, and engages with the Inner West Council’s “Our Fairer Future” strategic planning framework.

The site spans 2,712 sqm and is located near key intersections with Catherine Street, Hay Street, and Redmond Street. It adjoins a public carpark to the north and is within walking distance of Stanmore and Petersham stations. It is also flagged in state and local planning strategies, including the Parramatta Road Corridor Urban Transformation Strategy, as a suitable candidate for increased density.

Ceerose recently completed The Alex Collective on McEvoy Street in Alexandria, Abbie's Lane in Annandale, and the award-winning Munro House in Elizabeth Bay.

The Parramatta Road corridor is coming to life with the proposed rezoning which is serviced by a significant number of bus, light rail and train routes.

Deicorp is progressing with its $1.8 billion <a href="https://www.apartments.com.au/new-apartments/kings-bay-village-five-dock-53-75-queens-road-five-dock-nsw-2046">Kings Bay Village</a> precinct on Parramatta Road in Five Dock, as is <a href="https://www.apartments.com.au/news/nsw/toga-to-push-on-with-five-dock-mixed-use-masterplan">TOGA further down the street</a>. Those two projects alone will bring nearly 2,000 new homes to Parramatta Road.
