Home values in Melbourne, Brisbane and Adelaide up year on year: CoreLogic RP Data

Regional areas across Australia are under the spotlight due to a lift in transaction levels and median values given the rising expense of capital city property markets, according to CoreLogic RP Data's Regional Report for the March 2016 quarter.
According to CoreLogic RP Data, the Illawarra region in New South Wales leads the way as the best year-on-year performer with house values increasing by 15.8 percent and unit values increasing by 13.2 percent.

CoreLogic research analyst Cameron Kusher said the Illawarra region has been a stand out performer in the past year, with the market driven largely by a surge in Sydney property prices as people find themselves priced out of the capital city housing market.

"The Illawarra region offers not just an affordable alternative for owner occupiers; it’s also attracting buyers keen to secure holiday homes," he said.
“With mortgage rates at their lowest levels in 53 years and tipped to drop even further, we’re likely to see housing purchases popular across larger coastal regional markets throughout 2016.” 
"In another win for NSW, Richmond-Tweed was the only region to see sales volumes increase over the year, up 10.8 percent to 5,930, while Newcastle &amp; Lake Macquarie and Illawarra both saw transactions lower relative to last year, down -1.4 percent and -3.2 percent respectively. 
"Across Queensland, the Gold Coast recorded the largest increase in dwelling sales over the year to February 2016, up 7.3 per ent to 19,516 sales, followed by Wide Bay, which saw dwelling sales increase by 4.4 per cent to 5,471. Regional Townsville experienced the biggest fall in sales volumes over the same period, down -8.3 percent to 3,419 sales while in The Sunshine Coast and Cairns regions, volumes dropped by -2.4 percent and -2.3 percent respectively."

In regional Victoria, dwelling sales increased in Geelong, (up 2.0 percent to 6,117), and sales volumes across the Latrobe-Gippsland region increased by 7.4 percent. 
Houses and units across Geelong rose by 5.4 percent and 2.8 per cent, according to the report, with house values in the Latrobe-Gippsland region up 3.0 percent and unit values up by 2.1 percent over the year to March 2016. 
According to the report detached house stayed  relatively unchanged in Bunbury in Western Australia and recorded a rise of just 0.3 per cent. 
Cameron Kusher said unit values fell by -3.7 percent over the year to March 2016 while sales volumes were down -9.2 percent for houses and -24.1 percent across the smaller unit market, indicating current transaction levels are -4.2 percent below the five year average for the region.

Illawarra region in New South Wales best performing regional market: CoreLogic RP Data

Housing affordability (and rental affordability) in Queensland is not the same issue that it is in the southern states, and so when national media and national organisations talk about “our affordability problems” they are generally referring to Sydney and Melbourne.   
However, this week Anglicare released its snapshot research into rental affordability, looking at more than 7400 properties listed on realestate.com.au on one weekend to create a picture of the city’s affordability.
The snapshot found (among other things) that around 11 percent of advertised rentals (796 listings) would be affordable for a family where two adults worked minimum wage jobs and had two young children.
The snapshot also found that there were very few options for adults, either couples or singles, who were on welfare payments to rent their accommodation without being in financial distress (where more than 30 percent of income was allocated to accommodation).
The REIQ’s concern about this snapshot is that it might not present the most accurate picture, which then affects the conclusions drawn. It is important also to be aware that not all rentals are advertised on realestate.com.au. A significant level of rentals is listed on other prominent portals, and there is also a significant number advertised privately. So the realestate.com.au snapshot is not necessarily the most precise source of information about all rentals in the market at any one time.
Having said that, the REIQ does believe that housing should be affordable for all members of our community and we work closely with a range of organisations in an effort to ensure housing affordability does not fall through the cracks and get neglected as a social issue.
The REIQ forms part of the Housing Affordability Expert Panel, formed by the Minister for Housing and Public Works, Mick de Brenni, and we meet regularly with other similar organisations to offer feedback and information that helps the Minister manage housing affordability in Queensland.
We also work with RentConnect, a Queensland Government department that helps those in lower socioeconomic brackets secure affordable housing. We teach real estate agents how to fairly and properly assess those who apply for rental accommodation and how to help them find the services that will help them finance their rentals.
One of the things we regularly teach consumers is that the listing price, with both rentals and property sales, is always negotiable.  This is the wish-list price and should always be regarded as a starting point only.
The negotiability of these wish-list prices will grow over the next 18 months as the much-written about supply of apartments comes to market. We expect landlords to become more flexible as rents soften and supply continues to grow. This will definitely improve affordability in Brisbane’s rental market.

Melbourne's city fringe is spoilt for choice when it comes to classic Australian heritage style with a wide range of Victorian terraces, Edwardian houses, art deco units and bank houses as well as heritage listed warehouses and factories, according to Herron Todd White.
Herron Todd White's residential report for the heritage market noted due to the rising amount of mid to highrise apartments being built in Melbourne, it is no surprise that developers have also targeted heritage sites in the north which offer charming facades, accompanied by new and high quality interiors, with a recent example being The Stables at 185 Weston Street, Brunswick East (pic above). 
"The development of 411 apartments and townhouses across six buildings constructed on a vacant 1.2 hectare site that was the previous home of Northern Bakeries and later Tip Top Bakeries retains a portion of the original façade. The development is the winner of the 2015 National UDIA award for Excellence in Urban Renewal, the 2014 Victorian UDIA Award for Excellence in Urban Renewal and the winner of the 2014 Australian Property Institute Heritage Property Award," the report said.
"In recent years, we have encountered a large number of renovations or extensions involving Victorian and Edwardian townhouses, with the front façade and front rooms remaining intact, but improved via paint and some renovation work, but the back half being demolished and rebuilt, occasionally adding a second level to the rear of the property.
"$1,915,000 can get you a 4-bedroom, 2-bathroom, historic bank house within the Garden City Reserve in Port Melbourne. $800,000 in Collingwood can get you a heritage protected 2-bedroom, 1-bathroom, 2-storey townhouse.
"Good gains can however be made on the sale of renovated heritage styled properties, especially if the renovation is executed well. As previously mentioned these styles remain in high demand and rarely struggle to find a new owner."
The report said renovation and extensions of period homes with heritage overlays have become increasingly popular within the inner eastern suburbs, with one area in particular seeing a significant amount of period homes with heritage overlays is the Gascoigne Estate located in Malvern East. 
"Bound by Tooronga, Burke, Wattletree and Manning Roads, this estate was developed between 1880 and 1910 and is made up of mainly renovated and extended Federation, Victorian and Edwardian homes with many dwellings still incorporating the quintessential red brick construction with timber fretwork typically seen in this era," the report said.
"Current home owners and potential purchasers are drawn to the wide, tree lined streets with houses that incorporate period features with modern everyday living. The area is well serviced by parks including Central Park, shopping, schools and public transport making it appealing to a wide variety of residents. The entire estate is covered under heritage overlay HO133 which serves to protect the regional significance of the Federation and inter-war suburban development. 
"Any works performed on dwellings within the estate are required to retain the original façade in order to preserve the historical significance of the estate. Many of the dwellings within the estate have been either recently renovated or extended, with only a handful of dwellings remaining in their original condition. Buyers are willing to pay a premium to secure these properties to enable them to undertake their own renovations to suit their personal style."

Heritage overlays, wide streets a hallmark of Melbourne fringe heritage homes: HTW

The city of Wagga Wagga in NSW was at the bottom of the retail market cycle in valuation firm Herron Todd White's May retail clock, a simple broad brush means of suggesting where property prices are, and which direction they're headed to.
Wagga Wagga is experiencing an oversupply of retail properties on the yardstick of rental vacancies, and rental rates are also showing a declining trend, the report shows. A flat local economy also doesn't seem to help the situation, as evident from HTW's retail market indicators.
There is also a significant value difference between quality properties that have national tenants, and comparable properties with local tenants, according to HTW.

NSW's Wagga Wagga hit by oversupply of retail space, at bottom of market: HTW

A waterfront two bedroom home on the Central Coast of New South Wales has had its asking price dropped by $100,000 since listing.
The property, 301 Patong Creek Patonga, had its listing price dropped from $799,000 to $699,000 last week, according to SQM Research.
SQM Research managing director Louis Christopher said the property has a lot to offer, although can only be accessed by boat from Merooa Avenue Beach.
"The property appears to be in a good condition, with the vendor recently updating the property's water tanks, pumps and septic tank," he said.
"The listing also states that the private pontoon has been recently extended to take boats big and small.   
"The vendors has kindly included in this price a catamaran, a 'couple of dinghies' and most of the furniture. This is a great for buyers looking to get out of the city, frolicking in the river, and sailing down the Hawkesbury."

Waterfront NSW home reduced by $100k: SQM Research

<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. They recently launched <a href="https://www.apartments.com.au/new-apartments/jardin-house-by-lowe-living-camberwell-335-camberwell-road-camberwell-vic-3124">Jardin House by Lowe Living</a> in Camberwell, their first development in the Stonnington LGA.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

<a data-end="327" data-is-only-node="" data-start="250" href="https://www.apartments.com.au/developers/norus-projects" rel="noopener" target="_new">Norus Developments</a> has lodged plans for a new apartment development in Clayton that would add further momentum to the suburb's emerging Green Street corridor.

Plans have been lodged for the consolidated site at <a href="https://www.apartments.com.au/new-apartments/1359-1365-centre-road-clayton-vic-3168">1359-1365 Centre Road</a>, where Norus is seeking approval for 218 apartments across a 12-storey apartment building designed by <a href="https://www.apartments.com.au/architects/life-architecture-and-urban-design">Life Architecture</a>.

The proposal sits within the Clayton Major Activity Centre at the threshold of the planned Green Street corridor, a landscaped pedestrian connection intended to improve links through the precinct towards Clayton Railway Station.

The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.

A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.

The building has been designed with stepped massing and upper-level setbacks to manage its transition towards surrounding residential properties. The planning report describes the approach as one that integrates the building into the landscape rather than treating landscaping as a secondary element.

"A strong landscape and public realm strategy underpins the proposal," Urbis states in the planning report.

"Public benefits include an affordable housing contribution, a new pocket park, generous landscaped setbacks, deep soil planting and integrated Water Sensitive Urban Design."

The report adds that these elements are intended to create "a permeable, pedestrian-focused ground plane that enhances walkability, supports urban cooling and reinforces the emerging Green Street character."

Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.
